The company that’s now Robertson Homes was founded in Elgin in 1966. Like most families, the business has grown steadily and gradually over the years. Bill Robertson was just 21 when he set up his joinery business, but within three years he’d built and sold his first house. In 1975 the business took on its first design-and-build contract, and the following year Robertson of Elgin became a limited company. Since then the Robertson family has acquired new members, buying up small specialist companies and launching new divisions in facilities management and civil engineering. We gradually expanded our territory throughout Scotland, and in 1999 we completed our first project in England. By our 50th year in 2016, we were providing work for over 3000 people.

Staff cannot do enough to help

Marie and the rest of the Staff at robertsons homes, bowes manor Newcastle could not do enough to help
us complete on our house sale/ purchase , we ran on schedule and the move into our forever home was made stress free.

The standard of fixtures and fittings in a Robertson home is excellent and would highly recommend them to any of my friends or family.

Walk round Lawrie Garden Room

Had a walk round our new build home today with Russell, site manager. He was extremely friendly, welcoming and helpful. We were delighted to see how our home was progressing and how stunning it all looked. The build is to an exceptional standard and we cannot wait to move in!

Decent enough builder and built some…

Decent enough builder and built some great houses, albeit some of the developments have ongoing issues with snagging etc. However, I have bought various new builds and all very similar in follow ups for snagging etc, so below average maybe on others but happy with overall build.
Some of the homes at Wynyard are displaying lots of posters in windows to show their frustration with snagging that is still outstanding, I get this but really is there any need to have posters in windows ? It brings the tone of the neighbourhood down. I think it's time some consideration was took for those private sellers trying to sell their homes and move on, I think the protest with homemade posters is harming private sales more than the Robertson builder.

Nothing but constant issues with our…

Nothing but constant issues with our new build house in the first 6 months of living here. Called and chased up customer care on several occasions and it’s not been sorted. I’d avoid buying a robertson house especially in Inverness.

Recently made a reservation at…Lionfields,Lambton Park

Recently made a reservation at Lionfields, Lambton Park, County Durham. Maxine and others at the sales office have been very honest, professional and great at sharing information. To date, nothing has been an issue and houses are selling fast, very desirable place to live. House types are stunning, and many aspects included in the sale which offer added luxury.

Terrible workmanship, hundreds of snags, no after-sales accountability

Lovely designs, and loads of assurances from the sales staff despite knowing full well that the houses were being sold in a terrible condition.

Please note that almost every 5 star review on here is from people who haven’t actually moved into the house yet! Please, buyers, only review what you have actually sampled, and don’t be pressured into posting reviews before then!

Unfinished house (literally full of 10-15 people still working on it when we got the keys), filthy, and terrible standards of workmanship, with many problems in every room.
Initial after-sales had some work done, with things less awful after 80 tradespeople’s visits in the first two months, that made our lives a waking nightmare.
After that, still hundreds of outstanding issues, almost total silence and lack of response, from every level of the company. The company ethos seems to be evasion, lip service, empty promises and avoiding spending any money on repairs that they can get away without spending.

18 months in, still huge numbers of defects. No resolution in sight.

Misled, let down and left in a sub-par house

Lied to about visits from tradesmen, meaning I’d often take time off work for visits that were never organised in the first place. Left with multiple issues from snagging. House finish incredibly poorly. Property is embarrassing. Do not buy a Robertson home if you can avoid it.

I think a one star is being generous

I think a one star is being generous. my disabled sister has been plagued by faults in her build at Winchburgh.

The customer care team simply don't care.

Shocking service and would never recommend this house builder. If they spent less on fancy brochures and more on getting their act together that would be a start.

NO CUSTOMER CARE SPECIFICATION DO NOT MATCH

Please be aware of this builder and make sure you have a good solicitor available when buying a house. Please get everything in writing to the point of colour finishes and do not trust anyone (they are very friendly at the start to pond your money) be aware there is no customer care after purchasing the house

Calderwood development

Dear future buyers please be careful When selecting this builder. Do not get bought by “amazing” space and garden rooms. The quality of the build is comparable to BASIC poor material and finishes. The customer SERVICE DOES NOT EXIST. If tou really like the house get ready to chase on a daily basis to people who ignore you, provide unprofessional service and advice. We moved in a year and a half ago and STILL not half way through. Robertson’s caused damage to our house by rectifying the snags and what is worst installed a defective item. I just cannot stress enough to warn you what you are signing yourself up to. We live in the calderwood estate so please you are welcome to knock on ANY neighbours door and hear the truth. The sales team will make promises that senior people are involved in the development and things are escalated and addressed- LIE! We had from scratched grass to no flush windows that put through draft and robertsons fake promises to fox it before winter AGAIN. Our heating system was not working (winter time) and we needed to buy and replace it at our own cost as it took ages for Robertson to respond and they still haven't. If you think the CeO cares or you will cc all the top shots, trust me they do not care. No one never took our concerns seriously. I genuinely do not understand how much they bribe to get those awards as from trust pilot you can see 55% 1 score and if it would be -100 i would give them!

