Absolute waste of money

Absolute waste of time. They are poorly informed about property practices, I would avoid the property management team at all costs. Horrid! Frightened of retribution for even positing this - and having to post anonymously.

I’m sorry to hear that you have had a negative experience with the property management team. Its important for property managers to be knowledgeable and provide effective services to their clients. If you feel that their practices were inadequate it may be helpful to provide specific feedback to the Management team so they can improve. Its also understandable to be cautious about potential retribution, but expressing your concerns in a constructive manner can ultimately lead to a better outcome.

AVOID AT ALL COSTS

AVOID AT ALL COSTS! I recently had an offer accepted for a property listed with Julie Twist Properties. The entire process was slow due to issues pertaining to the property’s lease agreement and maintenance work which was scheduled to take place although all information was provided swiftly by myself and my solicitor and we were continually left waiting weeks for further information from the seller’s side. Towards the end of the process, I was threatened that the property would be re-listed if progress was not made swiftly despite all delays coming from the seller’s side. I was then, out of the blue, asked what furniture etc I would like to keep from within the property, implying that these issues had been or were very close to being resolved and that we would be completing very soon. Just days later, I was told that the property had now been relisted and the seller would be remarketing at a higher price unless I’d be willing to increase my ALREADY ACCEPTED offer by roughly 15%. Obviously, I was not willing to do this and I have been advised that properties should NOT be relisted once searches and solicitors fees etc have already been paid. Despite this, Julie Twist and the seller moved ahead with this and decided to move forward with a new buyer. I have lost seven months of my time trying to get this purchase through and been left with considerable fees from solicitors and mortgage brokers due to Julie Twist and the seller pulling the plug on this at the final hurdle. Again, I have been advised that I am entitled to ALL my fees being covered by the seller or estate agent as the sale was cancelled so shortly before completion and through no fault of my own yet both parties have gone extremely quiet since accepting the alternate offer. Unless you’re looking to waste huge amounts of time and your hard-earned money, I’d suggest using a more reputable estate agent. After my experience, I believe that applies to almost every other estate agent out there.

Tragic excuse of an estate agents. They should be stripped of their accreditations.

As you will see below, this agency continues to make dishonest statements, all of which are being collated and documented as evidence for my formal complaint before the Property Ombudsman. They told me on several occasions that they did not know why the Landlord pulled out which now turns out to be a lie. I have evidence of emails which until this day remain unanswered, and finally I expressed my concerns with Sian who said she would call me back by the next day following a full review of the matter, almost a week later and I have not received a return phone call. There was no instance in which I mentioned I was satisfied that my complaint had been handled nor did I leave the call on a positive note. It is my opinion that this company has been dishonest, unreliable and fall under the requisite standard of competency in my case. As a result, I maintain my below comments and ask that you disregard their below response.

This is by far the worst estate agents I have come across in my life. They are completely incompetent, negligent and they do not have a single ounce of customer care within the whole agency. I dealt with Darren Bolton and Eleanor Gregory and it was single-handedly the worst experience I have ever had in my life. They are not at all reliable. They cancelled mere hours before completion/keys were meant to be collected for no apparent reason. They gave no notice, showed no remorse and were extremely rude. I would urge any individuals/developers/property owners to rethink and refrain from using this company. There are agents miles better with much better customer service and reliability in my opinion. They do not respond to emails, if they do expect to have wait days, they do not answer their phone. I lodged my complaint with a senior member who said she would get back to me COB the next day and I heard nothing which pretty much sums up this agency. Their customer reviews says it all - plenty of people have had the same experiences. Tragic excuse for a real estate agents. If you’ve had any issues in the past or recently, make it a point to report them to the property ombudsman. Otherwise, they will continue to treat people badly and get away with it.

We’re disappointed to see this review although is somewhat expected.

As both Eleanor and Sian explained to you, the owner's decision to withdraw your application at the last stage was due to numerous requests, changes and hurdles to cross throughout your application process. Due to this the owner made the decision that he does not feel comfortable with proceeding and we therefore had to deliver the bad news to you the day before you were due to collect your keys, a situation we totally understand is a huge inconvenience to you and not news we delivered to you lightly.

I must address your comments regarding reliability and customer care. You’ve mentioned numerous times that you have been impressed with the initial service provided by Darren, with referencing flexibility, fast replies and friendly and polite service. No email was ever responded to in less than 24 hours even during an extraordinarily busy time within the industry. I also must mention that during your lengthy conversation with Sian, she offered sincere remorse to your situation and the call was left on a positive note, where you mentioned that you did not want to leave a review or raise a formal complaint as you were mostly happy with the service you had been provided as a whole.

