Vestry Court Eccles Change of Floor Plan without Notification Resulting in Living and Bedroom Lights Totally Blocked
My friend and I bought into Vestry Court developed by Mandale Homes and the apartment was taken over on 1 September 2022. The following serious faults were discovered while the responses of Mandale Homes are the issues we trust needed to be brought to the public’s awareness, especially for those who intend to buy into any projects of this company.
The apartment we bought is on ground floor. The big ceiling-to-floor window of the living area is completely blocked by a tall wall constructed right outside of the window, which prevents light entering into the apartment. This is contrary to the original sales information in which the safety construction outside of the window is metallic railing instead of a tall concrete wall. Mandale Homes’s reply was that, though the original plan was metallic railing, the City Council required it to be a concrete wall. However, the very issue is – should this be the case, Mandale Homes bears the responsibility to inform us about this significant change once this alteration occurred. But Mandale Homes chose to avoid informing us this alteration during the buying process, thereby misleading us to continue and complete the purchase of the apartment.
In the original floor plan, the bedroom had a window. However, upon the take-over of the apartment, it was found that the bedroom is a completely dark bedroom without any window. When this matter was brought up to Mandale Homes, their first response was, the floor plan was presented to buyers by a sub-agent of one of their sales agents. Later on, their second response was, window for the bedroom could not be identified from the floor plan. However, the very issue is – floor plans are factual evidence and whether or not a window can be found in the bedroom from the floor plan is a fact and cannot be denied; also, regardless the sales information was used by the sales agents or sub-agents of Mandale Homes towards buyers, Mandale Homes is responsible for the accuracy of the sales information.
At this stage where our complaints are being severely launched, Mandale Homes tried to offer a settlement by taking back this faulty 1-bed apartment at original price while we are to buy from them another 2-bed apartment at a more expensive price. However, the issue is – we are the innocent suffered party who should be compensated based on the original sale contract, which means either the 1-bed apartment we have bought is rectified into its original form and shape per the original sales information, or another 1-bed apartment of the same specification and price in the same building is offered as replacement. By Mandale Homes making us to buy a more expensive apartment of theirs as a ‘solution’, it actually creates a situation in which a buyer is misrepresented into buying a product but turns out that product is at fault, no similar product is offered as an alternative, but the buyer is now left with either no way out or buying something else which is more expensive and is not what he wants. The name of this situation is deception.
We have through our lawyer asked Mandale Homes to re-consider their solution. Depending on their further response, we will decide our next steps.

we have bought 5 new property in our 50 years of marriage life. Wish I could share the photos I took when we moved in . Besides that Mandale are trying to move land to our management committee, 41 property have only just received this notice...two year after moving in ....stay clear of Mandale

Love our home
We bought from Mandale Homes 3 years ago in Richmondshire.
The sales process was made super easy, we were kept up to date with the whole process, and the Mandale Homes team were great at smoothing out any issues we experienced along the way.
We were in a chain, which was stressful, and complicated, but they helped make the process as easy as possible.
When we moved in any snags we had were sorted within a couple of weeks. We didn't have many, mainly decoration.
We love our house. We'd have left a review sooner if we knew they had Trustpilot.

Very very bad builder. Avoid at any cost
Bought a flat in Machester from them. Absolutely awful builder - in terms of quality, post-sale support, etc. On top of it, they agree really bad terms with Freeholders and make buyers life further miserable. Shame I wasn't aware that the feedback from previous buyers, and even from local Councils is very bad on Mandale.
Just never buy from them.. Very very bad builder

Mandale - lovely new home in Glossop
We've just moved into a brand new Mandale Home in Glossop. Despite the problems of delays caused by Covid and other factors everything was ready on the agreed date. Of course there are snags but Diane and their amazing Site Manager, Rob, are doing everything to resolve even the smallest issue.

New home Ripon
We moved into our new home in Ripon in November 2020 and we love our new home. From the beginning Jayne the salesperson was absolutely fantastic. She was never pushy and did everything possible to get us everything we wanted in our new home. Throughout the whole process she kept us informed right up until she got moved to a different site. Her replacement Debra was also very helpful.
Once into our home we obviously had the usual snagging lists which mostly have been dealt with in an effective manner and timeframe. We had one issue with rude decorators but mandale replaced them with another crew who were much more professional and helpful. All other contractors were polite and helpful. The customer care team of Paula and Megan have been helpful whenever we have needed to contact them.
All in all we love our forever home.

