As a landlord I have dealt with many agencies , this office is the worst their admin are chaos. Their payments collection have been 2 month delayed in some instants , purley becasue ethey did not botrher to contact the tenants. And you get teh most unhelpful , unresposive admin to deal with. Missed up my mortagae payments and casue alot of overdraft fees will never use again

This review relates only to the Streatham Hill branch of Marsh and Parsons, through which I attempted to buy a home in 2025. My experience points to a disorganised and poorly managed estate agency, and I would recommend prospective buyers and sellers avoid M&P and choose from the many other excellent estate agents in the area. The lack of care and transparent communication from M&P has left me without a home for several months and thousands of pounds out of pocket. Junior estate agents seem reluctant to escalate obvious issues to managers, and the branch director, Jonathan Mallet, has made no attempt to provide the most basic level of customer service.
Summary of my experience:
* I had an offer accepted on a house on 6th August 2025, after viewing it with Thomas Syms at the Streatham branch.
* I instructed solicitors and arranged a mortgage and survey quickly, as I had buyers lined up on my own property.
* Despite chasing M&P weekly after my offer was accepted, I soon became concerned as the vendor had not instructed solicitors. Thomas became difficult to contact and was usually "out on a viewing" whenever I called. Consistently I was told that everything would be sorted by the end of the week.
* By 16th Sept nothing had changed. Another agent from the same office called to apologise on behalf of the vendor, and insisted that things would begin moving forward the following week.
* At this point I had to agree to complete on the sale of my own flat to avoid having the buyers pull out.
* On 4th November, the branch director, Jonathan Mallet, insisted that the purchase was still on, and that he would "jump on it" to get things moving. He did not, however, respond to any further emails.
* By January I received calls from other agents at the M&P Streatham branch, who had clearly forgotten that I had ever had ever agreed to buy the property STC, and attempted to sell me the same house a second time. I was told that Thomas Syms had "left the business".
* During all this time the property continued to be marketed on the M&P website and Rightmove/Zoopla portals. My survey had flagged that no Energy Performance Certificate (EPC) was available for the property, meaning that it had been marketed since June 2025 in breach of the regulations.
I am willing to understand that the vendor may have been difficult to deal with and unready to sell their home. However M&P Streatham: (a) should never have marketed the house in the first instance without documentation in place; (b) failed to communicate transparently when it became obvious that the transaction could not proceed; (c) allowed a survey to go ahead at my expense despite knowing this; and (d) are so poorly managed that they collectively forgot about the transaction.
The house remains unsold on Rightmove as of March 2026.
**Updated 04/08/2026**
A year later the property remains unsold and continues to be marketed by Marsh and Parsons.
Jonathan arranged via email to call me twice after this review, but never phoned.

Our experience with this letting agency has not concluded, unfortunately, but I wanted to share what happened to us in the hope that this is informative to prospective clients.
We were tenants between July 2021 and September 2025 in a flat in central/West London. The house itself was fine, and refurbished prior to our entrance, if I understand correctly. The construction work wasn't of high standards but that is not necessarily the landlord's or the agency's fault. At the time of initiating the tenancy, the communication with the agency was good and seamless.
The main reason why I am writing this is because of what happened at the end of our tenancy. First of all, the agents asked us to perform a cleaning of the house even before the tenancy was over. Because we were moving, the house was not perfectly tidy or clean as one can imagine and this apparently was causing trouble with their viewings. We could only respond that they were welcome to perform a cleaning of their own (before the one that was due before the end of our tenancy) which resulted in someone entering the house without notice while we were away, moving stuff around and disposing of some. We found the absence of notice and communication offensive and unprofessional as were still tenants of the house. Please note that we paid our rent in full for the totality of our period, gave due notice at least six months before we left, and agreed to a 15% increase in our rent at renewal of the contract.
The most important issue I have to flag is what happened with our deposit. The landlord requested a sum of 770£ to be excluded, because of undocumented additional construction and cleaning work that was required after our leaving. Note that the end of tenancy report showed a house in which construction work was ongoing, so there was no actual evidence and no account of the actual work that had been required. We were not opposed in principle to paying of course, but we thought that the amount needed some documentation for us to judge whether the work had been necessary and directly connected to damage produced by us. None of this was ever produced so we had to proceed to dispute the request via the Tenancy Deposit Scheme. This in the end resolved in our favour, and we received the disputed sum back.
To this day though, 5 months after leaving the house, the agency has not yet returned the remainder of the deposit (more than 1,800£) despite our requests. We have only received cagey answers and promises that have not become true. I am frankly astonished that this kind of unprofessional behaviour is present in what is supposedly a major letting agent in London. I think this is completely unacceptable especially since this is money that not everyone has the means to dispute for such a protracted time.
Apart from this, I can report on a number of other things so that a reader can have an idea of the service. We had three major issues during our tenancy, for which we needed to reach out to the agency. One was the presence of mice in the house, which happened repeatedly and was partly due to the construction works (which left some holes where the mice could pass through). I realize that this is a common issue in London, but it is nonetheless a very serious issue which was generally dealt with with delay and without definitive actions.
The same happened with the other issue, which was a wardrobe door whose hinges gave way after a while, effectively dislodging the door. This was a part of an old and very heavy (as in around 20 kgs at least) wardrobe wall. The only intervention we had here was refitting the hinges, which gave way again after a few days (or hours sometimes). As a result, the door once nearly fell over an 8-year-old child, who did not get hurt by sheer luck. For years we had to manually lift the door to get access to the content of the wardrobe.
The third issue was a leaking roof, more or less throughout the whole flat (which was on the top floor). This was not necessarily the agent's fault as this is a house issue, but whoever responsibility it was we had water leaking from the roof for the first three years approximately before this was actually remediated.

Extremely poor and negligent handling of our tenancy by Marsh & Parsons.
Basic responsibilities were repeatedly not carried out: unresolved maintenance issues, missing documentation, lost keys, and a complete failure to provide final tenancy sign-off or a condition report despite multiple requests.
Despite this, Marsh & Parsons continued to take 16% monthly management fees while the property was being damaged and issues were not being addressed.
A legal document was signed off by Marsh & Parsons stating the property was in acceptable condition, when in reality it had been trashed and has since cost approximately £15,000 to repair.
Communication has been slow, inconsistent, and largely absent. We have been forced to chase constantly, and even now there is no clear written confirmation of tenancy close or a full breakdown of the deposit status.
This has caused significant stress, financial impact, and months of unnecessary delay.
I would strongly caution anyone considering Marsh & Parsons as either a landlord or tenant: based on our experience, their internal processes and accountability are seriously lacking.
