A pleasure to work with...

As a flooring provider to many New Home builders, we have a wide range of experiences on various sites. Having worked alongside Rippon Homes for over seven years we would rate them as excellent! Communication with site is always good, with David and Adina at the The Burrows, Worksop, maintaining updates on build stages and making sure plots are ready for our expected arrival. Nothing is rushed which ensures the best finish for the buyer. A pleasure to work with.

Our current views on Rippon Homes

We were attracted by our Rippon Home because of its location but more importantly by its timber frame construction and air source heating. We moved in just before Christmas 2022 and so far we are thrilled and are currently going through the snagging process. No complaints so far with the service from the site managers and their teams. We must give a huge thank you to the on-site sales rep Lynne Wheeler. She has been kind, professional and has kept in touch regularly whilst our home was being finished. There were tough times and delays all round and she helped us stay positive whilst keeping us up to date and chasing things for us. So, why only 4 stars? Without going into detail we wrote an email to Head Office in October and needed to chase for it even to be acknowledged by the HO team, let alone replied to. Courtesy costs nothing and lessons could be learnt by the HO desk based staff from those who we see face to face like Lynne. We eventually got a reply this week. Everyone is a sales person for a company and people who think they don’t face customers need to remember this.

We have reserved and exchanged on Rippon home

We have reserved and exchanged on a Rippon home in Navenby. We are just waiting for the build to complete before moving in. So far, our experience has been flawless. We are kept up to date with developments and we have to say that our Tia has been amazing. Tia has answered any queries we have had and been patient with us as we have chosen our options for our home. Excellent service.

Amazing Home

I would like to say a very BIG thank you to Ian, Sophie and Lynne for making our move possible with the time frame being as tight as it was. Our home is truly fabulous and everything we wanted. The build quality is brilliant. Thank you once again to Ian, Sophie and Lynne for turning round a stressful year and making it all worth while. 😀x

Great Maintenance Operatives

Eleanor Gardens Navenby Poor After Sales Care

Basic house build is actually great but the finishing is shocking! Lots of “oh I agree that’s bad” and “we’ll get that sorted asap” but the promises to fix snags do not happen . Faulty wiring - def no checking electrical work, awful silicon sealing with leaks and dirt, leaky plumbing, broken brickwork. A couple of snags resolved early doors with promises to return but after 2 weeks just ignored for months! Paid to have couple major snags fixed. But now what? What to do when everyone just ignores you?

We are the proud owners of a bungalow…

We are the proud owners of a bungalow built by Rippon Homes and I can’t tell you how much we love the design and build quality.. like any new home there are always small issues and snagging problems, however I must say they are dealt with in a most professional and thorough manner and I would like to make special mention of the great service, understanding and empathy we always receive from Becky Bligh in the Rippon Customer Care Office who goes out of her way to help with any small problems we may have… Many thanks Trevor & Denise Cross.

