Dishonest in their pricing. Got the unit for $29 a month, but then they doubled the price and added a "value coverage" charge that made it go up to $75. The lease they have you sign says in the small print they can raise it whenever they like, and that you basically can't take them to court if they do. Shady shady shady.

The rent on my unit has nearly doubled…
The rent on my unit has nearly doubled since I moved in a little over a year ago. They keep you on short leases that they hike arbitrarily without notice every few months. Each comes with a lease you never see or sign full of new hidden fees, most recently a late payment charge of 25%. When I called about the price hike, they recommended that I move to another identical unit for no reason, just to get my rent back to the original rate. I was told that over 100 people in the building changed units at the start of this year, a huge waste of time with no benefit to themselves or the owner, to get around predatory price hikes. Their nasty business model is to take advantage of their customers potential inability to move on short notice to avoid massive price hikes. Paying more for a storage unit with a fair and honest lease will ultimately cost you far less.

Since Manhattan mini storage was taken over by Storage Mart they have become absolute Scam Artist! I have been with them since 2007 and I paid over $20,000 and Star is never late once. All of a sudden my prices skyrocketed they told me if I come in and close my account and start a new one hour pay lower price as soon as I did that two months later on my monthly charge went up $40. I never signed a contract because I never received what, so I did not know that the contract supposedly says they can raise your price twice a year for whatever they want. I wasn't out of town for the next few months taking care of a sick parent. I would move all of my crap out of there.
My plan is to take them to small claims court. They can't keep doing this to people and getting away with it.
Many sneaky business practices
Many sneaky business practices. Any rent you are quoted is a "teaser" rate and you'll be hit with a massive increase soon enough. They will also bill you for some "value protection service" even after you've assured them you have a policy that already covers it. Used to be 24 hours access, now severely limited access. It seems they are knowingly renting units to homeless people as one popped out from his "unit" during my last visit.

If the payment pass due 5 days they lock your unit and add $50 charges and if 1 month pass they broke your lock and sell your stuff!!!
Bad experience
I've used Manhattan Mini Storage off and on for nearly 20 years now with good experiences in the past, but my current bad experience has led to the last straw. I first moved my 1-BR apartment things into the South Street storage location in September 2022 due to unemployment and hoping to be able to pick up my things within a few months after getting a new job and moving back to the city. Unfortunately, that didn't happen so I'm still using the storage space and am anticipating God knows what with my stuff once I get there given the sh!tty phone and email service I've gotten. They charged me a higher rate on the day of move-in than what I was quoted on the phone reservation, which I had to suck up because I had no other choice. Then, in June, they raised my rate again by another $20 on top of the $30 they already overcharged me in the beginning above my quoted rate. In order to gain a couple hundred extra dollars, Manhattan Mini Storage has lost an otherwise would-be lifetime customer for trying to squeeze me dry during my time as an unemployed graduate student. Good job, MMS.
Since they've a monopoly within Manhattan for storage space, it's hard to find another alternative, but I highly recommend finding another company unless you don't mind a company constantly raising their rates on you without any notice or callback request for resolution on your complaints. I'd write in to the BBB if I knew it makes a difference, but since it doesn't, I'm leaving it at renters beware.
In what business is a 50% increase in the rate acceptable?
What do you call it when a company comes under new management and enacts pricing policies and other practices that reflect a disregard for their customers and employees? Ever since StorageMart purchased Manhattan Mini Storage, the experience has been nothing short of very poor/disrespectful. The facility near me covered the windows that used to provide a view to the outside for the employees and incoming customers. They then walled the space off, built additional small storage units outside the former windows and in the spaces in front of the entrance as well the spaces that are located near the loading dock. This company is in the practice of 'squeezing' all who are working for them and using their 'services.' Today, I went into the office to report an error with my monthly payment, as the rate had increased by nearly 50% since last month. I see from the other reviews, and from speaking with neighbors who also have units with Manhattan Mini Storage that they are deserving of the poor reviews and ratings. Next stop Better Business Bureau and a letter to the local councilman to alert them to what is going with this business. Their practices are certainly representative of a business that has little to no regard for the experience of their customers. There needs to be an option to give a rating of 0-stars because that is what the experience amounts to with StorageMart/Manhattan Mini Storage in NYC.

Unbelievable. Been a loyal customer for years - then today I was shocked to discover an astronomical price increase without any prior notice. The audacity to impose such a significant change without even a semblance of consideration for your customers is nothing short of outrageous!! This must be illegal.
Extortionate, Arbitrary Price Increases
1. I received monthly bill via email in June 2023 which flagged 'you have a new amount in your bill'. The monthly storage unit rental had an arbitrary increase of 60%. (This followed similar attempt last year when they tried to raise the storage rental by 40%. I emailed, provided rationale, called Manhattan Mini Storage at 220 South Street, NYC from overseas twice, negotiated lower amount. )2. I stated that I was not given 60 days' notice of increase per the signed rental agreement. They stated no notice period was required based on the 'new Storage Mart agreement we issued to you' (never saw it, and never signed it) since a takeover by Storage Mart. The takeover was 9/ 2021. 3. They sent a new agreement still issued by Manhattan Mini Storage and BACKDATED the agreement to 2020, stating that the new basic rental amount (increased by 60% in 2023 via email in June 2023) was applicable since 2020, well before the takeover. This 60% increase and peculiar arbitrary dating of an agreement is extortionate, usurious, and illegal at best. It seems to sadly characterize alot of the self storage industry where complaints of arbitrary, unjustified, sky high increases are not unheard of, as is an apparently legal bait and switch selling technique (e.g. unit costs $100 for promotion, no mention in agreement of increases, at renewal the price is $200, or one company I called raises the rate by $30 a month). So why two stars and not one? Because when it comes to logistics and front desk, the staff are very polite, professional and helpful.

