Completely abysmal service. Lift in flats have stopped working twice in 4 months! It took a whole month for it to get fixed in June and I was heavily pregnant and live on the 7th floor at their waterworks yard Croydon property. I now have a new born and the lift is still not working again. Worse still the code on the stairs door keeps jamming so if your out there’s a possibility of being stuck in the lobby as there’s no access. I haven’t left my flat in 5 days and I’m a new mum. This is so disgraceful! All my complaints have fallen on deaf ears!!!

The management of our building (x1 the terrace) has been awful! There has been no cleaners for months so the main lobby is filled with rubbish and the stairs are filled with massive clumps of dust and dirt. Someone has written graffiti in the lift saying ‘please clean me’ and ‘pay your cleaners’. Not to mention the alarm that is constantly going off about a fault in one of the flats that nobody has seemed to come out and fix.
They also didn’t empty our bin room for months which made the car park and the stairway with the bin chute be overrun with flies and smell absolutely disgusting. Considering the price we pay for rent it’s absolutely ridiculous.
I emailed X1 but they just seem to place the blame on IPM even though it’s surely them who pay for their services!
I would give 0 stars if I could.

An absolutely disgusting state of affairs at X1 The Terrace. Never in my life have I seen an apartment block in such an appalling state. I’ve reported both X1 Lettings and IPM property management to the local housing association.
IPM should be banned from managing properties.

Absolutely terrible upkeep of public areas in X1 the terrace. Piles of rubbish, off smells and literal layers of dust and grime all over the main entrance, stairs, corridors and lifts.
X1 and IPM are completely uncooperative and have done absolutely nothing to fix any of the issues.
The bin chute closest to our flat was completely unusable for months and when it was finally replaced it is very obviously the wrong spec and can barely fit a small carrier bag of trash, let alone an actual bin bag.
Absolute scam of a company and could not recommend them less. Urge that something is done to fix the issue.

Would honestly give zero stars if I could.
IPM manage X1 The Terrace and the building hasn’t been cleaned for over a month now. The state of the communal areas is absolutely disgusting! The lift barely works and keeps breaking down which has been a long-going issue ever since I moved in 2 years ago. Now, add to that an absolutely filthy lift with writings on its walls saying “clean me” “pay your cleaners” and “we are human”. There’s been ZERO communication from IPM or X1 about this. For the high rents we pay to live in these “modern” apartment buildings, we would expect basic hygiene in communal areas to be a given. I really hope landlords who let these apartments and owners see these reviews too because your money is going to crooks.
A clean and functional building shouldn’t be too hard to ask for.

Doesn’t warrant one star. The state of my building (X1 The Terrace, Liverpool) isn’t fit for human inhabitation.
There are fly infestations constantly. The communal areas are a dumping ground, I can’t take a step without crunching an empty McDonald’s cup (or worse).
The floors (the parts you can see at least) are so filthy a dog wouldn’t sit on them.
The lift, which works for about one week every year, is covered in graffiti. Literally something out of a horror film.
Multiple items of mail have gone missing as there is a mountain of letters just sat in the foyer, complete carnage that is probably resulting in unpaid bills / fines for many of us.
Our apartments stink through no fault of our own - if it isn’t the blocked bin chute polluting our rooms it’s the smell of weed. Once in a while is fine, but it’s literally 24/7. Needless to say, I’ve contacted IPM and X1 countless times about it and nothing has been done at all.
On the subject of bin chutes, I complained to IPM and X1 for 2 entire months, 2 months in which we couldn’t use the bins and the fly problem was at its absolute worst. Liverpool City Council intervened after all this time, but not a word came back from IPM.
It is so, so shameful that we as residents have now had to take action in the form of communal action (huge kudos to whoever put the posters and notices up around the building) to change things. Not that I expect anything to happen as IPM do not give a shining s**t about residents, but it’s a start.
Paying an already extortionately high rent price, you’d think the living conditions would at least be passable. You’d be wrong. IPM are an absolute gang of crooks who I wouldn’t trust as far as I could throw. We need action now.

Horrible company, we had no cleaners for a months…As soon as we moved in X1TheTerrace we had a lot of issues. Our flat was dirty when we first moved in, oven covered in grease, dust everywhere and broken appliances. It took ages to replace everything. Lift always broken. Floor in the lift has been dirty and sticky for a weeks. Now someone used permanent marker and wrote all complains on walls and mirror in the lift. Building looks disgusting: rubbish, sand and dust everywhere. Our car park is always flooded when it’s rainy. Overloaded bins, rubbish just flies on the streets. If garbage chute gets blocked, it takes ages to fix that too, bin bags were left on the stairs for weeks. Do not recommend, it’s not worth the money.

