I began my journey with Property 118 in April 2022. Initially, everything seemed promising and professional, especially when working with their recommended firm, Cotswold Barristers. However, nearly three years on, the experience has drastically changed.
My account manager has since left, and I recently received an email from Alex Campbell stating that they will not be reviewing my case. Since then, I’ve been left in the dark. I’ve paid a significant amount of money to both Property 118 and Cotswold Barristers, yet I now feel completely let down.
No one answers phone calls, and my emails are either ignored or met with vague, unhelpful responses. It’s extremely frustrating and disappointing to be treated this way, especially after placing so much trust, and money, in their hands.
I believe companies dealing with serious legal and financial matters should be held to a higher standard. Right now, I honestly don’t know what to do next.
Have had an update after posting this. The process is ongoing and have been contacted by email to clarify some points of concern to me and my position in the process. 28/30 July 2025.

I made a single comment in regards an article on the website, nothing crazy just pointing out a flaw in the logic of the article and they immediately deactivated my account and deleted my comment. Obviously, they're only concerned with a single view point, that of the downtrodden landlord. Judging by the other reviews they'll say they host balanced views and that it is not company practice to block accounts. You read these other reviews and then check out the comments on their website and see whether they are indeed balanced ...
Edit: See their response, like I said their idea of "balance" is heavily skewed...what I said surely cannot be termed as activism.

I was engaging in one of their threads on their website, and stated that I was surprised that they were still promoting their property incorporation schemes whilst simultaneously being investigated by HMRC - which I thought was a fair point. However, rather than explain their position to me (and others), they simply banned me from their site. I would say this speaks volumes about their interpretation of their vulnerability and exposure to the HMRC investigation.
In response to your questions below, when I tried to engage further on the same thread on your web forum, I received a message along the lines of "Your account has been deactivated". I have no intention of trying to access your forums in the future as you have made your position clear in terms of comments that you don't agree with.

We have had Property 118 on our radar for quite some time and have been closely monitoring their content. Over the years, we have had the opportunity to work with clients who have utilized their services, and it is with complete confidence that we can assert that we have never encountered any cause for concern.
The recent attack on their company appears to be an attempt to undermine not just Property 118 but the entire industry as well. We find this behavior unprofessional and detrimental to the reputation of our industry. Nevertheless, we firmly believe that the truth will eventually come to light, vindicating those involved.

I mainly use this website to keep up-to-date with all the new legislation and constant changes. It's frequented by landlords who freely help each other through this minefield. Most are good people striving to earn a living to support their families whilst providing quality accommodation for lovely tenants. We all need a roof over our heads for our families and we need an income to pay for that roof, including landlords.

Cant believe the reviews on here. Its a landlord site and it appears comments like greed landlords dont quite fit in lol As .Gov will confirm most landlords are normal human beings providing a real service, take em all out, and just where do we all go, A Russian style landlord just one controlled by the government.....my mind boggles at the made up negatism, We are under mighty pressure at the moment not just to sell up and wave the hassle goodbye, but no, some of us feel we are providing a genuine service, in spite of being attacked by a draconian tax, laws which are hard to keep up with and now eck apr rises, and of course our PR is terrible via the Press and even MPs who think we are bankers, well we aint we is mainly hard working class folks. Anyway Just saved loads on my buy to let insurance. And if you are at the dark end of losing 80 per cent of yer interest as a tax deduction, yep buy a hotel, garage, holiday home to rent out, etc its 100 per cent tax deductable but we are rich landlords lol My advice? dont ask yer well meaning bank, they dont know tax laws, Tax Barristers do, check em out on 118 absolutely brilliant, I will now sleep over Christmas, not go bust, and I mean that. I dont hide behind fake profiles my name is derek smiley Cambridge you can find me on facebook easy enough.

Awful experience with this website. It's seems a place where greedy landlords can justify unsocial behaviour in a group. They seem to blame the so called left for them not making enough money from 2nd 3rd homes. Strange

Rubbish landlord site, only for rip off landlords. No real points of view from real people, only the rip off landlord’s opinions ever get posted. A place only where rip off landlords get to complain about everybody, but themselves! Property 118 is a joke site.

I should be balanced by saying that Property118 have some great web content, free guidance, great forums and useful videos.
However, I was extremely disappointed by the "expert" paid tax advice I received. They seemed to be very outcome and process-driven, essentially fixated on a pre-ordained solution rather than tailoring advice to my circumstances.
They asked very few questions throughout the process.
When I joined the zoom "consultations" they would filibuster the sessions in order to ignore the agenda or list of questions that I sought to ask, despite me presenting these at the outset. Whilst they purported to explain or elucidate, I learned nothing from those sessions that I hadn't already learned from their free youtube content. They were far more inclined to tell glory stories about prior clients than to understand my needs as the client in front of them.
Only after that, once I put my questions in writing, did they change their approach. What with there being a 3 week lead time between meetings, I lost about 12 weeks for what could have been dealt with in 2 or 3.
I won't be using them again.
