Sydney - Mann Woolwich - Patient, Cooperative and Understanding
Sydney from Mann Woolwich was our representative for house viewing.
Sydney was very professional, patient and understanding towards us during our house viewing (for the third time). We took our own time to look around and she was really patient throughout the process.
When we had queries about a few things inside the property she diligently checked with the sellers to keep us informed.
There have been circumstances when we had been delayed to our visit, she was very understanding and helpful.
Terrible
Terrible. Particularly the strood branch. Every viewing that shows interest - they then can't get hold of. Every single one just disappears never to be heard of again?
Then, as soon as you give 28 required notice to end service with them, they stop advertising your property!
They never call back when they say they will either.
Very disappointing experience from a High street agent
Intial consultation seemed positive but things then went downhill as floor plans needed repeated correction and appointed photographer seemed uninspired and uninterested. Several images needed replacing by agencies
phone shots. The online description contained missing text, errors and general failure to inspire prospective buyers. Then followed weeks of silence, a couple of marketing reports,when requested, but no viewings and no feedback. Desperately disappointing.
Estate Agent to avoid
Avoid North End branch of this outfit if they refer you to use their Solicitor based 100 miles away, Convey Law Ltd who will pay them an introduction fee, they are useless and will probably leave my tenant who is trying to buy a property homeless. Because this firm of referred solicitor by Mann and Co who have now washed their hands of the situation . It will know doubt leave my tenant will a larger bill.
Avoid. Sharks.
Fine during tenancy, not specifically great, but not head-against-wall territory like some agents of the past. The issues, however, came up around release of the deposit. On the day we moved our landlord instructed full release of the deposit following her own inspection. Mann kicked around the email between three or four people for 6 weeks with zero action. I must have called 20+ times and went through the same spiel with different members of staff. Eventually our landlord got involved, shocked Mann had flat out refused to repay nearly £2000. They fairly quickly then expedited things, and it took (only) another ten days to recover the money.
I take two things from this:
1. Mann prioritises landlords over tenants. As renters you’re considered bottom feeders by this company.
2. In this new era of high interest on savings, it’s their policy to sit on your money as long as possible in their bank account, harvesting interest off the combined value of thousands of tenants, which equals millions of pounds. Clever and very, very sneaky.
An awful experience.
I am going to write this review without looking at other peoples' reviews to eliminate any bias from
their experiences.
I engaged Mann & Co (locks heath branch in Fareham) simply because they were local. The manageress came round to my house and had a good look around before stating she would have no problem selling my house for the price I had in mind. photographs were taken and it was duly listed on their website: thus began an experience that lasted until my contract with them expired. I have listed the various problems I experienced with them below:-
1) the rear garden was not suitable for a family with young children, it is a landscaped garden and I specifically asked them to send people who would be more suited to a mature garden. the 2nd viewing they sent a couple who had 4 young children, their feedback stated that the garden wasn't 'suitable'
2) they sent people who's budget fell far below the asking price.
3) they omitted important selling points such as 'cul-de-sac location, well established front and rear gardens, and I spent a great deal of time sorting out their mistakes and getting the property description changed to include these features.
4) when I inquired about the lack of viewers, their default answer involved telling me how many likes and views my house was gaining and not to worry about it.
5) I asked several times for them to release me from my contract as nothing seemed to be happening, they point blank refused on every occasion
6) I made a complaint to their area manager whose tone on the phone was extremely condescending, and he just automatically backed his staff up before I could even finish telling him the nature of my complaints.
7) I had to remind them on many occasions to send me feedback from viewers as they seemingly 'forgot'
8) and to top it all off, when my contract expired recently, I engaged the services of an online estate agent and used the photos taken by Mann & Co for the description. An hour later Mann & Co emailed me and told me to take the listing down as they are their photos (which just summed up their whole attitude, childish, petty and totally unnecessary.
Be very very careful whom you choose to sell your property with. At the start, Mann & Co were all smiles and promises, but that went down hill fast and you just couldn't help thinking that they are sending ill-suited people to view my house just to show they are actually doing something, they clearly did not market my home properly despite their claims to the contrary, this is evident when you take into account the problems I experienced and listed above.
my advice: stay well clear of Mann & Co-especially their Locks heath branch.
