Beautiful Granny Annexe

Prime Oak constructed a beautiful oak framed ‘granny annexe’ for us in our garden.
We visited the show site in Hampshire and were very impressed by all the projects on display. The designer modified the standard design with the addition of a utility room and back door to make it fully practical for everyday living.
We were very pleased with the communication from Prime Oak and the speed and quality of the construction by their team.
The completed annexe is spacious, warm, light and comfortable.
We are using Prime Oak again for another project and would definitely recommend them.

Oak framed Orangery

Prime Oak supplied and fitted my orangery. I am delighted with the finished result, it is a beautiful room and really enhances my home. There was a delay getting the windows snd doors but I was kept informed along the way. The fitters were were polite and real craftsmen. They took great care during the installation and tidied up the site when they left. I would definitely recommend Prime Oak to anyone wanting to add a quality extension to their home.

We have just had the over nighter oak…

We have just had the over nighter oak framed building constructed in our garden. Prime Oak obtained planning, having to design a bespoke roof
to ensure local planning permission was granted. We live in a conservation area so this wasn't straight forward. We are very pleased with the finished result, the fitters were polite, professional and very neat. The frame and wooden boards are beautiful and the building looks stunning. Definitely 5 stars from me! Mr and Mrs Hanson.

Prime Oak Garden Room, delighted with the results!

Starting with the initial discussions with the architect, followed by a visit to the show homes, onsite meetings to discuss the design, the Prime Oak experience has been excellent.
From the onset the scope of supply, detailed costings and time-frames have been clearly explained and adhered to.
Communication from the design team, planning section, project management and finance department have all been timely, professional and accurate.
Whilst there is the potential for delays and mistakes with this type of build, this has not been the case.
Perhaps we have been particularly fortunate given the comments form other reviewers, but I would not hesitate to use Prime Oak again, or to recommend them to others.

prime joke is the correct name for this company

prime joke is the right name for this company they supplied and fitted a double garage with annex, the featherboard was nailed to the oak posts and split the oak weatherboarding, left the oak garage doors 6 inches above the concrete floor apparently to allow for expansion.the subcontractors are cowboys, do not use this company

We have inspected the photos from our final site inspection following your project’s completion in 2015, none of the photos show the doors being 6 inches above the slab, nor any of the splits you mention. We did not take on the roof of your project, this was arranged independently by yourself following our completion. We are aware that your roofing team did remove our doors from your project to complete the roof.

Although we have not been contacted regarding these issues until now, our Customer Service team have since been in touch with yourself to discuss and you have confirmed that there are no issues with your project so we cannot understand your review.

Look elsewhere

The reply from Prime Oak is wildly inaccurate, I had been in constant communication with this company regarding snags (including the window with handprints inside the glazing). I stated on more than one occasion that I would not settle the final invoice until he snag list was completed, and I certainly did not agree that the build was completed on the 3rd of May. I have an email trail of all my issues and I will be happy to share these with any interested parties.

We contracted Prime Oak to replace an orangery, and have regretted this decision.
The orangery was initially supposed to be erected at the beginning of February 22 and has only just been completed.
The project has initially delayed by 6 weeks and then there was more delays, damage to our property, not showing up when they were supposed to, being on our property when I had expressly asked them not to be and no customer service whatsoever.
The general attitude when any of these matters are raised is rude and dismissive, no responsibility is ever accepted, and there is no client care or consideration whatsoever.
I would strongly urge people considering to use Prime Oak to look elsewhere, this has not been an enjoyable experience and has taken far longer than a small project should.

We have reassessed your entire project and all communication with yourselves and cannot find any emails where you have raised any of these issues prior to this review nor can we see any communication that could be construed as rude or dismissive.

We can confirm that your project was completed on 27th April, inspected by our fitting team and passed off by our Contracts Manager on 3rd May following his final inspection in which you attended.

We could not get in touch with you to make your final payment until October, leaving your account extremely overdue.

