Avoid any building that is being "managed" by RR. Communication has been non-existent—emails are routinely ignored, and the staff seem to be on 'permanent leave.'
Most concerning is their demand for annual payments upfront, despite quarterly payments being the long-standing agreement. They have even admitted to having 'cash flow problems,' which makes their demand for more money upfront feel like a desperate grab rather than professional management. They are now applying late fees to us because we refuse to hand over a year's worth of money to a company that is clearly struggling.
We have repeatedly asked for the building accounts to see where our service charges are going, as the building itself is not being maintained. They refuse to show us anything. It feels like they are hiding the figures because they’ve been 'caught out.' If you are a freeholder or a resident, stay far away from this company."

Simply the worst company I've ever had the misfortune to deal with
As a leaseholder in a property "managed" by Red Rock, the experience has been utterly abysmal from beginning to end. Budget for Service Charges seem to be more or less fabricated with little consistency year to year, except for the fact that they always go up, and there is a general lack of accountability for the management of the finances of the people pay for their services. There are many services that are hugely overpriced within the budget, with little evidence that the results are justified. When queried we get very little in terms of accountability or understanding.
Communication is atrocious, and rare. Our property manager (Kyle) has never been available when we've called in, and takes several emails and many weeks to get a simple response. When those responses are finally supplied they tend to ignore half the queries, and are often contradictory. Building-wide communication of important notices are almost never sent out, with residents more likely to get important information through the grapevine than from Red Rock themselves.
Demands for payment are always sent at late notice on a Friday afternoon/evening, or before annual leave, with again no communication about important recent changes to how the service charge can be paid (i.e. we've gone from monthly to quarterly to six monthly in the last year without any notice or communication until queried). The timing of this causes confusion & panic, and no response can be provided to urgent queries due to the calculated timing of the release.
Finally, Red Rock also adds harsh late payment fees to demands not met within their timescale, meanwhile Red Rock equally fails to meet every timeline and deadline put upon them by the residents. Complaints are brushed off without proper investigation and updates are rarely given.
If you are looking for a property manager that will improve the circumstances of your residents through careful budgeting and prompt, clear communication, then I'd wholeheartedly recommend that you avoid Red Rock.

Red Rock took over the management of the bread factory Millers Hill Ramsgate, full of promises.
Money was paid to them, no work was carried out, their contract was terminated early they are refusing to pay back any money that they owe to the leaseholders.
Please avoid using these as a management company or moving to a place they manage.

Red Rock always rose to the challenge at our difficult development
We have dealt with various managing agents in different properties over the years, and Red Rock is one of the best we've known. Charlotte Luck has been our main contact at Red Rock-- she's very knowledgable, always responsive, and genuinely cares about the leaseholders. Ours is a rather challenging mixed development, not yet completed, and with numerous flaws left by the owner and builders ... so Charlotte had a lot of emergency repairs and improvements to deal with, which she always handled promptly and professionally. The freeholder has sadly just changed to a new agent, and we'll really miss Red Rock!
