Highly recommend Mann Estate Agents for selling your house, especially the Beckenham Branch, they were brilliant.
After a valuation where they actually listened to us and took our needs into consideration, they organised 10 viewings for the 1st Saturday, and another 8 on the following Tuesday, and only brought qualified buyers. That was it, only 2 viewing days and we got 2 offers. Highly recommend them.
They also helped keep the sale moving forward right up to exchanging and completion, making sure we knew if anything was slipping and needed to be chased.
Will definitely only go through them again.
A VERY BAD CUSTOMER EXPERIENCE
Although we agreed with the landlord the amount of the deposit to be returned, Mandy Cook from Mann Agency did not agree and has stopped this agreement. My advice is that DO NOT SELL OR RENT WITH MANN. They have very bad customer experience, see other people experiences with this agency, VERY VERY bad overall. I have no other option to raise dispute with mydeposits.co.uk. We still do not know or understand why Mandy Cook from Mann Agency has did this to us.

A man from there had me in tears after shaming me for not knowing what my friends earn. They ask, to rent a 1 bedroom for a guarantor who earns over 40k per annum and when I explained the average wage in the UK is 26k therefore what type of elitist company are they running? The man got rude and had the demeanor of someone desperate for money and like I owed him some the way he spoke to me. Spoke down to me to be precise.
I've worked with homeless charities for years and to know there is a housing crisis in the UK, to be commended by the Queen for my tenacity, to be invited to Westminster Abbey and asked to shake the Queen's hand, yet I'm not good enough to rent a flat because my friends are APPARENTLY not successful enough to rent a one bedroom from Mann a company I've never heard of🤣🤣🤣they're not the brightest either, since then had a girl call me and ask me again what my friends earn, at this point they seem desperate for clients yet it sounds like a child on the phone. I asked her what her friends earn, if she knows anyone earning 40k and she said no, she didn't she also felt offended at the question yet demanded the same information from me seconds before. When I asked the averaged wage in the UK she was stumped, when I wished her luck she sat on the phone repeating OK like a belligerent school kid who'd been told to answer a difficult question she seemed embarrassed and confused. They are unhelpful, unrealistic and consistently rude in their approach. I suspect they take on people based on who they know, not their own merits. I come with glowing references, parents who worked 2 or 3 jobs all their lives and are home owners who want to help, friends who work every hour God sends to provide for their families yet it's not good enough for a one bedroom from Mann. Now imagine you've been homeless because of domestic violence, to be told once you're on your feet you aren't good enough to have shelter because your friends aren't rich enough. Even tho you can pay rent, have friends willing as guarantors, have references and imagine your child in this position, needing a break. You're trying to help and even though you worked your whole lives and bought your own home, you're told you aren't good enough for your child to have a 1 bedroom secured because the company thinks you're too poor.
Unnecessary, disgraceful discrimination. They need to be investigated immediately
Greedy and aggressive landlord
I had my previous landlord which the property that I rented through Mann Countrywide Estate agent in Sydenham, South East London.
This landlord was very aggressive and greedy man. He had often demanded me to pay for the upraising rents every 18 months and asked me for coming into my place without a tenant presented at home, when I refused his request then it turned out a very aggressively bad behaviour landlord. His name is Mr Bob Mann, at 7 Winsford Road, Catford, London. It was the worst landlord I had been in my life since I put my trust in this letting agent. Be aware of this landlord and his property’s letting agents if you want to rent it. He was a rogue one !

Inefficient and poor customer service
Mann Countrywide Catford has caused us to waste so much time, money and energy in a move that should have been really simple.
They are the only agency that got us to travel 1h to sign a lease agreement (they « manage » properties in West London but they insist you come to their office in Catford to sign - we are in 2021, DocuSign is a thing).
When we got to the property, we found that the flat was not ready, dirty with loads of construction rubbish in it, even though they had confirmed that the flat was clean and ready to move into. The agent was not very proactive in sorting it out and we had to push to obtain an update on how they would fix the issue. We could not trust the agent to get back to us and had to chase many times (which has been verified by her going on annual leave, providing no handover contact as our issue was not completely solved).
All in all, they wasted our time and money (at least 2 to 3 days of rent where we could not live in the flat we have paid for).

