*****PLEASE PLEASE AVOID*****

This company was in charge of maintaining our local area, costing around £10 per month.
The overall maintenance in my 8 years, was to a 'reasonable standard', but the hidden" invoice charges " on the statements are very vague, with large sums being deducted.
When questioning Speirs Gumley, what EXACTLY these charges cover, ( as i think it's reasonable for an explanation as its my money they are using, but they totally sidestepped giving any answer)
A learning curve for me and hopefully others is, when Buying / Renting a property is do your homework, as it can be stressful enough at times, but being tied by ' terms and conditions ' by a property management company that clearly does not have good reviews just adds to the stress, and with their rudeness, bullying, uncaring attitude does not help matters.
Me ...Well I've learned a valuable lesson, and an expensive one which I will NEVER repeat again, ....and that lesson is I will never have anyone tie me down to unreasonable ' terms and conditions' like this outfit did.
I honestly can't understand why so many companies in the United Kingdom get away with draining money from citizens without being properly investigated.
If you ever get involved with this company, chances are you will be weighed down by unreasonable ' Terms and Conditions '. PLEASE PLEASE AVOID.
As for the amount of 4/5* reviews popping up in a short space of time, i find this HIGHLY suspicious, and would not take them seriously if your considering using this lot !!, oh and when they are backed into a corner, by a review they know there in the wrong, they simply brush it aside by replying with a load of drivel " we are sorry youre experience blah blah blah "

S&G scam artists

Recently bought and moved into my home start of may 2024, so far I have received invoices for works done from before we moved in and invoices for works that have not been carried out varying from £75 to £150 . when I reached out to them to tell them I was not paying the fees as the work was not done I was met with a rude and disrespectful email, as well a threatened with lawyers. To make matters worse this was not brought to my attention once that I would be required to pay for maintenance of the estate, horrible company should be shut down for good.

They are everything and worse than the worst reviews you've seen here, they are thieves especially on larger developments because they can hide behind the cost looking a lot less due to the division in cost amongst all the apartments. They overcharge on anything they can get away with. Avoid if you can!!!

Thieves Without Masks!!

Every time they send us a bill for ‘property management’ it makes me feel physically sick! First of all, they insist on a float payment - £100 which sits in their account - that you only get back if/when you sell your house. Except this isn’t really true because this money is allegedly used to cover legal fees to change the names on the paperwork to whoever buys your house. That’s if they don’t go bust or get bought over or you just forget in 40 years time.

Additionally, I, along with most other residents do not directly benefit from the services they apparently provide. There is maybe 2 areas of grass they cut and a small play park which I have never laid eyes on they charge us for to repair and maintain.

This month, they are charging the resident a share of a £10,000 bill to replace 22 fence posts and dispose of a bit of a dirt.

When will this almost criminal behaviour stop?! The residents need to get together and put a stop to these companies immediately. If they made sure my bins were put out and washed every week I would happily pay it but a bit of grass cutting and someone popping their head round a corner to see if a play park is still intact constitutes tens of thousands of pounds every year…????? Disgusting! Sickening! And in a time when we are struggling to pay bills and put food on the table to have to fork out for this scam behaviour…abhorrent!

A horrible, mickey mouse, thieves without masks of a company and should be avoided at all costs!!!!

This Company is a nightmare to deal…

This Company is a nightmare to deal with. Unfortunately, they are the factor of our estate and instead of getting the usual three quotes for work to be carried out, they TELL US what contractor they are using, no matter what cost it is to the estate residents.
I have asked THREE times for transparent quotes stating the number of materials to be used, and to be quite honest they try to fob me off at each turn, sending me half-hearted non-transparent estimates I am looking into Companies House and they seem to have various business interests intertwined.
Honesty integrity and transparency should be mandatory for all businesses.

Speirs Gumley are the most incompetent company

Speirs Gumley are quite possibly the most incompetent company I have ever dealt with. They charge through the teeth for managing the property and then fail to do so, not including commissions they are paid through insurance products.
We have issues with our property, namely the roof, and they simply don't care, it has been ongoing for years and they are yet to resolve it. They take days to respond to any emails and when they do they just repeat the same nonsense.

Dreadful..

