This agent requires a purchaser's reservation fee - don't pay it. They claim to refund this under certain conditions - e.g. issues with the property survey - we had many 'Red' items highlighted in our survey needing action / reduction in asking price. The agent would not acknowledge these as significant, rubbishing the report of a respected, experienced and qualified Worcestershire surveyor and refused point blank to refund our fee when the vendors would not agree to a small price reduction to cover costs of required works and the deal fell away. This agents terms and conditions are opaque - we are now chasing through the Ombudsman and if required the Small Claims Court for the the return of our money.
Very impressed with the professionalism and their willingness to help when had to change move in dates and payments, great communication from the staff I spoke with and a would definitely recommend and reuse them if the occasion arises again, a credit to the business, thankyou
Highly recommend Andrew Grant. Following the passing of my parents in law, we decided that we didn’t want to live next to their empty house. Jo and her team acted with compassion and kindness, marketed our two properties to sell and got a good number of people through the door. Communication was good and they helped negotiate with potentially tricky issues at the bottom of the chain.
Another cottage successfully let and again, absolutely delighted with the service provided by Andrew Grant.

From the beginning Andrew Grant have been a fantastic help to me and assisting with getting the property I need. I have used Andrew Grant to help manage my rental property for the last 7 years. They have always been responsive and helpful during this time. Lots of moans about a reservation fee! But this is a sign of commitment and a welcome one if you are a seller. We had a buyer pull out way into our sale and we lost a year before it was sold again. AG have a successful selling strategy and we were pleased with their approach and personal contact. We actually had a good relationship with our buyers and maintained contact throughout, but if we hadn't, the liaison person (Louise) at AG would have been very useful. All in all, a satisfactory experience
What an INCREDIBLE Experience. First of all we were shown around the property by the wonderful Joanna Black (Jo). We had the most warm welcome and positive experience when viewing the house. We knew it was our forever home! Andrew grant kept us updated every step of the way and were always there to Answer any questions we had. Thank you so much !
Andrew Grant replied to my last review about their ‘reservation fee’ saying that a full refund of the fee is given if the sale falls through. However, they only refund the fee under very specific circumstances (see their terms and conditions). For example, if the sale falls through because someone lower down the chain pulls out and you are unable to complete within the six months you will lose the fee.
As a seller if Andrew Grant fail to find you a buyer (even after your minimum contracted period) you will have to pay a penalty for ending the contract- you can never get out of it without paying.
As a buyer you have to leave a large deposit of thousands of pounds which Andrew Grant keeps for themselves if the sale falls through.
Whatever happens Andrew Grant will always get paid, by the buyer or the seller, even if they never sell anything.
As a seller, make sure you carefully read their terms and conditions and ask the agent to explain them fully, before you list your property and double check the percentage commission they will charge you, before you sign anything.
As a buyer, I would be very careful about leaving any deposit. Once paid, it will be very difficult to get it back if the sale falls through for whatever reason. Bear in mind, it doesn’t take much for a chain to collapse. You will lose your money.
There are a lot of other agents that offer an equally good service, with a no-sale-no-fee contract and almost all other agents don’t ask for reservation fees, so buyers can commit to buying a property without the fear of losing a vast amount of money.
Be very wary of using Andrew Grant.
My experience of selling a property with Andrew Grant was extremely positive. Sam Lesser handled everything from the start, and I have nothing but praise for his dedication and professionalism. I felt supported through the process, and would happily recommend Sam’s services and expertise to others.
