AVOID RENTING FROM THIS COMPANY AT ALL…

AVOID RENTING FROM THIS COMPANY AT ALL COST! We stayed in the “All Inn” unit. The house itself looked as pictured, however, once we settled in, neither refrigerator had water or ice. One of the refrigerators freezers wasn’t cold enough to keep our bagged ice frozen, and it leaked on the floor. The coffee maker’s pot did not fit and caused a huge mess. We had to actually hold the pot tipped slightly while it brewed to make sure it went into the pot. The dishwasher did not work the entire time we were there. It would turn on, and immediately turn off. The dishes in the cabinet, looked as if someone just took the dirty dishes that were not washed out of the broken dishwasher, and put them back into the cabinets. The kitchen was poorly stocked. There weren’t even potholders! The pots and pans were old, worn, and small for the number of people we were cooking for, and for how many people the place accommodated. The indoor fireplace timer was not working properly, and would sputter and turn off randomly. We heard rodents in the wall of our bedroom gnawing on the walls at night, the beds were lumpy and uncomfortable. The main master bedroom had heating issues and we froze at night. Even after turning the heat up, it only made the living room and kitchen area hot, while our bedroom and bathroom stayed cold. The hot tub was not properly chlorinated, and had a terrible mildewed odor when we used it. We paid over $1600 for two nights, and the issues we had are absolutely unacceptable. After initially offering compensation after reporting these problems, the company customer service rep then went on to deny any of our issues, implying that they had had no prior problems reported from the guests before, and then withdrew and refused any kind of restitution even though they were the ones who initially offered compensation. It’s extremely dishonest and terrible business practice for customers who have paid a hefty rental rate for sub par accommodations. WE WILL NEVER RENT FROM THIS COMPANY AGAIN.

terrible stay

Cabins of the Smoky Mountains - also known as Gatlinburg Falls Resort and other names. My group checked into the cabin referred to as Mountain Theatre Lodge which boast of the below: Spacious Accommodations: The lodge features five well-appointed bedrooms, including king and queen beds, along with additional sleeping options to comfortably host up to 14 guests. My Review: This boasts that you can comfortably sleep up to 14 guests in one area- 24 in another, slightly confusing but let's do the math -5 king beds sleep 10, 2 queen bunks sleep 8 total, & 3 sleeper sofas sleep 6, so that would be 24 -no idea why it contradicts itself - possibly to have a crutch to lean on with all the accommodations they don't actually offer. Let's talk about the 3 queen sofa beds, this is only true if you plan to bring your own pillows, blankets & sheets for the pullout couches as not only are none provided but they tell you they will bring some & finally bring them ON THE LAST DAY ... make that make sense. Overall, the house was clean but very damaged-except for the showers which looked like they had not been cleaned at all. Soap wrapper was actually left in one of them. As far as sleep, I hope you don't want to sleep past the sunrise on your vacation as there are NO BLINDS or CURTAINS in almost every room from the back side- bright & early the sun is in your face; no curtains at all on the front side of the house which doesn't help much with the temperature in the summer. Let's talk about washcloths/towels. AT A MINIMUM, we should have been left 24 (since that is what the house sleeps) AT A MINIMUM. We were left 12. Not even enough for everyone that it supposedly sleeps. We called &asked for more, as with everything else, it showed up ON THE LAST DAY. unable to watch anything on the TV "theater" due to the fact that in our 4 nights there, we had internet access for POSSIBLY 6 hours total. We called, texted, & emailed regarding internet service, was told multiple times that a service call was entered-they would get someone out to the cabin. No one EVER came to attempt to fix this issue.
Air Hockey table was unable to be used because the pusher was broken, I called, texted, and emailed about this within the first few hours of arrival and was told they would have a pusher out the next morning - the pusher was finally brought out on our last day. There are NO arcade games.
the hot tub and living area are nice as suggested, however if you look at the photos and think, wow this porch with this swing and rocking chairs look so relaxing and I cannot wait for that .... well wait, there is no longer a swing and the 2 rocking chairs that are out there (so not as many as are shown online) are smaller than shown on the photos and very rickety. kitchen is fine, washer and dryer are fine, wifi is non-existent as mentioned above which makes it hard to classify this rental as a "theatre", there is NO CABLE or SATELLITE on ANY TV in the entire cabin. The only TV's that you could even watch while we were there were the two smart TV's that you could connect to your own personal Netflix or other account and that was only for the few hours that we had Wifi to do so. The TV's in the room were POINTLESS.
you will not see a photo of this grill online, but let me help you with that, it is the $19.99 rickety grill from Walmart that you can put like 4 burgers on at a time.Special Note - three days prior to our arrival, I emailed in (to which I obviously have the record of) asking if this cabin had access to a pool, I was told yes. If we had been told no, that would have been fine. We were just checking. So of course, we told the kids and packed suits for the pool. Upon arrival, we called and asked if there was a code to the pool and where it was located, the girl gave us directions to the pool but we were unable to find it. We called back and were told by another person that we in fact did not have access to a pool and were given bad information. When I complained about how they should make sure they are given proper information we were told as a "courtesy" we could use their other resort's pool which was over a 20 min drive away ... with no traffic. Get real.
We checked in on a Wednesday. On Friday night it seemed that the air was not properly working as well as it should. Saturday morning, I called about it considering the thermostat was showing over 80 and was not going down. IT WAS MID JUNE AND VERY HOT. I was told a technician would be out soon. They never showed up. The temperature ended up being in the high 80's at one point (pictures to show) and I called back to check to see what the status was and was told there was actually no way a technician was going to make it out that day and it would be the next day (which we were leaving)