Rooooll up Circus is in Town!
Rooooll up! Rooooll up!! the circus is in town! Ashford town! This branch and service is so bad you would think you are being set up on candid camera to test your patience with all the errors.Forgot keys to the house for viewings, got calls to ask for feedback on viewing MY OWN HOUSE, sign placed outside my home when instructed not to for personal reasons.No response to emails , oh and feedback from people who cancelled and feedback a week AHEAD of a viewing! wow crystal balls really do exist! Terrible advert got the description wrong and did not change it and even argued about the lay out of my own home! Avoid them like a disease! two months of hell with them.
So Mann.. Your’e Fired!!
Fantastic services
Mann Gillingham. Great service and would definitely use again. I'm very big on being kept updated as well as being able to contact them. The phone was always answered within moments and if the person I wanted wasn't available, they would call back in a very reasonable time frame. The same with emails, they where always repsonded to very quickly. I experienced very different when trying to buy from other estate agents and having to leave a message with a main switch board and always having to chase. Mann was the complete opposite and played a big role in why we purchased our property and not one from another estate agent.
We had no issues throughout the process. Eva, Richard and Darren where all very helpful and polite each time we spoke and it was nice to he able to have a laugh with them aswell.
We went from offer accepted to completion within 9 weeks and Manns efficiency played a major role in that including answering the phone on a bank holiday which again, others we tried to contact didn't. Or ever called back Fryer leaving a message.

THIS IS THE WORST SERVICE WE RECEIVED BY A LETTING AGENT. MANN COUNTRY-WIDE LETTING SPECIFICALLY WOOLICH AND MANAGER FAWAZ DA SILVA (LETTINGS MANAGER ) AND MICHEAL IBE (LETTINGS NEGOTIATOR). WE LEFT A DEPOSIT WITH THE AGENCY AND WERE TOLD THAT WE WOULD BE RETURNED OUR DEPOSIT IF THE LANDLORD PULLED OUT OF THE AGREEMENT. WITH A SURPLUS OF EVIDENCE SUPPLIED CONSISTING OF PROOF OF CCJ DISACOSIATION AND PROOF OF AFFORDABILITY. ACCORDING TO HOME-LET THE INFORMATION WE PROVIDED WAS SUFFICIENT ENOUGH HOWEVER MANN COUNTRY IS REFUSING TO SHARE REASONS AS TO WHY THEY DO WANT TO PROCESS OUR APPLICATION ALTHOUGH SHOWING ELIGIBILITY. WE ARE SEEKING A FULL REFUND THAT THEY REFUSE TO GIVE BACK.
Gravesend Branch....Stay Clear
We are having a very negative experience with the Gravesend branch manager. He is extremely arrogant, egotistical, condescending and severely lacks basic customer service skills.
We are constantly having to chase for feedback and updates which when you're paying for an expensive service, this is not acceptable.
Currently, we have no faith in Mann and their ability to successfully sell our home.

Just checking in on a terrible time which occured a couple of years ago.
Avoid Portsmouth branch and especially jay haddigan. Put a place on the market which wasn't even right, it was in fact a different bedroom. No one knew where my key was when I moved in and I had no bed even though I was promised. Mould started to grow everywhere, broken parts of the house and it even flooded which caused massive electrical damage.
Got compensation thanks to their legal department but the branch are just evil evil people

Unethical, incompetent and untrustworthy experience the worst in14 years of renting.
Do not trust these they cannot retain information nor carry out any agreed actions- they will say one thing and do the opposite. A very poor experience whereby nonsense eminates from them , what a truly shocking experience . BEWARE AVOID
Poor communication and mismanagement of flat
Dealing with this estate agent was an absolute nightmare. The complaints department was no help at all, with everyone giving me different information. I never wanted to become a landlord; I only did it because I couldn't sell my flat when I needed to move. The letting agent assured me they would take excellent care of my property, but that was far from the truth.
