Dodgy DO NOT TRUST

After communicating to Imperial not to list our property, our request was ignored which resulted in this compromising our first sale with another estate agents.

After contacting them multiple times since then and despite our explicit instructions to remove our properly they still continue to list it. They seem to have a hidden agenda and I would not trust this company to sell your house - AVOID

Sales Contract Agreement:
We had a legally binding sales contract with you, signed on 13/09/2024. This was a 16-week agreement, including an 8-week cooling-off period. As per the terms, unless a release fee is paid (which you had not provided), the property remains listed for sale.

Buyer Loss Concerns:
We understand your frustration regarding the temporary listing error with Rightmove on 01/11/2024, marking the property as available. Unfortunately, this was a genuine administrative oversight. Once the property was available again for sale, we made multiple attempts to contact you—via email on 18/11/2024, by phone on 30/11/2024, and a follow-up email on 04/12/2024. Unfortunately, we did not receive any response, nor did the other selling agent inform us that the property had been sold.

Contractual Obligations:
There was no intention to act improperly. Our efforts were aligned with the instructions outlined in the signed agreement to ensure we fulfilled our responsibilities.

Disruption to Viewings:
The contract also includes a clause regarding disruptions to viewings, which occurred during the process. Your lack of communication limited our ability to act efficiently on your behalf.

We are genuinely glad to hear you have now secured a sale. However, if there are any changes (as statistics show 1 in 4 sales do not complete), please don’t hesitate to reach out. We are always here to help.

Mary is lousy human to work with when…

Mary is lousy human to work with when it has to renting an apartment she takes your money asks in emails how you can work together in a payment arrangements but still follows through with evictions with the courts, daughter was in the hospital having emergency c section her significant other gets call she is at their residence with a sheriff and literally has locks changed wouldn't work with them on what was a good day to get their belongings even though she asked what day is convenient for them then says oh where not open this day and says Monday expecting them to get help while in the hospital on a last minute notice cause apparently their help don't work on Mondays, so like I said it's about the property management not the renters THEY DO NOT WORK WITH YOU EVEN THOUGH THEY STATE IN EMAILS WHAT KIND OF PAYMENT ARRANGEMENT CAN YOU DO!!!

Received a call about my ‘enquiry’.

Received a call about my ‘enquiry’.. have enquired about lots of properties to different agents and didn’t explain which one in relation to. Asked about budget and areas of interest and rudely informed me we won’t find any properties in those areas with that budget. When I explained we’ve seen some within budget under offer, he said, well there you go, they go straight away’and hung up! I have blocked number as I will never deal with a company who employ such rude, unprofessional and demotivated employees

Imperial Properties have delivered…

Imperial Properties have delivered again.
Three properties advertised for sale and all three properties sold before being advertised.
This is the best agency that we have ever used!

Tried to book a viewing.competely…

Tried to book a viewing.competely fobbed off all day.spoke to someone called Chris who did nothing but shout at me.he was rude and arrogant. I rang at 9am and was told the person dealing with the property would be in at 10 am.rang at 10am.no person in the office. They took my number .I was told I would be rung back.never happened. Rung again. That was when I spoke to Chris. Who shouted at me and was very rude.no way to run a lettings agency. Absolutely disgusting.

We liked your tenacity as you kept calling regardless. Childish for a Letting Agency

Rented of them for a year, they hide hidden bills in their contract and tell you that it's your job to find them if you want to change them. which seems very unethical.

If you fight for your deposit back they will take the full amount of time to reply. the last two emails I have received regarding my deposit have been EXACTLY 14 days apart, at the end of the working day.

Excellent service.

The team at Imperial were excellent in the way the sale of our rental flat was conducted.
The admin was always carried out straight away and additional requests for info was immediately responded to.
It made a refreshing change to deal with a business that works so efficiently.

Chris and the team have been exceptional

Chris and the team have been exceptional from the outset.
I researched extensively to invest in BTL properties and found that Telford offered affordable properties with a good return.
I identified 2 properties and spoke with Imperial regarding purchasing and subsequent letting management.
One has completed and the other still in progress.
Imperial chased where necessary and kept me updated at all times.
I have been very happy with Imperial and would definately work with them again and reccomend them to everyone.

Save yourselves the anger and frustration

Save yourselves the anger and frustration. I will be contacting the landlord regarding the absolute horrendous unprofessional behavior of this sham outfit. I have been told a complete pack of lies that they now blame Freya for ''ex-employee'' that never informed me that the house we signed a 12-month contract for was on the market which they have broken agreements on for viewing for. Imperial properties believe that they can swan in and out of my home while invading our privacy when they please themselves by threatening to use a set of keys and by not abiding by prior arrangements of 48 hours, often requesting viewings in only a few hours, Imperial properties believe they can ''CHANGE'' set arrangements whenever they see fit No, No, No it will not be tolerated under any circumstances. and neither will threats of intimidation. I will contact the landlord and then deliberate whether I have a case for harassment with a view to a small claims procedure. Lies after lies after lies from a company that has no right to even be in the business let alone any ''BUSINESS'' that has not even updated their previous business address 13 Church Street in 9 months. I have now blocked the office number and Amir's number thereby instructing Imperial that they will have to make appointments ''48 HOURS'' prior to their clients wanting to view the property via ''EMAIL ONLY TO THE LANDLORD'' I'm completely done trying to be professional with Imperial working under the guise of estate agents which they certainly have tainted the name of, they now even now expect me to sell the property for them by showing prospective buyers around. AVOID! AVOID! AVOID!

