Do not let with this agent
The so called “manager” of the Beckenham branch Samuel Freeman branch lacks basic communication or comprehension skills unsure why such a person will be allowed to head a branch. The team is not properly trained and does not even follow the proper internal procedures of the organisation as a whole but not surprised as they are a reflection of the manager. They lack also basic humanity or compassion and will not make any exceptions for mitigating circumstances such as being made redundant during the process even when this is not your fault or even within your control when such happened after you have successfully passed your referencing process. Will do anything to keep your holding deposit even forge your application details and claim you have signed a waiver to loose your holding deposit when you have not and you have clearly provided proof or ever even put in writing this is non refundable.

Cowboys…

Just handed the keys back to these cowboys and so glad to have done so.
If there is ever a shark / clown organisation it's these.

Highly recommended

I had never sold by auction before and was a little apprehensive about the process. It was not a straightforward sale with complications created by a tenancy that did not go according to plan, joint ownership and one seller in a far-off time zone. However, the team were always professional, reassuring and creative in negotiating the potential problems. Particularly Ria, my first point of contact, who was particularly helpful. Communication was always excellent so I felt very much included and it was an excellent outcome: a good price and completion on time. I definitely recommend Mann's, Gillingham.

Awful experience with Mann

Awful experience with Mann. Unfortunately I was the buyer so was unable to escape using this agent. They are bullies and made the whole experience incredibly stressful for me. Tried to manipulate me into using their solicitor, spoke to me like dirt on phone calls, told me they were 'bored' of the situation I was in when the seller and I had a disagreement about something that was broken in the property and I wasn't being allowed entry to make sure it was fixed before completing, and delayed the process by taking weeks to book in viewings as they would forget to call me with available days. I will never use Mann and would be put off buying a property who are using them

Where is my deposit?

Dragging their feet returning our deposit even though the landlord immediately authorised a full refund. Moved out 3 weeks ago and still dont have our money back, and Mann Sydenham just ignore our emails.
Avoid!

What does it take to unsubscribe from Mann??

Despite specifically advising I was only interested in a specific property & did not want to receive speculative emails I now receive them on a regular basis from Mann Countrywide, Totton in this case.

I have told Mann that I have no interest in speculative emails & have unsubscribed a number of times.

What is particularly galling the properties are outside my area.

Please STOP - spamming is illegal!

Fantastic experience from start to…

Fantastic experience from start to Finish , we are in our second house now through manns, alexia has been lovely to us, she's a credit to the company , always deals with people with a smile and up lifting , we are very happy with the service for the second time. Also thanks to Tim ,very good at what he does. All the best

good all round service

i have just completed the sale of my mothers bungalow.
the Locks Heath branch dealt with work , Both Laura And Lauren were very helpful ,any problems were dealt with promptly and efficiently.
Because i live 60 miles from the property they also did some extra jobs for me ,ie forwarding post and checking the heating was working to avoid frost damage.
I would be more than happy to use them again.
All round, good office, good service good staff,

Poor Agents - Stay Well Clear

Yes, the house was sold, but you’d expect better service when things go wrong…
THAT is the sign of a good agent who cares about their customers.
Delays in completing the sale were caused by Mann Countrywide not doing their job properly which ultimately cost me money in the form of an extra month’s mortgage payment and one extra month of associated costs (council tax etc etc).
Issues with improper ID checks and proof of funds checks on the buyer of my house were poorly carried out and their fee should have been reduced as a result.
And if you file a complaint, you get passed to their own internal disputes team who are paid employees of the Mann Countrywide group, hardly going to be impartial are they???
All Mann Countrywide had to do was provide proof that my complaint had no foundation, but they refused to provide a shred of evidence and chose to hide behind GDPR regulations - how convenient!!!
Instead, they threatened me with legal action to recover the full fee for selling the house despite their costly (to me) errors.
All Mann Countrywide are interested in is their fee, nothing more, nothing less.
I do not recommend them.

PS - Check the high number of one star reviews about Mann Countrywide.
There's no smoke without fire, as they say.

Would give a 0 if I could - Gosport

Would give a 0 if I could. Never experienced such shoddy and defensive service in my entire life. My whole experience to date has been shocking, to the point I am now going to be pulling out of my sale so close to the end so I do not need to put up with their complete incompetence any longer. Constant mistakes!! 3 weeks into my sale process and they call me to ask if I’ve had any luck finding a property. Repeatedly late for viewings upto 30 minutes. Forget to bring my keys to viewings, walk mud all through your house, they have no communication and have no idea what’s going on. Give your house keys to random people and then have no records of this! Turn up for viewings without even informing you of the viewing. My onwards purchase solicitors even commented on their incompetence. Complaints procedure is a complete joke and a complete waste of time they just deny anything and hide as much as they can to try cover their backs. There calls aren’t recorded and they use this excuse to say that you’re a liar as there’s no record of concerns being prior raised because their staff cannot write notes. Would recommend literally any estate agents bar Mann! Do not waste your time or money on this joke of a company

Not happy for mann of Northend

Not happy for mann of Northend. I found the lady very pushing . She was aggressive when I told her the house was not suitable for me. Customer service was bad I feel sorry for vendor . to get in argument in front of vendor will not be use for the sale of my house buy from them