Dreadful... We pay £90 a month each for this company to manage our block of flats and they are nothing short of useless. Latest issue is that I reported water ingress in September, was away for a period of time and it wasn't until 1st December they managed to get a temporary repair done. We've been asking for a permanent repair for years. They have no accountability and quite frankly dont care if water is pouring through the roof of a property they are paid a huge amount to manage.

Spiers Gumley-generous with other peoples money

Last year the caretaker was given not only a considerable raise but also a bonus. This year? Another 9% raise.

CM (name abbreviated) has a history of being very generous with other peoples (those paying the service charge) money, but not her own. How about she take a pay cut to fund this? We are already paying more money to maintain the flats each month than we pay the council to maintain the whole of Glasgow including adult and social care, etc and they want to give excessive pay increases to their staff.

CM how about at a time when mortgage costs are very high you stop at the bonus and large pay increase last year.

crooks....

had a private flat for less than a year and a half,repeated bills for repairs of water ingress,NEVER fixed properly....now asking for a minimum upfront payment of £10000, to fix £600.000 to a £1,000.000 of damage they have not repaired since 2015...whistle ya crooks...lawyers are on it

Tells residents not to talk about its management!

Just received an email from a SG employee saying we cannot discuss concerns openly with other residents, snippet below;

"Unfortunately, I have been made aware that some homeowners were not only in disagreement with the decision of the majority to give (name redacted) both a pay rise and a bonus, but have also been openly discussing this at the property with other owners and residents".

The above does not apply to me as I am 200 miles from the property, have no contact details for other residents, and I had no issue with the pay rise. However-if you can take residents money but not their criticism, rather than mass email everyone telling them not to discuss something openly (as is their every right), you should take the time to discuss the increase in service charge during a time of unprecedented financial hardship for many.

If you can take the money you can take the criticism that comes your way (again clarifying this open discussion did not apply to myself).

Spiers Gumley must be run from North Korea but here you can't expect to censor the people paying your wages. Speaking of wages the caretaker at the Matrix, Cowcaddens Road gets £27,000 p.a. not including bonuses so very much above the market rate.

This company is an absolute disgrace

This company is an absolute disgrace. The park is an absolute disgrace. They cut the grass and leave the pieces of cut grass to rot on the grass and is NOT good for children and old people to manoeuvre.

I am in complete agreement with all the…

I am in complete agreement with all the comments made in the previous bad reviews.
My experiences with this company go back over 40 years when it was owned by the Gumley family. The current ownership has taken all the bad parts of the old regime and added some more of their own. Scandalously overpriced and take inefficiency to a new level with some very dubious and unethical behaviour towards their "clients". They pick and choose what part of buildings maintenance and repair suits them and constantly make excuses for their failure to repair basic security measures. Their management of rented properties for landlords is just a money pit for repairs and badly executed repairs and their so called property managers swan around in company cars and behave as if they were the owners of the property and the legal owner has little or no say in what happens to their properties. They do not listen reasoned argument and disputes when the owners question the viability of repair bills. I was charged £75 for a plumber to be called out to one of the flats I own because the washing machine wouldn't empty it's water, it turned out that the tenants had pressed the stop on full facility on the machine and it was waiting for human input to restart the emptying cycle. The call out plumber charged £72 to press this button and no amount of reasoning or explanation would budge this management company from billing me for the work. The same plumber also changed a kitchen sink tap which was reported as faulty with a smaller one which behaved in the same way as the original tap and also now caused the water to miss the sink and no amount of reasoning would budge the property manager from his position that the work was done correctly, despite him soaking his own trousers when he operated the tap. It tuned out that the original tap hadn't been faulty but a pressure valve had been turned off probably by the tenants. This was only discovered when I was preparing the flat for sale, I had become sickened by the attitude of Gumleys and also the fact that almost 50% of the rental income was being taken as fees and repair bills. Sadly it is the case that all flats, [and also some terraced houses as it happens], in Glasgow have the legal requirement for a factor written into their missives. It's now the first thing I ask when purchasing a property, Who is the factor?

S&G..AVOID….AVOID..AVOID

I have given S&G, every opportunity to sort this, they have not. I live in a BELLWAY homes estate , taken over by this company, to upkeep our general area….they haven’t been touched for a whole YEAR!
The blame game being played between two poor companies.
AVOID LIKE THE PLAGUE !
I have written complaining, no interest, written to their director, not interested, but they don’t want my pay,ents to stop!