Do Not Buy A Robertson Home in Wynyard - or the North East

I've given them 1 Star because you can't give 0 Star. We bought our house two years ago. We are still waiting for snags to be fixed, some of which are from our original 7 Day List.

Robertsons are a complete shower of incompetents who once they have taken your money do not care anymore. They tell you that they have solved the problems, changed the site manager, changed contractors, but it makes absolutely NO difference.

Robertson build quality is abysmal, with absolutely no quality control or checking of contractors work. The customer service is non-existent, emails and calls are ignored. Management is uninterested.

If you think this report is an outlier, check out out why more than 50% of Trust Pilot reports on Robertson Homes are 1 Star. These issues do not just affect Wynyard, but also other developments in the North East.

Do NOT buy a Robertsons house. The sales pitch is great, but the after sales experience is dreadful

Robertson's Homes - Wynyard Estate

Robertson Home's after sales support has been non-existent. When we moved in our home 2 years ago we were advised that the Robertson promise was that any snagging items (of which there were many!) would be resolved within 28 days. Well, 803 days later we are still waiting... Calls to Customer Care go to answer machine, emails go unanswered. Their hope seems to be that we will just give up and fix our remaining issues ourselves (not happening). They have very little tradespeople directly hired by Robertson's so all snagging is carried out by subcontractors who either lack the skill, time, parts or inclination (or a combination of all 4) to resolve any issues.

This is not how it should be and its not what we were sold. If Robertson's put half the effort into after sales customer care that they do into Marketing their new properties to unsuspecting customers all would be well!

Phase 1 Robertson Homes on Wynyard

We bought a Robertson House on Wynyard Estate 2022. We were naturally excited and that was only heightened given the marketing we were exposed to. In reality the product paid for was no where near value for money.

The eventual final product of our Robertson Home is as billed - A beautifully designed home with lots of space and high quality fittings. However, the arduous journey we have had to endure to get there soured the process of purchasing our dream home into a nightmare.

Along with the anticipated superficial snagging (an unfortunate reality to be expected with a newbuild) we experienced major fundamental faults, including internal leaks, external water ingress, non-functional appliances and missing upgrades we were happily billed for - a small insight into our issues which totalled to in excess of 100.

Quality Control is non-existant. It is quite frankly embarrassing. There is no pride taken in their work with a recurring theme of shirking responsibility and zero accountability.

We found Customer Care to be non-compliant with their procedures. At best they were unhelpful and at worst rude and defensive, simply not fit for their roles. They offered limited communication and we endured many wasted days waiting for trades people who didn't turn up or did but didn't have the skillset required to complete the job. After care, more like after thought once the money is handed over.

After an initial 6 months of limited progress we were extremely fortunate that our direct contact became Steve Harrison, the former Assistant Site Manager who was excellent to deal with and consistently went above and beyond in finally resolving all of our issues - 18 months after moving in. In our experience he was the one outlier in a company that can only be described as incompetence personified from top to bottom.

The estate has potential where work is pending but we wait with baited breath and we're sure more excuses and broken promises are inbound as we have seen no improvements in their conduct and culture. Actions speak louder than words and the actions from Robertson Homes during the time we have had the misfortune of dealing with them have been nothing short of a disgrace.

In the past we normally read negative reviews with a pinch of salt but all you need to see is the consistency of the comments from those occupying Phase 1 of the Wynyard Site. As it currently stands a positive review would be an anomaly and you can see the feedback are based on substantuated factual experiences, not merely unfounded opinions.

We are happy with our house as an end product, but can not over emphasise the stress and burdens, anger and disappointments we have been subject to during the moving in period.

Our expectations of standards have been reasonable and realistic and Robertsons have more than fallen short showing themselves to be farcical and downright shambolic. The after care offered by Robertson Homes was truly abysmal and we urge caution to anyone considering buying a new build directly with Robertson Homes.