I live in a property owned by IPM who I have recordings of lying on the phone stating they do not own my apartment block and do not know who we are even though I have dealt with complaints with them in the past. The building is a pig sty and has not been cleaned for months. Residents are contributing to the mess and now vandalising the lifts with permenant marker. I wouldn’t even put up a homeless person here it’s disgusting. I have reported IPM to the council and have also gotten the papers involved so hopefully justice is soon served. Vile vile people who will be paying compensation I can ASSURE you.

IPM manage our apartment building (X1 The Terrace, Liverpool).
We have not had cleaners in our common areas for months, with zero explanation or apologies from IPM. The floors are filthy, the life is covered in graffiti, and there's piles of rubbish in the entrance, corridors and stairwells. In some areas, it's becoming a fire hazard as literal piles of rubbish are blocking fire exits.
Maintenance issues go ignored for months. The lifts are lift out of service for weeks on end. Broken windows are left wide open, allowing rain and pigeons to enter the building.
The staff are rude and unprofessional. They are unresponsive and do not care.
That people would trust this band of cowboys to manage their assets is beyond me. They should be ashamed.

Absolute shambles and no help whatsoever. IPM have taken over the management of my property since April but not heard anything about it until i chased due to a property sale and was then told that there was a new management company for the last 3 months. Have been chasing for information for the last 2 weeks and told today that they are still trying to figure out which internal team needs to provide the information. Other than a response to say we have received your email my solicitor has not received any updates despite chasing. When i call there is no one around and everyone wants you to send an email. I am potentially going to lose my buyer whos mortgage expires soon. Noone can help me at IPM!!!!

This is a lazy and disorganised company that can barely answer any questions and will take forever to reply with a few words- if you're lucky and keep asking. They go through staff quickly and probably treat them like fools, it's no wonder nobody at this company gives a damn.
They seem great at covering up wasting tenants money, including getting dodgy contractors in who will barely do half the job and any work is probably never checked by this distant jobsworth company. Finally, their communication is reliably terrible

I've just been appointed the new mananger of a business and came across paperwork for the service charges.
found that we are being charged for services we dont use or even have access too, on contacted these people i recived on email back to the affect:
checked back and you have always been charged that, after sending a return email 5 days ago have had now reply.

If any landlord appoint this management company and you own a flat then put it up for sale. You’ll live your worst nightmare. We pay for maintenance and they won’t do it but surely they will have receipts to back up the bill. I will check that soon. Some of the residents dispute an adjustment from 2020 and still we didn’t get a proper answer but they send arrears letters and they charge £35 every time the financial control department contact you, we have a flooded garage every time it rains but whenever that is reported they send someone to drain the watter and we end up with huge bills due to their incapacity to send someone to properly fix the problem. And that is a result of us paying for maintenace and maintenance wasn’t done. Garage gate wasn’t fixed for 8 weeks or more so our cars are exposed of damage or theft as the gate are wide open. They will put services on your bill that you don’t need like for example they put cleaning the windows to our property and that can’t be done in reallity. They took that service off after a lot of residents complained about it. They rotate managers just for you to get confused of whom you should send a report to or just for your previous conversation to dissapear. They won’t attend your property for inspection so don’t expect them to fix what needs to be fixed.
Those are just some examples. Do whatever it takes to push them out. A lot of residents sold their flats only because the headache this company gave to them. Their fee will grow year by year and their service will be less and less every year and your dissapointment will grow every time you will see the bill issued at the end of every year. They call themselves property management but the management doesn’t exist. We pay for accountant who can’t do the accounts on time . It’s shocking if anyone give them 5 stars unless they got paid to do that.
Get rid of them.

8 days to repair a broken communal front door yale lock - Communication and updates from IPM are non-existent. When chasing daily told engineer site visit had taken place and repair will be within 24hrs. Evidentally that's not happened. No engineer has visited (as neighbours we're ensuring building is occupied at all times to keep it secure), and no repair has taken place - to replace a standard yale door lock wouldn't take this long. Service charge paid monthly for such eventualities, to be lied to and the clear fire/health and safety breach is unacceptable, contents insurance also invalidated whilst main door is not functioning. Side note - had to get a neighbour to let me out as I was trapped inside on day 3 as door jammed shut. Zero apology for delay or explanation causing it and zero accountability. Writing this here as we have seen how property managment ineptitude when it comes to fire safety in buildings can impact lives.