Worst stay ever!!

Definitely false advertisement. The first unit the exterior of the building and surroundings looked like an abandoned building.
After talking to a couple of their rude staff, I asked to speak to management, none was available. I was offered a larger unit for additional money. I paid because I had no option last minute.
Got to the new cabin the shower curtains were molded half way up the surface of the entire shower curtain...OMG all 3 of the bathroom in the cabin stinks! I have to clean all bathrooms... luckily I had bleach.
The internet service went down for a day and a half and customer service could care less... all they kept saying someone will come out, except for one angel representative in their company, she helped and the technician came as stated, and said that the wifi is working, but the internet bill is not paid.
No one did a follow up call, customer service at this company sucks, once they get your money it's a rap.
I will neve use this company again, they are horrible!!!

DO NOT RENT “A Cozy Den” cabin from Cabins of The Smoky Mountains - YUK!

We rented the “A Cozy Den” cabin from Cabins of the Smoky Mountains for 08/24/2024 -08/29/2024. They advertise “luxury cabins”. This cabin is absolutely NOT luxury!

The carpeting on the stairs and in the lower level is absolutely disgusting. The carpet is dirty, stained and wrinkled (I took photos) - Definitely not what you want to put your feet down on when getting out of bed in the morning!! I’m sure that’s why the lower level smelled stale.
The lower level bathroom shower is moldy and the shower doors have no handle to open or close on the inside. The shower doors also have no track holding them in place.

We never used the hot tub…There was sand in the bottom, so we didn’t even bother.

The area is beautiful but we most definitely will never rent a cabin from this company when we return. The fact that they think it’s acceptable to rent a cabin in this condition and call it “luxury” is absolutely ridiculous. Definitely false advertising!

Landmark Lodge = Horrible facility

Landmark Lodge = Horrible facility. Website now states “permanently closed”. In that case good riddance!
Yes there are a few things that were good, there were actually 25 rooms with beds in them (but not enough sheets and pillows for them all and some beds broken and unable to be slept upon).
Yes, there was electricity, well in the bedrooms, but the kitchen and large eating area saw frequent power outages, some lasting many hours. Fuses regularly blown due to the incredible amounts of water flooding from upper floors. So much water that by mid-day there was water seeping up from the bottom main floor.
Yes, there were hot tubs, more appropriately stated they were warm tubs.
Yes, there is a pool, however it is inside a one car garage that is accessed by raising the garage door. But wait, there is no garage door motor, no way to raise garage door unless you have four very large men lift the door and prop it open with a log. The entry door to the pool inside the building had lock on the inside of the door so no way to keep little children safe unless you locked yourself in the pool room with them or you went and found those four big guys to raise the broken garage door from the outside. Requested pool alarm was installed day three of our four day stay.
Yes, you can check in after 4PM, way after 4 PM, and we weren’t waiting for the building to be cleaned. That crew was long gone, if they had been there at all that day.
Finally, Yes there is a property management company and a maintenance staff but getting the phone answered by the property management company takes many calls (after 30 minutes you are disconnected and told to call again) and when phone is finally answered you are put on the list and wished a blessed day (which was sincere). Any blessing though comes in the form of a miracle should the maintenance crew show up that day. To me, they were the bright spot and really seemed to care and tried their best to solve problems. They took pictures of all these issues and our families all took pictures of the disarray and issues du jour.
We had our triennial family reunion at this place (39 years and counting, 60+ adults and children). We locked in with a 25% non refundable deposit two years prior to reunion dates. Our family has a rule that someone in family has to visit the facility before our reunion commits to the space. Two of our families visited there two years ago prior to making the deposit. Yes, there appeared to be a nice building there but what a difference two years makes. New owners?, new management? That would be the only things new about this place, certainly not the beds, furniture, tables, etc…
Permanently closed? Count your blessings.