Update for the owners....Why the lies? why are you trying to make yourselves look good on Google?

communicated to me that the house was on the market until we found out via google one day before we had to sign the contract and by then committed otherwise we would lose financially 2) Send me the landlords telephone number immediately as I do not have his details 3) You mention you have conducted 10 viewings with my permission? well I agree with that because I we have been extremely accommodating which you have seen as weakness but ''LOOK'' at all the previous reviews the good ones are ''FAKE'' . Your company ,Chris,Karen,Amir, Freya who has left but will be blamed for Imperials untenable behaviour,Imperial could not run a bath!

What a disgrace you incompetent lot are eh!

'' BECAUSE WE DID NOT KNOW UNTIL 1 DAY BEFORE SIGNING THE CONTRACT THAT THE HOUSE WAS ON THE MARKET ''remember Fraya told us we could move into the property in days that turned into weeks. Are you that dense and simple or something? now if you have carried out the landlord's instructions by acting with harassment, intimidation, threats then the landlord is indeed complicit also as the terms and conditions of the tenancy agreement have been broken. We are sorry that you feel that we have not adhered to your high standards. For the record we do not manage your property but have been instructed by YOUR landlord to sell the property.

Not sure how this has all of a sudden become a problem as this was communicated to you prior to taking on the tenancy in Sept 2019 and we have conducted over 10 viewings with your permission ALL accompanied by a member of the Sales Team from Imperial Properties.

We suggest that if you have an issue with the property being on the SALES market, why did you take up the tenancy agreement in Sept 2019? And maybe talk to the landlord direct, as we are only acting on his instruction to SELL the property.

To be frank we have had members of our Team COMPLAIN about your ‘Colourful’ language on the phone and AGGRESSIVE tone.

Rudest agency I've ever dealt with.

I phoned up today, to express interest in a property, and the man I spoke to was so blunt with me from the very beginning. I asked if the property I was interested in was still available, giving him the details, and he responded harshly, interrupting saying "You can't have a viewing, there are tenants there". Now, I never asked for a viewing, He just jumped to his own conclusions. What I said after was, "I would like to put a deposit down, without a viewing, because I understand that viewings aren't currently possible at the moment". To which he responded, "No, I can't do that because there are tenants, and I can't do a viewing". Once again, jumping to conclusions and disregarding everything I had just said.
Because of this man's disgusting attitude towards me, Imperial have lost a sale today, and they won't be hearing from me again. I understand that times are tough, trust me, I work in a busy shop and it's been hard. But never, have I ever lost my cool with someone politely enquiring about something.
You need to spruce up your customer service skills in future, absolutely appalling. I have never felt so disrespected by an agency.

One of the better agents to deal with

This is the first time we have worked with Imperial and we can honestly say it won't be the last.

The overall experience has been above par and we greatly appreciate the effort the team puts in.

Bad experience

I was going to rent a property in Telford with this agent at the beginning of August. I have paid holding deposit for the reference check which successfully passed. Few days later I have been asked by agent Freya to pay deposit for the property which I did ( rent contract have not been offered at this point) Two days later my circumstances have changed and I was no longer able to move to the property and I contacted Freya to inform about it. I was told at this point that I will receive equivalent of 1 week deposit back. When I mentioned that they should return deposit and keep the holding fee she all of the sudden admitted that she's new to the business and not sure about the right procedure in this situation and offered to call back few days later at proposed time which did not happen and I rang her instead. During this conversation she informed me that she will pass my call to the finance department who supposedly offer me some kind of deal (?) but the line was busy and she promised they will ring me back, which obviously didn't happen. I understand that you guys don't like your customers walking away from your business, perhaps nobody does but the way you deal with situation in those circumstances can tell more than sealed deal.

Thank you for your review.

There are standard procedures with reference to the monies being returned. There is no such deal - as you eloquently put it.

The Tenancy Agreement had been offered (As per the Pre-Tenancy Agreement you signed on the 17th July 2019) and as we confirmed that you had PASSED the reference process. (23rd July 2019)

On Saturday late afternoon you communicated that although you have passed the referencing and we had you scheduled to move in 1st August 2019, your personal circumstances had changed and you no longer wanted to take up the tenancy agreement.

The Accounts Team unfortunately are not in the office on a weekend. This was then passed to them on Monday morning by Freya on the Lettings Team.

Yesterday the Accounts Team sent you a secure docu-sign document to complete you bank details on. If you have not received this please communicate this to the office.

Once your secure details are received payment will credit you account with 48hrs.

Amazing company

Absolutely amazing company with wonderful staff, despite me being very picky they regularly called offering me viewings for different properties. They didnt give up, and showed me all types of properties so me and them could fully understand what i was actually after from a property. I will definitely be using them again in the future. Much more helpful and procative than any other estate agents I've used.
