This place has ruined the past two years…
This place has ruined the past two years for us. Our check in was pushed back 3 hours and 45 minutes because the inspector said the cleaning crew didn’t meet the standard. When we finally arrived at the cabin, the cleaning crew was still in the driveway. The floors were wet, dishwasher still running, and heat cranked cause the house was freezing when we walked in. We proceeded to find a vacuum still outside, the hot tub not cleaned, no appealing/decorative bedspreads, dead bugs on the carpet everywhere, a busted TV, and dishes in the drawer uncleaned. The next morning we found that the upstairs shower leaked into the first floor bathroom and that the downstairs heat didn’t work well as the downstairs room was still very cold, with no extra blankets in the cabin.
The first year, the fireplace didn’t work, the cabin was even more dirty, the hot tub shut off unexpectedly, and they tried to give us a discount for our most recent stay to make up for it. Not worth.
Ultimately very dissatisfied with our stay and the customer service that went with it. Our distant family also came down to this area recently and stayed in their cabins to also have issues of their own. Maybe this company is just used to people keeping their mouth shut and not speaking up about all the issues they find, as it has happened to our family 3 times now.
Don't Rent Mountaintop Mansion of Gatlinburg Falls!
We were lied to repeatedly about our WiFi and why it NEVER worked the entire six days we rented Mountaintop Mansion of Gatlinburg Falls. We found out on our last day that it had not worked for three and a half weeks and they did not know why other than someone 'may have' cut a line somewhere else . Nothing was done to fix it, just lie after lie. We had children in our group that are online gamers, someone who needed WiFi to work while on vacation, a college student that had to send a paper in every day that we were there with Wi-Fi, not to mention everyone that planned to watch ROKU because the directv package you have offers nothing.
We've been reading reviews about other people having problems like ours in other Gatlinburg Falls properties. We also read about the compensation for services they paid for and did not receive, was promised but not given, in some cases more than a month after checkout.
Mountaintop Mansion is a Filthy cabin, no Wi-Fi, one hot tub not working properly, has roach's (pictures taken) ice makers work intermittently, trash pick up that does not come when called, trash strown about the grounds untouched for days and many other problems. There is an obvious and complete lack of care as far as the property managers and owners go, which is beyond unacceptable.
This will not be let go. As a family of repeat renters, we can't even believe this is how Gatlinburg Falls is being managed now. It's definitely something more people should be made aware of before spending $4000. plus on such horrible service and amenities. Bitterly dissappointed in everything about Gatlinburg Falls during this stay. Will never rent from them again and plan to tell everyone about our horrible experience.

Our cabin was great. We had wine and snacks waiting for us! Bed was great. Porch was huge and hot tub was warm. The TV’s were easy to operate! We loved the sound of creek next to us. The mountain road was close but didn’t bother us. Loved our stay!

