Instructed the team to manage three of my flats in east London in 2017.

Moving and working abroad both me and my husband Keith were recommended by a friend to use this company to look after and property manage our small portfolio

Overall experience is a 5 star from the outset. Quick and easy dealings with Reiss-Samuels who we both found to be professional and fast at transferring rental to us monthly. No Hassle!!!

Me and my husband Keith have decide to sell our small portfolio when tenancies expires because of our high interest payments along with service charges for the apartments, this investment is no longer viable for us.

Any owner/Landlords reading this review both myself and my husband Keith strongly recommend the Reiss-Samuels team

My dealings with Reiss Samuels

My dealings with Reiss Samuels, Satnam Gill in particular, came about when my child was looking for accommodation for the next academic year with a group of University friends, and the place they found was being managed by this company. I was a little taken aback by how unprofessional the e mails looked. Very poor grammar and some spelling errors which I would not expect from a professional company. Maybe you should use a proof reader to aid with that. They were also incredibly confusing, as were the documents sent regarding the tenancy and other communications regarding the process. In my first call with Satnam, I did tell him this however his reply was “.. well nobody else has had any problems understanding, just you.” which I felt was incredibly patronising. I am by no way stupid, but he made me feel that and the rest of the call continued in the same manner. I was incredibly anxious. I feel a more professional approach would have been a simple apology and to ask if there was anything I wanted clarified or explained. Some time later I had the misfortune of another 2 telephone calls with Satnam. Incredibly unprofessional, shouting at me down the phone, very intimidating and aggressive towards me, would barely let me speak, kept talking over me all of the time, did not listen to anything I said or answer any questions and twisted what I did say. He told me he was going to send an e mail to all of the other parents naming me in full and telling them I said something which I certainly had not – I told him not to do that but he went ahead and did that anyway. At the end of the final call he shouted at me “….you’re a f****** b**** “ a couple of times so I disconnected. I followed that with an email directly to him to tell him I found his behaviour intimidating and after what he called me I did not want any further communication from him, however there were 2 emails sent to me within a few minutes. He has had a similar attitude with my child, and kept ringing multiple times when they were in lectures or at work. My child has had to tell him to stop contacting him and then left a negative review which has been met with a threat of legal action for defamation. Another parent in the group had the same response to a negative review. Everything I have said here is the truth – Satnam has stated in a previous Google review that all calls are recorded, therefore the recording of these calls I have described will show that. All other statements are my honest and true opinion following my experience. I am not going to tell anyone not to use this company – but I feel I have the right to post my experience and opinion just like those who have had a positive experience. If you look at the 1 star reviews across Google, Trust Pilot and allagents, you will see a very common theme so I think rather than threatening to sue people who leave a negative review – why don’t you learn from them – apologise and change for the better. Then they might stop coming. (By the way, I am not complaining at all about the fact I failed a guarantor reference check, just in case this is what the reply is – I am not ashamed of that – I have raised my child alone with no financial support and worked extremely hard to do that. My issue is the way I have been treated as stated above).

Gillian Peachment I trust you are well, its amazing how the two parents who failed to read the criteria even though on two occasions in writing before the reference process started are the ones writing negative comments online.

You should not be providing false or misleading information.

Reiss-Samuels do no manage the property as stated on the holding deposit contract clearly you failed to read that as well and the criteria for a guarantor prior to the holding deposit being paid and the holding deposit contract which you signed.

You made contact on the 12th March 2024 via email and phone wanting a update.

The other tenants had no intention on carrying on with the process some weeks ago prior to this. When Connor Davies was spoken to on the 12th March again he was under the impression he or the others had not heard anything for some time but that was put to bed as soon as attachments of emails come over. This time text messages were sent to everyone copying and pasting the emails just in case anyone disputed the fact there was no communication hereafter.

It seemed as if the communication between you and your son for several weeks was non existent about moving into this property otherwise why would this question be asked, this also seemed to be the case with Connor and the other prospective tenants. Connor made no attempts to complete the application form as we can see on our end every time someone views the application, completes the application and when its updates as well as updates on referencing process. Yet he wanted a update on how the process was going. Fcc paragon send reminder emails every 48 hours asking for the application form to be completed on top of this we as a company send out reminders

After emails then received from the other prospective tenants and a parent which was reiterating they were no longer proceeding we had made our own mind up here your communication was not to ask for a update it simply was in attempt to recoup the holding deposit and twist everything. You claimed the others had not dropped out and we had no evidence of this so we reopened the referencing process to continue.

As explained in a text message to you previously i must thank you as you followed our processes in signing the holding deposit contract, completing the fcc paragon application form and posting your documents to the office within the time frame given.