We’re passionate about providing a high level of customer service and we’re sorry that you do not feel this has been delivered to you despite the difficult circumstances.

Practical, friendly, professional

This is a genuine review based on my very recent dealing with Julie Twist. I have not been offered any incentives or payments for this review, I was not prompted to leave the review, I am doing it out of my own free will as I'd like to share my experience with this agency.

I am a landlady and I have recently dealt with Julie Twist to rent out my home for the first time. This agency was not the only one that I made enquiries with at the beginning. For each and everyone I looked for reviews and done my research. Out of all of them, I trusted my gut instinct and moved forward with Julie Twist as I felt that they listened to me and had in mind my aims, they were not trying to push for me to take up hundreds of services etc. I believe they were fair.

The communication between us very good, (email communication was faster than the phone and I truly understand why. I also work with clients and it's a lot easier to write an email than have phone conversations that need to be documented later). We had a clear understanding of what I wanted to achieve and what they were able to provide. When I was a little stuck with anything they assisted.

I found them very friendly and easy to work with, Sian in particular was very helpful. Everything went smooth and to the point. In my opinion, we worked well together.

I have also read the other reviews here and few people found Julie Twist staff rude and unprofessional. This has not been my experience, on the contrary.

No show to viewing and didn't bother to cancel

Had a viewing booked for 14:15 and no one showed up or had the decency to phone us to cancel - phoned the office multiple times and no answer, also emailed which no one has replied to. Disgusting waste of time.

Absolute lie. We’ve also emailed you about this (straight after it happened!) and you’ve ignored our email but replied to the feedback! Awful.

It was ‘Sian Davenport’ that we emailed - and we definitely didn’t have a viewing. We waited outside the building for 30 minutes. The viewing is in my boyfriend’s name - Niall.

I am sorry to see that you have left a one star review I am not too sure what has happened here, after looking in to it I can see we had a viewing at 2pm and 2 .30 at the same property so we were in the building at that time and those viewings did go ahaead. We have an answering service that answers the phones if we are busy so not too sure why you could not get through.

I am sorry to hear that you feel you have not received the level of service that we wish to provide, however in looking into your file, I do disagree with some of the comments that you have made on this review.

Firstly, in your comments that “the staff have the worst customer service” As you can see from our many reviews a vast majority of our landlords and tenants have complimented on how professional and responsive all staff members are and when looking into your file at the emails you have sent us you have never expressed this, only that communication could be improved.

I can see there have been a few maintenance issues since you have been in the property and all excluding a couple were received in the last couple of months are outstanding. As I am sure you can appreciate, due to the restrictions on movement with non-essential travel only the high priority urgent maintenance can be attended to, meaning that anything deemed as non-urgent may take longer than anticipated. We did received a report from you that there was an issue with the lock on the apartment door, however when our maintenance team did attend there was no issue. All maintenance work has to be approved by your landlord before we can attend and at certain times of the year we are very busy and therefore we do have to prioritise any issues in order of priority.

Should we have not attended for appointments I do apologise we do always attempt to inform our tenants should we not be able to attend and advise when the next available appointment would be.

In relation to the fees that you have mentioned. From June 2019 no tenants are charged any fees other than a holding deposit to secure a property following the tenant fee ban. However, any tenancy that was entered into prior to June 2019 any fees stated within your tenancy agreement are still applicable until June 2020, all of the fees were included within your tenancy agreement and also stated on the reservation form which you signed, please let do get in touch and let us know should you require a copy of this.

Extremely professional and versatile to…

Extremely professional and versatile to all my needs. I was dealt with by the City Centre based office (Louis) and have nothing negative to say about my service. I am a new customer of JTP's after having poor customer service from a previous business which I will not mention, have been pleasantly surprised by the ease of the whole process.

