Estimate for a Sale of a Freehold: Was Quoted originally £726 inclusive of Vat - Nothing wrong with that… Then when i mentioned the property was held in a Ltd Company the fee increased by a further £474 - making a total of £1200 inclusive. Then i happened to mention that there was a management Company managing the grounds the fee increased by a further £308 - making a total of £1508 inclusive of Vat. I emailed back explaining i wasn’t going ahead as quote was now far too expensive for acting on a Sale for heavens sake. Never received a reply to that email however..This is an operation where everything will be done by email - in other words the client is expected to do the heavy lifting and bearing that in mind the quote is ridiculous. Also never received a reply to my last email which may or may not be indicative of what you can expect going forward..
Postscript… I have seen the response from RMNJ and whilst i have to credit them for replying (many companies don’t bother) which essentially involves sending accounts of such Management company to the purchaser and agreeing the proprotion of the charge already paid etc their fee is still not justifable in my opinion.

Louise and her team undertook conveyancing for our house purchase and sale. The service provided was GOLD star. Any requests we made were responded to effectively and efficiently in good time. Louise was always one step ahead in pre-empting and identifying issues which saved us a lot of stress. The transaction was completely smoothly and quickly. The company suggests at the onset that you communicate via Email and, to be honest, through experience this is definitely more effective as you always get a quick, accurate response. Recently I had to go through a very protracted and complicated conveyance, fortunately for me it was managed by Louise Jones (RMNJ) who handled the whole process with passion and personal commitment. She was just brilliant, hard working and treated you like you were her only client. Her attention to detail was just on another level and demonstrated an incredible grasp of all the issues.

Please don’t use for your conveyancing! Especially if you want a speedy, or at least well progressing process, where you’ll be out at ease with updates!
These people took so long to respond at times, completely ignoring both mine and my estate agents queries at times for a week. Their wholly dispassionate responses make you wonder whether your purchase actually matters to them at all! On good days, they would take several days to respond to the simplest queries and I had to send several chasers.
They have a ridiculous gift policy where the fee incurred to process the gift could exceed the size of the gift! They take 5-7 days to process ‘Proof of Funds’ which is also ridiculous, especially if more information is needed. They’re not even that cheap either!
The house purchase in question did not go through in the end for other reasons, but I hope to start another process soon and there is absolutely no chance I will use RMNJ and I implore others to avoid. Just terrible for putting your mind at ease during the process. Cheaper does not always mean worse, and I will avoid RMNJ.

This is the second time we have used RMNJ for conveyancing, this time for a sale and purchase in a long chain.
Katerina Anderson's team were excellent, turned things around quickly and communication was prompt and efficient, particularly on the stressful completion day. The price was competitive and we liked that pretty much everything could be done online with e-signatures so very little printing.
We found their guidelines helpful and followed their advice not to contact them for unnecessary updates - preferring to let them get on with conveyancing which they did very well.

I have read several reviews before I decided to post mine. It seems thay quite a lot of people do not read the guide that is sent to them at the beginning of the process.
I am extremly satisfied with the work that Nicole's team done on my behalf regarding buying my property. All of the communication was clear. I am very happy with them and I couldn't recommend them enough and I WILL be using RMNJ's services if I ever need them again.

I recently used RMNJ for the sale of my existing property and onward purchase. Like some of the other reviews, they were very disappointing. The service was slow, the communication very poor and a real lack of urgency.
It got to the stage where both sides of the chain were waiting for RMNJ and these delays meant that both sides were close to pulling out of the sale and purchase of properties.
I would avoid them at all costs

