Thank you to Adrian Gomez and all of the staff at Frank Innes Leicester Halford Street Office for all your dedicated work in successfully completing the sale of the house.

I would highly recommend their service. They were thorough, friendly, helpful, and polite from the initial evaluation to the very end when the keys were exchanged.

Great attention to detail, great professional photographs taken by a professional photographer, a thorough and solid understanding of the area and market as well as very effective communication.

Thank you again for all of your commitment and hard work.

my excellent experience with Frank Innes

I am a huge fan of Frank Innes! I recently helped someone with a buy to let purchase, who didn't have a lot of experience. Vanessa and her team in Nottingham were brilliant at explaining each step in a clear way, and were very good at both negotiating with me, and keeping the purchaser informed of what was going on at all times. The sale went through smoothly, and the letting team are going to manage the investment, so they really are looking after us. When I went to collect keys, the team in office were nothing but friendly and polite, talking to me about other services that I might find useful. I have recommended Frank Innes to friends and family, they won't let you down!

I have sold 6 properties with Frank…

I have sold 6 properties with Frank Innes Loughborough and each time they have performed well by having numerous prospective buyers to view the properties and check their financial status. I would not however recommend using their, "In House Solicitors" as they are a mass conveyancing company based elsewhere in the Country.

We used the Burton office and we have been extremely pleased with the service from Sarah and Dawn. From beginning to end the experience has been fantastic. Despite the current situation, the service has been exemplary. We would definitely recommend Frank Innes at Burton on Trent.

Stress free experience provided by Libby & Lewis at the Mansfield branch, they helped us a lot whilst dealing with solicitors during the sale of our property, they were very helpful & efficient when dealing with any inquiries from us.

We rented a house for a company let…

We rented a house for a company let business in May 2019 from Frank Innes Mapperley.

Before we did, we made our intentions known that we will like to rent for 5 years. We were encouraged to go ahead by James Derby.

We thus didn’t hold back and spent our money to renovate this property with the hope that we will be spending 5 years in it which will enable us get our money back.

However we now know it was a trap to use us to help them fully renovate the property and get it valued.

After the initial 6 months, they refused to renew so I started looking for another place.

One day in November, I sent James an email to let him know I had found another place and within 5 minutes I received a renewal email from him for another 6 months.

Me and my colleagues in our office were very surprised and knew James was trying to pin us down. You informed us that the landlord is not renewing but when I got another place, we received a renewal. We suspected they were looking for a way to hold on to us for their own benefit without committing. Please note that houses are valued higher when they are fully occupied.

This next 6 months tenancy James suddenly emailed to me would then end in March 2020.

When it was about 3 months into our first 6 months, Jessica contacted us to show us a house which can be used as a company let. We were so disappointed when we got there as the house had a lot of health and safety issue in it. What alarmed us most was when she said the landlord wanted to let it out for just 6 months. Wow, we walked away immediately. Glad Jessica Cranmer told us the truth. We especially turned it down because of the experience of we were having with the house we rented from them 3 months before and the fact that we had to use our own money to renovate another person’s property. This is not a problem if we have a 3-5 years tenancy. We thought 🤔 so they wanted us to do the-same with this one.

In February 2020, James started disturbing us with emails to enable them value the house before the end of our tenancy.

We asked a lot of times why this sudden valuation? Why wasn’t this property valued before we moved in? What is the purpose of the valuation?

We were again and again reassured and told it is for information purposes only as the landlord just wanted to know how much it is now worth.

Then the lockdown from COVID 19 started which stopped everyone from trading.

Immediately the lockdown was lifted, James Darby and Jessica Cranmer came back to ask for a valuation again. With a lot of doubt, we accepted.

A week after the valuation we were given a section 21 to pack up and leave.

We were so shocked and couldn’t believe this. We asked ourselves why did we believed them. They have succeeded to use us to get this house renovated and revalued.

If we knew their plan, we wouldn’t have rented the house in the first place because we never wanted a six months tenancy period. However we didn’t know, we trusted and believed them which made us to spend that much on a house which belongs to someone else.

Below are some of the ongoing renovations we were carrying out on this house.
1. We painted every month
2. We laid carpet in the whole house except for the stairs
3. We maintained the very large garden (very expensive)
4. We changed light bulbs
5. We repaired a broken toilet
6. We installed vertical blinds into the whole house - a very huge property.
7. We got the property fire safe and spent our money to buy all the equipment we were asked to buy by the Nottingham Fire Services (we invited them in to help us figure out what we needed) - this took us almost 5 months
Etc.
(we spent a lot more as a result of the effect of the damage from the leaking roof)

This roof was repaired so many times by the landlord but we had to continue to repaint, redecorate, and take off mould which formed in the house as a result of the leak.

We have photos of what the house looked like when we moved in, and what it looks like now.

It is ridiculous for them to think any business will be happy to take up a house for a short term and spend a lot on it. We have no problems with renovating a landlords house if we get a 3 to 5 years tenancy.

In this case, we were used and dumped.

Beware if you are a business.

