I can't begin to overstate just how much Preston Baker played a major role in helping us plough through the maze of buying and selling a property. From the moment motivational Julie came in to us for a valuation, to the personality plus of Chanel (who secured 6 offers in a single day), to lovely Clara in the office, always reassuring, and, of course, to Rachel, above all, whose constant determination to be with us all the way is beyond comparison. There are a number of new "look at us" agents in the market, brash, seeking to undervalue for a quick return, but Preston Baker are the ultra professionals.
All the way from valuation to completion, Preston Baker were knowledgeable, professional, pro-active and responsive. Highly skilled at understanding the market, marketing the property optimally, and keeping the sale process moving. They helped me get the result I wanted, and I would certainly use them again.
100% avoid this company they made me wait 2 weeks for a viewing on a property due to the fact they wasn’t taking any viewings until the 20/05/23 the day before the viewing they sent an email to confirm my viewing . Then 12 hours before received a email stating the property had sold . No calls no messages to let me know . Clearly a case of someone they regularly deal with had taken the property
My sister signed up with this company in May 2022 to sell her house and also for them to provide information about houses for sale in her chosen area and price bracket.
She paid an up front, non-refundable fee of £5,000.
They have done virtually nothing in the way of work for this fee. They took some photos but haven't yet produced a brochure. They gave her details of a handful of houses, most of which were way above her price bracket.
She is very unhappy with the service. We sent an email of complaint but received no reply. She has phoned on many occasions, people promise to call back, but nothing is resolved. On the odd occasion when someone ddoes talk to her they don't listen and over talk.
My sister is 74 years old, not in great health and isn't computer literate, so we feel she has been taken advantage of.
We are now in the process of complaining to the Ombudsman Property Scheme.
Fantastic service in selling our house in goole, Ethan Kerswell is an asset to the Preston baker sales team, he made it a smooth process and kept us informed at all times aswell as answered any queries I had in a timely manner. Would recommend using Preston Baker.
So I saw the house of my dreams this morning online and immediately booked a viewing for the first possible time I'd be able to do, which was 5pm on a Friday, yikes, Angela came and met us there with the biggest smile on her face which was so refreshing, I did apologise straight away for bringing her out at that time and she just smiled and said no worries at all and that she had a viewing later on anyway, she didnt mind how long we took looking around and was so knowledgeable about the property, she gave us the facts and the realities which is exactly what people need to hear and I can tell she is so genuine, she must sell so many houses what a lovely girl, there's not much that would usually stop me in my tracks from a friday beverage but I needed to come on and write a review because I am in sales too and sales is HARD at the best of times and can be so emotionally draining so credit where credit is due, we havent even offered yet but will be doing so! Please be aware of the current Preston Baker fee pricing strategy. At the valuation stage we were advised to make an initial (non-refundable) pre-payment to receive a reduction in their eventual fees. The range of pre-payments differed greatly from a relatively small £295 up to the full amount that would be due upon sale. The latter figure could be many thousands of pounds being paid up front again non-refundable; without any guarantee of sale success. We also believe that our house was over valued to secure our business. In fact a few weeks later we were advised to reduce the price by £25,000.
This is an accurate and honest review, I have all the information in emails and SMS so can back this up.
1. I placed an offer on a property which was accepted by the vendor.
2. I sent over all my ID details, proof of funds and solicitors details.
3. Preston Baker sent the Memorandom Of Sale to myself and my solicitors and the house was taken off the market and marked as Sold STC.
4. I submitted my mortgage application and instructed solicitors to proceed, paying the fees.
5. Preston Baker rang me to advise they have submitted another offer to the vendor and would I want to match it. I believe this is called 'gazumping', note this was after my offer was accepted and the house taken off the website etc.
I tried to raise my offer and then received a further email asking for full and final offers.
6. My offer was presumably beaten as it was rejected by the vendor.
I have now had to cancel my mortgage application (this may impact my credit score), cancel the solicitors (which I may not get a full refund for) and look for another house. I am sure the vendor is happy as they have a better offer but as far as a potential buyer I would be very wary using Preston Baker as you could agree a sale and then be gazumped later down the line leaving you out of pocket

