Excellent, professional and friendly service

An excellent service from start to finish! I used Property Hub to purchase my first buy to let investment and the advice I initially received from my Portfolio Manager, Steve, was invaluable.

Once I had reserved a property, the assistance I received from the Care Team was first class, always providing me with the necessary information in easily understandable terms. The regular updates were informative and provided reassurance that all was progressing well. Jawaad was quick to respond to any queries and nothing was too much trouble throughout the process - always happy to confirm details with solicitors and brokers and explain anything in a clear and friendly manner.

Robyn was equally efficient and helpful, taking the stress out of making the property tenant ready, responding promptly to requests and queries reassuringly.

Overall the Property Hub team made purchasing a first buy to let incredibly stress free and as smooth as purchasing any property could be!

Property Hub Invest

Great service provided by the team, and I have continued to build my portfolio with the help from the Property Hub sourcing team and service provided by Martin Hammond (Portfolio Manager). Investing in property is made so much easier when you are presented great opportunities, and the purchase is less stressful with the right support and guidance. The service is made for new or experienced investors. Highly recommend investors seeking to invest in property to reach out to PH Invest.

A great package to support developing a property portfolio

Thank you for the guidance and support over the last 18 months, in particular to Steve P, as well as the rest of the team with reference to sourcing investment properties, and the allied services on the pathway to completion and aftercare. I certainly recognise that whilst there is an expense to the service, my key goal was time efficiency, with the team's research and partnership recommendations saving my research and chasing time, and the financial efficiencies and additional productivity that go with it.

Property Hub free call

Property Hub free call

I spoke to Property Hub last week and had some general queries on investment strategies. I spoke with Stephen Pyke who gave some great advice and also followed up with an email.

I explained that I was thinking of setting up a limited company to invest and he put me in touch with a tax adviser. All of this was completely free. There is an abundance of information on the internet, a lot of which comes at a premium, whereas a lot of the info on Property Hub is free. Highly recommend!

My husband and I purchased a property…

My husband and I purchased a property in Derby with Property Hub and we’re delighted with our purchase. Jawad Alam was our sales progressor and we could not be any more delighted with our experience. I’m very honoured to work with Jawaad

I’m very honoured to work with Jawaad, Andrea and Zoe alongside the rest of the team at Property Hub Invest. To say the team go above and beyond is an understatement. The only company of its kind that have an entire care team who ensure your reservation is handled in time and put you in touch with relevant third parties to assist with mortgages, legals, tax and lettings, they only work with affiliated partners that they trust. We have just completed our first Purchase

We have just completed our first property purchase with Property Hub and it was fantastic. Always prompt in responding to enquiries and very warm and welcoming from start to finish. Nothing is too much trouble and the high level of detail supplied at the outset was very helpful for those that are time poor and looking for a safe investment. Superb due diligence on developers

I recently made my first purchase through Property Hub. The whole process was easy and communication was excellent, which is something I value highly. What I appreciate the most is the due diligence they do, to select the developers they work with. Having purchased from other developers the standard of finish of developer that Property Hub selected was the best I have seen. Sometimes new-builds get a bad press. But the flat I purchased was finished immaculately.

Great level of service and delivery

My experience of Property Hub and its employees during my purchase of two flats in the Nightingale Quarter, Derby has been of an all round high level of service and professionalism from inception to delivery of the completed product. The consultants I worked with were responsive and helpful and the end products were delivered when promised.

Exceptional Service and Expertise

I have recently completed exchanges on two property deals through Property Hub. Their service is exceptional, showcasing their expertise in the real estate field. While emphasising the importance of thorough personal research and due diligence, I've found that the properties they recommend are meticulously vetted and selected with their clients' best interests in mind. These properties are not only of high quality but are also situated in areas showing promising capital growth.

From the beginning to the end of the process, Property Hub ensures seamless oversight and management. Their communication is consistently prompt, offering advice that is both respected and valuable. Additionally, I thoroughly enjoy their podcast, where both Robs display engaging and insightful personalities.

The support from both the Property Hub Care Team and the Portfolio Managers is outstanding. My Portfolio Manager, Oli, has been particularly fantastic, demonstrating profound knowledge and expertise. I thoroughly enjoy my ongoing engagement.

Customer Care Team - Jawaad

Part-way through my first property, so I shall follow this up after everything goes through. Although my general experience with PH staff has been positive, there is a particular member of the team that I've worked closely with and so it's worth writing a review for them alone.

If you ever have the fortune of working with Jawaad, know that you're in good hands. As aforementioned this is my first time doing all of this, so I wanted to get into the nitty gritty of contracts, all the survey reports (if you've never done them before then good luck - and clear your schedule), mortgages and every separate stage of the legal process. I would flood this guys inbox with walls of genuinely difficult questions, yet he responds swiftly with cutting answers. I'm convinced he's some AI bot that PH are trialling out - but either way I win.

