Ben is very knowledgeable of the London property market, pro-active and trustworthy. Due to his knowledge and network we successfully found and completed on a property that was not on the market. Ben helped us secure a buy-to-let property in a week, refurbish the flat in 2 months and get it rented out in 48 hours. He is indeed the most efficient, professional, resourceful, and courteous buying agent we have ever met. We couldn’t thank Ben more for the work he has done. He has done extra miles for us and did far beyond our expectations. We highly recommend Ben if you want to invest a property in Central London for the following reasons.
1. Ben is very professional and super efficient. We’ve only got a short period of time looking for a one-bed buy-to-let property. There are over 100 properties in the area that we are interested in and we know that the market for one bed flat is always very active. Ben did a thorough research and narrowed down the list to ~10 properties for us to view. Ben made calls to the selling agents/landlord and managed to book all viewings in 2 mornings. After the first viewing, we picked 3 properties we liked for second viewing and made the final decision after the second viewing. We wouldn’t be able to find the perfect property without Ben’s efficiency! It saved us a lot of time going through a list of more than 100 properties. Ben did a lot of research before taking us on the viewing tour. He even made a summary list with all key specs of those properties for us to take notes during the tour and take back and discuss after the tour. We understand that buyers want to view as many flats as possible to make sure we don’t miss the perfect one. But it is time consuming to going through that list and then book viewing appointments. And personally I don’t recommend to view a lot of properties, you will get tired after maybe 15 tries and still haven’t found the right one. Hiring an efficient buying agent with strong research skill is the key. Looking back, we realised that we were not exactly clear of our target property at the beginning. It is Ben who helped us make this targets cleared and more realistic. Ben gave us impartial advice on properties but we always value his personal opinions. We’ve known Ben for many years so we fully trust him. And most importantly, unlike some other buying agents, Ben respect our budget, all 10 flats are within our budget and not even a second Ben was pushing our budget to go for something more expensive.
2. Ben has very strong communication and negotiation skills. As buyers, we want to get a low price and then as landlords, we want to get a higher rent. Ben has done both. We are very happy with the purchasing price and the rent. We are based overseas and Ben has always kept us informed on any change of conditions/updates on redecorating process/offers when we want to let the flat. There is no way we can achieve all these within the time scale I mentioned earlier without Ben’s strong communications skills.
3. Ben is very nice and willing to help. We left the UK before completion of contract. We wanted everything to be done electronically and Ben helped us achieve that. With years of experiences working in the property market, Ben has many connections. We are foreigners and don’t know many solicitors/decorators/electricians. Ben managed to find us the right professional in a few days and he always gave us options. He won’t make clients feel that they have to use that particular person or company.
Buying a property can be a stressful process, we recommend you to hire a professional buying agents with both communicational skills and connections. We actually saved more money with Ben’s help then if we did everything on our own. And to us, time is money.