STAY AWAY FROM THIS AGENCY

I rented a studio flat through this agency, my contract was for one year so after one year with Julie Twist Property rubbish service I can say to everyone STAY AWAY FROM THIS AGENCY , my experience was with the main office in Manchester, the main issue is the bad service, rude people and unprofessional people, the problem started from the first minute until I left the property .
Usually when you receive a flat someone from agency come meet you on the flat to give you the keys but NO not with Julie Twist they call me and also in rude voice said go to the office and pic the keys .
In the office in Deansgate you feel like a cemetery everyone look sad , stressed and much of negative energy in the same time.
I got the keys from a lady came down from upstairs she was angry maybe because she was forced to leave her meal to do her job and give me the keys.
I asked her : do I have a parking space in the property car park ? she said I DONT KNOW. I wanted to ask her about the key for the mail box and the code for the mail room door but I changed my mind and let her go back to her job which could be anything but not serving the customer of her company.
I took the keys l opened the door of the flat, it wasn’t clean, there are some nails and screws on the walls, the sofa is rubbish dirty and smelly, the wardrobe and coffee table are rubbish and wobbly.
Few days later I contact the office asking for the mail box key and door code number , the answer was : WE DONT HAVE THE KEY
ok what about the code ? WE DONT KNOW THE CODE.
I asked my neighbours some of them refused to give me the code but one nice lady did that at the end.
I lived one year with NO key for the mail box for one year I was inserting my palm in small gap in the box to pick my letters.
For one year I didn’t know where to park my car and didn’t know if I have a right for space in the car park or not.
The year of torture had end and I bought a new house, I informed them that I want to leave they send someone to check the property after that they told me that I have to pay for fixing the walls because of the nails and screws that I didn’t put and it was in the flat from the first minute when I received the flat.
They also asked me to pay for repairing the wobbly coffee table which I never use and I never touched because I bought my own one.
It was very bad, horrible and rubbish service the one I got from Julie Twist.
I hope this review will be like a warning to other people to avoid being in the same bad experience.

Firstly, we would like to apologise should you feel that you have not received the level of service that we wish to provide.

We would like to answer the points that you have raised on this review individually

1. When moving into a property, all of our tenants meet a member of the team to run through the move in with at the office. When you collect keys, you are provided a detailed inventory with pictures and are advised to review this and return to the office within 3 working days with any comments of your own that you would like to make

2. Regarding the sofa’s, the landlord advised that he was happy to remove the sofa’s as you were wanting to order your own, however we held off from doing this as if we had done you would not have had anything to sit on upon moving in. You then emailed on 22.11.18 to advise that you wanted to keep the sofa’s and the bed frame, however would like a new mattress so all the landlord would need to remove was the TV and the mattress. At no point did you express that you were unhappy with the condition of the sofa’s and you had every opportunity to have these removed but chose not to.

3. You did advise on moving in that you did not have the code for the post room or a key for the mailbox. We advised that we would speak with the management company for the code for the post-room as we did not have the code noted on our system, your move in documents also provided the contact number for the caretaker who looks after the development who also could have provided you with the code for access to the post-room

4. A post-box key should have been provided to you when you moved in, unfortunately it appears that the mailbox key was with the previous agent but this was provided to you within a couple of days not the year you stated. Their is also a caretaker on site who you could have asked and you were also provided the management company details to which to you could of called. I do understand this should of been provided to you on the move in and i apologise this did not happen.

5. The car park space number was noted on the move in pack ( which i assume you never read) that was emailed to you along with the tenancy agreement, there are also notices up within the communal areas of which parking space belongs to which apartment which you could have referred to.

6. You agreed to a 12 month tenancy and vacated the property early without informing us of this so we could advise of the process for wanting to leave before the end of the 12 months. The only time that we were made aware that you had vacated was when you were contacted prior to the tenancy ending to see what your intentions were, this is when you advised that you had already left.

7. We have not asked you to pay for “fixing the walls” our deposits department are currently assessing your file and have advised of some of the findings. Until the full file has been reviewed we cannot advise of any deductions if any from your deposit. You were advised that we would be assessing the property from the inventory taken at the start of the tenancy against the checkout report and once the assessment has been completed we will then be in touch to discuss further

8. You also noted that the apartment was not cleaned prior to you moving in, however on reviewing all of our records we cannot see that you contacted us to advise that you were not happy had you done so we would have arranged for another cleaner to attend to clean the areas again that you were not happy with

We appreciate all feedback and again we are sorry that certain parts of your tenancy were not up to standard. We advise all our tenants to read any information given to them.

Avoid at all costs

An absolutely diabolical company; avoid them at all costs!

The name Julie Twist sends shivers down my spine and I’m so glad they’re out of my life for good. For three years, it was riddled with poor customer service, lies, lack of support, poor workmanship, ridiculous fees and mind-numbingly incompetent staff.