Worse Customer Service ever!!!!!!

Reserved 7 nights for family vacation(12 people). Arrived at 1st cabin it was 78 degrees inside. No internet so couldn't use TV; ice maker broken so no ice. repair man came and said air conditioner was not installed correctly when built ductwork was not hooked up!!! Company said it would move us but it would be 4 pm the next day. Had to spend 1st night miserable in the heat!!! Try doing it with 6 teenagers(very stressful). asked to speak to manage and was told someone would call me but they never did. next day we were moved to a cabin that sleeps 16 people.
The advertised charcoal grill was a picnic grill that you can cook 3-4 burgers at a time. Wrong grill for a cabin with 16 people. Again ice maker not working correctly so we had to purchase bagged ice for every day we were there. Ceiling fan not working in downstairs bedroom, Had to buy box fans for teenagers to be comfortable. Had to buy large grill to cook dinner for my family of 14 ($200). Original reservation was for cabin in Pifeon Forge - they moved us to Gatlinburg so we had to drive extra miles everyday to get to planned activities. Asked to speak with Management several times - each time was assured that I would receive a call but NEVER HAPPENED!!! This place has got the absolute worse customer service I have ever seen. I will definitely never book thru them again and I will tell all of my friends and family what a poor excuse for a rental service this place is.!!!!on a scale of 1-10 I give them a minus 8!!!!!

“Cabins of the Smoky Mountains”….worse…

“Cabins of the Smoky Mountains”….worse experience of our vacation lives!!!!!
When we arrived at our cabin on Dec. 26, 2023, "Time Well Spent", we found trash throughout the cabin (chips, garbage on top of refrigerator and on the floors), all around the cabin (including underwear and a towel hanging from trees). No light over the oven which was sooo important because the lighting in the kitchen was sooooo dim, ice maker did not work, the outside grill was broken, one of the four king beds was broken, MULTIPLE light bulbs were out, outside flood light DID NOT WORK which made it pitch dark going up and down the stairs at night, not enough towels/hand towels or wash clothes in each of the five bathrooms, NO extra bed linens, one hand towel in the kitchen, couches had several holes cut into them, floor tiles broken and MAJOR gashes in floor, NO paper towels or garbage bags, plates in the cabinet were filthy, only 3 forks for 11 people and four drinking glasses.

The floors were so sticky and nasty, I was not about to go barefoot in the cabin. We called the office SO MANY TIMES only to receive a response of "I'm Sorry" and we'll get someone there. Courtney, one of the customer service people....was the WORSE!! Talked with her 3 separate times and the 3rd time on 12/28, she put me on a long hold and came back and said "she said someone will be there between 5/5:30'. I asked who "she" was and she said she was the person that scheduled the cleaning crews. We hurried back so we could be there and once again a "NO SHOW." That went on for 3 nights and 4 days of our 6 night stay before FINALLY a cleaning crew and maintenance crew came on 12/29. Unfortunately...that was ONLY after my son and I drove the 45 minute trip to their office 12/29 and refused to leave until we talked with a manager. Managers are not bothered to be in the office....only the low level employees that have NO AUTHORITY!

Louis (ext: 213), supposedly a manager, finally called me after being there for an hour. Amanda, the lady at the front desk, told me she couldn't do anything for us except give us more linen if we needed it. She said they would not consider giving any of my $5,731.08 I paid until the day we checked out and it may be the cleaning fees and maybe a little more. She told us they would just say "you stayed there anyway." There was NO availability with them or anywhere else so yes, we stayed. Amanda also told me they would just figure there were 300 million other people that would stay if we didn't use them again. She said they don't do cleaning contracts but hourly people to clean and that's probably why our cabin was soooo nasty.

