I recently purchased a property through the Adel branch and had an excellent experience from start to finish. The team was professional, courteous and knowledgeable. They made the process seamless.

We’ve had an extremely concerning experience with Manning Stainton during the sale of my home. When we switched agents due to a poor initial experience, Manning Stainton provided a list of people they claimed to have introduced to the property — and this list included only a MALE buyer with a specific surname. However, the person who ultimately viewed the property with the second agent and whose name appeared on the memorandum of sale was a FEMALE buyer with a completely DIFFERENT surname. Neither we nor our new agent had any idea the two were related… until six months later.

Despite this clear discrepancy — entirely their oversight — Manning Stainton are now demanding commission and insisting they were the “effective cause of sale,” even though they had no involvement in the successful negotiation or progression of the transaction. They have since escalated matters by warning us that we are in breach of contract if we do not pay, even mentioning potential legal action. Their tone has felt unnecessarily aggressive and bullying, especially given that the issue stems from their own failure to provide accurate information.

What makes this situation even worse is that they are effectively bullying a couple into paying two sets of commission to two different agents — something no reasonable seller would ever expect or consider fair.

And now, despite all of this, Manning Stainton have taken things a step further by issuing a County Court money claim against us, even though we have lived in the property for only three weeks. Rather than resolving their own administrative mistake, they have chosen to drag us into legal proceedings — a shocking and disproportionate approach that no customer should ever have to face.

Based on our experience, I would strongly advise anyone considering Manning Stainton to be extremely cautious, read every clause carefully, and be prepared for this kind of behaviour should any dispute arise.

Edit: In reply to Manning Stainton’s below response which is full of lies and misrepresentations:

First, regarding your suggestion that I implied there was “hidden small print”:
At no point did I claim there was any small print I wasn’t aware of.
We fully understood the contract and were perfectly prepared to abide by it. The issue is not the contract — the issue is that YOU DID NOT PROVIDE an accurate list of introductions, which is the information a seller must rely on when switching agents.

When we withdrew our property, the only name you listed was a MALE buyer with a specific surname. The person who ultimately viewed and purchased through the second agent was a FEMALE with a completely different surname. You did not disclose her as an introduction, nor indicate any connection between them.

Saying “a different surname does not invalidate this” avoids the real problem:
you failed to list her at all.
We cannot be expected to guess a relationship that you yourselves never identified or disclosed.

Your claim that communication was “declined” is also inaccurate. You are fully aware that we have engaged repeatedly and that we’ve been seeking advice from the ombudsman.

Instead of acknowledging your failings, you escalated matters by issuing a County Court claim less than three weeks after we moved into our home — a disproportionate and intimidating step. You have really shown your true colours.

To anyone considering using this agent: take heed of the reply above. Notice the lack of accountability and the administrative incompetence on display, and ask yourself whether this is really the level of professionalism you want handling your home sale.

It wasn’t a straight forward sold and purchase. Sold with Headingley brunch and bought from Adel brunch. The team worked together to help me sell my house and purchase what I needed and wanted for a very long while.