Zero star rating if that was available

Zero star rating if that was available. I have had nothing but stress since moving into a rented property with Mann lettings ASHFORD brunch. They take all your money then treat you like dirt . After around 80 emails and calls and emails of complaints, still nothing is getting fixed or done . Unsafe house, was actually rotten when I moved in . me and my children was left unable to wash for weeks due to water problems and getting burnt.
Property was advertised as a detached 4 bed with 2 reception rooms a double garage and a conservatory. What I got was a 3 bedroom . As the landlord has stored his belongings in one of the reception rooms and locked it , he also stored his belongings in the garage with large excercise equipment so I can’t park my car in there . The conservatory fuses do not work and I been told it’s unsafe and the contractor did not know how it passed a safety check . The thermostat is unsafe , I was also left with a kitchen door locked for weeks ( which was a fire escape. )There are also cameras inside and outside the property, which the landlord has access to . I have tried to cover them but still feel uneasy as I have a young son and teenage girls . This is just some of the problems I have been left with . It’s nearly been four months like this , looks like I got to take legal action .
Please avoid if you don’t want to end up in a situation like myself .

I don't recommend them

Some things were fine, but many things were awful.

For example, they suddenly changed my listing to 'cash buyers only' without consulting me. It didn't even make sense to do that as non-cash buyers with a 20% deposit at least could buy it (it was a Council house in a low ownership block). When I asked why they did that, they said that they did warn me in advance that they were going to, but I didn't have any phone messages and when I asked them to resend me the email allegedly sent they didn't/couldn't.

As a result of seeing the changed listing, the person whose property I was going to buy told me that he could no longer wait for me to sell my property and pulled out of the agreement. (It was a private sale.)

I was also unhappy about the very unpleasant way that Tom Pedrotti spoke to me on the phone one time, and that they completely ignored some of my emails. Also, they didn't always tell me when viewings were cancelled, so that I spent time cleaning and/or went out of my house at the relevant time for nothing.

On one occasion, I went out for half an hour, and when I returned I could tell that the scheduled viewing hadn't taken place. I asked Sydney why she didn't call me and she said that the viewer only cancelled at the last minute, as if that was a reason.

My house was left on the market after I accepted an offer. I was told six weeks later that the sale had fallen through. They were supposed to be taking the details of anyone who inquired during that time so that they could contact them if it did fall through, but after the six weeks they didn't have a single name.

A woman came to my garden during the six weeks and said that she had phoned up to try to arrange a viewing, and someone said they would get back to her but didn't. I think this was Sydney as she said the person she spoke to was female. So perhaps other people contacted them and the didn't take their details either.

Sydney also left my door not properly locked following a viewing.

When I later made a complaint about the above issues, I forwarded Tom the emails that he didn't respond to and asked why he didn't, and he replied with an email saying just 'Regards, Tom Pedrotti'??

However the parent company did look at my complaint in a conscientious way.

We had a wonderful experience at Mann Countrywide Gravesend.
They provided such a personal and efficient service.
They were amazing from start to finish, always available and very helpful.
Special thanks to Daniel and Lewis who progressed the whole sale.
Many thanks to all the team!
Would definitely recommend Mann Gravesend.

Recently sold a property using Mann…

Recently sold a property using Mann Gillingham branch. Staff very polite and helpful and marketing and literature was good. I was however disappointed with how quick they were to put a sold sign outside the address even though mortgage and sale not confirmed, then how little I received in the way of updates and how long it took to acknowledge that the party in question was not sincere. Far better with updates communication and action in respect of eventual purchaser, with sale going through quickly. I am grateful for that.

A big thanks to the Gravesend Letting Team

The team at Gravesend worked extremely hard to try to find us tenants after we had been let down by tenants from another agency. They were professional, attentive and we felt supported in the process by Jay, Katie and Sukhy. I would certainly recommend them to anyone in our position.

Not recommended

My family had rented a house with Mann agency Gravesend for which paid all the fee in advance including rent and deposit. When it comes to day of moving 14th December 2024, we received a call from jay squire (manager) that we can't take the keys since gas certificate is not in place and there might be gas leaking. He was not even sorry while speaking to us. Since we had paid until 14th December to our current landlord who had already rented the room to someone else who was also coming on same day evening 5pm . Even that person came as well. We were panic because we had no place to go. Our moving van were also rented and ready. My sister who was also moving with us she is heavily pregnant and I already have a 4 year old kid. Due to which we all were panic . We visited the office mann properties, what the staff treated and spoke to us very rudely especially Katie Garrett except sales manager( I am not sure if think his name is Rob ) and one more member of staff i think Dan they were the only one who talked to us nicely. Otherwise Katie totally refused to help us and said she can't manage anyone and left us almost homeless. She even said we should go to council to get a house , do you really think they will give us a house in few hours instead of helping those people who are already in queue since years. Renting manager was also not helpful at all. Eventually Katie told us to go out from the office and told us she will call police which was obviously not a solution for atleast us. They closed the office earlier and locked it inside so we had to sit outside in cold with our kid just in hope that they will do something. But no it was just the worst day of life.
Then on Monday 16th December when I visited to the office to take the money back jay told he will not give us our full money back even we were not faulty we were ready to move but they were the one who breached the contract . Even I reviewed on Google for it they deleted it as well which was even not including a single word like violence or abusive or something like that. Which is totally against the uk law as well.
Kindly choose the good company if you are really looking for a peaceful experience never go to them

The service from Park gate Mann Co was…

The service from Park gate Mann Co was very poor. The member of staff who valued our property set our expectations falsely. She advised we would only be held in our contract with them for 2 months despite not holding to
this. We were also promised that she would do other things which never materialised. As soon as they had our business they had very little contact with us after this! Dishonest company to deal with.