Louis is the worse manager I've EVER talked with. He was rude, hateful and talked down to me. He explained how each property is individually owned and the owners know the shape of their cabin and when owners do not respond to complaints, that's how much they care. He explained Cabins of the Smoky Mountains are ONLY Jr Partners and he knows which cabins to have his family stay in and which ones not to use. Cabins are put in their system and out of their system every year. He was soooo un-sympathetic or empathetic. He swore he'd call me back even if he had to after he got off work. AGAIN....another broken promise.

What kind of business model does a company have when they don't care about their guests or their guests experiences and rely on the premise that there's 300 million other visitors that will stay in their cabins no matter how they are treated.

We stayed in Mountain Treasure thru…

We stayed in Mountain Treasure thru Cabins of the Smokys for 4 nights in Oct 2023. It was a disappointment from the beginning - the wrong directions were forwarded to our phone resulting in our having to reset and find the correct directions.
First impression: Property is not well maintained, shrubs are overgrown, floor of porch has been partially stripped and looks really bad. Porch chairs are old and dirty.
The cabin: living room sofas are broken down and extremely uncomfortable. living room tables are scratched and dirty, fireplace in living room did not work. Kitchen had the very basic (I have been coming to the smokys for 50+ years and have consistently found salt and pepper, coffee filters, etc - none of these were provided). the kitchen furniture was also scratched and dirty. Decor was absolutely non existent and old, the mattresses were covered with ugly spreads. The shower door in the bathroom of the lower level was stuck and the shower door in the main level bath wouldn't stay shut.
The firepit is an accident waiting to happen with unstable steps. I'm surprised the company has not been sued for accidental falls. It really is dangerous and scary
This was described as a luxury cabin - not true.
Customer service: There were no bath towels in the lower level bath - we had to call twice to get them delivered. We also had no blankets - my grandson was covering himself with bath towels to stay warm - we called 3 times and never received any blankets.
It seemed like since the company had our money, we became a non-entity and not deserving of any help.
I am sorely disappointed with this cabin and the organization that runs it. I had to give it a star in order to share, but it is not even deserving of one star. Please do not consider this organization when renting a cabin.

No chance we'd stay there again

This was to be our first family vaca with all of our children and grandchildren - all 17 of us. We were so excited to spend the time together until we arrived, and as we settled in, we discovered problem after problem - the biggest non-working HVAC and water covering the basement bedroom carpet. The lady at the service center was nice and finally moved us to another cabin after 10 PM, but with 9 grandkids we waited and moved the next morning.
The 2nd cabin had also been inspected but had same issues and more. It became frustrating that 2 days of our stay were taken up trying to get hot tubs filled, HVAC working and water leaking (both cabins) the worst being from upstairs HVAC unit into the kitchen.
At the end of our stay, I requested a refund of 1 day of our rental due to the issues we faced in both cabins after their inspectors failed to do their jobs prior to arrival so we could enjoy our time.
They offered 10% off our next stay then finally when pushed offered to refund $400 which to date has never been received 2 months after our stay and after multiple calls.
I would not have given it 1 star except for the service center person who tried to do everything to salvage the bad start to our stay.

We rented Take a Vacay last week

We rented Take a Vacay last week. The check in was 3 hours late. When we got to cabin there was no wifi information or promised coupons. I called the next morning and was told coupons would be delivered to cabin which never happened. Day 4 of stay we went to do laundry and water went all over the cabin floor. Called that morning and was told it would be fixed on rush basis. Left for 8 hours and still not fixed. We called and were told it was never reported. Was told adjustments would be made to bill and it would be fixed that evening. Called after no one arrived and were told it would be fixed the next day. Check out was to be at 10 but they told us we could stay until 12 or 1. Then we were surprised by an appraiser knocking at the door!! This was my first vacation after covid and cancer battle. It was a complete disaster! Customer service was horrible and no refund yet! So disappointed and I can never get that week back. I will never rent from them again!

