The deal with HBB was a lower sale price below market value in exchange for certainty and speed of purchase on an “as-is-as-seen” basis. Completion in my case took well under four weeks, which was impressive and faster than on the open market or via the modern method of auction. They dropped their initial written offer substantially after they had their survey done (that’s also a risk with the standard sale route) but at no point did they put pressure on me to accept the revised figure. Critically they did not then seek to reduce it further just before exchange. My dealings with Suzanne and Kerrie were cordial, clear and efficient. Emails and calls were handled promptly and courteously.
The fast-turnaround cash-buyer model may not be for everyone, especially if you are holding out for a higher price, but if a guaranteed purchase matters as much or more - especially if you don’t want to carry out repair work yourself - then HBB, which has been in the business a good while, is a good firm to turn to. I was also reassured by their membership of the National Association of Property Buyers.

My experience with the Home Buying Bureau was very positive. From the outset, Suzanne and Kerrie made the process straightforward and stress-free. They were both professional, approachable, and easy to speak with, which gave me confidence in moving forward.
Communication was excellent at every stage, and I always felt kept up to date with what was happening. I don't plan to proceed with a sale as we have another option which will be better for us but in other circumstances I would have been happy to deal with them. There is nothing to review, I was contacted out of the blue by someone asking questions about my house and then was told they could only offer me £135k when my house is clearly up for sale at £170k, no explanation as to how I am meant to buy another house with £135k?? If you can't offer me an appropriate amount for my house why bother ringing me at all, I didn't initiate it, you rang me!!!!!!!

I found HBB to be very honest, efficient and informative. From the very beginning dealing with Suzanne and Kerry everything was very transparent, easy and hassle free. I read one review which stated that they are a ripoff company. This couldn't be further from the truth. Estate Agents are the ones who mislead people by overvaluing houses in the hope to obtain your business, and then after months of not being able to sell you have to reduce it by thousands. This just wastes time, delays everything and gives you false hopes!
Naturally if you are selling for cash and require/want a quick sale one cannot expect to get market value, whatever that is! We agreed a price at the beginning, everything went through as one would expect and the sale was completed in 4 to 5 weeks. I was kept informed of every step as it was due to happen and the team could not have been more helpful. I would like to thank them all for their extreme friendliness, courtesy and the efficient and professional manner in which my matter was executed. I can't rate them too highly.

1 ) July-Aug 2025. I want this review to serve as a warning to others who might be new to the sad, dangerous and UNREGULATED business of companies offering to buy houses for cash. Spoiler Alert – Sadly, I think they are ALL bad! Their tricks usually include: string you along as long as possible, up to and sometimes beyond the actual ‘D-Day’ date of completion; sometimes become very difficult to contact after awhile (emails ignored; your known-phone-number calls not answered…) (though HBB did not do this to me, up to the time of the low-offer bombshell); and, most of all, DROP their offer price at that last minute (eg the day before?!) - hoping by then you are so committed to your next move that you have no choice but to accept it.
2) My old simple bungalow was ‘Non-Standard Construction’, timber frame, within a brick shell, and asbestos sheeting in the walls. I was up-front about this from the start. It means you cannot get a mortgage, cash-buyer only, so very hard to sell through regular estate agents. Mine, valued £140k, was one of a line of 4, and next door had been on the market for months, at £190k.
3) I was lucky to first come across The Advisory website - give your house sale details; they respond with companies suggested as reliable and trustworthy (as opposed to many that are not!) They suggested HBB and QMN (Quick Move Now) who both responded quickly; HBB offered £110k; I kept them on hold, being open and honest with them, as QMN made a better offer £122k-£130k, but after they had house valued (local estate agent visit) they went quiet, for a week (so much for ‘Quick’); after I chased them up, twice, they just backed right out without reason. So, back to HBB, ‘S’ had been patient and polite all along, good advice from her previous Estate Agent experience, assuring me they didn’t let people down like other companies… K was also friendly when dealing with survey and solicitor matters.
4) After gruelling interrogation questions from their solicitors, my house was valued by a surveyor of their choice. There was then a delay of 5 days (here we go, those delays…) in getting the report (they alleged a computer needed a new hard disk drive – really? An important surveyor for a large national company Pinnacle only has one computer?) then S called and confirmed everything looked good, the valuation survey was acceptable, no problems, and it “only needed to be signed off by the MD who was not in the office just now…” My worries and stress-caused severe backache finally disappeared.
5) Two days later, S called and I was shocked (and at 72 I didn’t think anything shocked me any more) by their 180-degree about-face. Now, she was listing factors in the report, which 2 days before she had read out as acceptable, reasons why they now dropped their offer from £110k to only £70k! (= 50% of my property value!) AND I was amazed she said they “disagreed with” the valuation their chosen surveyor had provided (which she had told me was £140k)! So what was the point in even having a valuation, if they decide simply to ignore it?! Suddenly her previous Estate Agent experience was less evident (“Oh it was a long time ago and I don’t know what its like now…”) She brought up concern over a septic tank (shared by 4 houses and not even on my property, and the subject of intense Q’s and A’s via the solicitor) and said they’d had a problem with one in another sale. So I was being penalised over their experience of one completely different property?! Remember these concerns were not flagged up in her call 2 days before when everything was peachy!
6) Basically, they just search for any excuses to justify reducing their offer. I let The Advisory know, who responded saying it was “out of character” for HBB to have played this trick common by most other such companies.
7) If you are new to all this and have the time, I recommend you read some pages of the 1-star reviews for We Buy Any Home. It makes sobering reading. It shows all the tricks they get up to. I didn’t think HBB would be that bad. But they were. Many HBB 1-star reviews are from people who disliked being offered only 80% of their property value. BUT that is NORMAL – they all take at least that!
BUT now HBB were offering me ONLY 50% of my property value. I rejected it.
So beware – they could do the same to YOU. Take all their sweet-talk, offers, claims and assurances with huge pots of salt. And you can draw your own conclusions about their offers.
=== UPDATE 22Aug25 response to HBB comments below - sadly TrustPilot limits no. of characters for me to refute their 'high risk of flooding' claim (new to me, not mentioned in their dropped-offer phone call as I recall) so I can't copy here details given to solicitors covering this subject. What else on their list of excuses to justify their dropping their offer? Danger of Subsidence? Asteroid Collision?

If I had to sell my property at a lower price than the value, I’d use this company in an instant. The lady (Suzanne?) I spoke to listened to me and was so kind, open, honest and sympathetic to my questions and concerns. She put absolutely no pressure on me, giving me the facts and figures I asked for straight away.
I shan’t be using the company - but only cos I’ll need to get market value. If it comes to where I need to sell quickly for cash I’ll be back.

They were very proactive and helpful. They offered 20 % below market price which is average for this kind of sale. Then they phoned and offered £25000 less before survey. This was too low for me to proceed.