When we arrive at the waterfalls edge cabin the Firewood we had requested was plenty. However once inside the cabin the downstairs tv did not work, the hot tub was not cleaned. We called and they came immediately out and fixed all. Then we had a roach infestation in the kitchen. We called and once again someone came and agreed that the situation was unacceptable. The company gave us an upgraded cabin which was nicer but did not have the Creek setting of the 1st cabin. This was disappointing but we made the best of it. There needs to be a better inspection process from the cabin company.
Dirty
"We have used this same cabin rental company every time we've stayed in Gatlinburg. This cabin was the first one that was filthy. I left a comment on the card about it. I wouldn't say anything about it if the floors hadn't been swept or vacuumed. However, the shower curtains were moldy and there were wads of hair in the bathroom as well as all over the carpet. We have a 16 month old and it was all over his clothes. The dryer lent had not been cleaned up in a while either. It was everywhere in the little laundry room and there were dishes left in the dishwasher. Plus there were dead bugs all over the place. This cabin was beautiful but very dirty. "
Worst Experience EVER
Stayed in "View from the Top", but we were sent to the wrong cabin upon arrival. The whole experience with this company left a really bad taste in my mouth & I know this could have been handled A LOT better.
This is where the Fun begins..Before arriving I spoke with Brock, He was very nice & helped add in my AAA discount. Thank you! We signed up for Virtual Check in, but never received email with code. Staff was friendly upon arrival. Man that checked me in handed me 3 papers with directions to the cabin. I could not find an address. I said, "How do I find this place with no address?” He said, “We don’t give the addresses for the cabins, so people can’t find it with GPS.” I said, “Just give me the latitude & longitude coordinates at this point, I'll find it.” He gave me a “relative” address & said, “This will get you in the general area of the cabin, but it won’t get you exactly to it.” Are you kidding me.? It almost seemed like they were being very protective of the address & didn’t want to give it to us, which is odd. We get to the cabin and it is gorgeous! Cabin is so clean & up to date, Game room was really nice, Hot tub didn’t work nor did it have water. Home theater did not work either. Noticed the cabin name they told us to go to was different than the one I booked. I booked “View from the Top”, & the paper they gave me said “Paradise”. Paperwork they gave me had someone else's name on it. Called front desk to ask if they gave us the wrong packet by mistake, & we found out they sent us to the WRONG CABIN! A lady said, “OMG! The guy that booked that cabin is on his way up there. Ya'll need to get out of there ASAP & come to the front office! We will comp you for the inconvenience.” Like seriously? Had to pack up EVERYTHING & our dogs we had just unpacked. Arrived at front office & its dark outside at this point. They got us the CORRECT cabin this time and said they would comp us $82. WOW. Considering we paid almost $1300 for 4 nights, I thought we might get the first night payment back. NOPE. They gave us a “relative” address for the cabin to find in the dark. Told to call front office & ask for Gina if we had issues. Found “View from the Top” sign, & after the sign there were 3 driveways. Which driveway was the correct one? Called main office & asked for Gina. We said "We’re up here looking at the View from the Top sign but we don’t know which driveway is the right one. There's 3 driveways, do you know which one we are supposed to go down to get to our cabin?” Gina said, “It’s probably somewhere around that sign I’d assume.” My husband, “Well there’s a drop off right behind the sign. Have you even been up here before? Never mind. I guess we will just figure it out on our own.” Drove up a couple of driveways & we found the right cabin. Stairs for the front porch were questionable. Inside the cabin was fairly nice, but looked like someone was there prior to us arriving since there were crumbs on table, a spilled sticky drink on the table dripped down to the floor & dried. Floors were very dirty & smelled like urine. Bathroom had someone's long hair in bathtub & sink had been leaking underneath, & wood was turning black. Dishes in kitchen were dirty. Blinds on windows were a joke, over half were broken & didn’t roll up. At night you can see through the blinds if you're outside. I expected the cabin to be A LOT nicer & cleaner for the price we paid for 4 nights. Appliances work well, Beds were alright but need new mattresses soon. Mountain view from our cabin was absolutely gorgeous!!
After check out, I figured I would wait to see if "Cabins of the Smoky Mountains" would keep their word on Comping us like they said they would for the chaos of the first night with the cabin mix up, but we still have NOT received anything. It makes me wonder if we ever will get the reimbursement that they said we would get.

"My wife & I have been coming to the Gatlinburg/Pigeon Forge area for the past 40 years and we have stayed in many different cabins/chalets. However, our stay in your cabin, "In The Woods", at a passing first glance we thought all was well but after looking around we notice many lapses in maintenance. A few of the dirtier places; thick layer of dust/grime on the top of the door frames and around the baseboards, the thick cobwebs on the ceiling/overhang on the front porch and the filthy disgusting 2nd story windows. Probably the worst is the rot damage of the chimney on the exterior of the cabin. Too many places that had large rotted holes in the wood siding. This alone shows years of neglect ... and that you don't give a damn about what customers think about your property. Having paid a premium for a sub-standard lodging, that with reasonable routine maintenance, would have made it a noteworthy stay. We will not be back.
Beautiful, Quiet, and Clean
This visit to the mountains (Aug 2019) was our second time renting with Cabins of the Smoky Mountains and it could not have been more perfect. Our cabin was beautiful, quiet, close to attractions, and very clean. The directions and instructions we received at check-in were clear and thorough. We always recommend this company to our friends and family, and we will definitely be booking with them again for our next trip.