Was in my room when some man opened the door screaming about needed to have shoes on and that he was going to evict me. His name was John Garcia which he said over and over. He tried to hit my cell phone out of my hand when I taped him. Turns out he was the regional manager? Seems like a crazy person and extremely petty. 420 E 62 Street is extremely loud due to long term construction which they don’t mention at the onset. The fire alarm is constantly going off and the place is too expensive to be hounded and harassed by someone with control issues over something so petty.

Besides losing a bit of my thumb after having it cut off by the metal in my storage unit that was actually accessible; the new unit I moved to is way to high up. They didn't tell me that when I moved. I cannot get up there with my bad hip and knee. My friend had to do it for me. I didn't know until we got there, basically I was tricked. Be sure to go see the unit before you move in. Don't trust them to be honest or helpful.

There was someone else outside having the exact same issue. But they aren't leaving the country for work so they can confront these horrible people tomorrow at 8am when they will actually answer.
Half my stuff is inside; half is out. They say no one can help me until 8am. I have to be at the airport at 4am. I paid way too much for this unit, and I can't even cancel and move my stuff to another place. I'm completely screwed.
They had the audacity to tell me they couldn't do anything because what was happening was "not an emergency, a emergency is when the building is on fire."
Right now I am standing outside, half my stuff inside, half out. They have my money and my stuff--and I bet you these evil people keep charging me the full amount each month even after what they did.

I can say without a shadow of a doubt that Storage Mart is the worst business with which I have ever had the misfortune to deal. My unit was involved in a sewer pipe burst in May 2022. I was not informed--for some unknown reason no one could name. I came upon the mess of water damage, mold growth & toxic sewer water in Nov. 2022--the company was not forthcoming with the incident and left me to clean the mess on my own. In an attempt to get proper information, clean up, and compensation--I escalated to upper management. They went through the motions of offering to take some responsibility by having me fill out a claim that local and regional management would work on. The claim was denied by a corporate officer, who first claimed that since Storage Mart bought Manhattan mini storage in Dec 2021, my lease was technically not in their purview! I was treated only with apathy and contempt...and they took my monthly for 6 months while my belongings were sitting in NYC sewer water. A nightmare of a company with no regard for their customers run by a completely incompetent crew who do not 1. Care about your property, 2. Care about your health 3. These are professional Grifters
These are professional Grifters, running a business. This arrogant, bait-and-switch switch company provides absolutely no customer service except for 20% or more rate increases every single year after your initial period. There is no negotiation because there is no human being with whom to negotiate: front desk lackeys exist to sell supplies, They have no authority except taking your initial business (when they’ll negotiate rates slightly) but thereafter they’re unresponsive as donkeys. They freely admit their corporate headquarters doesn’t respond.
Do you think I’d get a reduction due to a gigantic cement column taking lotsa space inside my unit? Only my initial nine months… then came the whopper annual rate increases. And there is absolutely no way to check their rates after the first year. Oh, if mules could talk!
I’ve been told the company is under new ownership but their arrogance and unresponsiveness is even worse than before.
Gotham MiniStorage is far superior; it’s run by humans. I’d move there except to haul and reorganize my things is an enormous hassle… Exactly what Manhattan MiniStorage understands…so they nonchalantly assess 50% (or higher) rate increases by your third year.

They increased my bill without any explanations, so I reached out and asked why (several emails and phone calls - no replies). They didn't respond ON PURPOSE so the deadline for me to pay would pass and thus they could increase my bill again! They will do their best to scam you! Customer service doesn't exist!

So oh my god. I have been with Manhattan Mini for over 20 years. Loyal, loyal, loyal customer. Since Manhattan Mini was sold and restructured they have eliminated 80% of the staff. They fired the bulk of people who were good at their jobs and replaced them with people who don't care about their jobs or the customers.
They have a manager Theresa at the 44th and 12th location who hides from customers and refuses to talk to them. You can hear her tell them, "say I'm not here." What a joke. What manager doesn't come talk to paying customers.
Most days there is no one staffing the front office and lines of people start and end up waiting for an hour. No joke. During business hours you'll often find a be back in an hour sign.
The other day I spotted the manager who refused to come help those of us waiting for help leaving us outside in sweltering heat for 45 minutes until the guy came back from getting fries and a burger.
Windows are broke. Locks are broke.
This has become the worst facility. I'll be moving out after two decades at the end of the month. Sad really.