In October once we were able to make contact, you raised the issue that there were hand prints on one of your panes of glass (5 months after completion and the inspection – in which it was not raised at the time) and requested that we attend site to wipe it off. Although there is no evidence of any prints on any photos our teams had taken from either of the dates, as a good will gesture and to ensure you were completely satisfied, we suggested we change the piece of glass in question, which we did, at no cost to yourselves.

It is unfortunate that some of our clients fail to abide by the agreed contract we have in place or feel that some elements do not apply to them, even though we have carried out our end.
We are not a company that will accept blackmail or make exceptions outside of our contract, this protects ourselves as well as all of our clients.

We cannot understand how you can feel this way when we look at how stunning your project has turned out.

A balanced review of Prime Oak

It's interesting to read such an extreme mix of reviews for Prime Oak. We ordered a garage/annexe from them after visiting their show site near Alton where we met Adrian. The pre-sale process was excellent and Adrian certainly took plenty of time to understand our requirements. He was very clear on the fact that Prime Oak are only responsible for the build and installation of the oak framed building and not for any other internal or external works. This is probably the bit that will catch most people out. When you get your price you probably need to double your budget to do everything else to have the 'dream' that you are sold in the marketing literature and on the show sites.

The initial planning application process was very smooth and handled by their team.

The middle part of the journey was a little disappointing with the drawings for a very simple base needing to be redone several times and requiring a lot of project management from my husband. We only finally got suitable drawings a couple of days before our contractor arrived for the ground works. For anyone who needs a more hands-on project management of the complete project then you will need to find someone to do this as Prime Oak only manage their piece of the jigsaw.

The actual build process however was excellent. Everything and everyone arrived as planned and the contractors used, particularly the roofers, were all of a high standard. The end product is beautiful and the workmanship cannot be faulted. We do however have a garage full of excess wood as this is all left on site. It is good quality stuff and we'll find a use for it but again just a watch out that you still have a lot of work to do once they are finished.

If you are happy to project manage your overall project or hire a PM to oversee things then Prime Oak are definitely worth consideration.

Prime Oak should be renamed Prime Joke

Prime Oak should be renamed Prime Joke. Their marketing and sales approach is in direct contrast to the actual delivery. They started work on a two sided oak frame orangery in Feb 22 and completed in June after promising that the installation would take a fortnight. They use shoddy sub contractors who left our property in a mess. Having failed to deliver any kind of customer service they then blame their inefficiency on everybody else connected with the project. I can only warn any future customers not to be taken in by their slick promotional advertising and material. My strong advice is to stay away from this company or their other firm Julius Bahns (aka Dubious Barns). My strong advice is to avoid this company at all costs.

We attended site w/c 21st February 2022 and erected the oak frame for your orangery project with the roof works being completed the following week. There was an unexpected delay in the Joinery, which we apologised for, even though they were due to circumstances outside of our control, (Covid has affected supply and demand across all building sectors) and this was communicated at the earliest convenience to you, so as not to interrupt your follow-on trades.

The joinery was due to arrive at the end of April but frustratingly for all of us two pieces of glass for your lantern were broken in transportation and we couldn’t complete the fitting of the lantern until all the glass was available. Due to the glazing being solar glass there is a minimum lead time of four weeks, as soon as we were notified the replacement pieces were ready we returned to site at the start of June to complete the lantern. As previously mentioned, the lantern was sheeted during the delay to allow for follow-on trades to continue with their ongoing plans and therefore limit the disruption to your time frames as much as possible.

We would like to thank you for your order and patience during the building of your project. We hope you enjoy your oak framed orangery for many years to come, the images we have seen to date look stunning!

The Orangery that turned into a nightmare

The Orangery was contracted in June 2021, after some amazing delays was signed off by them in September 2022! In the process of slow delivery and efforts to protect the half finished wood frame, normal screws (40) were place in the oak to keep plastic in place! Each screw oxygenised and left what they said would disappear over time. There were always statements about the customer service man can perform magic! When I asked for a solution with documentary and photo evidence, was told that a few screws would not be an issue and when I asked about length of time on delivery, which caused the quality issues, they quoted me ‘FORCE MAJURE’ ! The contract is really for B2B and does not represent B2C! As a result of the agreement which I am not in a position to defend against, these guys are growing based on false statements and poor respect for their customers !