We’ve stayed here several times within the last 5 years. It’s great to see how they’ve pretty much recovered from the devastating fire. In terms of the actual cabins, most are in good shape, but some need a little TLC. We were also not provided any dishwashing soap or sponges, no detergent, no shampoo and not enough toilet paper. We do love their location and views
HORRIBLE!
HORRIBLE!! A group of us recently stayed at the Amazing Views Mansion. This cabin has such potential. The view is truly amazing. It has plenty of space, & the fact that each bedroom has its own bathroom is fantastic. However, there were issues that could have easily & quickly been resolved. It was filthy to say the least. The floors turned you feet/bottom of socks black. The half bath on the main level had built up slimy crud in the toilet. Several of the futons used as beds were broken. The toilet in one of the downstairs bathrooms was broken. Several people came to 'fix' it. The first one cancelled the work order because he couldn't find the cabin. Unfortunately, it was still broken when we left. The shower liner was black with mold. The shower rod was broken, but was finally replaced Friday afternoon before we left Saturday morning!! You could write your name in the dust/dirt under the beds. There were spider webs on the outside of the windows...LARGE ones. NO internet the entire time we were there. Need I go on? I didn't think so. It would just have been nice if the upkeep/maintenance could have been as good as the view.

Our second year in a row staying here and we will be back. Cabins are beautiful, the scenery is amazing off the deck we could sit and rock forever. Game room is amazing even for two old folks.
Perfect family experience
Cabin as nice as the pictures showed. Only problem we had was a strong connection to the Internet; but we can to relax and spend time with 17 family members. We had plenty of room with comfortable beds. A bear even came by to visit us. It was a wonderful experience. Hope to use it again. The staff at the lobby was easy to work with too!! Very pleased!!
Great time
Overall we had a great cabin and a great time. Kids loved playing the games when we were there. Only 4 stars because we had to call for some basic supplies like a can opener and other basics. Also in the past homes we have rented, there was a starting supply of seasonings and condiments. We had ants the whole week and some noisy neighbors over the weekend. 🐜 We did see a black bear walking by our cabin! 🐻 The employees were very kind and helpful.

Had another great time at cabins of the smoky mountains. They have always met expectations and in the one time occurrence of several visits they rectified it very professionally and expeditiously. We look forward to our next visit next summer, and would always recommend staying with them.
BED BUGS
I truly hated to even leave 1 star with this company. What we thought would be a relaxing getaway for Rod Run weekend turned into a nightmare. The first cabin we originally booked in was removed from the program and we were forced to chose a different cabin with the minimal cabins available at such short notice, this was not an easy task. When we finally arrived at our “perfect” cabin, Chimney Top Overlooks, we were greeted with bed bugs at 2am. When I called to inform them we were moved to a new cabin, Hidden Bear Lodge, which was also infested with bed bugs and had garbage stacked over the front porch and scattered everywhere. Again, called to inform them, and was moved to a 3rd cabin, at 5am. The gentleman on the phone accused us of lying, but still moved us. Thankfully the third cabin was fine, no bugs, but still nasty looking mattresses and was not cleaned very well. After speaking with the manager on duty the next morning I was informed we would be given a full refund and a free voucher with the same amount that we had paid. Awesome, sounds great. Until an entire 4 days later when I’m playing phone tag with the office and no one will answer my questions. I still haven’t been issued a refund and was informed they sent a dog into the cabins and the dog “didn’t alert” to bed bugs in either cabin. I ASSURE YOU THEY ARE THERE. I am mad that they are not protecting their future guests from the train wreck of an experience that myself and 11 other guests suffered through this past weekend.
Family of 3 rented the Black Bear…
Family of 3 rented the Black Bear Rendez View cabin. The cleaning people were amazing (HK 12) JR and Kristy. We had an issue upon arrival, people refused to leave the cabin, during Hurricane Dorian. But, the office got that resolved and got the cabin cleaned. We truly enjoyed our cabin. All the amenities listed, nothing else needed. Office really took care of us!