ROBERTSONS AT WYNYARD

READ OTHER REVIEWS. ROBERTSON HOMES AT WYNYARD JUST OFFER PROMISES - THE REALITY IS QUITE DIFFERENT
After nearly 2 years of constant empty promises by a revolving door of salespeople and site managers, we, two of the homeowners at Phase 1 in Wynyard for Robertson homes have been reduced to protesting outside the sales office opened for Phase 2! The snagging list for our house, supposed to be looked at in 7 days by Robertson’s and completed soon after is still ongoing. We have lost countless days of work due to tradespeople in and out of our house. Because of that, the house does not feel like we own it, and there is still a lot to do. This ‘luxury’ house we were sold, certainly does not have luxury walls, joinery, painting, tiling or carpeting. We along with others have experienced leaks through two ceilings, roof tiles falling off, on one occasion, just missing us by a minute as we had been sat out there, and it appears that after nearly two years, they are only just getting round to landscaping, despite promises of it happening in November 2022, and most probably because they have Phase 2 to sell. In some places the snagging list you provide again and again is ‘botched at best’. After sales service is non existent. They promise you the earth at the sales part of the transaction, say untruths about tradespeople, products and where future building will go (‘No they will never build on the deer run, they couldn’t!’ is just one untruth told to us, oh hello Phase 2!) then hibernate when things go wrong, burying their heads by not answering calls or emails for months on end. Lots of added extras paid for by us were still not installed until summer of this year. Robertsons appear to employ incompetent tradespeople who are unqualified for the job and when they do turn up (it’s not always a given despite them booking it in), do not have the correct parts, the tools, and sometimes make things worse than they were previously. (We had to lend a decorator a ladder cloths and brush to paint a part of the ceiling.)
Zero training given to salespeople - zero communications given to tradespeople which is why there is ZERO care given to customers who part with their hard earned money, because once they have that, it appears you are left on your own. If you don’t believe us, come down and speak to ‘The Real Houseowners of Wynyard’! We will have the kettle on, (hopefully)!

We share a joint access road with this…

We share a joint access road with this company and they are treating us very badly. We are a residential family home. This company does not live on their premises. Theirs is just very Derelict land. No services. Just junk and very over grown. We bought a house in middle no where. For peace and quiet. We bought our home 2002. This company bought land next to our home many years later. This company have given access with our shared access road to everyone and their grannies. To huge tractors and huge trailers. Access to other lands beyond their land. Heavy vehicles to land beyond their land, along a very fragile road. That they don’t maintain and don’t pay towards maintenance and don’t do any maintenance. The access road is in our Title Deeds as dual access just us and them. As their land and our lands, was one peace of land, that was split into. One road became joint access road only.

This company has dual responsibility to repairs and maintenance to our access road. In 17 years has done nothing to maintain road, fence, or cut the grass. Yet are happy to give access to everybody and their grannies. But do not maintain the road, cut the grass or mend fences. The original access road was falling into the sea. We used part of our own land to replace eroded road and tarmarc the new part of land. Landscaping and also putting large stones to prevent folk parking on eroding cliff. This company allow huge tractors and trailers along a small track on eroding cliff face.

O I forgot to mention they gave us permission to tarmac the access road using our land as the original dirt track was eroding into the sea. But, then said they were not contributing to the new road or landscape or fences financially. That left us to take the whole repair costs and landscaping costs also fence costs. As I keep saying this is a dual access road only according to our purchase information and deeds.

This is a multi-million pound company. Bullying a small residential disabled woman owner. The owner of S & J D Robertson I believe are nice. I would not do business with this company. See how the manager of this company, Fiona, how they treat the little owners. Equal owners to their dump next door. They don’t care about neighbours as it’s not their money they are spending. They don’t live here so they don’t care. Just a dump for dumping rubbish on, a waste ground. We had harmony with previous owners. We never had to complain, not once. Develope this land in 17 years they have done nothing.

Robertson homes Wynyard Estate are the…

Robertson homes Wynyard Estate are the most uncaring company I have ever come across. What a totally frustrating process and 12 months to date.
The customer care is dreadful - non-existent would be a better description.Recently, I have sent several e-mails to the customer care department reminding them of things that needed to be fixed, I got the usual we will be touch in 48 hours - ten days later and one follow-up email (with the same response), they have still not had the courtesy to respond. I have now sent 12 months of unanswered emails to NHBC resolution to see if they can intervene!
If you are thinking of purchasing a house on the new Robertson's Wynyard Estate please rethink - they will tell you that they have changed their customer care department (we were told this recently) please don't believe them.
I could not recommend this company to anyone.

