PARKDEAN SKEGNESS

We booked for a week. We paid £60 to book in early at one. Our van wasn't ready until half one. We got to our van and it wasn't a gold premium that we had PAID extra for. We just got on with it.
I started to unpack and my five children were outside playing on decking(I paid extra for) and my son came in and said mum there a RAT outside. At first I brushed it off and said no it's probably a water vole but as I went to look in broad daylight about three massive rats coming from under and around the van. I got everyone in we went straight to complain. They then put us in a slightly smaller van and within an hour there was a RAT there too.
The van was smelly and the stains all over sofas and carpets. It was sticky and smelt funny. My children's clothes and feet kept getting really dirty even after showers there feet within minutes would be almost black in dirt. It was so dirty.
We had experienced dirt, toilet coming out the bottom of van and the RAT everywhere we left four days into our seven day visit to SKEGNESS PARKDEAN!!
The prices onsite were incredible! The shop was dirty and all products looked old and nasty. The two old lady's in there rude and just snacking as they served.
The pool was dirty and over crowded!
The boathouse dirty and over priced at nine pound a meal for a child without a drink!.
The parks were so tiny and overcrowded.
The staff were young and un experienced. It was all too much for all the problems they had.
I paid 1100 for our holiday and it was a total waste of money we had saved so out five children could get away. WHAT A WASTE OF TIME AND MONEY....
The visit to Skegness front was lovely though. The fair, the views the beach beautiful....but if you going skeggy....DONT BOOK YOU STAY WITH PATKDEN SKEGNESS...UNLESS YOU DRINK RAT WATER AND LIKE EVERYTHING DIRTY

Shocking Customer Service

Following our very poor holiday experience at White Cross Bay we were told (through TrustPilot - not in response to the email complaint submitted, which seems to have gone into a black hole or 'junk' folder at their end) that someone would be in touch within 14 days. Complaint submitted on 30/6/29. A follow-up voicemail from Charlotte left on 3/8/26 (five weeks later) said she would try again "shortly". Absolutely nothing since. Combined with the Live Chat which didn't work on three browsers, absence of any phone numbers to contact them and ignoring their email complain system, the clear message to customers can only be that Parkdean do not care about addressing their complaints or failures in their service. They have your money and nothing else matters.

Very disappointing experience

Very disappointing experience – unable to stay in the caravan

We came here for a family holiday with our children, but unfortunately our stay was extremely disappointing. There were ants throughout the caravan, and despite reporting the problem to management, it was not properly resolved.

A maintenance person came and suggested that we buy chemical treatment ourselves. As we had children with us, we were not comfortable with this. We requested alternative accommodation, but unfortunately our request was not handled properly and we did not receive a satisfactory response.

The situation became so bad that we could not sleep throughout the night because of the ants. We had no choice but to leave the caravan early in the morning.

This caused a lot of stress and completely ruined what was supposed to be a relaxing family holiday. I am very unhappy with how management handled our complaint. When guests, especially families with children, report a serious problem with their accommodation, I expect the management team to take responsibility and provide a safe and suitable alternative.

I hope the management takes this complaint seriously and improves the way these situations are dealt with in the future

The booking process went okay until I…

The booking process went okay until I received an email from them asking me for formal ID 2 days after I’d booked. Because I missed that email I received another one from them 2 days later which said, quote, “should I fail to do the formal ID they could cancel my holiday within 7 days so I looked into their terms and conditions again. When I booked it said and I quote. “Please remember that the lead booker must bring photo ID as you may be asked to present this on arrival. You may also be invited to complete an online ID check before travel, known as Online Guest verification”. At no point did it mention failure to do this could result in Parkdean cancelling your holiday or how important this ID was. Please note where it says, “ you may be invited” on their Terms and Conditions.
I looked into their process of doing an online ID check and thought this actually could be a scam!! They wanted photographic evidence of a passport, driving license or 3 other items that I’d never even heard of. Plus they also wanted you to scan your face!! I was absolutely disgusted!
My niece who regularly books with Parkdean has never had to do this and she also thought it could be a scam: People wanting to clone your identity.
In the end I managed to speak to someone on reception at where we’d booked and I was reassured that I could just bring some formal ID when we arrive. He was very reassuring that all would be okay and I have to say was extremely understanding and very helpful, so my booking remains.
However as this is the FIRST time we have ever stayed at a Parkdean lodge or on a caravan site I’m really unsure how this holiday will be. I have to say it is NOT a cheap holiday. We usually stay in lovely holiday cottages but thought we’d give this one a try. I’m now very apprehensive about it all. We’ll see how it goes and I will do another review afterwards.