They found a tenant with antisocial behavior, resulting in numerous complaints from the estate management about the tenant smoking weed and playing loud music at night. The letting agent did nothing to address these issues. They failed to inform me of damages and didn't chase the rent, which was consistently late. I had to follow up with them every month. Despite paying a full service fee, all they did was collect money.
They misled me throughout the process. On the day the tenant was moving out, they called to say they had forgotten to send me the notice the previous month. They also wrongly deducted money for a rental extension, which I would never have agreed to if I had known the tenant was leaving. To make matters worse, the same agency helped this problematic tenant find a new flat, despite knowing about the complaints, late payments, damages, and unpaid rent.
The complaints department was no better, merely covering for themselves instead of taking responsibility. Avoid this estate agent at all costs.
Lewisham branch were appalling
Lewisham branch were appalling. I offered on a house to buy but my offer was not put forward for three days despite being told that it had to be put forward to the vendors on the day it came in.
I phoned several times and was repeatedly told that they were 'just about to put it to the vendors', but it was clear they were waiting for another offer from a buyer that was represented by a different agent (Kyle). I was in a proceedable position and came forward with a serious offer.
Kyle was rude and unpleasant. Would avoid at all costs.
Deeply Disappointing Experience, Strood Mann Sales and Letting Agents
Our experience with Mann Sales and Letting Agents Strood has been deeply disappointing. As someone with experience in leadership, I can confidently say that the issues my family faced clearly stem from leadership, as the agency has failed to take accountability for their poor service. The signs were there from the very first calls and continued all the way through. Appointment punctuality and coordination were major issues from the beginning. Scheduled viewings were consistently delayed, leaving us in uncomfortable situations and forcing us to personally show prospective buyers around our property. This lack of punctuality and disregard for our concerns was unacceptable. This not only inconvenienced us but also left us feeling uncomfortable and vulnerable. Moreover, prospective buyers also expressed dissatisfaction with their poor experience e.g left waiting outside properties, unclear instructions and poor communication.
Transparency regarding the terms of the sole agency contract was also lacking. Critical details, such as the length of the agreement, were not adequately discussed, leaving us feeling misled and questioning the integrity of the process.
Furthermore, the advertising of our property on Rightmove and other platforms was subpar. We were left to request enhancements and updates, reflecting poorly on the agency's commitment to effective marketing.
Despite our attempts to address these issues, the agency has refused to take responsibility and has closed ranks. Even after following the 'official' complaints process, they have refused to allow us to alter the length of the contract or even to move to a multi-agency agreement, which is a basic and straightforward solution that can easily be done and has been advised by other professionals in the industry.
I strongly caution against entrusting your property sale to Mann Sales and Letting Agents Strood. Should you decide to proceed with them, heed this advice: never concede to a sole agency contract, demand meticulous attention to the advertising of your property, and scrutinise every detail of the contract, particularly its duration. I firmly advocate for a contract length of no more than 4 weeks or 28 days. Furthermore, be resolute in avoiding coercion into utilising their in-house financial services. Despite our repeated insistence on retaining our trusted brokers, Mann Co persistently pressured us until we were compelled to inquire whether our decision to use our own brokers would pose a problem, emphasising the importance of asserting your preferences firmly.
Overall, our experience has been disappointing, and we hope our feedback prompts Mann Sales and Letting Agents to reassess their practices, processes, and procedures and strive for improvement in the future. Now, we find ourselves left to wait out the length of the contract as they refuse to alter it. As a family with two young children, aged 2 and 4, it's evident that our needs have been consistently overlooked and disregarded throughout this entire ordeal.
One of the worst estate agents I have…
One of the worst estate agents I have ever encountered. I was given an appointment to view a property, but a day before, I received a message stating that it's sold. Despite that, I received another call seven days later, claiming the same property is back on the market and scheduling a second appointment. I requested an early appointment, but they couldn't accommodate due to the landlord's unavailability, forcing me to reschedule other commitments, including childcare. To my dismay, I received a call on the same day of the viewing, informing me that the property is now sold. Beware of this estate agent if you're selling your house; their professionalism is questionable.