I chose RMNJ back early October hoping for a swift purchase, neither of us had chains & I was a cash buyer so no mortgage to slow things down. I am happy to finally announce that after 132 days of constantly chasing for updates it has finally been completed.
Upon accepting the quote with RMNJ and making the initial test payment I had quite good correspondence with getting the initial details needed across to them, unfortunately as time went on I stopped getting updates altogether and had to chase for them myself otherwise I was kept out of the loop. I got my own survey and the place came back just fine, the surveyor noted that seller would need to provide gas/electric certifications to confirm all was working well which I forwarded over to the solicitor as it was important. I got told that this would be dealt with later on and I was naïve enough expect this to be completed.
So eventually we get into January and I am now getting worried because my rent runs out at the end of the month so obviously I chase, this is the first time I called for an update. I was told that it's possible to complete by then but there's too many uncertainties which is fair, I was told by my solicitor that she would keep me updated towards the time. I did not receive any updates on this until the very last day possible which was the 28th Jan and this is only because I chased for an update. I mentioned that I needed to know today if I need another months rent or not. I opted to get another months rent for February since we were nowhere near completion due to a cyber attack that RMNJ suffered which I received no compensation for at all even though it delayed the purchase causing me to incur further costs.
Throughout the month of February I called my solicitor daily, I was calling her more than I call my mum - we were practically best friends at that point. I also went ahead and got the estate agent involved to also chase for responses.
It was around this time that I had to provide more information to documents I sent in probably two months ago, I'm not sure why they were only just being actioned now - but as I said in the title, a disjointed service and obviously this delayed things further despite having to fight against the clock.
Finally we get to the last week and a completion date is possible, we had received all remaining information from the sellers solicitor to go forward and complete. I then noticed that the seller did not have any of the certifications for the gas/electricity to show they were working properly, it was at this point that my solicitor said that following within an email when questioned about the certifcates:
'In addition to having a survey, we would advise you to have the services, e.g. gas appliances, electrical appliances, plumbing, checked by suitably qualified tradespeople to ensure they are all functioning correctly and, more importantly, that they are safe.'
Well that information sure would have been handy months ago and not a few days the final day of my rent, I was put in a position where I either had to delay the completion & fork out more costs or go ahead without doing any searches and take the risk.
I decided to go ahead and take the risk to get this finally completed, we know get to the 28/02/2022 - completion date and I was forced to book removals for a time I thought would be good as my solicitor did not respond to me when this was asked in several emails. I called first thing in the morning and was told that it all depends on when the money is sent over to the seller, a quick google search shows that this is usually instantly or around 2 hours at it's maximum time. I called back at about 10:30, no response - asked for a call-back asap and didn't get one, shocker. I call again at 11 asking for an update as I've just had to push removals back which they mentioned can be 12 at the latest.
My solicitor then told me that it's impossible for her to hurry a bank transfers up which is fair, but I then questioned her why she said 'I'm hoping to have this payment sent over in the next 30 mins' when I first called up, this should have been done instantly and without delays.
I was then told that this was sent as soon as she could, she then snapped at me and said the following
"the more you keep calling me the more time I have to stop what I'm doing to answer you which is causing more delay"
Firstly, very rude. Secondly you're only waiting on confirmation so I don't see how my calling for an urgent update is delaying you in the slightest, sorry for paying for a service and actually wanting it done I guess?
She then told me that she had just emailed to ask if they had received the payment to which I asked her to just call. I got a call 10 mins later confirming payment receipt, amazing what happens when you do your job.
I would not recommend this disjointed service to anyone unless you want uncertainty and constant delays.

Ultimately a good experience with RMNJ. I first used them in 2018 as joint executor to sell our late mothers house and my brother used them earlier this year 2021 to purchase his new house. This time it was to help our son purchase his first house.
Our offer was accepted on 5 May and RMNJ were instructed the next day. Our vendors found a house to buy, and the short chain was complete by 3 June 2021.
There were delays in the process, but these were mainly due to the vendors solicitors who were very slow to provide the draft contract pack and then very slow to provide their responses to the RMNJ pre-contract enquires. This was despite persistent chasing from the vendors and their very efficient agents. RMNJ finally received the correctly addressed responses on 17 September 2021.
RMNJ initially said bluntly that this did not give them time to complete before the stamp duty holiday ended on 1 October 2021 – a month is normally required. Through no fault of theirs the vendors faced a Stamp Duty bill of £2,500.
However, Gareth Brooks, a partner at RMNJ, appreciating the circumstances, personally stepped in on 21 September and in a flurry of activity the pre-contract enquiry responses were reviewed and approved, the necessary contract paperwork was emailed, scanned, signed, and returned as required, the purchase funds transferred by CHAPS and exchange and completion took place on 28 September. Our son was very pleased, and the vendors and their agents obviously delighted at the outcome.
This was a 5-star service. It’s been a tough time for conveyancers with Covid, massively increased demand for services and the artificial deadlines introduced by the temporary Stamp Duty reductions. RMNJ are a good professional firm – while no firm is immune from criticism, the current circumstances in which these firms are having to operate should be appreciated before firing off a damaging review.