Shoddy workmanship and awful customer service

We waited 2 years for our house to be built and when we finally got into it we had so many issues. Items that were picked up before we moved in were not sorted and even now 3 years on we are still fighting for our snags and reoccurring issues to be resolved and we have had to fight the whole time to get things sorted. I don't even know where to start, so much has been awful. I'll start with the site manager who had the customer service skills of a stone who told us that "customer care wasn't his thing" and looking at the shoddy work done on our house and saying it looked great. Then the next site manager who on the day he was fired told us that he was glad as he "didn't have to lie to customers now". We've had issues from showers leaking, front and back doors that are hard to open and shut and then getting stuck shut so we couldn't open it and couldn't lock it (this happened a number of times), windows that we can't open, holes in the cement between bricks so deep we could put a finger in the hole and motor all over the brickwork (they came back to basically re-point the house and acid washed it), a personnel garage door we paid for way before the house was built only to find it wasn't put in, so they had to cut it in and they continued to do a bodge job installing a door, using old window fascia nailed onto the door frame. I honestly felt like i could have done a better job with my eyes closed. When a joiner came back fix it, the young lad told me it had been him that did it, but it was a Friday afternoon and he just wanted to go home! Nice. as they hadn't put the door in, the electrics then didn't match up, so we had to go into the garage to the front to turn the light on, compared to our neighbours who's light switch was right next to the door (as you would expect). They have also used an internal door surround to make the inside of the door look normal, so as you would expect this has gone moudly and started splitting as its not meant to be outside. The carpets were stained before we moved in and weren't cleaned for when we did take over. The mastic around the windows was put on so poorly, with blobs all over it and dripping down under the window, plus it had be stained red from the brick dust. Also pretty much all sealant around the floors, bathrooms and worktops have had to be replaced (still waiting on the floors to be done). Patio slabs put down outside dropped by 2 bricks depth. Posts missing from banister at a position that my young son could have fit through and fallen down the stairs. Honestly I could go on as there have been so many problems. But the big thing is that the customer service we receive is just awful. The term 'couldn't organise a p*ss up in a brewery' springs to mind. They would book one man in to fix all the issues in 2 days - not realistic. They never arrive knowing what they need to do. The amount of times they have given us a date and no one turned up, or they turned up without us knowing they were coming! We have even had management out to our house and still nothing got pushed along. They are all talk. I think they hope that if they keep putting you off eventually you will go away and sort yourself. Both my neighbours have had similar awful experiences! So if you are going to buy one of their properties, my advise would be don't exchange till they resolve issues as they as they are much more happy to help before that point. Also be prepared for a long drawn out process to resolve you issues. Don't think that because the house is new things will be ok, because I have seem the absolute shoddy workmanship of some (not all) of the guys that have worked on our house. We had an issue with a windowsill not being put in flat so it was very wonky and were told by the office (who had not set eyes on it) that it has passed the nhbc check so it would be within tolerance. It took for us to find the nhbc standards, take pictures with a ruler to show them that it was way out of tolerance! Also make sure every issue is documented your end and keep email conversations as they don't seem to keep accurate notes on anything and we have found a high turnover of office people that don't know the history and just lose the issues you have, so make sure you back it all up with written evidence. We have bought new houses before and understand that they come with snags, but Rippon Homes take it to a whole new level!

DO NOT BUY!!!! WORST MISTAKE EVER!

Where do I start… we moved in back in August 2018 and 4 years on we still have issues outstanding. Customer care if you can call it that is non existent. Before you exchange the sales rep can’t do enough for you, once you hand over the money that’s when the real problems start. We’ve had to have our living room and kitchen re screeded as it wasn’t level, garden ripped up twice as there was no drainage as they left hardcore underneath the turf, wall knocked out as it wasn’t straight, the lost goes on. You can’t talk to anyone on the phone only by email, to which they lose all correspondence of you emailing them over the snagging list. No extension on warranty during covid, lack of urgency. Handymen turn up to complete the work only for it to be completed sub standard so they have to come back 2 or 3 times to do it again. I appreciate new homes have snagging but not to the level we have experienced. The stress, time and effort that has gone into getting things rectified has been enormous. We work full time and still have to try and get snagging completed. If I could give this 0 starts I would have. Please don’t buy a Rippon home, or Rip-off home… do you research on builders before committing and I would suggest paying for an independent snagger to inspect the property. It might be another expense but trust me it will save you in the long run! And Rippon if you want to get in touch with me about this review please do, I will be looking forward to your defence!

Poor after sales costumer care

I was offered an incentive to leave a positive review (monthly prize draw Love2shop vouchers 20.03.22), I will leave an honest review.

The after sales costumer care is poor. we moved in (Worksop) May 2021 and we are still waiting for many of our snags to be completed. It feels like constant explaining and debating on the same things which needs to be completed. In some parts attention for detail and pride in work lacks. The house was rushed to be finished and the customer care don’t seem to keep a good track of work outstanding and would probably benefit from an action log, as it seems they manage it via email.