In particular, he's been an absolute Godsend during critical points of my journey (as I've been having some legal hold-ups, which required him to work against the clock and chase the developer on my behalf).

He goes above and beyond, answering any random question you have, and clearly cares about the clients, (I'm sure he'd even give you the time of day if you asked him). It's always a pleasure to see any one person shine in an organisation - and you always remember it when you do.

Give that man a raise, or top up his oil - either one.

UPDATE (Dec 2023): Property is now complete, and the same service has been offered throughout. Continued aftercare, and some fierce fighting on my behalf to waive some fees that weren't my fault - all thanks to the same guy.

On reflection I'm glad I went with PH because the whole process is daunting, complicated and there's always something new to annoy/ inconvenience you. It was stressful enough as is, but it would have been much worse without their support. I can't sing Jawaad's praises enough, and hope to work with him on all my future investments.

Steer Clear

I've been strung along by this company for years on an investment that's fallen through now. Maybe I'll get some of the deposit back eventually but that's just part of the money that was outlaid. The loss that hurts the most is the £5k paid to Property Hub themselves. That's a lot of money to pay a middle man so you'd assume for that you'd get a good service and good advice but I can't say that was the case. It really feels like I was at best neglected and at worst mislead by Property Hub. I'd really like to see Property Hub accept some responsibility for how things turned out and offer to refund their fee.

Situations like this don’t and shouldn’t happen, but the possibility of rare cases like this is why we structure deals the way we do with a fully protected warranty in place. The fee you pay includes the efforts of our team to resolve the situation with the developer, liaise with your solicitor and ultimately keep on working on your behalf until we’ve achieved the best possible resolution that circumstances permit. We’ve now been doing this for four years, and ultimately we won’t earn anything from these efforts. STAY AWAY

Well you guessed it. I too got lured into buying into the Eclipse development with the fake hefty discount they advertised back then.
Turns out there was no real discount and more importantly no property to ever be built here.

I am fighting them hard to refund my £5.5k sourcing fee which they elegantly avoid talking about yet want to sell me another non existing property in Birmingham. NO THANKS!
I am determined to take them to court should they fail to do so and have them pay it all back and some to cover the expenses, time but more importantly the stress they caused to my family over 3 years.

No one deserves to treat honest hard working people like that. If you think of handing over any of your money to them. Think again

We appreciate your comments here. We’ve structured hundreds of deals for thousands of clients over the years – each one is backed by significant research, due diligence and legal work. Unfortunately, the nature of our business is that it’s possible to be let down by a developer in very rare circumstances – which is why we’re so careful to structure deals so your deposit is always protected.

Our teams have worked on this deal, and with the developer and all legal teams, for over four years. The latest developments have not been ideal for any party involved and despite our best efforts, we’re disheartened to be in the position we are, with clients who have waited a very long time with no investment property at the end of it [which is why clients have also been offered to move into an alternative deal].

After reviewing the communications between you and our team, I can see they have indeed clarified our position on the consultancy fee.

I'm one of the disappointed investors…

I'm one of the disappointed investors in Eclipse project in Liverpool. After encouraged to extend the long stop time after time, and 4 years after investment, now we were informed that this project will not be completed (not even started). Following the podcast and based on the Robs professional in due diligence, it looks like we made a big mistake. So disappointed. Would not recommended anyone else

We believe our due diligence process is as robust as possible. However, a series of events (including Covid-19 and financing being withdrawn) were beyond our control and an event nobody had planned for. Unfortunately, despite their best efforts, the developer struggled to gain funding ever since. While we were told the funding had been secured and was finally awaiting arrival, we were informed a client had commenced legal action, which is why we issued the communications we did last week.

This type of situation is rare, but always a possibility – which is why we structure deals in a way that always keeps your deposit protected.

We feel your frustration, and of course you won’t work with us again or entertain a similar opportunity after experiencing an event like this. Nevertheless, our team are committed to supporting you every step of the way until we reach a successful resolution. ABSOLUTLY HORRENDOUS

ABSOLUTLY HORRENDOUS!

I like many others on this thread got duped and lied to by the Property Hub Team. I really really hoped that finally there was a morally decent company in the property sector, but no!
After expressing my interest to invest in a property in Liverpool, I was guided towards the Eclipse development in the Baltic Triangle. After the £5k finders fee was paid they basically send you the odd email with extremely vague and promising excuses as to why the build was no where near on time. I actually went to the location of the site and saw for myself that there wasn't going to be anything happening there anytime soon.

Cut a long story short, I have probably had upwards of 100 phone calls to the Property Hub 'Invest' phoneline in the past year - which have never been answered - not one!

I have emailed asking for updates - They never respond.

I have now in the past week ramped up my efforts and have contacted PLS Solicitors who were the ones who were dealing with my case when I purchased it.

