Blackstone Solicitors well deserved 5* Review

I used Blackstone Solicitors this year during a very difficult time in my life. I needed solicitors who could act on my behalf both quickly and sensitively.

I dealt with Karen Tsang throughout the preparation of my Sale Purchase Agreement, as I needed to exit my business following a cancer diagnosis earlier in the year.

I found Blackstone Solicitors to be very reasonably priced, professional, informative, and extremely quick to respond by both email and phone. I honestly cannot fault anything at all.

I would be happy to recommend Blackstone Solicitors – and especially Karen Tsang – without hesitation. Thank you for helping me through the last couple of months.

I highly recommend Blackstone Solicitors!!

I recently used Blackstone Solicitors for the sale of my property, and I couldn't be more pleased with the service I received. The whole process was fast, smooth, and handled with great professionalism. The team was always responsive, efficient, and made what could have been a stressful time completely hassle-free. A big thank you to everyone at Blackstone Solicitors for their excellent work.
I highly recommend them!

Very good experience with Blackstone

I'm writing this review on behalf of my father who used Blackstone to act on him to sell a property. Blackstone was chosen because my father doesn't speak English so needed a firm with a solicitor that speaks his language. Of course you never know what to expect until you have dealt with the firm and case handler, but starting from Dean from the New Enquiries team, correspondence had been professional and firm.
Then Cherrie became the case handler, she dealt with the case well and efficiently.
Before completion, the client was requested to settle the bill, the invoice was spot on as per the quote, no one extra charge, so straightforward.
Due to the client's change of circumstance, there was a delay to completion, unfortunately that time Cherrie already left the firm, but Wesley and his manager Sara helped in the interim.
When the client was ready to complete, Kane took over and completed the case in a timely manner. Yes there might be some delays on occasions in getting replies, but that's normal and all was solved in the end with nothing serious delayed.
On top of that, the client wishes to thank Blackstone for not charging extra for delaying completion upon his request. Instead, Wesley and Sara advised the best way forward to save incurring extra charges. This was appreciated.
It is sad to read some negative reviews on certain staff and with invoices/extra charges, etc. of course everyone's experience is different, but my father had a positive experience with Blackstone, thank you.

Not very helpful in resolving a matter…

Not very helpful in resolving a matter regarding the sale of a property. Quite obvious they are there to do the bare minimum, avoid in my opinion.

I had the unfortunate experience of dealing with a Cherrie Kam.

I am sorry to hear that you were not happy with how we handled the sale of your property but having reviewed the file I can see that Cherrie did sell the property for you promptly and it was only AFTER completion you raised the issue of claiming back some of the service charge. This would have been dealt with by a reverse retention but only pre completion. This does not fall within the remit of a standard sale and unless we were aware of your intentions, we would never have known you were trying to claim back an element of the service charge. Despite this, upon your post completion request, we tried to assist you further without any cost to you. Cherrie went the extra mile and so it is unfortune that you did not appreciate her added support.

I instructed Blackstone to evict a very problematic tenant from one of my properties. The tenant was trying to use every trick in the book to cause problems. Emma Nawaz dealt with the situation brilliantly, the tenant was out sooner than I thought, and the property is now re-let.

Poor at best

I was not advised of the costs, categorically, for the fee earner in question to carry out the work for me. I asked if there was any way we could avoid a particular cost, but they ignored my questions and proceeded to carry out the work and invoice me for it. Then - when I paid them money on account, they (6 weeks ago) decided to produce a random invoice and said that my money was to pay that invoice, not be on account for the service I was requesting there and then. Basically, they decide what they charge, when they charge it, and just produce random invoices as and when they please, extort the money from you, and put it against invoices that they choose. **EDIT

Having had the misfortune of doing business with Blackstone Solicitors, I thought I would share my experience so that future customers can be made aware of how this firm operates, to give them the opportunity to avoid Blackstone.

Solicitors won't even talk to you unless you place a fortune 'on account'. You will get caught up in their internal politics in regards to who is getting paid. I had a Zoom call booked in with Jabbar, and he actually aborted the call because he was concerned that the money that I had paid on account (£500+) might not reach him, but infact another fee earner.

Constantly battered with 'nobody wants to work for free'. No customer service skills. The skills of the solicitor I dealt with were so poor that every single property that I bought using Blackstone nearly fell through, with mortgage offers having to be extended and extended. I finally walked away when the mortgage lender refused to extend a mortgage offer further, leaving me £1,000 in fees out of pocket.

