The response on email is absolutely…

The response on email is absolutely appalling. As soon as they find out you've got a disability, they don't want to help you. It's absolutely disgusting that no one wants to help you because you've got a disability, it's absolutely violation. This is against my constitutional rights. And I think it's disgusting how this agency don't want to help people because you've got a disability, I think they're actually disgusting. This is the way they make their people feel. Absolute violation of someone's constitutional rights and because you don't want to help someone because I've got a disability and you can't tell them the truth that is your right, but at the end of the day it will be a civil claim.This was a premeditated target attack on someone's disability did not want to help them get a property never wanted to help them. This is a clearer discrimination because they don't like you if you're on benefits. Under the 2010. Quality at. You do not have to have a current hall because you are autistic. But they won't be listened and they don't care if you're autistic or not they don't want you if you're on benefits they only want working class people where this benefits scrounge to them.we still have agencies like this that are making people choose between taking their own life. Or having no life at all. And they're pushing people away.

Had a disappointing experience


Had a disappointing experience.

Saw a property on a Saturday and was greeted by a man who couldn’t even be bothered to say hello. We did like the house and decided to proceed with putting in an application that was accepted however noticed the property has been taken off the website even before we viewed. We chalked it up to having a lot of interest. Should have been a red flag.

Once accepted we placed the deposit and I called to ask about move in date (tentatively put as 4/3 by the agency) and query a back garden tap. I was told I’d get a call back that day. Which I didn’t but that was ok no big deal. We then hadn’t heard anything for a further week so my partner called and was told the property failed gas and electric safety but it would all be fine and we would get a call back in a few days. Again, nothing.

I then called again a few days later on a Friday to clarify if anything had happened and was told I would get a call the following Monday, or Tuesday latest.

By Wednesday we were feeling spooked so my partner called again and was told the person dealing with the house was off.

We finally received a call a week later (1 week prior to anticipated move in) saying we were good to go. By this point we were so fatigued with running after them attempting to gain clarity on anything, so had to pull out. Lost our deposit which considering the house probably shouldn’t have had a deposit accepted on it before getting required documents, is disappointing. But hey, judging off other reviews, the probable stress of renting under these lot isn’t worth £230.

Complete time wasters

Complete time wasters. Avoid at all costs!! Gave misleading information to a landlord, refused allowing us to give our notice period which we stated on our application which resulted in us loosing a property after we had given notice on our existing. Awful company. I think we had a lucky escape on reading their other reviews.

I’ve been renting for many years and…

I’ve been renting for many years and these are the worst company I’ve ever come across. Lied from the start expecting me to believe the carpets had been cleaned and they were filthy. That’s the only thing I asked for. Eventually they cleaned them (in a fashion) . They also steal from tenants. I cleared all the gardens and they sent an invoice to the previous tenant for £170 to the house for, guess what, gardening. Over the space of 13 months I transformed the house including painting it from top to bottom, painting external doors etc. I have Only left the house as I couldn’t get used to the sound of the traffic noise. Dan is by far the worst person to work there - spoke to me so badly I refused to speak to him ever again. I refused to pay my last months rent because they had deducted money from the last tenant for work I had done. More than happy for them to take the rent from my holding deposit. Hounding me to leave the house at 12pm - I’m paid up for the day. Cleaned the house from top to bottom. Cleaned the oven but wasn’t a professional job. Cleared all garage out and left 2 sets of shelves - thought they would be useful for new tenants and the garage was full of crap when I moved I and I didn’t complain. Now involved in a dispute with the TDS for the remaining £105 of my deposit. One of their issues - I replaced a piece of disgusting threadbare carpet between the kitchen and living room with expensive floor tiles but I hadn’t removed the carpet grippers. Can’t be that bad as they are advertising for an extra £50 a month due to all the improvements made by me. Avoid this company at all cost

No control

Trying to use technology to replace the traditional sales processes but they're not in control. Communication was very poor throughout and lost my sale due to the lack of control. Consequently, they lost my confidence and I pulled my business. A more appropriate name would be Number Two...

I had made enquiries with a few letting…

I had made enquiries with a few letting agents regarding potential marketing of my mother's property. I chose number 1 because they were very open and helpful regarding the fees and how they operated. All the staff have been so efficient. Within two days of advertising, they had enquiries from several potential tenants and on day three I had a good choice of selection.
So as a result, my rental has new tenants, with all checks in place within 5 weeks from start to finish, which I think is pretty amazing. No hassle along the way and I was kept informed with everything via email and phone calls. I was always able to speak to the staff with any query and they could deal with it. 10/10

Communicative, professional, reliable, and friendly!

I have been with Number 1 Letting for 6 years now as a landlord. They have been very professional and attentive, quickly communicating to me any problem that the tenant has reported and then immediately arranging a plumber or electrician as required. They find new tenants quickly, and are careful to ask for references and guarantors (if needed); there have been no issues with the 3 tenants that have lived there so far. I'm very happy with Number 1 and they have certainly been much more reliable than the previous agency!

100% focused on the landlord

100% focused on the landlord. The photos on Rightmove were not recent and was completely inaccurate. We lived in a property in South Milford and had issues from day 1. Following a professional clean we found the previous occupiers underwear, dried food on the wall, disgusting carpets and maggot husks. When we complained we were told cleanliness was subjective and we had to do it ourselves (I even sent photos and visited them in person with photos). We were unable to use the shower as instructed by numbers 1 lettings due to safety issues with the glass screen. The bath was unable to produce hot water due to a thermostatic valve, so we couldn't live there for the first 4 weeks and were offered nothing in compensation! The washing machine was disgusting and had to be replaced at our own cost and pay for the removal of the old washer even though we were told white goods were included. (we obviously kept the washer we bought - they advertised the property when we left with a washing machine which obviously wasn't there)

After being in the property for 6 months our boiler blew up due to water leak in the boiler landing on the electric motherboard. It took over a week and multiple visits to fix the issue. With no heating or hot water we had to move out at our own cost, and we were offered around £100 compensation. A carpet was reported at the inspection as being unsafe. The photos were put on for and only when I feel down the steps was something done about it. When the fitter came it was due to a previous poor repair carried out on the bottom step which meant the carpet couldn't grip.

We moved out in August 2023, I provided details of reads and included photos. I contacted every supplier and provided them with details of my move out. The new tenancy started approx 2.5 weeks after I moved out (we befriended them showing them around as they were not local). I have now received a debt letter for the period my tenancy ended and the new tenancy starting. The letting agents have not made the energy suppliers they are responsible (landlord details) so the energy suppliers have correctly chased backwards.

From a tenant point of view I've never dealt with a more unprofessional company and it's obvious it's about making money. In the current market I feel they are exploiting the renting market and peoples situations. If I find myself renting again and found a property I liked, if Number 1 Lettings was the agent I would actively avoid the property.

Unprofessional time wasters

Shortly, unprofessional time wasters.
All our documents was fine (at the beginning) later turned out not.
Almost found myself on the street with my 2 small children because they keep us waiting for weeks long. No information, no calls, You don't know what's happening for your money. Finally they simply get rid of you, if they can't handle the situation (more than 2 jobs for 1 person)
We travelled 600km TWICE with children for nothing.
Maybe the only problem was our nationality (not British).