I reserved a plot in stainforth in feb 22, got a mortgage offer in July what lasts till dec 22 and was going to use the help to buy. The reservation agreed that the house will be built by autumn 22. After sending several emails to the sales manager asking what is happening and getting no replies I went to have a look at the site. The site is half done and my plot 1000% won’t be built by autumn 22 therefore looking out on the government incentives and my mortgage offer.
I have emailed loads of times to ask what is happening but still no reply, I am trying to request my reservation fee back but can’t get through to any one still.
It has been embarrassing from start to finish from the sales team- Sophie and Adam. I’m a first time buyer and this has put me off buying.
There has been nothing buy trouble and messing about with them and the site. Poorly managed and poorly sold by Preston baker.
I’m not one for drama but has I’ve had no replies and can’t formally complain on there website I’ve reverted to this.
Just want to add. I’d give 5 out of 5 stars to the mortgage advisor for Preston baker but the sales team and how they have managed me is terrible and wrong.
We have just sold our property with Preston Baker in Oakwood and found them to be extremely efficient. Julie went far above and beyond to secure a sale and Rachel and Clara followed in her excellent footsteps. All the team are patient, polite and proactive. Very satisfied indeed.

Had a valuation done with these people to sell my mothers house. They rang me last year to see if we'd sold the property as they were still interested in selling it. We SOLD it 9 years ago!!!!!! She's been dead years! This is how upto date their database is!!!!!
Recently I emailed them for property details as it wasn't on their website. I'm still waiting a reply!!!!
Excellent professionalism shown by the team in selling my house. My house needed improvements and some repairs to the building structure.
The team @ Preston & Baker, Oakwood Branch, Leeds, marketed my house in LS8 and completed the sale in 4 months time. They wrote the right description to make things clearer for the intended buyers. Matthew Hendry, Elle Pheasey and the rest of team has done a commendable job. I am pleased to have sold my house to a first time buyer instead of a but-to-let investor.
Emma and Lindsey were both knowledgeable, attentive, provided clear and useful guidance, and in Lindsey's case tenacious when dealing with tardy 3rd parties. Found a property online through Preston Baker looking for a short-term lease as we are in the process of renovating a property. First part of setting up the tenancy was fine then we got passed over to another member of staff. After the holding fee was payed I couldn’t get them on the phone for over one week as they refused to answer,in the process of me trying to organise documents and call them and getting ignored, the phone I was receiving emails asking for documentation as it was late when finally got through to them the stuff was rude argumentative abrupt unprofessional. I can only describe the letting agent as looking for an argument. I honestly cannot believe this is an actual business this letting agents are no better than Cowboys. AVOID AT ALL COST

Tony Taylor has been working with me to find a property and has been very helpful every step of the way. He has excellent local knowledge and responds promptly to calls which has reduced the stress greatly. I highly recommend PB and Tony.
I am completely at a loss as to how this company has any good reviews. As a tenant with them in York, they were the worst letting agency I have ever rented from. Their communication was a complete shambles and they seemed completely uninterested in any issues we had with the property unless we went through the landlord, even if these were important -heating/lighting/electrical issues. Furthermore, when we left the property they kept our names on the system and hounded us for 6 months every time the subsequent tennants didn’t pay rent on time and even sent us private emails meant for the landlord by mistake (both of which are breaches of GDPR). Finally, on Christmas Eve, they managed to accidentally send us an email informing us that our tenancy had been ended immediately and then go on Christmas break so we couldn’t get through to them. This was unduly stressful and turned out to have just been an admin error, although they weren’t overly apologetic nor did they offer us a goodwill payment for the stress caused. I would never let with this agency again and would actively avoid any properties associated with them.