We are understandably disappointed by your rating and comments and after speaking to our team and yourself since your review, we can summise:

Your contract was signed at the end of June and received planning permission approval at the end of September (these are the expected timescales that we have been experiencing with local councils across the timelines of your project). The day after we received your manufacture payment (beginning of October) you were contacted to arrange a delivery date of which the first week of February was agreed (which was in line with our delivery timescales at the time of your manufacture payment). Your building and fitting team arrived on site as agreed.

There were some unexpected delays outside of our control with your project joinery in which we had to return to site to complete the second fix element of the installation at a later date but we were able to complete the first fix as planned. Following the completion of the first fix your wife had asked our fitter to sheet up the project completely for the interim (she was warned at the time regarding the screw holes as this is not something we would advise but she had requested this was done). Regardless of this, we have attended site multiple times to try and appease you and find a solution for the remaining screw holes, as you are aware we need dry conditions in order to put in place an adequate solution so we have mutually agreed that we will reattend in the Spring of next year as soon as the weather becomes dry.

Due to the nature of our products and the quality we strive for, we are unable to achieve short turnaround times and do not want to compromise on our product quality to do so.

Avoid

Prime Oak told us untruths to induce us to sign the contract and then relied on the wording of the contract which says everything must be in writing. In other words they can say what they like and it's our fault if we believe them. This is not how a reputable company should behave. The cost of the groundworks proved to be twice as much as we were told. They only provide the specifications for the groundworks once we have signed the contract and paid a hefty deposit and therefore it is not as if we could have checked the actual position before then. In my opinion , this company is to be avoided, especially when we have been told their profit margin is between 50 & 70%!

23rd September.
I should not be surprised but nevertheless it is disappointing that Prime Oak's reply contains many "inaccuracies".
When the designer first came to our property the conifers were not even mentioned. The existence of a well-established apple tree ( nearer than the conifers) was discussed. The designer informed us the tree would not affect the depth of the foundations, which would be standard. Before we signed the contract she told us she had talked to Prime Oak's recommended builder who said he would carry out the groundworks for a specific cost, which we agreed. We were told this would be confirmed in writing.
The problem of the conifers only came to light months later when the inspector of the Building Control company engaged by Prime Oak said either piling or a deeper foundation was required due to the conifers, which more than doubled the cost of the groundworks. We then engaged our own structural engineer who said the apple tree was also a problem.
We never agreed to remove the conifers.The question had not previously arisen. We have no wish to redesign our garden. We previously had no idea what a "strip foundation" is. Were we meant to know this? We relied on the advice given to us by the designer, who held herself out as an expert and perfectly qualified to deal with such matters. If she had said , "in my opinion" or "you need to get this confirmed by an expert" we would have proceeded with caution.We were happy to proceed based on her builder's estimate. We may have been too trusting, which has cost us dearly, but were we not able to trust the representative of this premier company?
Prime Oak do not deny what was said by their designer but say the contract clearly states"everything must be in writing". She clearly and most probably deliberately misled us but such behaviour is condoned and it would appear encouraged by Prime Oak.
Prime Oak have never put forward an option to resolve this problem.Their stance is there is a contract which we must fulfill. When the trees became a problem we suggested they design a smaller building, further away from the trees. We offered to cover the cost of any wasted timber. Our offer was declined.
It is worth noting that their Commercial Director informed us the cost of the timber was a small fraction of the overall price and that most of the windows were standard and could be used elsewhere.I believe their references to a "substantial cost" and "bespoke" to be exaggerations. More to the point , why on earth did they go ahead with the manufacture when they knew there was a problem regarding the groundworks.
At some point we discussed the project with a local builder. He said the groundworks drawings produced by Prime Oak after we paid the 40% deposit did not show the required depth of the foundations. He could not give an accurate estimate without this information. This raises the question, who should advise on the depth of the foundations? We thought it was the designer and that the point had been resolved. If , as Prime Oak are saying,it was for the builder to do so , we would dispute this. All the builders we talked to referred to the need to see the groundworks drawings before being able to quote and I repeat the drawings were only produced by Prime Oak after we had paid the substantial deposit. I would suggest this procedure leaves much room for misunderstandings and possible disputes but obviously in favour of Prime Oak , who will never be out of pocket.
Due to a mix-up between our bank and ourselves , the bank paid £20000 too much to Prime Oak, in addition to the 40% deposit. Prime Oak have offered to repay us just over one half of this overpayment and none of the deposit. "Refund substantial monies"? Another distortion of the truth.
I imagine if a project is indeed standard Prime Oak will provide a satisfactory outcome.If however any complication or problem arises , heaven help the customer. Prime Oak are never at fault and will never compromise. It is always the customer who does not understand or is simply wrong. You have been warned!

