I am very disappointed with my daughter’s tenancy experience with Martin & Co Birmingham Harborne Lettings & Estate Agents, particularly the service and communication from the property consultant involved, Ms Simran.

During the tenancy, my daughter faced serious inconvenience due to a water leakage issue. In our experience, the matter was not handled with the urgency, follow-up, or tenant support that such a situation required. Communication with the landlord was also not timely, which made the situation more stressful and inconvenient for my daughter.

We also had concerns regarding the handling of payments and deductions at the end of the tenancy. In our view, the refund process was not managed properly in line with the tenancy agreement, and the rent deposit was held for an unnecessarily long period.

Ultimately, my daughter had to seek legal support and pursue a statutory claim through the UK Deposit Protection Service.

Based on our experience, I would not recommend Martin & Co Birmingham Harborne Lettings & Estate Agents to tenants who expect timely communication, proper tenancy support, and a smooth deposit return process.

I would like to express my sincere gratitude to Bogdan Oglu for the outstanding service he provided. From start to finish, his behaviour was incredibly respectful, polite, and professional. He conducted himself like a true gentleman throughout our interaction.

What stood out the most was his dedication; his follow-up was prompt and thorough, ensuring that everything was sorted perfectly. Furthermore, I must mention how impeccably dressed and smartly turned out he was, which truly reflected his high standards and respect for the customers.

Thank you, Bogdan, for such a brilliant experience. You are an absolute credit to the company!

Failed to act on serious health and safety issues

We experienced months of unresolved problems including a rat infestation, faulty ventilation and ongoing security failures.

Despite repeated reports, communication was slow and ineffective—mostly “we’re chasing it” with no real action. Even our formal request to leave early due to health risks was delayed with no urgency.

The conditions impacted our health, yet there was little accountability or meaningful response.

Polite communication, but ultimately a stressful and unacceptable experience.

We had a very disappointing experience with Martin & Co.

We paid an advance to secure a rental property and were then asked to provide a guarantor. When we arranged the first guarantor, we were not informed that a passport would be required as part of the process. This requirement was only mentioned later, which our guarantor was not comfortable with.

We then tried to resolve the situation by providing a second guarantor, who also could not provide a passport, and even offered a third guarantor. Unfortunately, none were accepted.

At no stage were these requirements clearly explained to us before we paid the advance. The process felt unclear and inconsistent.

In the end, the property was cancelled and our advance payment was not returned, which we found very unfair given that we made genuine efforts to meet their requests.

Overall, the lack of transparency and poor communication made this a very frustrating experience. I would strongly advise others to get all requirements clearly confirmed in writing before making any payments.

Do not deal with this company at all. I have literally just made an account just to write this review, that’s how bad they are

They simply do not care! We have been dealing with noisy neighbours since SEPTEMBER. There has been parties at 5am, shouting, yelling, banging, doors slamming and music playing all night

I have submitted evidence to the property manager and landlords but they simply do not care enough to actually 1. Respond to you or 2. Take it seriously.

I have submitted 40+ pieces of evidence and now I give up, we’re looking to move out the building and never use Martin and Co again

Save your sanity, honestly, and deal with a different property management. Do not be fooled by the positive reviews.

The landlord has accepted another offer, and you should have proactively informed the other applicants who were still waiting, so they could make timely arrangements instead of waiting aimlessly for your notification.
It is even more disappointing that when someone emailed to ask whether the property had been rented out, you chose not to respond at all. Such indifference does not reflect the professionalism and courtesy expected from a reputable agency.
Every applicant may lose a month’s rent due to your lack of communication, and this kind of discriminatory treatment is simply unacceptable.
I strongly advise others not to choose this agency, especially the staff member named Jack.