We rented the legacy mansion from…

We rented the legacy mansion from 9/14-9/17 to celebrates our dad's birthday. We chose this cabin because of the listed amenities. Apon arrival we realized NONE of the hot tubs worked, and the TVs in the bedrooms did not work as well. We contacted the listed number to report problems, in hopes that they would be resolved prior to the end of our stay. They were not. The maintance man arrived only to inform us that the owners of the cabin were aware of not working listed amenities and the TVs were just demos. To top it all off, it started to rain during our stay and we had to rearrange sleeping arrangements. This was the most awful vacation experience. IF you are looking to stay At the Cabins of Smocky Moutains Gaitlinburg Falls. Please reconsider. The customer service is awful and they listed amenities that they know are not working and not to mention the leaking roof. So if you want to stay where there is no TV, the air hockey table was broken, Broken hot tubs, a leaking roof and beyond sub poor custer service, this is your spot!!!!

Absolutely horrible customer service

Absolutely horrible customer service. They lied to me over the phone and said we could reserve a cabin for our wedding and would have no issues setting up things with the vendors. Then they sent me an email after I paid my reservation fee and refused to give me the address so I could coordinate with my vendors. When we requested a refund for the amount of the deposit since it is impossible to coordinate with vendors when you can't give them an address they refused. This company is horrible.

Dirty, won't honor their word if you leave a bad review

Venture resorts aka Gatlinburg falls resort aka cabin of the smoky mountains. Dirty dirty! Kids feet were black when walking on the floors. Drawers in bathroom and dressers were dirty and had other peoples hair in it. Had to buy cleaning supplies and clean everything, 3 floors! Hot tub was broken but they did fix it after 2 days. We didn't have hand towels or wash cloths. We bought wash cloths. Then they stopped by and dropped off hand towels and stole our own wash cloths. They promised us dollywood tickets, didn't get them. They told us we had to pick them up at their office, then when we get there its not there. They were supposed to be emailing them. Didn't get an email. They said we would get a refund, but since we left a Google review now they won't give us our refund.

Don't do it!!!!!

Last year the bathroom was leaking over the kitchen. We didn't have any pots and pans. Cabinet doors in the kitchen were broken or missing. When we called guest services nobody ever showed up. Tried them again this year. We ended up having to cancel due to a death in the family and lost our entire deposit of almost $2000. This is a horrible place to get a cabin. I wouldn't recommend them to anyone.

Wish we could give negative stars

Wish we could give negative stars. My sister and her family booked a room with these people, and the online would only let her make a partial payment. She CALLED and was told she could pay the remaining balance in cash on checkin. She called to let them know they would be checking in late between 11-12 pm. She was NEVER told the office closed at 10 pm. Upon arrival they found the office closed, and were told a full payment must be made ONLINE before they could check in. She told them she had cash , because she was told she could pay in cash. She asked since she had paid a partial payment online, if they could checkin, and she would come in the morning to finish paying with cash. They were denied checkin after being lied to several times, and they had to go find a motel. Spending even more money since a deposit had already been made on this cabin. Called monday to see if they would resolve this matter since they were lied to multiple times. We were told a manager was busy and would call back. They never did. We called today, and the manager would not even pick up the phone. She just told the girl answering the phone it was all our fault, and there was nothing they could do. They refused to accept that whomever we talked to gave us the wrong information. They want to charge us for a cabin we never got to check in to. Absolute horrible service! Avoid this company at all cost!

‼️Do not rent from here ever!!!!‼️…

‼️Do not rent from here ever!!!!‼️ Cabins of the Smoky Mountains company is horrendous and even tried to apply false charges after we left. We stayed in the Splashing Elk cabin. I don’t like to post publicly against businesses but, this just was unbelievable how awful they are. The cabin was disgusting and filthy. They said we had a pet and my bank account proves different showing the charges to board my pets! Then added pet charges after we left!!! Absolutely the worst cabin I’ve stayed in over 30yrs. Customer service is horrible!!!! They will not call back and evidently everyone who works there is a supervisor so, don’t bother to ask. They won’t let you speak to a owner whatsoever.