It took us six months to complete what should have been a very straightforward purchase. At multiple points the seller threatened to pull out because RMNJ were so slow to respond or missed sending out paperwork. To top it off, RMNJ routinely lied to the seller's solicitors and agent about what we had instructed them. In the end, we had to short circuit them to do our own negotiations or risk losing the place.
When you call them they refuse to put you through because they're allegedly so busy. Instead, they arrange a call back. Don't expect them to ever call you back though; they won't.
Email? Forget about it. They ignore your emails and then you get an automated response saying "don't email, don't call, we're so busy because of covid". It's September 2021, give me a break.
Pro tip: try get one of the partners involved to light a fire under the team actually doing the work.

If you would like to appoint a conveyancer to act on the sale of your house and the purchase of your new one (like us) and then to be left in the dark regarding progress and moving dates then this is the company for you. Each time we call we are told that if our house isn't due to complete that day then we can't be put through. We don't know when we are due to complete as we can't get a response from anyone.
We have requested calls back only to be told that the team (whom we are paying) are too busy to take calls.
We have been told that we have been put on a list to be called back between three and five pm but guess what - no call !! and no response to email either.
At present we have no idea of when our house sale will complete and when our purchase will go through so are unable to plan anything, book removals etc
I will leave you to draw your own conclusions about using a company that is always too busy to communicate with its' paying customers.

DO NOT USE! There is absolutely no communication with these solicitors. At one point took a whole MONTH to respond to an email (they asked me to pay £294 for a pack - I asked them what this was for?) I still haven’t actually received an answer but i paid the fee the same day to avoid any delays as I didn’t want to risk holding anything up knowing I could be waiting a while for a reply.
They ask you not send chasers or call them - I respect this. After waiting an unacceptable length of time send another email, then a week later, another one, still nothing. Eventually a reply saying sorry I had covid. No one can help this, but the case is supposed to be handled by a team. And a month to respond and no progress is crazy. I still have to continually chase to get any response. My buyers sent enquiries through to them in 27th august, it’s now 10th September and I still haven’t had these sent through to me to answer. The first lot of enquiries they sent through to me (also very delayed and I only got sent them after complaining after the estate agents had chased me) was a whole list of certificates they needed sent through (gas/electric/warranties) which I had ALREADY sent them over a month before. Unnecessary delays all throughout. My buyers are on the verge of pulling out as they think they’re being messed around. This a straightforward sale only - no chains, first time buyers. They were instructed on 21st July and I have now asked 4 times for an exchange and completion date to work towards before I lose my buyers (they are in rented accommodation and don’t want to pay more rent because my solicitors are incompetent and apparently don’t have time to read emails or answer calls but also don’t seem to be progressing with the case either!!!
Strongly urge anyone to find someone else. I am usually very understanding and respectful of workload demands and expected no progress to be made whilst they were busy with properties trying to make the stamp duty holiday. But now there is simply no excuse to go over a week without even a basic acknowledgement email in response! Or at the very least to be able to check a file for things you have already been sent before delaying a case by weeks.
Can’t express my frustration enough, wish I could pull out if it weren’t for the risk of losing my buyers and having to market the house again.

DO NOT USE this company.
We were recommended this solicitor's by our mortgage broker. There are several reasons why we would not recommend them.
1. Mistakes - they make mistakes and lack knowledge in key areas such as Leasehold and Freehold. Once our purchase had gone through (6 months later) Stephen immediately dropped us and we had to repeatedly request information about the Land Registry process. In the end it turns out our property has been filed incorrectly with the LR which is going to cost us even more money later down the line.
2. Lack of communication - several people handled our case and they did not communicate with each other or with us. If you do use RMNJ, avoid Stephen and Nicole. Nicole "refuses to own a phone as it interferes with her productivity". Stephen released our mortgage funds too early which meant they sat in RMNJs bank account accumulating interest. We tried asking about this and he dodged answering on multiple occasions
3. Rudeness - Stephen was extremely rude to me over the phone. Both Stephen and Nicole failed to give ONE apology throughout the whole process even after - being rude, making mistakes.
4. Unprofessional - we received no fewer than THREE different invoices from different people for what we owed RMNJ. We had to query each of the invoices which all came to different amounts. In the end it transpired they were over charging us and their confusing and misleading system almost caused us to not notice this. Again, no apology.
There are more reasons - this is just a shortlist of the main ones and we currently have a complaint open with RMNJ discussing them all in much more detail.
