Our estimates are based on information we get from third party data sources like HM Land Registry. It includes:
  • When the property was last sold and how much for
  • Changes in the local and wider property market
  • Property features
  • Local area information like schools and crime rates
It does not include any work you may have done to the property if it’s not yet been recorded. It can take up to 3 months for registered changes to reach us.

Our estimates are just estimates. For the best and most accurate valuation, get an agent to visit your property in person.

We work with agents
But we are not agents. We direct your calls and messages to them but have no influence on whether or not they respond to you. They tend to prioritise enquiries based on your circumstances, so it’s worth giving as much information as you can when you contact them.

cost/sq ft/annum

I have an issue with cost/sq ft/annum appearing incorrectly on Zoopla's advertised website (showing up as 12 times value). Have already waited 48 hours and still no reply from Zoopla Support. This is appalling.

Clunky app

Purely based on the clunkiness of the iOS app, this is very poor indeed. As a rival to RightMove it is not in same league.

This is about home check which is…

This is about home check which is absolute waste of money. I paid, haven’t got any flood report for any properties at all. Cancelled subscription and not only no refund but can’t access even those ones for which I paid. You can get same info for free on Google. That’s where they are pulling data from and selling to customers rewritten as if it is useful. Absolutely appalling

So bad it's not even funny

So bad it's not even funny
Okay at telling you what properties sold for. No good at at actual valuations. Way of so many times, this can actually cause problems when some people overvalue their property and of course more often than not totally undervalue compared to multiple estate agents.

The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates.

We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual.

Wish I could give these guys a zero…

Wish I could give these guys a zero rating. There is no point in getting an agent valuation because I’ve had 3 of them and they valued my house accordingly however they do not update their website with the valuation price they quoted which doesn’t make sense. They still have the old info on the website anns it’s been over 2 years so no excuses there. I was told to update my house information which I’ve done but the price hasn’t been updated. If they are giving you a valuation they should update the price on theire Zoopla website to match that. I’ve raised a case but they keep repeating themselves and said they can’t change the price of their valuation. Absolutely useless.

To maintain the accuracy and integrity of our AVM, it is not possible to refine or change house price estimates manually. Renovations will take time to be recognised by the Automated Valuation Model.

Absolutely useless site now as it used…

Absolutely useless site now as it used to show old and resent pictures of properties that had been sold but now you can't even see that anymore, only a moody estimated valuation that you now have to sign in to view this,no point in this site now it's become redundant with the stupid changes.

All the for sale/to rent information on Zoopla is provided to us by the estate agents advertising the properties who are subject to our terms and conditions and code of conduct. When the status of their properties changes to either 'let' or ‘sold’, we request they mark the property as 'Let agreed' or ‘Sold STC’ on Zoopla if this is the case, but unfortunately, it seems sometimes this is not always done immediately resulting in our users finding listings in search results they did not expect.

Listings generally take no longer than 24 hours to disappear from the website after the agent has requested its removal unless there was a technical error which we would be able to confirm.

Our aim is to ensure that all information on our site is as comprehensive and accurate as possible so next time you see this, it would be very helpful if you could click ‘Report this listing’ on the listing’s page (on the desktop site).

Terrible

There is a word limit for messages. Poor website design, as there is a lack of information and features. We have no idea what bills are included and what aren't since these are not obligatory fields. The actual address of the property is not shown. Shady agencies like to post there.

Zoopla Home Check - beware of limits on searches

I signed up to the Zoopla Home Check monthly subscription, in the belief that I would be able to request information on properties without any limitations for the fee of £9.99 a month.

Recently when requesting the Home Checks, nothing was being delivered to my email. I contacted customer support and was advised that buried deep in their T&Cs is a clause which states the maximum number of reports you can request is 40...not 40 a month for your monthly fee...40 in total for however long your subscription lasts at £9.99 a month.

Granted, it is my fault that I did not interrogate the T&Cs, however I believe the sign up process for this is very deceptive, at no point is it made clear or highlighted that the maximum number of reports you can request is 40 for however long your subscription lasts.

My subscription renewed yesterday, after I had already received the maximum number of 40 reports. I have requested a refund for the £9.99, and will update this review with the outcome.

I would have thought that Zoopla might have a system in place which prevented renewal of the subscription fee once you had hit the 40 reports...but it seems not...instead Zoopla have taken £9.99 from me knowing full well I had reached my maximum report allowance. If the Zoopla system can recognise when to stop delivering home check reports, surely the system should also recognise when to stop charging a monthly fee when you exceed your 40 reports. Seems very wrong.

