First time home buyer review.
First time home buyer review.
We were purchasing our first home and throughout the process Kirsty our solicitor and Hakam were absolutely amazing!!
They were so helpful and honestly so quick to respond. We were warned that we would probably have to chase solicitors as they can take a week to respond. That was not the case here, I usually got a response within 5-20mins.
We had a deadline to reach otherwise we would have ended up on the street and help to buy were dragging their heels. However Kirsty done an absolutely splendid job and got it over the line for us! Me and my partner are so thankful!
Also I have read many reviews and I can assure you there were £0 hidden fees for us. We chose these solicitors as we got an incentive from the developer but even without that they were one of if not the best value out of 4 quotes.
Please please please do not pay not much attention to poor reviews and remember people are so quick to leave poor reviews but then the thousands of positive ones usually don’t leave reviews as they are happy.
I hope this review can help some people that were like me reading every single review haha :)
Be careful, hidden costs
Even though their website says no hidden costs, we were left out of pocket when they acted as solicitors for a part exchange with a new build.
Firstly their quote was more expensive than ones I'd got online, however, they assured me that this is because other firms often miss out charges and add them on throughout the process
Then, when it came to the final statements I couldn't believe that there was a difference of around £1000. 500 of that was my error due to one thing or another, but the rest was down to them misquoting me , as they "forgot" to add certain fees (convenient).
Their website actually states no hidden costs or surprises yet this happened to me and they refused to honour their original quote - as this was less than a week before completion I had no alternative but to pay.
The people I dealt with were friendly and polite and always answered in good time however, they clearly run by the motto "computer says no" and male enough profit not to care about their customers.
Wouldn't use again if you paid me
Now rebranded as Davison Law -Failed to…
Now rebranded as Davison Law -Failed to provide the paperwork until 10 months later after I chased for it and then threatened with a charge because I complained and have failed to provide the complaints procedure and failed to answer the informal complaint. Avoid using if you a buying a property and avoid using someone called 'Charlotte', who disappeared when the sale of the house was going through, no communication from her.
I have asked for the complaints procedure 3 times and advertising and providing the complaints procedure is deemed fair business practices by the SRA and The Legal Ombudsman. The firm are aiming to ignore my requests but send threats to charge me if I ask for information that I should have had but didn't after the completion when the firm said they would send it and failed to, thus paying for their negligence.
Unfortunately I have had reason to complain because the firm failed to provide paperwork and information about the house until 10 months later. Their last email said they will send this over once they have it. They did not do this but then are dishonest and say it was in a pack but they cannot provide evidence of this. Pack created before completion, and the information was not available before completion (their words), therefore they have been dishonest.
I was told to use this firm by the developer. Wholly regret doing so. Found no end of issues with the sale of the house and what can only be described as negligent behaviour. I have approached this firm informally and told 'any further post completion enquiries will be charged for' and they point to a document they have failed to provide to me and failed to evidence that I agreed to those terms. Charging someone who is asking for information that the firm has already been paid for is unfair trading regulations. However, near to the day of buying the house, their emails state, 'if you have any further enquiries, please do not hesitate to contact us'. So after waiting 10 months for documents, I requested them only to be threatened with a charge. In doing this, I believe that Charlotte is acting without integrity, is acting dishonestly and was not acting in the best interest of the client at the time. 3 main areas The Legal Ombudsman advise solicitors to act with.
Excellent service
I am emailing in regards to the brilliant service I got from your team . I appreciate post pandemic solictors have been under a lot of pressure with back log of clients and than having to take on new ones is not easy.
The level of service received by Emma and Sadika has been exceptional and due to my extenuating circumstances relating to a family issue they moved heaven and earth to get the conveyancing complete in time . I am truly grateful to them and I do hope that they get recognition and rewarded for their efforts.
Please do also convey my message to your seniors. I will definitely be using your practice in the not so distant future no doubt!
Thank you once again !
kindest regards

Avoid Taiba Ayaz
Avoid Taiba Ayaz. She's unprofessional, rude and not helpful. Had a bad experience and would ask the firm to have someone else do your conveyancing work instead.
Happy customer
I was recommended Davison Solicitors by my estate agent. Then I read the reviews and was very nervous! However, Nathan was extremely helpful from the start, always answered my emails, I got assigned Samir as my solicitor (very pleased as I have read some great reviews about him), and unfortunately I had to pull out of buying the property due to some questionable cracks! I had already paid the initial £300 but they kindly refunded me, and everyone answered my emails, so in the future I will be using them.

Anything but quality!
From the start I had nothing but terrible service from this company.
Originally given a proper solicitor who quoted me to do the job, then passed onto Laura, who did nothing but lie to me the whole time (as I have now found out) then passed onto a junior as soon as I had instructed them to act on my behalf. Had in writing from Laura in my initial quote, that there were no hidden charges and as per quote, it would not exceed this, I also have recorded conversation which I have extracted to a USB to prove this. Because my property is shared ownership, I had to use these particular solicitors. I have a trusted contact who is a conveyancer, check all documents for me from Quality and she gave me a list of questions to go back with to ensure I wouldn’t be sent these hidden charges etc. When documents come through on completion day, my fee is £601.43 more than this, when asked why ‘we didn't know you were using this lender’ , there was absolutely no going back on what they said, despite it being in writing, neither this or an apology. I was told if I dont pay the invoice, I won’t complete and it will cause delay and delay charges, paying this at 6am after being stressed and in tears most of the night, I expected to hear back to my reply of checking they received it, or maybe even a response to my email asking for an update on completion. Luckily Kurt at Haart & Becky at Sage kept me up to date, I actually had received my keys from Haart 2 hours before I had any kind of response and communication from Callum at Quality which was late evening on completion date, pretty disgusting to say the least.
