Efficient and caring
I’d like to thank Ania Staniszewska for her help and efficiently organising and supplying two property management packs. With Christmas holidays eminent this has helped enormously with our house sales.

My experience with Red Rock Estate & Property Management has been extremely disappointing.
Despite repeated requests, they refused to provide the supporting documents for the service charges they issued. Their explanations were inconsistent — at one point claiming accounts had been issued, and at another saying they had not. They also could not provide any proof that the accounts were ever sent to me, yet tried to use this as a reason to deny my legal right under Section 22 of the Landlord & Tenant Act to inspect the documents.
Red Rock also relied heavily on their internal procedures and “Heads of Agreement,” instead of the lease or the law, which simply do not apply to leaseholders. They added late payment fees that do not appear to be permitted under the lease and refused to justify them with evidence.
What concerns me further is that neighbours raised issues about incorrect charges being applied in the past — including charges for elevator maintenance, despite the estate consisting entirely of houses with no elevators at all. This raises serious questions about the accuracy and fairness of their service charge calculations.
In addition, very little maintenance was actually carried out on the estate, despite service charges increasing. Basic upkeep was often ignored or delayed, and there was no transparency about what work was done, when, or by whom.
Due to the lack of transparency, contradictory communication, refusal to provide evidence, and charges that do not appear justified, I am now escalating the matter to the First-tier Tribunal.
I would advise anyone dealing with Red Rock to keep detailed records and be aware of your legal rights, as my experience has been far from reassuring.

Whenever we require any assistance, Jane Messenger (Legal Enquiries and Sales Manager) is always our first port of call - she is very helpful, highly efficient and responds in a prompt and friendly manner. It is a pleasure dealing with her.
Repeated mistakes, no accountability – stay away!
Last year, Red Rock admitted fault over a billing error, the Managing Director apologised, and I was assured the issue wouldn’t happen again.
Twelve months later, the same mistake has reappeared — another incorrect arrears notice and demand for the full lump-sum “Variable Rent” upfront, despite all payments being made on time. Even after pointing out the missing payment, their systems still can’t produce an accurate balance.
After two years of repeated errors and wasted time, I’ve now cancelled my Direct Debit and will only make manual payments to avoid further mismanagement.
The street I live on is managed by Red Rock, and many other residents have faced the same problems: disorganisation, unexplained charges, poor communication, and a worrying lack of investment. For example, despite all occupants paying a maintenance charge, concerns about the degraded road surface and faded markings on Suffolk Drive were dismissed because there was “no money in the fund.” Essential upkeep is ignored even while fees continue to be collected.
I’ve spent far too long fixing Red Rock’s mistakes and disputing incorrect demands. Avoid this company if you want a competent, accountable, and professional property management service.
EDIT. Red Rock’s response to this review highlights the ongoing problem — they have again overlooked the payment I made on 14 November and responded with the same standard threats instead of fixing their issues.

Terrible management company
- lift took over 6 months to fix, there no one injured or disabled could live or visit the building
- never reply to emails or calls
- always sending 'emergency' messages without a reply
- always unsure of what is going on and often let insurance policy lapse
- been almost a year since a flood and carpets not replaced
- loads more and generally a nuisance

Years of complaints - you will get nowhere!
Car port roof has been left in dreadful broken state (there is hardly any of car port roof left!) despite photos being sent to Red Rock dating back to 2020.
Bin room door has been broken and off its hinges and propped against the wall for a long time. Hence mice and worse.
