Our estimates are based on information we get from third party data sources like HM Land Registry. It includes:
  • When the property was last sold and how much for
  • Changes in the local and wider property market
  • Property features
  • Local area information like schools and crime rates
It does not include any work you may have done to the property if it’s not yet been recorded. It can take up to 3 months for registered changes to reach us.

Our estimates are just estimates. For the best and most accurate valuation, get an agent to visit your property in person.

We work with agents
But we are not agents. We direct your calls and messages to them but have no influence on whether or not they respond to you. They tend to prioritise enquiries based on your circumstances, so it’s worth giving as much information as you can when you contact them.

In terms of listings, we show you everything agents tell us about a property. This includes when a property is sold or let.

I am a private landlord

I am a private landlord.
Had been paid through open rent to ad in zoopla a few times.
My floor plan and description about the property had not showed in zoopla a few times.
And they took out a lot of pics from my original submission.
It’s useless to read and look in zoopla
All the very important information had missed.
They seemed to treat customers from private landlord very unfair.

A hopeless website

A hopeless website, the worst Stone with house offers, Checking whether you are a human or a robot is "stupit", you have to wait a few minutes for it to check and what? still nothing, I wait and wait and wait... no other website offers this type of verification, fortunately there are many other websites with offers that work quickly and efficiently. I do not recommend it! You won't be able to access the website because it can't tell if you are a human or a robot!

You cannot search for a house with this lot as nothing is advertised as what it says it is. Most ‘ detached’ houses are actually not detached. Useless inaccurate site, don’t waste your time and look on rightmove. End of

When uploading their properties to Zoopla, we request they mark the correct property type but unfortunately it seems sometimes this is not done, resulting in our users finding property listings in search results they did not expect.

Our aim is to ensure that all information on our site is as comprehensive and accurate as possible so next time you see this, it would be very helpful if you could click the ‘Report this listing’ option on the property listing's page. We will then investigate the issue further by speaking to the agent advertising the property.

Sending unsolicited spam email

I received an unsolicited email "Welcome to Zoopla!". I have never signed up for Zoopla. There is no unsubscribe option in the email, which contravenes the guidelines by the ICO. There is no way to contact Zoopla on their website, apart from a useless chatbot, which elicits no response.
This company obviously cares nothing about good practice or abiding by UK law. It is likely to be in contravention of GDPR if it is holding personal details without permission. There is no way to put in a GDPR request for personal information.
I would never sign up for a company like this. At best, they are sloppy time-wasters. You cannot be sure about their security procedures and someone could be supplementing their income by selling your details on to organised crime gangs. There are plenty of videos on YouTube about how people have lost large sums of money during home sales by interception attacks. The criminal scam centres use targeted lists.

Pointless for anything near true valuation....

Utterly pointless if you are looking for anything resembling a true and fair valuation....

Based on sales price plus market data on hiw property prices have changed.

Our home we purchased from new yet since we have added an extension, spend thousands on landscaping, thousands and thousands on built in storage yet no ability to update the Zoopla valuation to include this like you could years ago....

Totally totally pointless and therefore Zoopla giving out. Misleading advice and valuation on properties.

There no good I went for a house I filled out a form then a few days after they said we have nothing for you cherry picking again don't even get a chance to view the house also they told me to go to the council or mark Webster what a joke shouldn't have any stars 0

The price estimate that Zoopla gave for…

The price estimate that Zoopla gave for our house was £285,000. This is £15,000 less than we paid for the house 13 years ago. Identical houses in the street have been selling for around £450,000 recently. Zoopla may as well pluck figures out of thin air as their pricing system doesn’t appear to have any credibility.

Dont trust this site they allow landlords to LIE about property when posting

Shame that unable to provide feedback. Estate Agents are big Liars. They showcase many viewers are in the queue and say the property may go in seconds. Also say please act fast.. They say Landlord will decide. Bud sadly this is not truth. Whom ever is wealthier, whom ever giving their preferred rent they offer.. On top so many hidden charges.. Registration fee, rent late payment fee, renewal fee, minimum tenancy.. so much..

Poor website with not responding pages

Now you have to pay for a random estimate? Literally no point in zoopla anymore. Looking at the valuation range was all anyone ever really used it for. Fail! Shut it down.

Waste of time no estimate

Makes you register and sign up, answer loads of questions before it will give you an estimate, for it to not even have one. Just farming data and a big waste of time. It should say before hand whether they have an estimate or not.

Nothing to do with reality!

It just made me laugh visiting zoopla website today. I brought a house in December ‘22 and I just went to website for my own curiosity to see the price value (no intention to sell anyway) and the price dropped by 66% after me and wife we stripped the whole house down, new electricity all new interior, plaster new laminate, brand new modern bathroom including plumbing to find out the price dropped by £164k…:-)))))))
If you need a real info, better ask the right people, this site has nothing to do with reality no matter what they say!
Update:
Zoopla said the price dropped by £164k and we improved a loot, when the average price for a house like mine is £325k according to…Zoopla website!!
Your website is just a waste of time!

The app is getting worse and worse

The app is getting worse and worse. It's virtually useless now because it can't find addresses anymore. The estimated prices are unusual - so not trustworthy.

If you want to know the value ask Zoopla....Really?
200k BELOW an agents lowest estimate. House 4 doors down (1 extra bedroom) but with a slightly worse outlook just sold for more than double Zoopla's estimate. What a joke. Only good thing is it shows values or surrounding properties.

Update July 2024. Nobody ever contacted me as they promised to do.. 😲

Annoying and pointless

This used to be a useful site to keep track of house prices. Now it's nothing but spam. Every single thing you do is preceded by pop-ups, offers, upgrades and non-skippable questionnaires when all you want to do is view a single piece of information. And even when you claim a property you're asked the same things again and again when you log in.

In addition, Zoopla removed the one thing for which it was useful, that is adding information to your own property to give a more accurate valuation. Now the valuation of my property at least is rubbish, no better than guesswork.

Basically, all the information now on the site is available much more easily elsewhere.

We are in the process updating our House prices section including improving our property attributes data to a more accurate model. Unfortunately, we don’t have the ability to manually add, edit or remove any property attributes and changes will only happen when we receive additional data from our verified sources such as HM Land Registry and/or Registers of Scotland, RICS Certified surveyors data (subject to the availability), live 'For sale' listings on Zoopla and Energy Performance Certificates (EPC).

We're exploring the best ways to improve our data accuracy using automated systems. That way, you won't need to tell us if we've got something wrong. It's a long process, but we're doing everything we can to find the best solution.

Also, please note that your property attributes do not directly affect your estimate. Your house price estimate will continue to be updated every month.

Terrible website, gave up in the end!

Was advised by an independent estate agent to look on Zoopla as well as Rightmove, as not all homes for sale are on both.
Well, I tried but the website is absolutely awful! Seems to reload every 10 seconds or so and the house I was looking at would disappear then jump around, changing to different houses! Dreadful - tried to continue scrolling but just ended up missing loads of houses and eventually gave up. Now I remember why I didn't bother with this lot and just stuck to Rightmove - at least their online platform is solid and a joy to navigate.