Worst property management!
A family member who has special needs rents through Mann. As they require help I deal with any maintenance issues that arise for them. In July their ceiling fell down on them while they were in bed. We reported the issue straight away and moved them in with us as the property was not safe (more of the ceiling came down on subsequent days. I reported the issue through their FixFlo app out of hours but apparently a ceiling falling on you doesn’t constitute an emergency so we weren’t contacted until days later. I tried to call the property manager repeatedly but we’re not able to get through. I called literally 80 times one day and no response. The issue was finally resolved by me going through Facebook. After a week of them living with us no rent was refunded. The ceiling is repaired but still not painted 3 months later! I assumed this mismanagement was a one off but we are now dealing with an oven that is not working. They have now been without a working oven for a week and we have had to chase repeatedly for even the most basic of updates.
Also their out of hours emergency policy is ridiculous! It states that you have to get your own contractor and pay for the works but they don’t guarantee that they will refund you the money that you pay out!

Complete waste of time.
A friend and I had organised a viewing earlier in the week for Saturday morning. As we both work Mon-Fri viewings for us aren’t regular and plans have to be cancelled to make viewings possible. After arriving 15 minutes early to the area of the flat I get a phone call saying the tenant has left the property and the agent doesn’t have a key to enter. Complete waste of time. It’s basics for estate agents to have a copy of the keys to an address to avoid this problem. If you don’t want to waste your weekends I suggest using a different estate agents.

It’s been a real struggle to get our holding deposit back. Agreed deposit release with landlord and estate agent; but deposit team is awful. Excuse after excuse. Holidays, sickness, we owe £5 for this and that, no updating, only given updates when chased. Don’t bother getting back to emails or when you call the deposit team they won’t speak to you once they know it’s you on hold. Twice now they couldn’t speak to me because the computer needed resetting as it was freezing. Felt like an episode of the IT crowd.
We had a few issues while in the property. Which Mann wasn’t any help. But one I will mention. The fixed wire test took place and we had an email from the service/repairs team advising we had to pay for this and that etc. Basically the wiring to some light fittings needed replacing and they wanted the tenants to pay for a re-wiring. I called the guy who sent the email and explained that was down to the landlord. Why should we have to pay for the house to be re-wired. He sounded high and clueless and said he would speak to his manager. We heard nothing about this again.
Anyway. Look. If you need somewhere to live or find a nice home that Mann are dealing with, I’m sure this review and the tones of other bad ones won’t put you off. But as it stands we are still waiting for our deposit back and today we will be going via the my deposit scheme tribunal to get this back. Normally you only need to do this when you have issues with the landlord or estate agent when you don’t agree on how much should be taken for repairs. But this issues is with Mann just not returning it or getting back to us. I suspect as Mann Countrywide hold onto the actual cash and only have an insurance scheme with my deposits. They use the cash deposit elsewhere else in the business so it’s not actually there when it’s time to release so they delay so they can get funds in from else where to return you money.

