Absolutely clown of a company

How on earth can this cowboy of a company still have any contracts at all nevermind with huge housing associations?! This shower after a large heavy kitchen door falling off and hitting me on the head a month ago theae crooks booked me in for last Monday 27th October. At least that time they phoned to cancel. Although pissed off having already waited 3 weeks last week I accepted another appointment for today 3rd November but made it clear todays appointment must go ahead no messing around and I was assured there'd be no problems. So it's hitting 5pm and I phoned them to be told more lies of they'd tried to phone me BS!! The first clown actually put the phone down on me and the second clown was a giggling little girl. Funnily enough though both calls I recorded and will be phoning housing association in the morning with the recordings and putting in a formal complaint. Have to say they also don't give 2 hoots about residents so will be emailing my MP (who's just as useless!!) this evening. Wates have given me another appointment for 26th November!!! Kitchen doors are hanging off and dangerous. I've been in this house for over 20 years and the kitchen was in a state when I originally bought the house. So it's long long long overdue a refurb but they're so tight in doing anything it'll probably either kill me stone dead when the next door falls on me or I'll be here another 20 years. This review though is about Wates, this company I'm surprised is even still going with he lies, incompetence and zero customer service. The second clown I spoke to sounded about 14 and literally giggling and I think she thought I was joking when I told her the call was being recorded. She'll soon see tomorrow when I contact housing association. There's nothing good about this company at all and they're obviously paying monkeys to behave wild and feral like we get spoken to when we call. I hate calling them and luckily I rarely do but christ this company is beyond bad. I wonder if the housing associations that employ these clowns actually see any of these reviews? Maybe the need to start to and a little job for me to ensure they do!! Poor poor poor poor poor!!!!

Horrendous!

I am not going to waste any more of my time on this review, concerning Wates Living Space, than absolutely necessary, these people have unfortunately been in my life since beginning of June '25. Rude, incompetent, arrogant, condescending and outright liars. Our case is now in the hands of the Housing Ombudsman. The end can't come soon enough. We have to wonder about who's pockets are being lined when a company with such bad reviews continues to get contracts with Housing Authorities in order to do refurbishments...

unprofessional

Wates seems to take out their frustration with our housing association by booking jobs, only not to turn up or cancel 10 minutes before they were supposed to show up. Very frustrating and very unprofessional - its not the tenant's fault that their contract is up..

Glenford the Friendly and Extremely Professional Plasterer

Glenford the friendly and extremely professional plasterer came to plaster my bathroom wall this morning, ready at the front door with his friendly face & overshoes in hand (I really appreciated this, as my carpets were cleaned at the weekend, saved me the awkwardness of asking!) Shows his professionalism from the get go! Glenford kindly explained what he would be doing & then he got to work. In finishing, he asked me to take a look before he left, Wow! Job done to perfection! My wall looks fantastic! So Neat & tidy & he even put some seal around the bath/floor area as this had came away - with wear & tear. I really appreciated this. Glenford has gone above & beyond, I would trust this man in my home to work Anytime. Glenford is an asset to Wates! Thank you Glenford, Absolute legend of a man.

Winston Wellington came over to fix an issue in my house and did an excellent job. He was quick, efficient, and professional throughout. Very reliable and a genuinely good man – I highly recommend him!

Avoid

Hello,
Id suggets staying away from finsbury park department currupted managers whose aim is to hire and fire, under pay workers ,dictate and threaten there own workers , stay away from choosing wates to help you the workers are under deep stress due to dictator workmanship.

NEEDS INVESTIGATING.

Horrible service!! Shocking!!!

Horrible service!!! It’s shocking the way they are doing their jobs..poor poor service! They was today in my property and was doing a drainage in garden… no level been done for drainage, flags been cutted horribly/ not straight.. some of them been cracked, corners damaged and actual flag is bouncing!! What’s going on???? Is it actually any management there??? Where is Council surveyors?? … and it’s not even ending there, they also was snacking in my garden and left rubbish empty cans of fizzy drinks and crisp packs!! Really, are you guys kidding me ???
This will be reported in higher instances!! Actions will be taken immediately!!

Would give 0 stars if I could.council sent them out to install new bathroom.complete cowboys.work for short amount of time and then don’t come back until the next day.10 days they quoted took 3 weeks.they took stuff out and of my bathroom and threw them away without my permission.i consider that stealing.They broke the lock on my bathroom door and then refused to fix it.they even went afar as calling me a liar about them braking it.it had been installed and worked perfectly for over 19 years before they came here.They lied through their teeth claiming there was no barrel and that the lock never worked.which is a complete lie.i have multiple text messages from them accepting they broke it and promising to fix it and now they have backtracked and are falsely accusing me of lying so they don’t have to fix something they broke.do not use this company.run by clowns.

Useless, lazy

Useless, lazy, very bad communication. Wates were contracted to fix a gutter issue via Lambeth Council (also useless), first reported in 2024. They 'fixed' the issue in Feb, but completely missed a whole section of broken guttering. None of their employees have any initiative, otherwise this could have been fixed.

I had to re-report the broken gutter to Lambeth. Wates erected scaffolding at the start of July, but have not done anything since. The interior wall is now suffering damp with mould.

Avoid if you can. They have never reached out to provide an update.

