Burchell Edwards Ripley Lettings
Ripley Rental Department are beyond pathetic...I have been considering what word to use for the last hour and "pathetic" only scratches the surface...but anything else would be blocked and moderated here.
I use Burchell Edwards in Ripley to manage my rental properly...the term "manage" is something that they appear not to understand. Needless to say they will be reported to the ombudsman as the services is negligent.
In 12 months, here is a small sample of the issues we have had to deal with:
1. They have reserved a float on the account stating that they were waiting on invoices form the electrical safety inspection. We paid these upfront...so no float was needed...and 12 months down the line.
2. They have repeatedly ignored requests to clarify billing as I'm sure they are overcharging; I'm still waiting for that clarification
3. They failed to inform me that the tenant was leaving, and therefore failed to book in a move out inspection
4. They lied...i know to accuse someone of lying is strong, but they claimed to have conducted an inspection in November. Which they latter admitted they did not...they even sent the inspection report …the tenant confirmed no inspection as booked or completed with them.
5. They never re planned the inspection they lied about...so the property was not inspected for 12 months although we pay for this service
6. They refuse to talk to you on the phone...every phone call is met with "send me a mail" to which they never respond
7. They lied to the tenant when moving it...we made it clear that they property would remain for sale and that the tenant would need to be informed. Not only did they lie to me by stating the tenant was interested in "potentially buying"...they were not...they also failed to inform the tenant who has been inconvenienced by repeated sales viewings
DO NOT USE THIS COMPANY...I REPEAT...DO NOT USE THIS COMPANY! YOU HAVE BEEN WARNED!

AWFUL experience with Burchell edwards Eastwood renting . Nothing ever got sorted properly. Moved in without a gas certificate, with a GAS LEAK in the house! I have 3 babies and this is a major safety risk. We were left without gas for a whole WEEK, me and my 3 babies had to sleep in the car and they kept saying they haven’t got the proper parts for the boiler yet. NO communication with this branch whatsoever it’s like they have no idea what they are doing?. Fast forwards… windows and doors didn’t even lock/close and that STILL hasn’t been sorted properly😂 advertised as a drive but no drop down Kiev and a car cannot even fit on the ‘drive’. Brick wall with HEAVY big bricks on falling down and could possibly Kill my children if they went near it and they fell down! Burchell edwards no where near bothered to sort this out so we have had to have the council out. Whatever you do PLEASE for the safety of yourself and whom you may be moving into a property with… BE CAREFUL as they are not bothered about your safety. Plenty of more problems to complain about, we are lucky enough to be getting out of this property!

No one ever answers the calls, the agents do not reply to any emails.
What’s the point in advertising properties for sale when you are too lazy to respond!

Looked for a rental property, they were quite pushy with getting me to apply, pay a holding deposit and getting details to them – that part, although made me feel pressured was not so much of an issue, its part of their job. However, I was unable to get a suitable guarantor and they instead said I could pay 12 months rent upfront – which was a ridiculous amount and I explained I couldn’t afford that. They were understanding, which I appreciated. I was due to have my holding deposit of £167 refunded (as I did not breach any terms and therefore, legally the money should be refunded) at first I was told “within a week”, then “5-10 days” the time went by and no refund. I was told “within 2 days – it has been actioned”. 4 days later still no refund and my emails are being ignored. Its been 2 weeks now and no refund, I shouldn’t have to chase for my money! I have raised a complaint with head office and will be taking this further. Will never trust them again.

As a landlord I can say they are the worst agency. Would never use them again.
I gave them 2 flats for rental. Had problems with both of them, both times.
They only know how to take off your money but will not take care of your property.
One of the flats had all bathroom tiles broken, had to change half of the kitchen that was brand new before giving them the flat.
Did not even received the deposit.. They said (there is nothing we can do as we forgot to take dated photos before renting the flat).
So.. after puting it together.. I paid more for fixings then I reiceived from rent..
Really bad customer service. Even made a complaint few months ago.. and nobody answered or called me back regarding it.

They have charged me for inspections that weren't carried out. They fail to return money in a timely manner after the end of the tenancy agreement. The Sheldon office ignores all emails and telephone calls.

Avoid this scam estate and letting agent, rented a property via this agent. When I left the property, the property was fully clean and no damage at all. After few weeks I got a email stating that I need to pay £580 for cleaning. I tried contacting them, they started to ignore me and sending emails to pay. This is how they are making money along with landlord. Avoid this scam!
Rude & unprofessional
Had my property for sale with another agent. Burchell Edwards got in touch with me as they must have seen my house up for sale. They were very pushy, & made me feel very uncomfortable. One of the instances I was called by an overexcitable young sales person. I told him that the nonsense they were talking and the way in which they “sales pitched at me” had put me off the company as a whole. I asked him then and there to not contact me again. They continued over the last few weeks to try to contact me. 3 different phone numbers contacting me at different times, way too frequently for my liking. Very intrusive and annoying. I was ignoring their calls and answerphone messages, they just wouldn’t take the hint. Just ended up ringing back to tell them to stop calling. & ended up having a row with a guy who was extremely rude and very unprofessional. Needless to say, moving forward, I’ll never go anywhere near this company.

As a landlord I found them unprofessional and very
rude, not calling me back, not passing on messages from my tenants and then once you do get through to someone they either do not know what they are doing or they are very, very rude. Once I decided to take my properties else where I was told with an attitude, I have to give 6 months notice to leave ! They have also sold me services that were very bad like a Zero Deposit scheme and the tenant reviews just say N/A on most of the questions !