⚠️This is your warning ⚠️
No check in until 6pm was supposed to be 4pm.
We were forced to wait in the rain and we had our luggage in the truckbed and were rained on. Was told that “I suggest you take cover”.
Everything filthy. We had to go buy cleaning supplies and clean the cabin so our first day was ruined due to not being able to check in and cleaning.
Tub downstairs doesn’t drain and had spiders in it.
The pool I wouldn’t let my dog swim in and the black mold likely would have made us sick including the baby.
Food and trash in theatre
Pool has black mold on walls, broken false finger nails, toys, trash, bigs, rusty fixtures and pool very dirty and probably was a health hazzard to actually swim in. It was not useable and the pool was a huge plus when choosing a cabin and we paid a small fortune to have a pool in our cabin.
Trash outside in yard.
Nails and screws on the deck that the baby picked up.
Stains on sheets and pillows. We had to wash them all!
No bedspreads on 3 of the beds just sheets and some were still dirty. Pubic hair and blood on sheets.
No cable remote for tv in livingroom.
Kitchen filthy food on all dishes, stove, oven and cabinets have not been cleaned for a very very long time. Food and grime on everything and had to be cleaned prior to using anything.
Food on bed
Wish I could post the pictures!!

DO NOT RENT FROM THEM!!!

UPDATE: 1 day after we returned home from our stay I received an email from Sue with the Cabins of the Smoky Mountains. She offered to refund me $100 if I would remove my Google review. Obviously, I declined. That's probably why most of the bad reviews have been removed. This company knows that they have horrible customer service and unsatisfactory cabins!! DO NOT RENT FROM THIS COMPANY!!!!

DON'T BELIEVE MUCH OF ANYTHING PROMISED BY THESE CABINS!!!! We're on our 3rd day in the Together Always cabin and it's been extremely disappointing!!! The description stated "secluded and private", which is NOT true!!! There's a cabin literally 20 feet from ours and a I'm sitting on the back deck right now watching cars drive by on a busy road!! The amenities list provided online clearly stated a washer and dryer, which it has NEITHER!!! We brought limited clothing, thinking we could wash them, but we cannot. Also, it stated WI-FI and high speed internet was available, but they refused to give us the password for 2 days until we finally went to the main office to complain. There was no charcoal grill, as promised. We tried to use the resort swimming pool, but were denied access because the "owner of our cabin didn't want to pay for that option". We called to complain about the TV in the master bedroom not working and it took over 24 hours for a maintenance person to arrive. There wasn't even a comforter on the bed!!! The hot tub was malfunctioning, making loud, vibrating noises until 24 hours after we called about it, too. There were 2 trash bags of garbage dumped over the edge of the deck when we arrived. The customer service line isn't even for the Cabins of the Smoky Mountains, it's for the Cabins of Gatlinburg, so they take calls from hundreds of other cabin rental properties as well. Therefore, the customer service is very poor. Do yourself a favor and read all the reviews first!! Stay somewhere else!!

Not worth it

We stayed at the mountain memories cabin and though the cabin was beautiful it was not cleaned other than the bathrooms. We addressed it with customer service and they said someone would come out and clean but no one ever showed. Sawdust all over the floor of the down stairs living room window and on the recliner, A/C vent was very dirty and towards the end of our stay the unit was not working properly which made it hot during the day. Unfortunately we could not use the hot tub at all it was half full when we got their and only 76°! Called and they said maintenance would be out they filled the tub but the next day it was half full again (assuming a leak and temperature was back down again). Called several times with them continuing to tell us they would put us on high priority but NEVER saw anyone the rest of our stay. I had two EXTREMELY disappointed kiddos and myself and husband were as well. Yes we received some compensation but honestly wasn't enough to make things right. The owners of this cabin should hire a new company to look over their cabin for sure! Very disappointed and hope others will be more cautious when they book through y'all.

We stayed in H2Oasis

We stayed in H2Oasis. The cabin was nothing like pictured. I don’t know we’re to begin. Sliding door handle broken. Pool outside door not functioning. Dirty pool, bugs floating in an indoor pool. Hot tub disgusting. No chemicals available for pool or hot tub. Zero water pressure in the shower. 8 towels for a cabin that sleeps 10. No pool towels. Queen bed upstairs literally had a crater in the middle. 3/5 video games worked. No fire pit. Grass knee high. Broken outdoor furniture. Dirty dishes in the cabinet, lipstick on a glass. No hand towels or dish rags in the kitchen. No hangers in the so called closet. Maintenance came day one to check the pool. Placed a hose to fill it, asked us to remove the hose after it filled.
