Received a reminder for a service charge in advance totaling a couple of thousand pounds for a 1 bed flat. No original invoice received that could be due to the number of occasions in the last 24 months the front door to 6 flats has failed to lock correctly and real work has been undertaken to repair this.
The transparency and lack of communication from IPM is shocking. No meeting with residents just demand and chase.

Ben Foakes attended the Leeds Aire Leaseholders Association meeting on 11/2/25 and provided clear and relevant information on the management of the block and issues being addressed.
Ben has worked closely with the Association over several years. The quality of information received, together with a willingness to consult with us, and act upon feedback we provide has been appreciated.
Ben always responds to information requests in a timely way and invariably provides the details being sought.
This has engendered a much strengthened trust with IPM, which has made the relationship mutually more productive.

Our property was poorly managed for years and getting answers from IPM always felt like a struggle. However, since Emily Porter-Ward took over the management of our property, the service has completely turned a corner. She has been incredibly responsive, proactive and efficient - things are finally getting done! If IPM had more people like Emily, their reputation would be very different. Give that girl a pay rise!

Honestly the worst, most incompetent company I’ve dealt with in my entire life. We have cycled through 10+ property managers in a few years, I’ve waited years for them to explain service charge items (still waiting for answers dated back to 2019), and they are impossible to get hold of. Their inability to manage properties has cost each of us leaseholders hugely. AVOID AT ALL COSTS. If you are unfortunate enough to already have them as your management company I would advise you to check your yearly actuals very closely.

Since IPM have in place monitored parking, I've not had any issues with cars being parked in my allocated parking bay.

Apparently 7 weeks for a leaking roof that is destroying walls and decor is not considered unreasonable by this company..... oh and by the way it is still not been attended to. Poor communication as well as lack of action to add insult.

IPM manage the building I have lived in for five years: Cinnamon Building, Henry Street, Liverpool. During that time, they have driven the building into such decline and disrepair that flat values have tanked and the building is barely recognisable inside compared to how it was. Here is a (nowhere near exhaustive!) list of issues - and these are just the ones that are ongoing.
• Main lift has been broken for over 2 years. We have people living on the 5th floor with a new baby. Anyone with access needs cannot visit or live here. If you became disabled, you would have to vacate the property.
• Wheelchair lift has not worked for 5 years.
• Car park gate has been stuck open for several weeks, meaning cars are not secure and building is not secure; leading to criminal activity and unhoused people living in the car park, which isn't safe for them, and anyone can access the rest of the building. Car park has abandoned cars in it.
• Fire safety works remain unfinished; a company was brought in to replace wooden hallway/balcony walkways, did two floors of five, told us IPM had stopped paying them, dumped the equipment in the electricity meter room and left. Some residents personal balconies now have no flooring.
• Due to unfinished walkways / poor building state, there are severe leaks throughout the building, on the 5th floor through the ceiling every time it rains, and through walls from top floor down to bottom, with rivulets of water running down walls and through doorways every time it rains, soaking carpets and causing extreme black and green mould.
• As above, severe and dangerous mould now throughout the building, caused by above leaks but also in back fire exit corridor on every floor.
• Water also leaking through postbox area.
• Unsecured front door operating on 'temporary' keypad system and lock system for past year.
• Water leaking into electricity meter cupboard, intermittent alarm sounds coming from there.
Also little to no communication, no solutions to problems, high staff turnover, absolutely no duty of care or action taken. Gross mismanagement. Severely affecting residents mental and physical health.

The worst PMs ive ever had to deal with. They keep hiking up the service charge to over £4500 a year yet they have not produced a single years accounts since they took over in 2020. In the meantime you will have no service from them whatsoever. You won't have cleaners or a working lift for months on end and when you query them they will tell you its because the building has no money left in its account because nobody has paid their service fee. They will lie through their teeth knowing the issues are down to their incompetence. I see many many reviews that say the same thing and I can only believe they use red tape to not reveal their spending as they are funneling money out of out every building they touch. If you dare to protest and not pay your service fees they will send in their bully lawyers to force you to pay made up charges. IPM belong at the bottom of the ocean.
Response: dont give me customer service emails. Nobody will reply. I went through your own formal complaints procedure for 3 months and nobody has bothered to reply to my emails. You can F your "customer experiance" email as its worthless.

IPM are an absolute disgrace. I have been waiting 2 years for questions relating to additional service charges to be answered and they don’t respond with the answers. I have to chase over and over again and still they dodge providing answers. They have overspent every year they have managed the property and service charges have gone through the roof. They’ve also managed to send bills for additional charges before they even managed the property with no evidence of a section 20b notification of the charges. Then they send threats of CCJs to bully you into paying. Avoid IPM at all costs!!!!!!

Service charge has gone up horrifically no response from any of IPM or the roofer. Roof has been leaking since 2023. Roofer told me there is moss and breakages all over the roof and now I’m being ignored.