DUNBAR NEWTON MANOR

From first viewing the show-home at Dunbar, Newton Manor to picking the plot and extras for the house the staff have been excellent with their advice and communications throughout to finally settling in to my new home. Lyndsay, Jenny and Karen have been fantastic with advice on picking tiles, flooring and the kitchen extras and keeping in regular contact with the various stages of the build and always been on hand to answer the many questions and concerns we had throughout the process. It really has been an exciting journey that we have been made feel a big part off and now we can relax in a high quality home.

Snags still outstanding after 3 years…

Snags still outstanding after 3 years due to poor customer services and even poorer suppliers that Robertson use.

Windows spontaneously combust - no liability from builder - we have to pay, they tried to blame the kids. (No one was in the room - we heard the smash) email escalation and the higher you go the more they fob you off.

Various leaks occurred after two years and they have no interest - walls cut out to find poor workmanship during install (plumber comment).

Garage door - buckled in middle, countless visits and just a simple warranty claim on their supplier - still waiting. All it takes is some organisation?!

The site has potential to be lovely, but littered with poor grounds upkeep, dead plants, flag poles bases sticking out the ground and building waste and mess on pathways. There is 0 pride taken in their work.

I urge you to take a drive around the bellway greens and compare to Robertsons phase 1. You will then understand.

Wynyard - Woeful after-sales, shambolic landscaping

Beautiful home. Well thought out and designed.
Sales process makes everything look fantastic. Plenty of glossy brochures and promises and how everything will be seamless and stress-free and all supported by a superb after-sales service.
BUT
Once the money is handed over the story is totally the opposite. 120 snags ranging from windows that don't close, garage that floods, plasterboards and decoration to be redone, water leaks through the ground floor ceiling etc etc. I fixed over half of these myself in an attempt to move forward. About 30 abandoned in an attempt to make the list shorter. The other 30 gradually worked through with the developper but for many planned visits no-one turns up, or someone who says it's not their job or someone who is clearly not competent for the job. If you work, this is an absolute nightmare.
We are not of any value to Robertson Homes but rather the contrary.
Constant changes to site management and customer care reps leads to loss of information and planning and then the whole thing needs to be restarted. How RH can publicly claim to be ISO9001 certified is beyond my comprehension - there is absolutely no survey of customer satisfaction and no evident processes in place. I wonder if company management knows the level of dissatisfaction but simply do not want to know or do not want it in writing. Management certainly never appears or shows any interest, but give the impression of hiding far away behind the junior staff.
Wynyard Phase 1 landscaping is shambolic and a disgrace. To compare, please go and see the Bellway Homes estate at Wynyard. Robertson Homes appears to have no pride in the product - when the flagpoles were taken down the ground supports were simply left sticking from the ground, and still there. No-one checks or cares about anything. The pathway between the houses is a shambles. Overgrown mess hiding piles of building debris including broken barriers.
My advice - keep away unless you want some years of stress.
What a shame - it would be so easy for Robertson Homes to fix this issue that is apparent throughout the Phase 1 development. I actively encouarge RH to take the steps to sort these Phase 1 issues and have an estate of satisfied customers.

What can I say but shambolic

What can I say but shambolic. They have clearly been getting away with fraud for years.
I’m in my home now for 17 years and it took me about 10 years to sort the issues. Numerous reports to NHBC.
Only now 17yrs later are they doing something about the suds drainage system in the street so that scottush water will agree to take it over.
The design isn’t fit for purpose and resulted in some garages being flooded and worse over the years.
The snagging was shocking and about 1yr after the houses were occupied there were several break ins most likely using a true key.
Thankfully I’d changed my locks after moving in so I wasn’t affected.
My neighbours and I had leaks in ceiling from pipework not properly screwed in. Some of the canopies at the front of the homes are collapsing.
I had to contact NHBC for a repair,
The cavity trays weren’t cleared of mortar resulting in flooding in my kitchen/sunroom for about two years until 2 separate companies came to look and one eventually fixed it. Bricks out bricks in.
Shocking. Shocking!! Very stressful time.
We went through about 3 site agents at least. One being an alcoholic who was driving in the road with kids playing about. Learned this later or I’d have reported him,
I had flooding in my garage every year until I learned that the drain hole wasn’t connected to the main drain. Water was going into the foundations. I had to pay an independent builder to fix this. Got NHBC out for that too.
Customer service is shocking.
Don’t even get me started with the factors they panned onto us. Con merchants.
I could seriously write a book.
Asked for a few meetings over the keys to get no response.
Customer service disgusting!!!!’
1 star … it’s has taken me a lot of time and it’s been costly over the years yi fix the problems that they made.
Poor inspections. Cutting corners. Thinking people don’t have any common sense to see these issues.
If the house had been a car it wouldn’t have left the garage.