Lovely staff

I recently requested a viewing through Frank Innes online and was contacted by mobile phone from a lovely sales negotiator named April Palin.

She was incredibly helpful and made me feel confident in my forthcoming viewing.

April also continued this with a string of helpful and professional emails further enhancing my wonderful experience.

Frank Innes Chesterfield branch has a valuable asset in April and I would be delighted to speak to her again.

Valuation service Leicester

We have purchased a property in the past through this estate agency which went smoothly.
We have recently booked appointments for valuations with Adrian at the Leicester branch and from the beginning the service we received was professional and polite.
We were given a realistic market appraisal for 2 properties.
Overall excellent customer service

Terrible service

They are an absolute nightmare. I rented a flat with them and over the course of 2 years: they got in my flat twice using their master keys without notifying them, refused to fix the tiles in bathroom, and took 3 weeks to fit a new door after a burglary. Worst agency ever! Their customer service is terrible and you're lucky if they ever reply to your emails.

Awful service

Bad customer service awful people to treat to!! The old lady who answer the calls should do some customers service training!!
The worst agency!!! Don’t recommend at all!!!
They should be more polite considering the customers pay their salaries
Needs more happy people there they all very rude and miserable

Awful customer service

It is interesting for me to use an estate agent as a tenant, my experience as someone who rents out a property has been largely positive. However as a tenant it is totally different. I rented out in-between a sale and house purchase.

The key issue is how rude staff are during interactions, they make sure you know their disdain for you as tenants. From curt emails to hostile phone calls, and even hanging up calls. It's not just one member of staff, it's an embedded culture at the Loughborough branch.

As an aside the lettings manager appraised my house for rental and he was over £150 below the market rent it achieved, which is shockingly bad.

The centralised property management centers that deal with the properties are very good, people you call and deal with are sympathetic, polite and well trained. None of that description can be applied to the staff within lettings at the Loughborough branch.

If you're a tenant and have the choice, don't use them. If you're a landlord with a conscience, definitely don't use them.

Excellent Service

Excellent Service! Holly & the Frank Innes team at West Bridgford have been absolutely fabulous throughout the marketing & rental management of our property.. Attention to detail, fantastic communication, keeping us informed every step of the way...! Finding suitable & trustworthy trades people & resolving issues for any works carried out..
All the staff members are professional, courteous and helpful and I would wholeheartedly recommend them. 5 Stars All the Way.. Thanks Guys..!!

I moved into a flat where they hadn't…

I moved into a flat where they hadn't bothered to hover up from the lino floor. A few days later I was told by my next door neighbour I was the third person to move into the flat within twelve months. May be a month or two following this conversation, I discovered the likely reason the others, although probably signing a twelve month contract like me, had left early. My suit was covered in a forest of mildew. Having chucked away my only suit I then had a hell of a time trying to get a key off them to open my bedroom window to ventilate a flat which by now was clearly suffering from damp. It can't have been a coincidence that I developed one of the worst colds I've ever had during this period. Eventually they did give me the key but I'd already decided to leave the property for the sake of my health. Per the contract, terminating early was allowable so long as I covered all costs until a new tenant was found so the landlord wasn't out of pocket. Outrageously they argued that the "marketing costs" involved in replacing myself with a new tenant were £300, even when all they had to do was click a button to put the old photos back up on RightMove. I agreed to pay because I felt I had to get out. Next they took £150.00 from my £450.00 deposit for a "general" clean. I know they won't have bothered to do this and were just ripping me off because the flat was dirty when I moved in. Finally, to cap it off, they agreed via email the sum I had overpaid my last month's rent by but decided to take off another £10.00 when they deposited my bank.

Great service and fantastic team

Great service and fantastic team ! Alice Lambert and Luke Nixon helped beyond measure. Helping us fill in the mountain of forms and paperwork and always remaining pleasant and professional. Comparing their service to other estate agents who served friends of ours, Frank Innes of Derby were far superior and value for money. Thank you Team !!

Brilliant service

Brilliant service! Just completed my house sale with Frank Innes Ashby de la Zouch branch and couldn't be happier! Sold my property within a few days and the communication was great throughout as Lindsey kept me regularly informed of up.dates from buyers and conveyancing company. The whole process took 14 weeks despite Christmas and a delay on our part. All the staff were professional, courteous and helpful and I would wholeheartedly recommend them.

Frank Innes Loughborough - Fantastic

Frank Innes in Loughborough were excellent throughout my dealings with them as I tried to sell my flat over several months and had a couple of flaky buyers to contend with. Charlotte Tedds in particular was our shining light in the whole process, she was friendly, calm and professional and fantastic with communication. I'm so glad we chose them as their prices were reasonable and they understood the market in my area helping me achieve the highest priced sale in the street. I would have no hesitation in recommending them.

Sale of a property

We have known Frank Innes for a long time, since 2010, and served us well.
This time they sold our flat in Nottingham Park. The team at Frank Innes Nottingham is splendid. They all (Penny, Sofia, Louise et al.,) did a brilliant job. They all were willing to go the extra mile to make it happen. Thanks to you all, and best wishes
