Scam Company That Traps Students Unlivable Property

I was the guarantor for my friend, an international student, and what Amalida Properties did to him was nothing short of a scam.

The property they gave him was in an appalling state from day one – dirty, dusty, full of cobwebs, broken furniture, uneven flooring, unsafe environment, and unhygienic kitchen appliances. The smell of beef in the kitchen (knowing he was vegetarian) made it unbearable. Within days his mental health collapsed – sleepless nights, constant anxiety, back pain from the broken bed, and even serious thoughts about his well-being.

When he raised these issues, Petra and the team brushed them off with excuses. Their idea of fixing problems was either charging tenants extra for a cleaner, claiming “most UK houses have two taps” (ignoring the fact every other student house nearby had mixer taps), or showing him “alternative” properties which were just as bad or worse – including a dodgy basement setup that no decent landlord would rent out.

The worst part: Amalida forced him to keep paying rent for the entire year despite him moving out after just a week. They demanded bills on top of it, even though he wasn’t living there. As a student with limited means, he was exploited financially and emotionally. When we asked about stopping payments, they told us to “find a substitute tenant” – but who in their right mind would take over such a filthy, unsafe, and depressing property? That was just their way of washing their hands of any responsibility.

This company preys on vulnerable students who don’t know their rights. They take advantage by collecting huge sums (an entire year of rent) without providing a livable home. It is exploitative, manipulative, and dishonest.

Amalida Properties are not professional landlords – they are scammers hiding behind contracts. My friend was left paying every month for a property he couldn’t stay in, and Petra and her team showed zero accountability, only greed.

If you are a student or guarantor, stay far away from Amalida. They will take your money, ignore your concerns, and trap you in a nightmare.

They are a scam. Plain and simple.

I wish I could give 0 starts

I wish I could give 0 starts. The 1 star is to much for her. She made my life difficult, checking all the time my room, telling me I have to pay fines for the bins or she had an excuse for everything to keep my deposit. My room was freezing, she controlled the heating to be on just for 2 hours. The room full of mould. She is acting under the law. She was using a Iptv camera in the kitchen with a microphone on it. No privacy at all.

Tzesika, I had to go through the archives to find you and the evidence of what you are claiming. I can see that during the time you were in the house the estate of the common areas where so dirty that we had to ask you all to clean otherwise we were going to increase the regular the cleaners rounds and charge you for it. The trash/dirty dishes, and rotten food where accumulated in the kitchen. It was awful!. As for the heating, you just needed to boost the thermostat, just press a buttom. The instructions were on the side of the thermostat. We do not have any access to the thermostat from outside the house.There was a camera in the kitchen, yes, this is because when Covid started, one of the tenants lost his job and was stealing food from the other tenants. We were trying to protect you all. We consulted official bodies and got agreement to do that. We informed the tenants about it too. I can see also that we returned your deposit in full too. I do not know why you give us a review now when you left Feb 2021. In any case, we wish you the best.

They lie to tenants, and sidestep issues when reported.

- They lie to prospective tenants
- They provide unsanitary beds, and then when you want something that's just a bit clean, they want to have their cake and eat it
- They take at least six months to fix things , unless you go to the council
- They blame mould buildup on tenants, even though it existed prior to those people living there
- Jared is an employee who wrote a review here, which is a conflict of interest
- They have an unfair fair usage policy, and then they charge you extra without showing you any bills
- They constantly lie to you, and sidestep what you're saying, and they like to insult you by suggesting an issue due to mould is due to cleanliness, even though it existed prior to current tenants living there.
- They don't bother fixing leaks, unless you go the council
- They breached HMO regulations by not having a working extractor fan in the kitchen, even though this was made aware to them months ago
- They say you're allowed to do one thing, and then on a whim say the exact opposite.
- They blame tenants for excess energy usage, even though there was a known fault in the area, where everyone's usage was showing far higher than it should be. They continued to blame tenants after they had this confirmation too
- Tenants are forced to wear outdoor clothes, indoors because they only allow tenants to use 4600KwH a year for general electricity usage AND heating. This is for the whole house too, and not per person despite ambiguity in the fair usage policy. The EPC report says that this house requires roughly 20,000KwH a year, to heat the property
- They also give you the fair usage policy AFTER you sign for the contract.
- They lack ventilation, and pretend they care about ventilation on twitter. The council has now made them put ventilation in.
- They treat you like you're children all whilst being hypocritical (Telling tenants to wear winter clothes, even though we wore outdoor clothes, indoors, whilst Petra herself didn't wear winter clothes) She then lied about that.