Also it's a bit weird they are listed as a Events & Entertainment company??

Killers

Still a massive hole in hallway thanks to these so called contractors. Hole that now has growing mould and my lungs aren't perfect. Good job I have the best solicitors on my side now. Forhousing, Liberty and Wates are absolutely f***ed

Rude, lazy, incompetent

They don't respect the time slot set with Lambeth Council. A man came just to assess the sink blockage and not bringing the worm tool we asked for. Just as I tried to explain the situation, he immediately rebuked me saying that I shouted. A slot from 8 am to 1 pm become 12 hour slot just waiting, not able to use kitchen area. The previous unlock last just one week. Conform to Wates' standard, I day per week of our lives must be dedicated to them. And at the end of the day I stay with unlocked sink

This Lambeth agreed to repair seal two heating flues in wall. Wates have also failed two previous appointments. Lambeth really need to look at this contractor. If I could minus I would.

Absolutely disgrace never in my life…

Absolutely disgrace never in my life will I trust this company again Wates they came to do my kitchen (midland heart employed them) day one of the ripping out the contractor (sub contractor) who brought the asbestos report with him was told not to touch asbestos area as there was a plan in action for it to be removed the next day he ripped out. The contractor had ripped the counter top out of the asbestos wall and took tiles off the
asbestos area leaving myself and 3 children open to asbestos exposure (crocidolite) one of the most dangerous ones had to have kitchen quarantined air tests done fibres was found still in the air test but test was done 3 hours after quarantining the kitchen so they could of being higher etc nightmare day then on day 3 we was open to asbestos expose again low grade in the ceiling good job the asbestos team was here again to remove it they put a piece of copper wire in the electric box to hold a switch up instead of isolating it properly we was left with no water for 4 days in kitchen no ceiling for 5 days then they come to fit the kitchen was left outside in the rain for hour before fitting it and getting it in loads of faults chips and scratches leaving dangerous sharpe ends of the finishing pieces etc plus left us with no water again in the kitchen for two days as they cuts pipes to the sink and sink wasn’t fitting properly the workers was turning up at 7.30 some morning and trying key safe to let themselves in half hour before they was ment to come in no communication with Wates it’s self to say what was going on or to who was coming day after day and there health and safety come out over asbestos and being exposed to do a statement they never come back for me to sign it they said it’s a big investigation but how do I no that because we not heard nothing since and this was done in February 2025 I’m now fighting this with the ombudsman through my housing took 17/18 days to complete kitchen when should of only been 10 days not even that to complete had to wait for flooring constantly being told it will be done tomorrow never showed up for at least 8 days when speaking to the flooring team they didn’t even no about the job they had to get some other company in to do it. Never in my life will this company be stepping in to my property to carry out works again they are all just playing it down now and the housing but I’m not letting this go as we do not no what could happen later on in life with being exposed they do not deserve the one star but people really need to be careful with using this company as they use a lot of subcontractors and they just do no care about health and safety

1 star is too high!

Wates have been organising "home energy improvements" on behalf of Bromfords. The improvements include breaking a picture frame, lamp, hdmi cable, shoe rack and ripping my kitchen flooring. We have a verity of holes throughout our home from poor workmanship. Our sloping bedroom ceilings need insulating which ended up with every ceiling needing replastering and the whole of the upstairs needs redecorating. Vicky who booked in the appointments was condescending and unprofessional - I am not her love!
I was told at the beginning the house would be left as it was when they started, after all the damage caused they informed me they do not offer redecorating services, after getting some quotes there was over £1000 of work to fill all the holes, sand the rough plaster job and redecorate, on complaining to wates they suggested I cook a cottage pie for a neighbour in return for help - I have never been more patronised.
The work promised was never completed, that included cladding and a new front door. I do have a new heat pump, a kitchen fan that squeals so loud people who visit us think they have tinnitus and hundreds of pounds of decorating work to fund myself. Oh and I need a new shoe rack!
So to summarise Wates - unprofessional, patronising, condescending, shoddy, incompetent liars.

Awful company 0 stars!!

Awful company, lazy incompetent employees. Someone turned up today to fix a leak under my kitchen sink. He didn't even check the pipework before asking me to turn on my washing machine. When I pointed out the actual fault to him he pulled out a roll of plumbing tape. The pipes under my sink are over 30 years old so I told him I wanted them replaced. He refused, taped up the leak ran a rinse cycle on my washing machine and left. This is what constitutes a repair with this awful firm. I wish Peabody would find better contractors.

I've called on 25/04/2025 around 5pm to…

I've called on 25/04/2025 around 5pm to report a boiler issue. The engineer called me after 5mins to instruct me how to put the hot water on and to know bit more about the problem. He said he'll be at the address around 10am in the moring of 26/04/2025.i have called him few times but he didn't answer nor returned the call back. After waiting for more then a month i called wates and to my surprise the job was closed as completed🤣. The boiler wasn't fixed neither the engineer paid a visit nor anybody from wates contacted but they closed the job. So 5/6/2025 i called wates and was told that a new appointment been made and date is 9/6/2025 at 9:30am. Called at 9:36am was told the engineer is deffo coming by 11am called again and this time he can't be here before 2pm some emergency came. So booked another appointment for 10/06/2025 at 11am. Lets see what happens this time.
