Will not book with Cabins of the SMOKY…
Will not book with Cabins of the SMOKY MOUNTAINS EVER AGAIN, and I have booked with them for YEARS, this last trip was a terrible experience and has forever changed the way I look at them, my bedding "if you can call if that" was dirty on the bed in the master bedroom, USED BANDAID included and HUGE COB WEBS, and the then LOFT beds had no bedding besides a thin sheet no pillows, same for the pull out bed. Now don't get me wrong, I know that they are not able to control the weather but it snowed while on our trip there during CHRISTMAS, and there was a wreck on the mountain, and we were not able to drive up to our cabin when I called them to see if there was anyway they would be able to help me out the guy that I spoke with told me no that he would refund me one night that way I can go find a hotel, but I told him that I cant do that as I have my dogs in the cabin and my mother who is disabled has life or death medication in the cabin that she HAS to take and a machine that she needs to sleep with, and his response was and I quote " IF IT IS TRULY LIFE OR DEATH WHY ARE YOU NOT CARRYING HER MEDICATIONS WITH YOU?" umm first off sir she only takes it twice a day and you shouldn't ask that, well his response well they only thing I can tell you is to wait for them to clear it or walk up to your cabin... umm did I mention we were almost to the top of the mountain with one way in and one way out... so we had to walk up that mountain with my disabled mother, which took her almost 4 1/2 hours. she is still trying to recover from that, but when you have medication that you have to take in order to keep you alive you do what you must, well if that is enough bad luck 2 days later my uncle gets into a terrible car wreck so we had to leave from our family vacation a few days early so I called them to see about doing and early check out and they told me that they would not be able to work with me on refunding any of the days that where were no longer using. All in all it was a Terrible experience and horrible people I dealt with this time around, so I will no LONGER BE DEALING WITH THEM.
This place is horrible and should not be allowed to rent cabins out
The cabin was dirty the pool was dirty the hot tub was dirty the beds were barely made with no top sheets there was standing dirty water in the pool room the microwave didn’t work the ice machine didn’t work there wasn’t even enough rolls of toilet paper to accommodate the number of people we had or towels when you called to complain they said 2 to 4 hours and then they would never show up! It was a horrible awful experience and they charged us a lot and they only refunded $125 what a rip off this place should not even be open if they’re going to rent cabins out in these conditions! No garbage cans in any bathrooms either, pool pump filter went out as well. It was our family reunion for thanksgiving and I wish we had stayed somewhere else. We totally got ripped off.
Roaches and mold
If I could rate this Cabin rental a zero I would. We came to stay at Blue birds over the valley for my bachelor party to enjoy some hiking and take in the breathtaking views of the Smokey mountains the images on the website provided, but sadly that was a lie. Of the 3 levels of the cabin you can only see the mountains from the very top and only if you stand in the middle, all the other floors all you can see is garbage strung up on trees. I wish that was the worst there was but sadly it’s not. When we finally received a text of where the cabin actually was after 3pm, we arrived to a worker still in said cabin installing blinds. He had garbage and tools in every room and on the beds and also remained there for another 3 hours past our arrival. As we walked around the cabin to check it out we noticed weed crumbs on one of the beds and it looked like someone laid down in the bed. The worker also used the bathroom in my room and just didn’t flush. The cabin looked like it was never properly cleaned as there was hair in the shower and grim and spills on multiple things through out the cabin. All the vents were covered in dust and the ones that weren’t were covered in black mold! Multiple things like the bottom of the stove and door knobs were broken, one of the Hot tubs was missing and the one that was there half the jets didn’t work. The entertainment area down stairs had this giant platform in the middle of the room that wasn’t pictured on the website which made it impossible to use the pool table because it’s against the wall. I saved the best for last because going to retrieve the cleaned dishes from the dish washer (which was running when we got there) we opened it up to find roaches! All over the cleaned dishes and in the cabinets. The only positive was the second repair man they sent the next day to spray the outside of the vents with bleach to clean the black mold, he was friendly. We emailed them and called them about all of our issues and their only solution was to send someone to clean the outside of the vents and told us to have a blessed day. For $4000 for the 3 nights (which includes a cleaning fee in that) you’d think they would be a little more helpful to their customers. Also upon disputing the company on BBB they blatantly lied about trying to move us even tho I have email proof that no such effort was put forth by them. Stay far away from this company
Cabin was filthy without advertised amenities
Cabin was filthy, nasty, and disgusting with raggedy old furniture. Blinds were broken, fireplaces didn't work, theater room was a joke, pool table was nasty, no coffee pot (was told to buy one), bed linen looked old and dirty, cookware was old and cheap, and the office staff were dishonest and rude. I will NEVER book a cabin with them again. Left after 1 night and found another cabin. They refused to refund our money so we disputed it with our credit card company and got a refund. The cabin was NOTHING like the pictures and the website was very misleading.