Overall most of my experience has been positive and Julia (now left) and Dave (site manager) are/were good. Dave is easy to contact and will sometimes visit at short notice to fix minor snags. Rippon have agreed to fix most snags. The workers who visit to fix the snags are friendly and helpful. But, I would have expected most of the snags to be completed sooner. Apart from some such as cracks in the render (they have agreed to fix)

Very poor after sales care

Very poor after sales care. I bought my home from Rippon in Worksop October 2020 and still to-date after nearly 2 years I am chasing and debating what snags need completing. It’s very hard work communicating to get work arranged and when it is it’s never done as promised. Corner cutting deception seems to be Rippon’s craft in my experience.
The attention to detail in the finish is very poor.
I would never buy a a Rippon home again.

Overall great experience with the company would recommend

Good sized property and quality of build is very good. Also the site managers have always been on hand and very helpful with little wear and tear of a new build. We have also been given additional contractors contacts for any extras we have wanted to put into our house after the move in.

Eleanor Gardens, Navenby

Since moving into our new home on the Eleanor Gardens development in Navenby in June 21, we have had nothing but a positive experience. Sarah and Dean (Site Managers) have gone above and beyond to rectify any (minor) issues and ensure that we have been listened to and communicated with appropriately.
The house itself is extremely spacious for a new build, which is a unique quality of a Rippon Homes build compared with other developers in the area.
A major draw to Rippon Homes for us what that many of the 'extras' (tiling, flooring, appliances etc) were included in the purchase price of the house. Not only was this a massive financial saving, but allowed us to make the house our home before we even moved in. The quality of these items is fantastic and has enabled us to fully enjoy our new home since picking up the keys. Thank you Rippon Homes for everything!

Bungalow Eleanor Garden We have been very lucky to have…

We have been very lucky to have purchased & moved into a wonderful bungalow in Eleanor Gardens.
We bought on plan & although we could see the foundations and a drawing! Seeing the actual inside was amazing. We love our new home. The bedrooms in the front are great sizes - the living room excellent and again a great size. The kitchen and 3rd a little small but plenty big enough got the 2 of us.
Like all new builds a couple of snags but Sarah is amazing - really helpful & quick to address any issues.
The garden is really lovely and great quality turf - and nice patio area.
We are happy settled & making a new house a home very easy.

Eleanor Gardens, Navenby

Moved into my Rippon Homes bungalow in Navenby last September 2021, had lots of frustrations with my solicitor not hitting deadlines so Tia the sales advisor put me in touch with another solicitor who handled my sale and my purchase and they turned the whole transaction around in less than a month!
On moving in to my bungalow there were one or two very minor problems but these were sorted very quickly and efficiently by Sarah - she always checked with me that the jobs had been done to my complete satisfaction which they all were.
The bungalow itself is beautiful, very light, well built and to a high standard, I am extremely pleased with my new home and look on it as one of the best moves that I have ever made - thank you Rippon Homes for making my dream come true!

Eleanor Gardens - Navenby

This is our first experience of buying a home through Rippon Homes and using the Sales Assist scheme.
The sales assist scheme is a great way to purchase a Rippon Home as it allows time to find a buyer whilst holding a reserved plot. Once we appointed Nikki she looked after everything involved in the selling of our house including all the painful bits with solicitors and estate agents and any chasing which needed doing.
We were one of the first to move into our development and I must say we are delighted with the quality of the house build and finish it has only been bettered by the level of servIce we have received from the whole site team in particular Sarah and Dean have been fantastic. As you would expect from a new build there were a few small snagging issues but each one was dealt within a timely and satisfactory manner. I would not hesitate to recommend Rippon Homes to anyone who was looking for a new home.

Poor experience with this company…

Updated after the response below from Rippon as unable to reply to their message...** From the time of paying the deposit the house didn't come off the market at all (we checked the Rippon website and Rightmove) and the completion date changed by 6 months overnight. Louise promised that she would speak to the site manager (Duncan) on the Monday and get back to us to see if it was possible to bring the date forward. She didn't contact us on the Monday and we couldn't get hold of anyone to discuss until the following Friday when we were told that the house wouldn't be ready until March/April which was no good for us. Also, we didn't receive anything after reserving, not even a congratulatory email, which seems odd.

** Certainly wouldn't recommend after our experience. Reserved a home after checking the build completion was still December and paid the £500 fee. Told the day after we paid that the completion date had moved to May. Cancelled as need to move by Jan/Feb but they only gave us half our deposit back. Very poor customer service as we wouldn't have reserved had we known the real completion date.