I have now received an email this week from PH saying in a nutshell "Ridgemere the developer has liquidated, there is no build, and you will get you money back" - To switch I am very sceptical.

Anyone else in the same situation who recently received this email this week?

Thanks for your words; as you can see by the number of reviews left here, you’re not alone. All our clients received the same communications from us last week and our Care Team have been inundated with emails/phone calls which they’re working their way through as quickly as they can.

It’s our understanding that there’s every chance the developer is able to obtain funds and be able to stop legal proceedings against them. However, we felt it only right to inform our clients of the public notice and inform them of the possible next steps as soon as we were informed of it.

We’ve struggled over the intervening period to know how much information to pass on, because we’ve previously received commitments from the developer which haven’t materialised, and we’ve only wanted to pass on facts rather than promises. We realise though that this has left large information gaps, which we’re sorry about and will learn from.

We’ve been unable to fully identify you from your first name here, but please reach out to the team and they’ll be happy to help you. Events like this are one of the many reasons why we structure deals the way we do, with comprehensive warranties in place to protect our clients. Your solicitor will also be able to guide you on this for additional clarification.

Truly awful experience

I completely concur with the last reviewer. I too invested in the Liverpool, Baltic Triangle development in early 2019 via Property Hub Invest (PHI) and at the time felt lucky to have got in, particularly when the Portfolio Manager was telling me how the deal was so good that a few of the PHI team had got in also, including himself.

There is such a stark difference between the quality of communication before I paid my £5k sourcing fee, and after. I feel that once they have got you to pay them their cut, they aren't interested in you anymore as are probably only focused on moving onto the next targets.

Over 4 years later and essentially zero progress has been made. Not even funding. The "update" emails from PHI have been few and far between during this entire time, not that it even matters much as any information contained within them has always proven to be false.

I believe their customer service team essentially have a list of scripted excuses and responses along the lines of, "don't worry, they are just dotting the i's and crossing the t's on all the legals but we are due to start in the next week or two so just be patient. Plus in the meantime have a look at an article on how much prices in Liverpool have increased." It's actually farcical. They at least used to respond to emails asking for updates. They don't anymore. Just ignore you. Ironic really as they love to warn people on their podcast about the property sharks out there promising things that are too good to be true.

I'd urge anyone thinking of investing with them to look a little deeper into their reviews. Positive ones are almost always from people who love their podcast, or who are so excited after having their 'free' strategy meeting.

I admit their podcast is good, or at least it used to be before it became just an endless plug for their various businesses. Look into the negative ones though and they are from people who have actually used the services of one of the Robs' businesses (invest or lets). Any discussions that are posted on the Property Hub forum between people who have had negative experiences with PH end up getting removed because they 'break forum rules.' You are told that if you have a problem, speak to the Property Hub Care team... who when you try to speak to them, don't respond to you. Does this sound like the goings on of a reputable company?

I firmly believe that what the Robs have done is create an ultra slick marketing machine largely through their podcast and have then gone on to bite off massively more than they can chew with their various businesses of which they are either incapable of running successfully in the long term or just don't care. Rather than spending so much of their time creating content for their podcast and their channel and their socials, plus their new ventures and books, what they should be doing is putting the time in to fix the various problems their businesses have. Unfortunately though I don't believe they have any interest in doing that.

And then on top of everything else they decide they want and are qualified to create their own REIT in the form of the Portfolio app and the reviews that are starting to surface online about that make for grim reading, particularly for the early investors. I cannot see that ultimately turning out well for anyone other than the Robs themselves and would not be surprised if in 5 years time, there is a very different public opinion of them.

In summary this has been a financial disaster for me and nothing but stress which has been exacerbated by the misinformation and complete indifference from the Property Hub team.

We’re very sorry for the experience you’ve had, and completely agree that this potential investment has turned out very badly.

We also agree that our communication as time has gone on has not been adequate. This is because as the project has gone on we’ve received information from the developer which has turned out not to be accurate and promises that have not been kept. This is why you’ll notice that our communications started off echoing what we were told, then became less frequent as we felt it was necessary to only pass on confirmed facts rather than promises. We agree though that this has left communication gaps that are unacceptable, and will look into how we can navigate situations like this better in future.

We don’t however think it’s fair to say that we’ve lost interest and moved on. By the time this is resolved, our team will have worked on this deal for more than four years on what will end up being an unpaid basis. This includes the work we did to structure the deal to protect against this situation in the first place so deposits aren’t at risk, and will include liaising with solicitors on all sides until the best resolution that circumstances permit has been achieved. This isn’t a great business model, which is why we put in so much work upfront to reduce the risks of situations like this as far as possible.

You’re also correct that various members of our team have invested in the project, so clearly just taking on any old project and being indifferent about its performance is not part of our business model.

We will continue to work on this on your behalf, and in the meantime we’re very sorry that this has happened and will learn our lessons about improving our communications if anything like this happens again.
