Absolutely impossible to get hold of!
I have been trying to organise a viewing of a property in the Clapham Park development from SimpleLife and it is excruciating. It is impossible to get hold of the lettings team - they do not respond to texts, emails or phone calls, and it appears that there is literally no one ever in the office.
I finally managed to get a viewing booked for a Wednesday evening (4 days in advance), and then after repeated chasing to get email confirmation of the call, they then said 'we can't do it anymore, the manager is fully booked up'. Basically this is a company that is extremely unorganised, unprofessional and inefficient. I dread to think what it would be like to deal with them if you were a tenant and needed property management support

I rarely leave reviews, but on this occasion I felt compelled to share my experience due to how disappointing the service from this agency was. If I could, I would give negative stars.
We attempted to contact the agency numerous times by phone, but no one ever answered, even after waiting on hold for extended periods. We also left multiple voicemails and never received a response. It honestly felt like you’d have a better chance of winning the lottery than getting through to someone.
After applying for a rental property through their website, we finally received a call. However, the first question we were asked was whether we wanted to pay the holding deposit without having viewed the property. Shortly afterwards, we received an email stating that we were not qualified, but when we asked for clarification, no explanation was ever provided.
Overall, the communication from this agency is extremely poor—so much so that it effectively doesn’t exist. Based on this experience, I would strongly advise others to proceed with caution. If communication is this difficult before becoming tenants, it raises serious concerns about what it would be like if issues arose after moving in.
Very disappointing.

The houses are nice enough, but as new builds there will be issues. I have repairs that are older than my tenancy been there a year and most of the repairs are still outstanding from the first day I moved in. I get no meaningful updates and no one really cares. They have access to your property and workmen will enter your home when they please without warning as they wrote this into your tenancy agreement. The crime and horrible tenants are rife in Pullman green Doncaster, and it’s clear they let to anyone who will pay the over inflated prices
Just got my first year rent increase which has increase by nearly £100 per month. They say it’s in line with the market but I’m unable to find any same house in this area at the price they just raised. It’s a scam. How can you justify raising the rent that much it’s not Inlife with markets but aligned with their greed. From 900-1000 pm and they can’t even do the repairs. If you want stress and problems then rent from Simple Life Homes

I started a process with simple life a month ago, We first enquired about a house in which we heard nothing for 4 days. I then called and they told me it was a system glitch. The man on the phone was very sorry and quickly help us find a similar property in the area and started the process. I paid the £330 holding deposit and then completed our references. I have had the referencing company phone me 2 weeks ago to say it had all been completed. Since the day the gentleman helped me I have had no contact from simple life. I have called them everyday with being left to answer phone, then the mail box being too full to even leave a voicemail. Countless emails have been sent and no response. Considering we were meant to move in on Monday. I have no idea where my money is and no clue whether the property we enquired about is still available. Disgusting customer service.

My experience with Simple Life Homes has been extremely disappointing, especially around the end of my tenancy. I moved out of the property on the agreed date, removed all of my belongings, and fulfilled every obligation as a tenant. After leaving, I received no communication whatsoever from Simple Life Homes about returning the keys. There were no instructions, no reminders, and no checkout details provided.
The property was unoccupied the 5th of November 2025.

You’ve not dealt with the matter efficiently and are incapable of doing so as it seems.
For weeks afterwards, they said nothing. Then, months later in January, they suddenly contacted me asking for the keys and implying that my tenancy had somehow continued simply because the keys had not been returned earlier. This was incredibly unfair, because they never once requested the keys before January or provided any direction on how to return them. A landlord cannot fail to communicate and then blame the tenant for delays caused entirely by their own process.
It is also important to clarify that the keys were left in the postbox of the property the whole time after I moved out. I did not remove them, keep them, or withhold them. They were safely inside the home, fully accessible to Simple Life as soon as they chose to attend the property. For them to imply that my tenancy continued because of the keys is completely unreasonable, especially when they never requested them and they were readily available inside the property from day one.
This situation caused unnecessary stress and felt like an attempt to shift responsibility for their own communication failures onto me. The lack of organisation, delayed responses, and unfair assumptions raise serious concerns about how tenants are treated.
Based on my experience, I cannot recommend Simple Life Homes. Future tenants should be aware of the poor communication and should document everything carefully.