Being a solicitor goes to some people's heads, with them being very rude to other parties involved in property sales, alienating people from wanting to do business with my business.

All in all, an absolute shambles of a law firm. Meant to be ultimately professional, but instead a set of money hungry individuals.

Use them with extreme caution.

This client was fully advised on our costs, proceeded with our advice and paid the invoice. Now, because his transaction is not proceeding due to his own choice, he wants his money back and alleges that he had not agreed for us to do the work. We can’t help the fact that some clients conduct themselves in this manner. We will always provide cost information in advance of carrying out work. If we are then asked to do the work we do expect to be paid as I am sure everyone can appreciate. Further, we do expect individuals to conduct themselves in a professional manner and we will not tolerate our staff being sworn at or being intimidated in any way. It is unfortunate that we could not resolve matters with Mr Wilkinson.

Emma Nawaz promised a 'result' with a…

Emma Nawaz promised a 'result' with a capped quote £22,000 to end of hearings & a senior lawyer but 'challenged' juniors (trainee solicitors & trainee receptionist) were assigned. They missed legislation that would have saved me 4 months for a commercial eviction. Increased costs by £7,500 over & above their quote with a 14 day deadline to seek counsel advice. Dangerous skim reading reversed the intention of my private settlement offer. I was badly advised resulting in no result, lost rent arrears recovery & other substantial financial loss. Repeatedly unaware & dishonest about their mistakes. They never answer any questions so a strategy cannot be formed by myself [client]. Discourteous, dismissive telephone manner including laughing & ridicule at me, their client. Just another overpriced mickey mouse lawyer service: easy choice to avoid.

Dear Mr Bekhit

Due to the long list of your complaints, we thought it best to answer them one at a time. Your first allegation that we “promised” a result with a capped quote of £22,000. You were advised in writing that the costs of evicting your tenant would be approximately £20,000 plus V.A.T and court fees. We never offered to cap the fees. In our letters to you, we advised that “you had good prospects of successfully pursuing your rent arrears claim” and in respect of eviction, we stated you had a “ better than 50/50 prospect of success”. This is not, as you describe, a “promised result”.
You allege that a senior lawyer was promised but “challenged” junior solicitors and “receptionists” were assigned. The reality was that the managing partner of the firm had full conduct and responsibility of your case. A trainee solicitor and secretary were used to send out documents and submit an acknowledgement of service. This is completely normal practice and indeed their hourly rates were provided to you in our initial letter of engagement. To call our staff “challenged” is offensive.
You state that we missed legislation that would have saved you 4 months for a commercial eviction. This is simply not true. In your correspondence to us, you have relied upon a piece of law that relates to residential tenancies NOT commercial tenancies. Your understanding and application of the law is completely wrong. We correctly advised you that due to prevailing Covid restrictions, you could not evict your commercial tenant based upon rent arrears. If we had not advised you as we did, you would have wasted legal costs in taking this action and would have also had to pay your tenant’s legal costs.
You state that costs increased by £7500 over and above your quote with a 14 day deadline to seek counsel advice. We have in fact only invoiced you a total of £4280 plus VAT to date and so your claims of our demands are wholly fanciful. We did not require 14 days for counsel advice. The Court procedure requires 28 days for filing a Defence and that is what the deadline we referred you to related to and nothing else.
You allege “dangerous skim reading reversed the intention of your private settlement offer”. The reality was that you initially wanted the tenant to pay you rent arrears and when this was rejected, you instructed us to make an offer to the tenant to pay them to vacate. We were acting upon your precise instruction and this is recorded along with correspondence to yourself within your file.
Your review is factually incorrect. On several occasions throughout your case, you have tried to apply what you believe to be the law although we repeatedly told you that you were wrong. Your behaviour towards our staff was unacceptable and insulting and your allegations against us are potentially libellous. It is interesting to note that due to your continued aggression towards us, we advised you several weeks ago that we no longer wished to represent you. You then wrote defamatory reviews about us but said you would remove them if we continued to act for you. Everything we have stated in this response to your review is documented in your case file. We have detailed evidence to corroborate what we are saying.
As a firm, we take our reputation and safety of our staff very seriously. Equally, we will always endeavour to satisfy the legal needs of every client. However, we stand by our conduct and actions and suggest you either represent yourself or find a law firm that is prepared to act for you.
