I rented from them for two years during university, continuing my lease on the same house as I loved it so much. The staff were all extremely helpful and prompt, in dealing with both small maintenance issues and larger more serious problems. I always felt safe, supported and happy.

I am very happy with the work completed by Max. He was professional, reliable, and carried out the repairs to a high standard. He explained everything clearly and advised me to wait 24 hours before using the tub to allow the sealant/silicone to fully dry, which showed care and attention to detail. The work was completed neatly, and I appreciate his patience and commitment to making sure everything was done properly. I would definitely recommend Max for his excellent service.

Had an issue with the oven at my rented property, The oven just stopped heating up properly.
Contacted Linley&Simpson and got a call from the contractor the same day. I was thoroughly informed about the stages of resolving the issue.
As a result - got brand new oven in less than 3-4 days thanks to Keyleigh Hardy!

Proceed with caution when dealing with this company.
My daughter, a student tenant, has been waiting more than 10 working days for her exit inspection report and deposit return. Despite repeated follow-ups, we have received little clarity on when this will be resolved and have instead been given conflicting information and delays.
As a result, I have had to escalate the matter to the Tenancy Deposit Scheme (TDS) for assistance.
I was particularly disappointed by an interaction with a member of staff, Bailey, who appeared dismissive when I pointed out that the 10-working-day timeframe had already passed. This did not inspire confidence that the matter was being taken seriously.
At the time of writing, we have still not received the inspection report or the deposit return. While I appreciate that some cases may take time to resolve, better communication and a more proactive approach would have gone a long way towards improving our experience.

The service provided at the Holmfirth branch has been disgraceful and unhelpful. Certainly would not use again for rental properties.

I have never experienced such poor customer service. Dealing with this letting agent has been a constant battle. The only thing they have been consistent with is their incompetence.
We moved out in mid-June and had to chase for our checkout report. Once it was finally sent, we responded promptly, only to be met with complete radio silence by Umara. The matter is now with the Tenancy Deposit Scheme (TDS).
After speaking to friends and reading other reviews, this seems to be a recurring pattern with L&S—particularly claiming a property requires a "deep clean" if tenants haven't used their recommended cleaning company.
We're now being told our apartment requires both a deep clean and a professional carpet clean, yet we've been informed by our former neighbours that renovation works are currently taking place in the property. It raises serious questions about the legitimacy of these proposed deductions (note no actual cost of anything has been provided).
Interestingly, my previous review of this company was removed.
Great experience. Cal was extremely kind & helpful throughout, going above and beyond to get things done for us and dealt with any issues we had promptly. Would highly recommend, it made selling our house so much less stressful!

The response to my complaint about the fire alarm fault was treated with high level of urgency, Andrew responded to my mail with ASAP and connected to the contractor and the contractor came and fixed it within 24hrs of my report.