I note other people have made the same complaint, and back in May Zoopla responded to a complaint with the following "We have passed your comments onto the team who are responsible for our property experiences. This means that we will look at rewording the subscription offer to ensure it mentions that it is capped at 40 reports." I have revisited the wording in order to write this review, and it does mention 40 properties, but is VERY VERY ambiguous, does not mention the fair usage policy or a cap, so a reader would assume this would be 40 properties per month. How long does it take to update a bit of text on a website?

UPDATE 1/8/24: Zoopla did not refund me, despite making an application for a refund following an email form their customer services team. Absolute shambles.

We offer 40 reports overall, not 40 reports a month. The Home Check reports you have already run will only be accessible and visible for the length of time your payment is valid. If you wish to access more reports (more than the 40 you have already run), you will need to start a new subscription under a different email address.

After expiry of the Cooling Off Period, you are still able to cancel your Subscription at any time, but will no longer be eligible to receive a full refund. You are paying a subscription to continue to access the checks you have already run. Please see below:

The additional home check service did not work, and my attempt to contact the company resulted in an AI chat bot that could not help. Hoping for a human to contact me and a refund. Very poor service indeed.

Absurd valuations

Sold 3 bed EOT house 1 year ago for £350,000. Zoopla now claim it is a 2 bed bungalow worth £249,000.
They say they cannot amend data BUT they have claimed that for the last 2 years. Complete rubbish website that is grotesquely inaacurate. I recommend completely ignoring it.

Useless!

Useless!! I have a 4 bed detached house, but according to zoopla it’s a terraced house? When I contacted them they can’t change it as they have reputable estate agent on the last valuation. Ok, so, how come in the past, on zoopla it gave right info (approx 6 years ago) info about my house. Ho! I know now! Because these incompetent people thought: while I was dealing buying an house for my son and I had to use my own address for correspondence! which it was a terraced house and still is. The plonk house of zoopla has mixed up my son details with mine! And they, apparently can’t check it! as these famous establishments of estate agents that provide the info are to powerful to challenge on the mistake made. So please beware of the zoopla and all the associated with them and don’t trust what you see advertised as lately they very friendly with house builders up and down the country pushing sales for new builds without checking. Ha sorry they use these top professional trusted estate agents, with incorrect info. Ie: if I am an estate agent with a shed telling zoopla that it is a house with top market valuation.
Zoopla will take it as face value. And then just use an algorithm for the rest of the process. The Algorithm only tells you on what the plonk house of zoopla put in the feed. Way to go zoopla👏

Zoopla has the wrong data for my house and I can't correct it.

Zoopla used to show a reasonable estimate of the selling price of my 4 bedroom detached home. Around a year ago, Zoopla change my properties description to a 2 bedroom house with a value of around a 1/3rd of houses similar to mine. I have found no way to correct Zoopla's mistake and am resigned to having to put up with it. Thankfully I do not need to take out any loans that might use Zooplas erroneous data to credit score me.

We’re sorry to say we cannot manually change the information (property type, tenure & room numbers) we show about any property at the moment.

We are in the process updating our House prices section including improving our property attributes data to a more accurate model. Unfortunately, we don’t have the ability to manually add, edit or remove any property attributes and changes will only happen when we receive additional data from our verified sources such as HM Land Registry and/or Registers of Scotland, RICS Certified surveyors data (subject to the availability), live 'For sale' listings on Zoopla and Energy Performance Certificates (EPC).

We're exploring the best ways to improve our data accuracy using automated systems. That way, you won't need to tell us if we've got something wrong. It's a long process, but we're doing everything we can to find the best solution.

Also, please note that your property attributes do not directly affect your estimate. Your house price estimate will continue to be updated every month.

"Home Check" report advert is misleading

I purchased "Home Check" report for monthly subscription. The description in the title says "unlimited access to reports". After subscription, they tell you about terms and condition that you are only allowed to get 40 reports a month. Now; 1) Majority of people don't read those small prints and lenghty terms and condition 2) Why would you advert as unlimited while it is LIMITED to 40 reports ? The advert has to match what you say in the terms and condition then! I'm not happy and not impressed with the way you advert and misleading.

I am a newly divorced mum of 12 : bob, billie,barny,bradly,ben,bently,brianna,britney,brad,bella,boomerang and last but not least my favorite of the pack bae 😍. Useless

Useless. You are encouraged to "register" with local agents and you write in specific criteria so you do not waste their time or yours. However, instead of pertinent properties being recommended, one is bombarded with entirely irrelevant properties in areas you have no interest in, auction catalogues to wade through and adverts.

The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland.

The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates.

We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies such as you have outlined are not unusual.
