Poor communication and impersonal service

We went with RMNJ due to having already bought our house with them back in 2019 and thought that selling the same house with the same solicitors would therefore be quicker.
Our initial purchase with them wasn’t great either- communication was poor as it was difficult to get in touch with them when delays occurred and we felt that we were not kept in the loop unless we rang them ourselves and tried hard to chase them up constantly. Anyway the sale did go through so we forgot the negatives.
With the sale this time around, we instructed them by sending the initials forms that they asked us to fill in and didn’t hear back for 8 days.
We tried to contact them all day today and after being told they were unavailable and to call again 3 times , we finally got through to them at 3pm. We were then told that despite replying to the email that they had sent with the filled in forms 8 days ago, not a single person had processed these as the person emailing us was not the same person processing the forms. This person had not bothered forwarding them either. During the phone call we were offered no apology or “oh wait I just found your forms, I’ll forward them myself now”. Just a simple “send it again”
I find this quite unprofessional really. Our buyers have been wondering why we are dragging our foot this whole week and this is all down to poor communication. I understand that everyone is under pressure due to the pandemic but a simple email forwarding takes 3 seconds or at least tell us that you don’t deal with the forms but are just in charge of sending them?
Needless to say we decided to cancel our instruction.

Let them take the stress out of moving

I use RMNJ ( Stephen White ) for the purchase of my new home. In this strange time especially for house moving, I found their service second to none they replied well within my time frame, and there's. I was kept up to date with everything calls, emails, and texts. This led to what was not a straightforward move being handled by them with minimal stress to me which was exactly how I wanted it. I would recommend them to anyone

Conveyancing with great service

My wife and I have used RMNJ Solicitors for both a property purchase in 2019 and a sale in 2021 and have been thoroughly impressed with them both times. Unlike some online conveyancers we have used, we had a dedicated conveyancer who kept us updated and responded to our enquiries. Our conveyancer, Louise, was professional and helpful and really went the extra mile to progress the case and ensured we were kept informed every step of the way. They were a little more expensive than other options but, for a personalised service, it was worth every penny.

Excellent service

Excellent service. Sarah Reay and her team patiently guided us throughout the process and provided valuable advice in a couple of tricky situations. Very responsive and thorough in reviewing documentation. We spoke over the phone a couple of times but essentially no need to chase, as communication was clear over emails. The whole conveyancing process was quick and painless - even considering the stamp duty holiday frenzy, RMNJ managed to complete within the timeline we requested. Definitely recommended, we will stick with RMNJ for our future needs.

Good experience with RMNJ…

We had a good experience with RMNJ handling our sale and purchase. Grainne's team (Cheryl, Victoria, Gemma) always picked up the phone, were friendly and helpful, and most importantly turned around all the paperwork efficiently. It took 11 weeks from finalised chain to exchange, with completion a week later. Really good under the circumstances and saved a fortune in stamp duty thanks to smooth conveyancing. Felt in safe hands. Thanks again

14 weeks and still nothing … RIDICULOUS!

14 weeks now since my offer was accepted on a property without any chain at all. Seller not looking to buy any other property and me as a buyer not looking to sell. Several weeks of waiting period with multiple excuses including the most common new one “Covid”. They dump a bunch of stupid questions to the other solicitor and in return dump a few more. 3 months now and still no exchange date even when I’ve requested for several occasions to proceed with the matter having taken full responsibility for the overcome. “The lender is our client also”! Since when the lender a the client when I’m the one paying for the service ??? They lie and they are not truthful at all!!! I’m in the edge to loose this deal as my Solicitor keeps ignoring my requests. For me it’s a bit NO and I wish this message reaches as much potential new clients as possible. TOTAL REGRET and DISAPPOINTMENT!

In Response to RMNJ comments:

1- on the 1st week of May 2021 having spoken with one a staff member of RMNJ Conveyancing Team (Katerina) the excuse presented was "The Covid is making things take longer". For me this is a stupid and ridiculous excuse for the lack of care.

2-YES, RMNJ do lie to the client. I put a clear request to Claire Gustafson to contact the Lender and understand if the Deed of Variation is indeed required. Having contacted the Lender via a 3rd party, the information received is that TSB was no contact from RMNJ since Feb 2021. Meaning all the topic of discussions around the documents required are not truthful.

3-When a company doesn't relates to an address that's it's being used for all the comms on the subject of an email and still asks the client to contact "gareth.brooks" clearly don't know what they are doing.

They sold a service listing 6-10weeks of contract exchange and I'm now on week 14.

In addition, I've requested Claire G. to engage with the sellers solicitor to add any document or so in a later stage. Is this being done? NO.

Again, so so so regretted as I'm reaching my limit and the level of stress caused by RMNJ are considerable high.

- We never use Covid as an 'excuse'. The impact of Covid on all walks of life is a genuine reason why certain processes are taking longer than pre-Covid.

- We never raise 'stupid questions' with other solicitors. As part of the Conveyancing protocol, that is our duty to you to follow diligently, we raise carefully considered Pre-Contract Enquiries to ensure the property is legally sound for you to purchase. Only once we have received satisfactory replies to these enquiries will we allow you to be legally bound to purchase the property.

- When purchasing a property with a mortgage, the lender requires legal representation too. Conveyancing is one of the few areas of law where a solicitor can act for two clients. Our first client is you and our second client is the lender. Your lender, who will be providing significant finance to allow you to buy the property, has a number of requirements that we need to follow. The details of which are contained in the 'Lenders Handbook' https://lendershandbook.ukfinance.org.uk/lenders-handbook/
Only once we have satisfied these requirements can we move to exchange of contracts and drawdown the mortgage funds from your lender.

- We do not lie.