You and your son will be contacted in writing directly about your comments.

Very helpful and always responding to my emails quickly. They guided us throughout the entire process of renting - from arranging viewings to the bidding to the contract approval process.

I had a really lovely experience with Satnam Gill and Emma Collins they kept me up to date, swift communication over the past one week

Would recommend. It was my first time renting in East london, Satnam Gill was helpful and responsive late night whatapp messages back and forward easing some of the stress i had as i suffer from anxiety pretty bad. Moved in last night into Discovery dock east tower. Lovely building so close to my work building

DO NOT RENT WITH REISS SAMUELS- THEY…

DO NOT RENT WITH REISS SAMUELS- THEY LEFT US HOMELESS IN ORDER TO MAKE MORE MONEY. The managing director was possibly the best example of abhorrent customer service. He is the most unprofessional individual I have ever encountered, and I cannot fathom any of these positive reviews about him, due to what he personally, and Reiss Samuels as a company subjected myself, and multiple other students who were seeking tenancy to.

Our documents for our tenancy has been signed for months, we were preparing to move in before the university term started, and we received a call from the managing director accusing my guarantor of not sending in their documents. Bear in mind that we had signed the tenancy agreement months prior, and we would not have been able to do this without all necessary documents having been sent in. He was very hostile and aggressive over the phone, and this was not this first time. I personally know at least 5 other students whose parents he had spoken to threateningly and in vile tones to over the phone when they called to ask questions about the move in process. In this instance I witnessed it first hand. When my guarantor expressed concern that his personal documents had been lost by the company, he actually hung up on him. He then called back and when asked about his inappropriate and unnecessary tone, and why he hung up the phone, he proceeded to tell us that due to our behaviour he felt he had to cancel the tenancy, rendering us without a house for the upcoming year.
He was very egotistical and I believe the extent of his aggression was due to my guarantor not cowering down and being afraid to question the whereabouts of his documents, making him incredibly defensive and enraged his authority was being queried, which led us to believe he had actually lost the documents and was in the wrong, otherwise there would be no need for him to be so aggressively defensive.

As it turns out, before our contract had even officially been terminated and all of our money returned to us, the house was back on the market for an extra £400 a month. So at this point I’m sure you can imagine what had happened, the company has accused us of not providing them with all the documents, in order to have an excuse to cancel our tenancy so they could put the house back on the market for more money, as we had signed the documents so long ago that our rent which was already (£5250 a month), was low in comparison to what they thought they could get with the current market prices.

However, despite this horror story and the stress it entailed, we managed to find a much nicer house, for over £1000 cheaper a month with JACK BARCLAY ESTATES, who were infinitely more pleasurable to work with, and for what it’s worth I couldn’t be happier to be rid of any contact with Reiss Samuels and the managing director himself after this whole ordeal!

UPDATE: if this review has not already convinced you to never rent with Reiss Samuels, let me update it in regards to an email I received this evening from the admin manager, in response to my review, stating they have involved a solicitor due to my defamation against their business. The review is an honest and true review of my experience with them, and rather than professionally accepting criticism and striving to do better as a company, they have responded with more threats towards me, which is not the first time I have seen this response from them, so it seems to be a reoccurring theme within the company. It also makes me question whether or not they contact all clients who dare post a negative review, with the threat of suing them, in order to make them remove their post and maintain their reputation as a company. Just like the managing director’s aggression over the phone, this feels like another defensive attack, and perhaps if they were more gracious and appropriate in the way they conducted themselves and spoke to their clients, people would not leave such damaging yet honest reviews. And if they had read this review and apologised for the stress they put us through and the disgusting manner in which we were treated, and taken this review as a sign they need to do better, as I would expect of any reputable and professional company, rather than respond with a threat about my defamatory comments, I would be less inclined to update my review and continue to show prospective clients who Reiss Samuels are and how they treat people.

My aim is simply to ensure no other prospective buyers or tenants are subject to the same awful treatment.

Firstly the landlord gave three extensions for the guarantor/guarantors to complete the reference process which included filling in application forms and providing documentation. All confirmed in writing. The prospective tenants were well organised no issues there.

