I applied for a studio through Simon and Miller Company and paid a £186 holding deposit — only a day after applying, I discovered my guarantor could no longer proceed due to declining health and work commitments. The vetting process was extensive and, given his circumstances, it was not feasible for him to continue. I made genuine efforts to find alternatives, including exploring guarantor insurance, but could not secure another guarantor. I informed the agency promptly, apologised for any inconvenience, and thanked both the landlord for being generous and the agent for their support. I had also travelled to view the studio and accepted it in good faith — I acted honestly and responsibly throughout.

Despite this, the agency, including CEO Gavin Curd, retained my holding deposit, stating they acted in “good faith.” While polite, their decision showed a lack of sympathy for a genuinely unforeseen situation. Another agency told me they would typically return a deposit in similar circumstances to avoid dispute and expressed concern for my guarantor’s health and employment issues. Meanwhile, both my guarantor and I were pestered daily by automated emails from Goodlord, and I have screenshots documenting these emails. Two utility companies also contacted me unnecessarily, and the studio was re-advertised at a reduced price while my details were still retained. My request to have my personal data deleted was initially refused, claiming I was an “active tenant until 2027,” only being resolved after my guarantor challenged it.

Overall, while communication was polite, this company is not good-hearted in practice. They could have acted with understanding and sympathy by returning the deposit given the circumstances. Instead, the handling of both the holding deposit and personal data was rigid and inflexible. Prospective tenants should carefully review holding deposit terms and data handling practices before proceeding.

Having used Simon Miller before i had every confidence in using them to sell again. It was a long drawn out conveyancing process of 159 days however Wasim and the Team were great, always welcoming, gave great advice, support & guidance. All calls & emails were responded to promptly. I would highly recommend Simon Miller to anyone considering selling or buying a property.

She went above and beyond for me, speaking to the landlord and negotiating a viewing of another of their properties that was just about to go on the market. It fit my life better and I'm now in the most perfect little house in the exact area I wanted to be and am so happy.
Everything was explained to me at every point and I never felt like I was an inconvenience at all.
Every part of the process from enquiry to lease went so smoothly and quickly, and the service was amazing from both Grace and Lyndsey.

What can I say. I dealt with Tracey to start she showed me a couple of properties to rent but one wasn't what I was looking for and the other I just missed out on. Unlike other estate agents/letting agencies where you never hear from them again, they go back to their portfolio or as soon as a new property comes on the market they will call and see if your interested. Then I had a call from Lyndsey said she has a flat one coming up, we went and had a look and it was exactly what I was looking for. Once again I can't thank all the ladies in the lettings department enough made my daughter and me very happy tenants.

Wasim and his team made the sale of my late cousins house a good experience. They worked hard to get the sale to completion.
A little more updating would have been appreciated, but they always gave me information when asked.

Great service, easy to work with and flexible with viewings

I would recommend Simon Miller & Company 100%. I found a property that I wanted to buy, made an offer and was told it had been accepted on the 5th August on the 27th August I exchanged contracts to complete in September. Our experience with Simon Miller was fantastic all round. We mostly dealt with Wasim, who was so helpful, constantly one step ahead and always kept us in the loop.