Customer service failed me before my holiday began!

I booked a holiday at Thorness Bay for 3–6 September 2026 on 12 July.

I wasn't trying to cause a problem. I simply wanted to establish exactly what was included in the accommodation I had booked, as I had subsequently been offered an upgrade for £13 through Manage My Booking.

I tried to get clarification through Parkdean's web chat — which, to this day, still isn't available on my browser — and by calling four different telephone numbers, but repeatedly struggled to get through. Eventually, on 21 July, I found an email address and emailed them.

I received a callback on 31 July and was told that my booking was for a basic unit without decking or additional facilities, and that the upgrade would now cost £123. This was particularly frustrating because I had previously seen the upgrade offered for £13 and subsequently for £38.

I explained that I felt this was unfair given the difficulty I had experienced trying to get clarification and was told that a manager would call me back.

I waited.

No manager called.

I then submitted a formal complaint on 3 August.

I finally received a response from Customer Relations on 18 August — 15 days later — and the response did not address my complaint at all. Instead, after addressing me by the wrong name, I was simply directed back to Holiday Experts/live chat, despite the fact that I had specifically complained about being unable to use that route to resolve the issue.

I called Parkdean back on the number they had called me from — which is not listed anywhere on their website. I was told there were no managers available, although another callback request could be made. I was also told that the upgrade was now sold out.

So, after spending weeks trying to obtain clarification while the upgrade was still available, I am now being told that the upgrade I was originally offered can no longer be purchased.

I also asked what would happen if I cancelled and was told that I would lose the money I had already paid.

This isn't about expecting special treatment or demanding a free upgrade. I simply wanted the opportunity to make an informed decision about my accommodation while the upgrade was actually available.

I have followed Parkdean's customer-service and complaints processes, waited for promised callbacks, submitted a formal complaint and waited for Customer Relations to respond.

Unfortunately, I am now having to escalate the matter externally to ABTOT.

I am extremely disappointed that what should have been a straightforward pre-holiday question has turned into this.

Great location, but Gold Premium was absolutely not worth the extra money

**Great location, but Gold Premium was absolutely not worth the extra money**

We stayed at Nodes Point as a larger family group with three caravans between us: a 2-bedroom Gold, a 3-bedroom Gold and a 3-bedroom Gold Premium. That gave us a good opportunity to compare the grades directly.

The location is excellent, beach access is fantastic and our caravan was clean on arrival. Unfortunately, the booking issue, the poor value of Gold Premium and the way our concerns were handled mean 3 stars feels fair.

Before the holiday, the booking system showed us as having a 3-bedroom Silver when we had actually booked a Gold. With no Gold apparently left, we felt we had little choice but to pay around £280 extra for Gold Premium. We later discovered we had actually had the Gold booking all along and the information displayed to us had been wrong. Parkdean were dismissive of the possibility of a system error, so we were simply left with the extra cost.

We therefore expected the advertised “Premium quality”. In our experience, it wasn’t worth the money.

The standard 3-bedroom Gold in our group had a huge deck where all three families could comfortably sit together. Our more expensive Gold Premium had a tiny deck with a table and five chairs. You could not walk around the table at all without someone getting up or moving a chair, and one whole side of the table was inaccessible because it was pushed hard against the decking rail. Even the four people staying in our caravan couldn’t comfortably use the space together.

The standard Gold also had proper padded dining chairs, while our Premium had short wooden stools with no backs. Our sofa was obviously worn, unlike the other Gold caravans, and the Gold shower had shelves for toiletries while ours had nothing, so everything had to go on the floor.

The view from our tiny deck was a bush one way and what appeared to be dilapidated staff accommodation the other.

When we raised how our supposedly superior caravan compared with the standard Gold, reception effectively told us to “go and drink some wine and forget about it”. Together with the earlier booking issue, this left us feeling that problems were shrugged off rather than properly investigated or addressed.