On the 3rd March i convinced the landlord to give your guarantor additional time for his paperwork to come through which he agreed to do. This is all confirmed in writing

On the 2nd June
Email sent to everyone confirmed that your guarantors deed of guarantee letter had not been received and the landlord confirmed if the deed does not arrive by the 9th June in ( 7 days time ) then the landlord will be contacting you directly Tegan to discuss you paying the last 6 months rent in advance and removing your guarantor. Deed of guarantee letters were emailed out on the 3rd April. This is all confirmed in writing

All the other three guarantors deed of guarantee letters arrived prior to this

On the 3rd June
Your guarantor called us accusing us of misplacing the deed of guarantee letter. When your guarantor was asked to provide evidence for example recorded delivery, tracking number this could not be provided as he had sent it via normal post and your guarantor was advised to contact royal mail. Your guarantor still had till the 9th June to send or resend the deed of guarantee letter attached with a copy of his birth certificate or passport.

Your guarantor then said he will not be resending the deed attached with a passport copy or birth certificate as it had been lost in the post and we already had a copy of his passport. This was the final straw the landlord gave the instruction for the holding deposit to be refunded back on the grounds that your guarantor refused to supply the documentation he required. There was no way forward with this, taking into consideration previous delays with documentation.

The property was remarketed and due to the landlord having only a few houses left in his portfolio of a similar size it was rented for hundreds of pounds more a month. Other tenants that paid the same rental amount agreed with yourselves for similar houses in the same development have already moved in and others are due to move in soon.

Your claiming you were left homeless in order for us to make more money, your comments are defamatory and completely false. If this was said to be true then certain individuals would have not been given three extension dates for the reference process to be completed and your guarantor would most certainly not have been given 7 days to provide the deed of guarantee letter.

Our instructions are crystal clear in writing from the outset and a lot of repetitive emails are sent explaining the same. If a prospective tenant or guarantor fails to follow the procedures in the time frame outlined then most certainly the prospective tenants run the risk of losing the property, we have a business to run this cannot be left open ended for prospective tenants and guarantors to decide to send or not send documentation when they please there is a process to follow.

You say your aim is simply to ensure no other prospective buyers or tenants are subject to the same awful treatment. In reply to that if a prospective tenant wishes to rent a property through us they must follow the processes outlined in the email sent to them prior to a holding deposit being paid and stated on the holding deposit contract prior to the reference process starting, if not its best they don’t move forward with any properties Reiss-Samuels have to offer.

Tegan all your guarantor had to do is send or resend the deed of guarantee letter attached with a copy of the passport or birth certificate within 7 days and there would have been no issue and you would have moved in the property.

Professional Efficient Service

I was in the rental market and contacted numerous estate agents. Almost all took my details, what I was looking for and said 'would get back to me'. None did, except Reiss-Samuels Not only did they get back to me but literally within days took me on a tour of 6 properties that matched the description of what I was looking for, and answered all the questions I had. Great Service

Excellent customer service from this company for helping me find a nice flat in this chaotic market especially answering dozens of questions and helping me set up an additional viewing. Everything has been quite smooth so far had a small leak when I moved in but I was shocked how quickly the landlord Rakesh Patel responded and got it fixed literally within half an hour this evening 10/10 agent and landlord

I finally found Reiss-Samuels after a…

I finally found Reiss-Samuels after a couple of weeks of frustration trying to get other agents to help me plan viewings ahead of my trip down to London on a particular day from the midlands.

I have moved to Canary Wharf for a new job and this was quite a daunting task as other agents were not particularly helpful or friendly or just did not call back when I left messages. I do understand properties are flying of the market

Professional in every way, helping find me another viewing when my original planned viewing went under offer the night before and even taking me back to the property twice in the same day as I wouldn't have another chance .

After I made the offer, the landlord was quite difficult, Reiss-Samuels were in touch nearly everyday by email with an update on the agreement and checking if I had any questions and liaising with the landlord. they were excellent in explaining the detail of the tenancy agreement when I went in to sign (my first time renting). Both were friendly and professional.

I would give them 10 out of 10 my girlfriend would totally agrees

My boyfriend and I were looking for an…

My boyfriend and I were looking for an apartment in London. On friday evening we saw the advertisement and sent an e-mail.

The next morning my boyfriend already received a reaction of the letting agent in charge Satnam.

He was (and still is) very fast in his reactions, always on top of everything and very open over the whole process and his actions. Even now, after we already received the keys to the apartment (we got it yay), he still stays helpful; every question we ask is answered within a few minutes. You can really notice he enjoys his role and work, and for us, as a client, this is not only very helpful but a pleasure to deal with as well.

Customers have a read.

Great service from a transparent and respectful team. Decided to use Reiss-Samuels to let and manage my property and have had a very pleasant experience so far.

Reiss-Samuels found me a tenant faster than my previous agent and have handled the negotiation and signing of the contract smoothly & efficiently. With the interest rate rises i needed to achieve a higher rental price.

Letting agent fee was quite high compared to previous agent but the quality of service i receive is well worth it.