We are really disappointed by your review and comments, especially when we have been trying to resolve your complaint for several months and all the options we have provided to resolve your complaint have been declined. We value your custom which is why our Commercial Director drove from our Head Office to meet you and discuss your complaints in person (7 hour round trip), but again sadly no resolution could be made.

With regards to the groundworks increasing in cost this is because when you initially signed up for your project you were quite content to remove any conifers and have a strip foundation for your Annexe project, however now you have decided not to remove the conifers a piled foundation is required and this is where the additional cost you reference has been incurred. We are aware that the prices provided by your builder for a traditional base are well within the budget figures discussed pre-sale.

Builders are able to quote from the sales drawing and site visit we undertake for our clients as part of our complimentary design consultation service before any contractual agreement is made.

We would like to confirm there is no obligation for clients to sign our contract before they get their groundworks complete or quoted for, but we are also unable to reserve a delivery date until a contract is signed and payment made. As we are not specialists in groundworks, a builder is required to quote for the groundworks you need - even the most skilled builder will not be able to provide an exact cost until the groundworks commence and they know what they are working with.

Your request to abandon the project after we have manufactured the oak frame and joinery has not been feasible without a substantial cost as everything we design and manufacture is bespoke and therefore unusable if you decide to no longer go ahead with your project so far down the line. As a businessman yourself I’m sure you understand the need to have written contracts and to abide by those terms. We have offered to refund substantial monies over and above what we are contractually obliged to retain, but this offer has been refused.

We have had to reference our terms and conditions as by you refusing to go ahead with your project any further you are breaching the terms of the contract. Our contact Terms & Conditions are in place to protect our clients as well as our business. The terms & conditions are readily available for all to see ahead of signing a contract, you would have been able to see them on our website and they were presented to you on two separate documents before you signed up for your project.

Absolutely fantastic service and very friendly and helpful experience. Our oak turned up on the day we were advised, the team built our oak porch perfectly which transformed the appearance to the front of our house. Annexe project..

Our experience so far with Prime Oak has been absolutely first class..
Our Designer Timon Shiner came so well prepared and spent hours with me , answering my questions and perfecting our bespoke design.
Nothing was too much trouble for him, and there was absolutely no hard sell or pressure to place the order.
We visited the Show site in Hampshire~ and there’s certainly no need for a ‘hard sell’, because the buildings are beautiful and the quality very evident .

Following on from that point, Prime Oaks planner ~ James Phillips ~ did a fantastic Job of getting Planning Approval, with no problems at all.
No easy task as we live in an AONB , a small village in which planning is notoriously difficult to obtain.

We are now moving forward to our build , and I have full confidence in this company moving forward.
To support us along the way, and to provide a very beautiful Annexe 🤩..

Prime oak extension lasts for years!

We added a beautiful extension to a plain house over 20 years ago from PRIME OAK and now we are extending it to another one as it’s been such a game changer with the look and space of our otherwise fairly small home . It’s held up well over the years and still looks fab!

Orangery Extension

Primeoak recently constructed a beautiful orangery extension to our house. From the initial design meetings to the aftercare the process was carried out professionally and efficiently and we've ended up with a wonderful room that has finished off the house and makes the most of some amazing views. Thank you Prime Oak for asking me to produce a series of photographic images of recent projects.
I have to say how nice it is with over 50 years experience in the commercial photographic industry to work with such a lovely set of Prime Oak clients, so helpful and so happy with their finished works.