There were other smaller issues too. The larger TV regularly lost signal. Only two slots of the four-slice toaster worked, and the bathroom sink was mostly blocked and took a long time to drain. There were ants on the decking, though none inside, and treatment appeared to have already been put down.

For me, Gold Premium seems to be something of a lottery. The cheaper Gold in our group had dramatically better decking, more comfortable furniture and more practical fittings. In my opinion, the Premium upgrade simply isn’t worth the additional cost when what you receive appears to depend so heavily on the individual caravan allocated.

The on-site restaurant was fine and ordering through the app worked well, but the entertainment volume was ridiculous. We ate there twice and both times it was so loud we struggled to hear somebody speaking across our own table, despite sitting as far from the stage as we reasonably could. Even staff commented on how loud it was. For similar money, I’d much rather eat at a local pub or restaurant.

The children’s activities felt expensive. The inflatable water-wheel activity was great fun, although it only lasted around five minutes. The Nerf-style activity didn’t feel worthwhile to us; for the money I’d rather have bought the children Nerf guns and let them keep them.

The location is the strongest part of Nodes Point. The beach access is excellent and getting around the Isle of Wight was easy. We had a great week exploring the island and would absolutely return to the Isle of Wight.

However, based on this experience I would be reluctant to book Nodes Point again. The accommodation issues were disappointing, but what bothered me more was how genuine concerns seemed to be shrugged off.

If I were choosing between the grades, I would personally book a standard Gold rather than pay extra for Gold Premium.

I booked on the website but did not get a booking number. When I phoned the customer services the staff told me there had been a glitch and this often happened on the website. I had not been charged but it meant I had to rebook.

Average stay at Sandy Bay

Overall caravan was very good few kitchen essentials missing and a few damaged bits of furniture.

Food at the boathouse was disappointing. Sunday lunch was un edible overall very poor. Staff weren’t very helpful.

Activity & leisure swimming overcrowded and not as many activities as previous years. As always Holly & Glen are an a asset to the leisure team.

Having now visited Trecco Bay for the…

Having now visited Trecco Bay for the last time [will cancel next years holidays already booked] and visiting twice a year for the past 10 years spending around 20k we have noticed a decline in not only the cleanliness but the aged appearance of the caravans plus this last time there have never been so many empty pitches.
Having arrived we were allocated the same caravan we had had in May this year, still no patio table, reported in May, and noticeably a great amount of deterioration within the van from our visit just a few months ago previously in this Gold caravan.
The caravan itself was grimy, upholstery dirty and worn, grime around bathroom taps, skirting dirty, cooker greasy, wall coverings patched up, mold on the veranda, dirty glasses, dog hairs in drawers and dirty bin.
£1528 later !! Plus within 20 mins of arriving we were reported for our 4 small dogs after an owner had complained, so a phone call and we were told 2 had to go as there was a strict 2 dog policy per van, no understanding or lenience despite we have always taken the 4 dogs for the past 10 years.

Positives out do the Negatives

Me , my mum and two kids aged 7 and 10 had a good 3 nights at west bay. Great location didnt use the car once as everything was in walking distance. Early check-in into our 3 bed bronze caravan worked well it was ready for us. The caravan was basic but served its purpose it was clean and functional. The kitchen could of had few more utensils but it worked.
The kids enjoyed the site, the daughter who is almost 8 found the early evening kids entertainment a bit babyish so maybe something for older primary school children be good.
Swimming pool was good you can book on line and walk in. The swimming pool cubicles need a bit if TLC as some locks were broken. The kids enjoyed the play area aswell but the area around it looks a bit tired and could do with a smart up, the metal containers on the grass looks tatty and and the back of the shop and amusements just needs a freshen up and the wheelie bins on the corner just need a nice bin store. If I had a caravan overlooking the park I would think it looks a bit tired and tatty.
I would come back especially with good weather guaranteed. The site just need a bit of tlc especially the outside areas

We had a fabulous experience

We had a fabulous experience, the reception staff were polite and friendly. The food at the Boathouse could be much better, but all staff were friendly accommodating and cheerful. We enjoyed, found the caravan abit small but the kids were happy, so we're we. Definitely recommend Parkdean Resorts, this is the second time using them and in future we will continue to use them. The location of Vally Farm is perfect less than 10min drive to the pier which was amazing as well!! 30min drive from Colchester Zoo - bonus.