The garden was already in an awful state when we moved in – barely any grass, full of stones from the previous tenant’s hot tub – yet Simple Life kept insisting it was “tenant responsibility.” I raised this repeatedly during the THREE YEARS we lived there and was ignored every single time.
2. Blamed for the previous tenant’s mess
The last tenant left huge pots and other rubbish in the garden. Somehow, when we moved out, this magically became our problem. Their so-called inventory system is a joke. New property manager, new story, and suddenly we’re paying for things that were never ours.
3. Broken freezer drawers – again blamed on us
We reported from the start that the freezer trays were already broken. Did they listen? Of course not. Move-out time comes and suddenly we’re charged £150 for “damage we caused.” Complete nonsense.
4. Only interested in squeezing more rent
The only thing Simple Life Homes are efficient at is increasing rent every single year without fail, hiding behind their tired “cost of living” excuse. Customer care? Zero. Communication? Non-existent.
5. Last-minute sneaky deductions
After agreeing a final settlement, their accounts team randomly deducted another £60 for “holes in the lounge frame” – something that was already there when we moved in and should have been in THEIR inventory photos. Even when I challenged it, they shrugged it off saying it was too late because I’d already accepted the amount. Absolute chaos between their move-out team and accounts team.
6. Rude, uncaring attitude throughout
No empathy, no willingness to listen, just a company determined to grab as much money as possible from tenants. Dealing with them was exhausting and infuriating.

James is an incredibly helpful person. Whenever I encountered any problem and queries, his professional knowledge is always readily available, and he's always very friendly and willing to assist. That was he helped me change the house from 3 floor to 2 floor because I had a foot injury, and he helped me to solve the system problems to access the link for payment of holding fees. His enthusiasm is truly a treasure to your company.

We have moved to Base Newhall, Harlow Essex
We have recently brought a £500K detached house from Vistry (Countryside) for our retirement. We are in our 70's and thought this would see us out peacefully and quietly. Opposite us are some rentals that Simple Life have housed a known thug. He has 2 of his own spaces and 2 garages but has decided he can park his work van in our visitors space and rammed against our fence. He has put up 2 cameras facing into our property, stares over into our house every 20 minutes while he and his wife chain smoke, let their 5 French Bull dogs out and has converted his garage into a storage unit for his roofing stock, getting the picture. We have tried to contact SLH via phone, voicemaila and online but they have ignored our every attempt. Dominic Brownlee our Estate Manager from SHW Estates says he has contacted them but can't discus the outcome. Vistry the developers say they have contacted SLH but again we aren't told anything. So while my wife's dream is in tatters we are asked to be patient, but for what they haven't managed to do anything in the last month between them all. The lack of management is suspicious and as usual the innocent are being allowed to be abused. This isn't a company I could recommend as a resident.
It's worth noting that we signed covenants and rules that stated:
No work vans other than in your own space.
No additional accessories to be put on the property without consent.
No loutish behaviour.
To mention a few, wouldn't you think that between Vistry & SLH and SHW that something could have been done.
It does make you wonder who is helping who, all I know is it STINKS.
I hope you have better luck with your neighbours but bI wouldn't trust any of these lot.

Unprofessional behavior from start to finish, Their intention was clear, they took advantage of my vulnerability, the fact that I found myself in an unexpected situation and was looking for a solution. They gave me false hope and they spun me around as they pleased . They refused to let me view the property. They forced me to pay a holding deposit £ 260 for the house they chose . I didn't have a choice or the opportunity to inspect the house. I was constantly contacting them, trying to find out what was going on. After a month I found out how the references turned out. They deliberately stalled for time and instead of finding solutions, they looked for excuses. They took advantage of my trust just to make money from fees. I was robbed of £120. They abused my trust and vulnerability.
Honesty has no meaning for this company, they only care about finances. This is how they rob people and this is how they obviously make a living. As soon as I wrote to them that I would publish my experience, they suddenly managed to respond and write back. They wanted the holding deposit immediately but they couldn't return the change from it . It was a long fight .