To top this off, on the date of exchange, I was sent a full invoice of the total deposit to pay, despite already paying some of this, which they and their finance team all knew, this delayed exchange further. The searches had also not been completed because they started them too late, so a search indemnity needed to be paid for in order to exchange and complete on time, this is complete incompetence on their behalf. They then had the cheek to tell me they took a little bit of money off as a gesture of goodwill, after I advised my completion bill was £600 too much!
Callum my junior solicitor was poor, his lack of customer service and ignoring my emails / calls have been nothing but terrible through the whole experience and quite honestly if he were my employee, he would no longer be my employee. Unfortunately I guess this is the problem with paying fees for a solicitor and receiving a junior. He’s not only to blame though, as mentioned above, so in all honesty the whole company is a complete shambles.
On another note, Just Mortgages, Sage Housing and Haart were absolutely fantastic through the whole process, took time to explain things to myself (a first time buyer) and completely understood my frustration with the solicitors incompetence, agreeing with me. Would never use these monkeys again, or recommend to anybody. Not even worth 1* I’m afraid!
Do not use Quality Solicitors Davisons
Hundreds of pounds tacked on to the final bill on the day of completion for "responding to emails quickly". (If this happens to you - try and negotiate down!) They lost documents, lied about calling me and failed in many other ways. And they are not responding to my complaint.
Avoid at all costs.
Do not use No Quality Davidsons…
Do not use Quality Davidsons Birmingham branch.
Shocking customer service believe all of the bad reviews.
Total lack of customer service to the point of incompetence !!
I am now writing a full complaint to the ombudsman.
No communication, no response to multiple emails, always out of office !
Will tell you lies, l was not even on documents for completion! which they hand wrote on to documents.
Sent these wrong documents to the land registry, and l could have lost my property to an ex partner !
7 months on still waiting for my deeds and chasing Land Registry doing the job l paid Davidsons to do !
Told my buyer l was waiting for a mortgage application and l was a cash buyer !!
This was a reason they gave for delays tried to blame me !
My buyer threatened to pull out if not sorted.
My solicitor was sick on day of completion, l was not told any information phone was on answer machine, l was desperate for information !
I can write for hours about their service, don’t bother to complain to them, they will ignore you !
Go straight to ombudsman like l am doing, use this company at your own risk, you have been warned
Very Helpful and Great Communication!
Chris, Daniel and Nisha were so helpful with the conveyancing service they offered. They worked to a really tight deadline but and managed to get everything sorted for us in time. Their communication was great and were always on hand to assist with any issues. Would definitely recommend.
USELESS
Terrible service.
They were extremely slow to the point where we had to apply for an extension on the mortgage offer, which they didn’t notice until a week before completion… I had lack of communication throughout, the only time I got an update was when I chased them myself.
The solicitor kept asking repeat and odd questions to the sellers solicitor throughout, which held up the process as well.
The day prior to completing, they realised they’d made errors in the invoice and therefore I had to find another £700 overnight due to their incompetence in completing an invoice.
I made a complaint to the company and was told that the service given was sufficient, so clearly in denial that they are useless.
Extremely expensive, useless and I will definitely not be recommending to my friends who are mostly looking to buy houses! Or will I be using them again!!
Great service
Jessica and Tom were both extremely helpful in my buying process. Really communication and great service provided. Highlight recommend them.
Unfortunately I wouldn't recommend…
Unfortunately I wouldn't recommend davisons, lack of communication from Nisha who was apparently dealing with our sale, we never heard from her she never replied to any of our phone messages or emails, then it was passed over to somebody else I sent a message on the 13th of may and as of yet have not received a call back or reply to my email, very poor experience with this company, I think they could do with putting their staff on communication training because there isn't any communication and that's the problem.
Extremely bad solicitors to work with
Extremely bad solicitors to work with.
Really disappointed after been pushed to use them buy our estate agents. Just do not communicate or get back to you.
Terrible service.
Terrible service.
I would not recommend quality solicitors to anyone. I lost my partner and was in the process of sorting through his estate etc. i hired davisons solicitors to act on my behalf, I feel as if quality solicitors took full advantage I paid thousands of pounds and numerous back and forth pointless emails to get absolutely no where. Eventually I had to change solicitors as they was simply just taking my money, half of the time I was doing my research and advising them on what to do next. They advertise as family law and probate solicitors but it is extremely doubtful given the service they provide.
Towards the end of me terminating services with davisons I felt as if my solicitor had some sort of grudge against me as I complained against the services she had provided as they was not satisfactory.
I would highly advise if your are looking for a trustworthy solicitor to help you through a hard time DO NOT use them. Find a solicitor firm that you can trust.
TOTALLY RUBBISH. KEEP SHOPPING AROUND
As a first time buyer, they should be a bit more supportive for all the money I was paying them. They would have got a repeat customer. Instead, they get this review.
There was a catalogue of errors, but the straw that broke the camel's back was the fact that the company culture is poor, resulting in a shoddy service. My solicitor's colleague gets sent a vital email that isn't for them, instead of passing it on, they don't pass it on to my team. This made a massive delay to my sale and a lot of stress, which I didn't need.
Towards the end of the Sale, they asserted deadlines which they then broke, with no regard that I had travelled across the country and stay overnight to be ready for the exchange.
In addition, it was the classic move. Pay the Solicitors fee, but get the Junior to do it.
The one thing they were very good at is having processes in place to extract my money.
Extremely disappointing
Good experience.
I've two experiences with this solicitors firm yet I'm quite happy with it! Quick response with well explanation. Reasonable charges. Nice people!