Shockingly poor after sales experience
Shockingly poor, cynical and “couldn’t care less” attitude once Mandale have got your money and handed you the front door key. Be prepared to be fobbed off time and time again by the after sales department and sort out and pay for the remaining issues once you’ve moved in.
Sadly our experience was repeated with several of our neighbours experiencing similar issues, so it seems to be the company ethos.
Disappointing really as these are not cheap properties so you would hope you’d get high end (or at least acceptable) after sales support accordingly.
In answer to Mandale’s reply, we feel that you had plenty of opportunities during our several contacts with you over many months, to put right the issues we had and unless you are going to make financial compensation now for the things we had to pay for, which should have been attended to by you at the time, then further dialogue is pointless.
One further point which should also be noted is that on Mandale advertisements and hoardings, flags etc on site, NHBC was quoted as being the warranty provider. On contacting NHBC, with the hope of asking for advise, we were told that Mandale was not registered with them. I have no idea how Mandale felt that this was appropriate.

If this is the case then how come NHBC could find no registration on their records and all references to NHBC were removed from the outside displays after you were challenged?
I’m not going to engage further on a public forum on this topic as your continued attitude of deflecting rather than tackling every issue we have had has been once again demonstrated in this exchange.

Lockdown house and baby!
In 2020 me and my partner bought our dream home at Aviation Gardens. I was 7 months pregnant and it was so exciting to be planning our family home albeit not the best timing! I loved choosing our flooring, tiles, kitchen design and treating ourselves to some of the fabulous optional extras!
Debra at the site office was great and really flexible even staying late one night to help us choose things when I couldn’t make my mind up. There were so many I liked!
The whole buying process was easy and we were guided through it all with the help of the sales department.
On the day of our home demonstration the Sales Manager Chantolle genuinely seemed so happy for us and proud of the house she was showing us which was really lovely.
Shortly after we moved in the first covid lockdown came into effect and within 2 weeks of that our baby. This made for a really stressful time. We found snagging issues in the house that needed fixing, which wasn’t the best but it was mainly paint jobs and to be fair having bought a new build home before this was minor compared to previous.
What was really good though was Mandale seemed really on top of the situation, communication was great, the offer of delaying workmen in our house was offered due to a newborn and covid but so was the option of them working around us and doing whatever was needed. It was this helpful attitude that just made that period of time more bearable.
All in all I love our Mandale Home, the layout, the standard and it’s location which is just as well since we’ve spent so much time in it over the last 18 months.

Helped create our dream home!
We moved in to our property at Crathorne in November last year, and couldn’t be happier with it! The entire process was made as easy and stress free as possible by Mandale, whilst still being extremely attentive to our vision of creating our dream home. Helen and the sales team were fab throughout, especially Chantolle who made us feel completely at ease, keeping us up to date on the progress of the build, and offering help/advice, it created a real feeling of trust in them. Of course with any new builds there are snags, but all were minor and fixed within the first couple of weeks of being reported. Have no intention of moving from such a beautiful development but if we did I wouldn’t hesitate to purchase from Mandale again

Refreshingly easy
We purchased a property December 2020 from mandale and have waited a while to give feedback to give a fair review. Overall our experience has been fantastic, the flexibility of the contractors was very refreshing and we were kept in the loop every step of the way. Helen and the sales team involved us a lot of the descion making and it really made our house feel like a home. Since moving in we have had some small issues with bi fold doors and roof tiles, the after care team were fab especially Megan who chases the snagging team and all issues have been resolved within a week of us bringing them up! I can’t fault the service we have received so far and would be a repeat customer! Lovely location built to a high standard and great after care! Thanks mandale!

Avoid like the plague
We purchased a property in July 2021 through Mandale Homes, which we thought was going to be our 'dream' and ‘forever’ home.
The property is in a quiet area in Old Glossop, and we purchased the property on the basis of its location, and the fact that we would not be over looked. We were repeatedly told that they would be planting trees directly behind our house, to give us that extra bit of privacy and feel of being in the countryside, in keeping with the surrounding areas. However, this turned out to be one of many lies.
The day of completion saw Mandale submit a planning request to build a further 6 properties behind our house, where the trees were supposedly being planted. As a result of this, we will now be over looked. Only until completion had taken place and the funds had cleared, was the planning submitted. Prior to this, Mandale were very sneaky about what was going on and were not truthful in their approach. Rather than outline their intentions all along, they confirmed even on the day of completion that the plan was still to plant trees.
Mandale have mis sold us our current property. We put our trust in Mandale to pursue the plans which we had bought our house based upon. Unfortunately, the relentless greed of Mandale has taken over.
This would have been a little more bearable if the houses were spectacular. However, the build is below average with endless lists of snags. Not only this, but the sales team are very difficult to deal with, with one person telling you one thing and another telling you another.
To conclude, I wouldn’t recommend Mandale to my worst enemy.