In response to Disappointed Client further comments, we can confirm as follows:

1. We are sorry you feel that way. Its unfortunate that you are unable to recognise and appreciate the impact of Covid. We would ask that you re-read the comprehensive guide that we sent you at the beginning of the transaction, which clearly sets out how the conveyancing process has been impacted by Covid.

2. We do not lie and refute any such allegation in the strongest possible terms.

3. The first review did not contain any contact details for either the reviewer or the property address. The only information supplied was the name 'Disappointed Client'. After a search of our database, we could not locate anyone by that name.

We did not sell any service at 6-10 weeks. We instead provided a comprehensive guide that detailed that pre-Covid, the average time-frame was 6-10 weeks and that post-Covid transactions were taking much longer. Its unfortunate that you have not read our guide or followed our professional advice.

We are sorry to hear of your stress levels. Buying a property at any time can be a stressful experience, but especially so in post-Covid times. We recognise this and provide all of our clients with bespoke guidance, that delivers a strategy for how to best cope with the process and to manage expectations. If you had followed our advice and respected the protocols that we are trying to follow for you, then we expect your stress levels would be much lower.

Despite all of this, we will persevere and continue to undertake the necessary level of due diligence and to follow the conveyancing process on your behalf.

Seller almost pulled out after 7 months of delays

RMNJ are the most incompetent and infuriating people I've ever had to work with and I regret every penny paid to them. The solicitor on our case was Louise Little, then on Stephen's White team.

Constant delays due to incompetence. Making elementary mistakes (submitting wrong data to seller's solicitor and then denying it ever happened).
Telling us they have all the documents they need from us and at the last minute, they informed us they need something else that had to be posted from China. That caused the seller to almost pull out because they thought we were delaying on purpose. Every time I confronted Louise about bad information, she came up with another ridiculous excuse (they only just got the information yesterday, or she insisted that we told her something else than we really had, or blamed it on our mortgage broker).

We had to resort to calling RMNJ every day to get them to do anything at all. We are not rude people, but that was the only way to motivate them. Louise only started acting professional and helpful after we complained to her supervisor and CCd him on all our emails.

RMNJ will surely reply to this review saying "We're sorry you had a bad experience, we really care about our clients." And maybe they will insinuate that we were somehow at fault. Or use the pandemic as an excuse. The truth is, RMNJ is simply unprofessional and doesn't care about providing a good service.

I advise everybody to stay away from RMNJ. I won't be trying to save money by getting cheap lawyers ever again. (And of course, the final bill was higher than the initial quote anyway...)

Please rest assured that we do not require to be called every day in order to progress transactions. Quite the opposite, we politely ask all of our clients to refrain from making persistent calls. We provide the following information:

'Contacting RMNJ

Unless there is no alternative, please avoid telephoning your Conveyancer or their team. We make this polite request as Conveyancing involves a significant amount of paperwork that your Conveyancer and their team will require time to diligently review on your behalf. The process can be hindered if we receive unexpected calls.

We will call you if we need to discuss something.

Email communication is best, because it records the query and response in written form.

Your Conveyancer and their team will be conducting several conveyancing transactions at the same time as yours. It will not always be possible to provide an instant response by taking a phone call or replying to emails immediately.

When you email your Conveyancer, you will receive an automatic acknowledgement. Where a written response is required, we aim to provide a reply within 2-3 working days. If your email contains numerous queries or content that requires careful consideration, then we aim to provide an initial response within 2-3 working days with a timeframe of when you can expect to receive a full response.

If you wish to speak with your Conveyancer, please send an email and request a telephone appointment.

Conveyancing volumes tend to be cyclical over the calendar year and there are some periods when there is an exceptionally high volume of transactions. At such times, we may not be able to respond to communications within the timeframes we aim for.'

Please also rest assured that we never use Covid as an excuse. The effects of Covid on all forms of society is a genuine reason as to why the conveyancing process is taking longer than pre-Covid times.

We provide all of our clients with a comprehensive guide at the outset of the transaction as to the impact of Covid. The initial part of the guide states as follows:

We are currently experiencing delays in dealing with other solicitors and organisations upon whom we rely for information allowing us to progress your transaction.

Also, our staffing arrangements in the office at present resulting from the pandemic, mean we have fewer staff available to respond to emails and telephone calls.

Please bear with us in dealing with these adversities. We apologise for any inconvenience and frustration caused.

You may rest assured that the legal work associated with your transaction is being dealt with in the usual way and to the same standard in accordance with the Conveyancing Quality Scheme.'

Brilliant Service

Top class professionals.

We seem to live in a world now where everyone knows the price of everything and the value of nothing and where service demands far outstrip what can be reasonably expected.

At least that’s the impression I get from reading some of the reviews here of RMNJ.

Call me a traditionalist, but I believe when you hire a professional, you have a responsibility to put your trust in them, their expertise and respect their process.

There may be humps and bumps in the road, but you work together to get through them.

And that’s exactly what RMNJ have done for me.

Couldn't fault RMNJ ...
We moved in Nov 2020 and the chain was NOT the most cooperative. I am so glad we used RMNJ for our move, especially having experienced the lack of communication and it's impacts from the other firms in the chain. The team at RMNJ were simply faultless - communication was high, as were the levels of professional integrity and skill. Without RMNJ we wouldn't have achieved the move in the time frame we had and for that I really am grateful - the stress that moving can bring was massively reduced by the team ...this in itself is priceless. THANK YOU RMNJ!

Excellent service with RMNJ

Excellent service with RMNJ. I worked with Sarah Reay and team from RMNJ and they did an awesome job to plan my completion on time amidst of pandemic.

They had excellent attention to detail and followed up my case very closely and ensured quality throughout the transaction. very patient to answer the calls and update the status and email with all relevant information in detail as well. Would definitely recommend :)