We have looked into this and the new home anticipated completion date is still on course for the anticipated date of Spring 2022 as stated in your signed reservation form. I understand you requested the date to be pulled forward to January and are sorry that this was not possible and hope you appreciate that we try very hard to accommodate our purchasers requests but pulling dates forward is not always possible. Our reservation form does clearly state that there is a cancellation fee applicable and had you cancelled the next day we would not have applied this but the plot was taken off the market for a period of a few weeks for you and so the cancellation fee did apply. Again we are sorry if you felt this was not appropriate but in order to be transparent everything is set out in your reservation from. We would be happy to discuss this further with you.

Worst experience when buying my first house

Beware when purchasing a house through Rippon if you want a house that is actually finished and not rushed!! Bought my house in July 2021 and still waiting for my snagging to be completed, no handover was completed I was simply told to send my snagging list over by email and now they are refusing to replace/ fix damages within the house. They don’t adhere to their own customer care policy but expect me too… e.g rippon should come out 7/14/28 days after moving in to complete snagging? Well that never happened with me. The day of keys handover I was given the front door key and told someone would come back with the other keys… which were subsequently then left in the gas meter cupboard!!
Within a month of moving in my toilet was leaking… ruined my landing carpet and went through to the living room ceiling. I now have the same issue with the bath leaking through to the living room ceiling. Garden wasn’t turfed when I moved in and I was never told this beforehand - top soil was full of bricks and metal objects. Slabs in the garden were cracked. Kitchen cupboards left with no end panels. Plaster above various windows/ doors fallen/ falling away. The list goes on.
I’m appalled the customer service is nothing but disgusting.

Beware of the garden slopes

We bought a property at the Worksop development, we moved in around 5 months ago. Julia during the Sales process was great, was always quick to reply to any of our queries and always made time to meet us most weekends to provide us with any updates. Once moved in the site manager Dave was again great, he regularly came to visit us to check in everything was ok and he has also been easy to contact to get any outstanding snags sorted.

If you are thinking of purchasing a property with Rippon Homes, before you reserve I strongly suggest you ask for a landscape drawing for the gardens. We weren’t made aware until a few weeks before we moved in of what state the garden was going to be in. It has a gradient steeper than a ski slope. The slope caused us massive issues when we first moved in due to the rain pouring down our garden which resulted in our garage flooding and our porch looking like a swimming pool which also resulted in next doors property nearly flooding due to the rainwater gushing down to there property like a river. Rippon Homes as a consequence of this went and dug a bund at the back of our garden to relieve the amount of rainwater coming down our sloped garden but I just don’t see why they didn’t build a retaining wall in our garden as it is so obvious that it needs this as the level difference between our garden and the property’s garden to the back of us is ridiculously high. I now know why they didn’t do this, after getting quotes back to do this myself, it will cost me around £10,000 for a contractor to come in and do this, I think it’s ridiculous that a £250,000 house can be allowed to have such a pointless back garden as you can’t do anything with it and is now going to set me back £10,000 when I’m already paying a lot for an expensive house.

I would rate the sales and site management team as 5 star but I believe this was a commercial decision from Rippon Homes and I believe to make a customer pay a lot of money to rectify an issue which they should have sorted in the first place by installing a retaining wall is not on. I never expected a completely flat garden but when I’m worrying about my garden flooding when there is heavy rainfall I just don’t think that’s acceptable when paying for an expensive home and coupled with the fact that I had no prior warnings to how steep the garden was going to be before purchasing, this was very disappointing and therefore I have put Rippon Homes at 3 stars.

Marquis Gardens in Old Dalby

Although very early in our buying process I had to give a shout out to Sue Darby who man's this office. The site by Ripon homes is a new eco style build, first of its kind by the builder. Sue has been amazing with her support and guidance, answering all of my questions on the build and fit of the homes. Considering its such a new system she really has gone that extra mile to put my mind at rest. It's just a shame she's leaving the company. Hopefully her replacement will be as helpful.