We cannot fault Mandale, amazing service throughout
We are due to complete with Mandale in a couple of days at their Hawkshead grange site in Old Glossop. Our house buying process from the get go has been stress free with a massive thank you to Carole and Chantolle. We were extremely impressed with the amount of different choices which came as a standard for our property: far more than most other new build companies. Any queries we have had they tried to address as soon as possible, we are first time buyers so have had many questions! Their attention to detail is impeccable! We really cannot thank Mandale enough and are extremely excited for our first home. Thank you!

Astral Park Development
Saviour Sandra has been on our journey with us throughout, from initial enquiry, to disappointing change of build plan, back to assisted move and now we are happily resident in our ideal home and location in Astral Park. Sandra’s friendly and personal approach is second to none; she certainly knows her job and does it very well, always with a smile, patience and understanding, even in the face of adversity. Having experienced a few snagging issues, in particular flooring, we are pleased to report that all jobs are now finalised. We agree with other reviews in that the conduct of certain after sales staff could be better, with a more ‘customer friendly’ approach being adopted.
Covid has had obvious setbacks to the timeliness of snags being resolved, however, we fully appreciate this has been out of everyone’s control.
The satisfaction we now experience from living in our new home far outweighs the challenges we have endured along the way. Not that we plan to move again any time soon, but we would certainly consider another Mandale home.

Mandale is brilliant company!
Bought a house in Thornaby almost 2 years ago. Really happy with the house. No major issues, only couple minors, which were sorted out by Mandale quickly. If I will ever decide to move out, I will use Mandale services again. Recommend this company!
The only advice for new house buyers would be - don’t use Help to Buy. Government always wins and person borrowing will always loose money.

Astral Park - Brilliant
I have been involved with Mandale for over two years now, having bought a show home from them when the build initially started. I moved into the house myself in October 2020 and it is nothing short of my Dream Home. The build is great and you can tell the difference in what you get as standard here when you compare to other developers.
Sandra is absolutely fantastic and an asset to Mandale, she has become my neighbour in the sales office and you can tell how brilliant and highly regarded she is from the amount of previous purchasers that pop by to say Hi to her!
I have been so well looked after by Mandale, namely Sandra, Megan and Chantolle. Considering how stressful buying a house can be, they have made the process as easy and stress free as it can be.
Of course there have been a few snags, its a new build! The team dealing with that have been great, given the lockdown we are in it must be a nightmare to co-ordinate the site specialists, they have done everything they can for me, and kept me up to date with fixtures.
I am very happy with my gorgeous home, and would highly recommend Mandale, its a close knit, family run company, and you can tell why they have won so many awards!

Good and bad!!
We can not thank Sandra enough for her advice and support in the purchase of our house on Astral park. It's a lovely house in a lovely location. We had a failed house sale a year ago which was a difficult time, she had been very supportive then so when we found another buyer we checked out Astral park again and fortunately there were a few houses left. Sandra has been professional and helpful with advice and a friendly ear. Mandale honoured the £500 deposit from our previous near sale which was a great gesture.
We have definitely had a MUCH bigger snagging list than we would have liked. We have exchanged dozens of emails so far. A few things have been resolved but there are quite a lot unresolved . Some are minor niggles but some are serious that should not have happened. We can only put the problems down to bad workmanship. Perhaps quality control should be monitored better.

Great modern home designs & good customer service
Purchased our first home in October 2019 and the house was built and ready to move into in February 2020 (little did we know just in time for lockdown!). Mandale were very communicative throughout and the house has been built to a high standard. We did have some plumbing issues however these were promptly sorted. There was less opportunity than we would have liked to customise the house during the building process. Overall we are very happy with our home and the customer service provided.

Terrible after sales service
We found the customer service of Mandale Homes to be terrible and we would never even consider buying from them in the future. Conversations with our neighbours on the development have made it clear that the issues we experienced with Mandale are far from isolated - everyone on the development experienced significant issues. We have experienced problem after problem and have had to battle with Mandale to try and get even the most straightforward issues resolved. Frankly I find it unbelieveably hard to trust any of the positive reviews about Mandale Homes.
When challenged about the customer service, we were informed, “we’re not the worst”, by the Mandale representative. For me, that says it all! Never again.