From day dot, I was misadvised and lied to by the sales executive, on move-in day it was unsanitary, basic requirements such as heaters and lights didn’t work, communicating with the staff was like drawing blood from a stone, and to top it off upon my leaving, after spending 3 days making it cleaner than when I moved in, they had the gall to charge me for further cleaning needed. Quelle surprise!

Via an ombudsman, I will be pursuing to get my full deposit back, which they unrightfully deducted; despite photo evidence and accounts provided to them. For everyone else out there, considering to use Julie Twist, I would certainly use them if you like being ignored on emails, have hidden costs and extortionate renewal fees thrust upon you, dealing with inadequate and inconsiderate staff members, and to be treated like you’re worthless and insignificant, great! Go for it.

No? Please look elsewhere for your own sakes and avoid Julie Twist like the plague. They’re a virus that can’t be cured.

I have to defend my company on this review. My company has excellent customer service and excellent staff which I am very proud of.

On the day of your move in Yvonne moved you in to the property where you voiced your concern about the clean, so Yvonne cleaned the property for you there and then. When you vacated the property we advised you the property was not clean showing you photo evidence and reduced the rate from £60 to £36 as a goodwill gesture due to issue with the clean at the start of your tenancy, You were also deducted £8 to replace a shower curtain which you admitted to cutting the end off as it was mouldy,

All our fees are stated on the website,the reservation form at the start of the application which you signed and in the tenancy contract which you signed, so I fail to see where my company hide fees.

I switched to Julie Twist after a bad experience with another estate agent and have been far happier. They have been far more responsive, professional and more pleasant to work with. My personal property manager, Helen Bowers, has been extremely helpful and always quick to respond.

Cowboys

Some of the problems I had with Julie Twist Properties:

1. On the day of moving into the flat we'd picked, they rang us up to tell us there was no parking, despite it being advertised as with parking and agreements already in place. All of our stuff was already in a van and they assured us it would be solved by the time we got to Manchester. It wasn't. We ended up frantically searching for another more expensive flat and having to view and move in on the same day. They then forgot to tell the council about this change and 6 months later I got a phone call from the bailiffs trying to retrieve council tax money for a flat I hadn't lived in.

2. They are impossible to get in contact with. I rang up asking about the details of leaving a tenancy early and after days of trying, I eventually spoke to someone who said they'd get back to me. I received a phone call back 4 WEEKS later. By this point, I'd forgotten what I rang up about.

3. We had a fault with our oven, which we mentioned numerous times, and was never fixed in the 3 years we lived there.

4. We had a fault with our fire alarms where they would go off by themselves. This was reported and the fire alarms had to be taken down as they kept going off. This lasted 4 months before they did something, which happened to coincide with the end of our tenancy.

5. We cleaned the flat and moved out 2 months before our tenancy expired. They took photos of the flat in its current state and advertised it on RightMove and their own website. They then found a tenant. Then they emailed me to say £100 would be removed from my deposit for cleaning as the flat was in an "unrentable condition", a point I argued to the person I dealt with, who simply replied "wasn't me that advertised it".

Good points about Julie Twist:

The only positive thing I can say is that I now own my own home and no longer have to deal with cowboys like this.

Worst property agency in the UK

After renting a flat through Julie Twist Properties for over 3 years, I can confidently say that they are the worst letting agency I've ever had to deal with. From losing emails and documents with our personal information to having property managers who don't even know if their property is being sold or rented... We've experienced a collection of issues. The top 2 have to be these:
1) They close their offices whenever they want to (and they tell you their "system isn't working" if they don't feel like helping you).
2) It took them 11 months to send someone to fix the alarm in our flat. We rented a flat with an alarm, and we paid a bit more because of this, yet they only sent someone to fix it, after 11 months, when we said we'd start paying less rent until when the alarm was fixed. Magically, the alarm was fixed 1 week after we said that. So interesting...

So if you're looking for a letting agency or someone to rent/sell your property through, DO NOT GO WITH JULIE TWIST.

Point 1 - I can assure you that we take data protection very serious within our company.

Point 2 - We do not close the office whenever we want ,even when our systems go down we stay open and try to deal with people as best as we can, but when the systems do go down we are limited to what we can do.

Point 3 - I can only say i am very sorry about the alarm taking so long to get fixed this is not are normal standard. At that time there was another member of staff dealing with maintenance so i cannot comment why it was never dealt with sooner (this is not an excuse)
When you then reported the issue again to our new maintenance co-coordinator on the 28th May 2016, the engineer went out and fixed the issue by the 29th May 2016