Totally disgraceful experience with the
Mann countrywide termination team.
I left the property I rented and accordingly with my landlord who check the property out last Saturday,we produced and sent to the termination team a paperwork (as requested by them) which states we both (me and my landlord) agree to the total release of the holding deposit.
I sent it 6 emails since Saturday included,I may understand they don’t work Saturday/Sunday,but it’s Tuesday and still never received a reply to emails. Also no one says anything via phone as since Monday morning I started calling every hour.
It a really incredible how they don’t care of their tenants.this’s the same issue I had with them when I had to write several mails and calls to ask what was the procedure,and they ve been always evasive.
People stay away from this company !!!
Mann & Co Rochester / Strood - stay away, nightmare
I wish I could give a zero rating and a health warning about Mann & Co Rochester / Strood...I wish I read these below reviews first and simply stayed away from Mann & Co.
They haven't been able to sell my home, and having come to the end of the contract, are now trying to pursue me for a penalty fee. Does not make sense, I have put in a formal complaint. But it does make me wonder how many people they extort this fee from?
To any Mann&Co staff reading this, to date I haven't signed any contract with another agency, I haven't got a sale. I am speaking to other agencies which legally I can do.
And now I am at step 1 and trying to sell via another route.
The market is topsy turvy, I totally understand that, but bullying a customer for a penalty fee,when they haven't done anything wrong, apart from trusting Mann&Co...
You are better of dealing with even the new online estate agencies.
The whole experience has left me really stressed out. If this review helps one person to stay away from this toxic estate agency, writing this has been worth it.
Also to anyone moving to the Medway area, do your research, anti social disorder in Medway is a growing problem, there are nicer parts of Kent to move to.
Where do I even start…
if I could give 0 stars I really would because my experience with Mann Lettings was ABYSMAL from the very beginning. The first time we asked to view the property, we arranged a viewing but when we arrived at the property to view it nobody from the letting agency was there. When we called up, we discovered that the letting agency had confused our booking with another client who had cancelled their booking. We therefore had to view the property with the tenant and no letting agent. Please bear in mind that all the tenants personal belongings were still in the property when we viewed it. We decided that we actually did like the property and we would like to move into this house, so we followed all the normal procedure signed all the contracts paid the holding deposit only to then be told that we wouldn’t be able to move into the property on the given date because the tenants who were in the property were delayed moving out. Fair enough I guess, as this is not their fault. However the way that this was handled was very poor. Communication was POOR, We kept getting moving dates and then those dates being retracted without telling us why this was happening. They weren’t very helpful or caring of our situation at all. Overall we ended up waiting almost 2 months for this property. So after two months of waiting we wanted to view the property empty before we moved into the house as we had generally forgotten exactly what the house looked like. The letting agency basically told us that this was not possible as they would receive the keys at night on the day before we moved in. On the moving day when we arrived at the property there was so many issues: the faucet in the kitchen was leaking, there was a crack in the wall, there was mould along the skirting board, and the manager of the flat (who was the landlords father) was very patronising, condescending and out right rude. We were trying to resolve the issues at hand without arguing or being a nuisance but the manager did not want to hear it and wouldn’t even consider compromise. Eventually the actual landlord arrived, who was a little more understanding and easier to communicate with, but at this point we were really at our wits end. We also discovered from the landlord that they had offered the letting agent a week in between the last tenant moving out and us moving in, in order to give time for us to view the property empty and sort out any issues that needed to be sorted before we moved in. The letting agent told the landlord that we would not want this week because we “wanted to move in asap” which was untrue. The letting agent failed to communicate that the landlord was willing to give a week before we move in, and this was frustrating as this is something that we would have been interested in. About an hour and a half after collecting the keys to the property we decided to terminate our contract due to negligence, slack, poor communication, and general bad service. I DO NOT recommend to use this letting agent, but if you do, good luck :(

I have no words, and yet so many for this company and the customer service experience. Immoral, lying, incompetent, unprofessional would be the nicest words, the worst my solicitor has heard.
The charges are extortionate when you get nothing but stress, they don't return your phone calls or emails, whether they are the maintenance team or manager. They grab those fees from you very quickly, but that appears to be the only thing they can be relied upon.
I have dealt with the Totton office, Southampton and Woolston. They have lost documents, despite me posting through their door, after making a 42 mile return journey and providing a photo of the envelope on their doormat.
My only advice, go elsewhere. No wonder the reviews are so bad and not responded to by the company.
Absolutely awful management
Absolutely awful management. You can expect nothing to be done. They mainly take your money and leave you to deal with the rest. Even the accounts department needs help with how much money is owed and how much they should take. Be careful. You will be going in circles. There will not be one point of contact you will be dealing with but multiple and all saying different things. It was a complete stressful nightmare. Never again. They didn’t even fix issues for the tenant. I would not recommend Mann to anyone you would be better off dealing with the flat yourself as potentially that’s what you will end up doing only difference would be you will have much more stress to deal with.
Incompetent and ignorant .
Incompetent and ignorant .. how stupid were we to trust this company (Rochester/Strood) to act as our selling agent. They did not have the knowledge to market our property because it is unusual. They have cost us tens of thousands of pounds. We have a buyer through another agent but are getting far below the market value because of this terrible agent. Don’t touch, they don’t deserve your business.