I stayed at the blackberry ridge cabin in Townsend, TN very nice and comfortable cabin. The experience we had was awesome! We got actually got an experience to see a bear right in front of our cabin porch. So i recommend this cabin. Very quiet and comfortable cabin.
Worst cabin rental company EVER
Worst cabin rental company EVER! Upon arrival there was garbage under the deck, broken chairs around the fire ring, empty propane for the fire and empty smoke detectors with the alarm doors open where the batteries should go. Also broken toilet paper holders in the bathroom. We called guest services the first day to let them know so we werent held responsible and they noted it and said “sorry”. The next day my 70 year old father fell down the steps to the pool because there are no grips on the steps going down. We called to advise them so nobody else would get hurt and also ask if somwone could bring a new propane tank for the fire and they said sorry you have to do that yourself. I said for $3000 a wk customer service should be assisting client adn she HUNG UP! Ive never had such rude service from any company before! Do NOT BOOK WITH THIS COMPANY IF YOU VALUE YOUR MONEY!

Gatlinburg TN Cabin Rental
A one star rating overstates our recent experience in a cabin rental through Venture Resorts in Gatlinburg, TN. Information published regarding amenities were incorrect. Supposedly an inspection and cleaning of the unit was completed prior to our arrival. When we entered the cabin the air conditioning system was not working. The initial person sent to service the unit had to defrost the unit and mentioned dirty air filters. However within an hour the unit froze up again. Another service tech was sent who recharged the outside unit. It took over a day and a half for the issue to be corrected. No fans were provided nor an alternative place to stay offered. When attempting to use the coffee maker a used filter with mold growing inside of the filter and lid was found, the mixer had dried chocolate ice cream in the bottom, and more importantly the bedding sheets on multiple beds had long black hairs on them. Fortunately pictures were taken for proof the statements made are accurate. Additional clean bedding and towels were sent only to find similar issues. We basically spent the 1st day of our vacation cleaning someone else's property. In today's world with Covid I would expect rental companies would prioritize making sure accommodations are clean and heating/cooling is properly functioning. Every year for over 30 years we have rented a vacation property for a week. By far this was the worst property we ever booked.

Do not rent from this company. They said they could not accommodate my reservation request because it didn't meet they're minimum requirement. Then they charged me for the rental anyways. They wouldnt give me a refund because i didnt call and cancel a reservation they said i didnt have anyways.

I wish I could leave a zero star review. My family stayed at the "SNOWBIRD" cabin in June 2022 and it was just nasty. The entire cabin was filthy the jacuzzi was unusable due to being overrun with bugs due to the screens being ripped loose. Carpenter ants everywhere throughout the cabin. The dryer did not work. Very little water pressure in both showers. Everything was stained. It was very obvious that this was being run by a money greedy company with no care for upkeep. Please don't rent this cabin. I have plenty of pictures just showing the filth.

Our cabin had mold in the shower and the jacuzzi. It had rotten wood in front of the dishwasher and in the floor in the master bathroom. The blinds in the living room had coke or something all over them. There were marks and scuffs on several walls and broken light fixtures laying in the front yard. We asked to be moved to another cabin, which they did. The second cabin was much cleaner but we were shocked to find roaches crawling everywhere in the kitchen. We immediately checked out and went to a hotel. DO NOT TRUST the photos on the website. They must have been taken 15 years ago. We tried to stay there 1/27/22.
Unresponsive and unprofessional property management company
We purchased a short-term rental cabin in Gatlinburg in July 2021. Upon closing we agreed to keep Venture Resorts, dba Cabins of the Smoky Mountains and also known as Gatlinburg Falls Resorts, on as the property management company for a period of 90 days. The written termination date for the property management agreement was October 31, 2021.
On August 9, 2021, I emailed Venture's owner's representation to inquire whether we could do an owner's stay for the weekend of October 9th. Having not received a reply from the owner's representative, I emailed Venture again on September 1st.
Still not having heard a reply from Venture's owner's representative, I left a voicemail for that representative early in of the week of October 9th. Still not having heard back from the owner's representative, 48 hours prior to our departure, I called Venture's guest services line and explained to that representative all the steps I had taken to contact Venture's owner's services representative and asked if the guest services representative could verify whether our owner's stay had been booked and for the key code to our OWN cabin. The Venture's guest services representative said she did not have access to the cabin's reservations and she could not give me the key code to our OWN cabin. She said she would pass my information to owner's services and someone would give me a call back.
After waiting 24 hours with no return call, I once again called and luckily this time spoke to a helpful guest services representative who confirmed our stay and gave my the key code to the cabin.
On November 17, 2021, our new property management company went to the cabin to do an initial walk-through as we wanted to do some repairs and updates prior to putting the cabin back in the short-term rental market.
On new property manager reported that there were still guests in the property even though all Venture guests should have been vacated no later than the morning of November 1st.
I called Venture to inquire why there were still Venture guests in the cabin when our written property management agreement with them expired on October 31st. Surprisingly, the owner's representative promptly returned my call and apologized for the miscommunication between Venture's owner's services and their reservation department. The owner representative did offer to try to have the current guest vacate the property. But since it was right before Thanksgiving I told the owner's representative that I did not want to ruin anyone vacation's plan during the holidays and that Venture's guests could stay through the end of November but that everyone needed to be vacated from the property by Dec 1st so that we could have our new property management company begin repairs and renovations.
On November 29th, I called Venture's guest services to verify all of Venture's guests would be vacated by the morning of December 1st. Venture's guest services representative verified that was the case.
On Dec 1st our new property once again went to the cabin and once again found Venture guests staying there.
I called Venture for an explanation and spoke to another Venture representative who said, "according to the owner's representative notes, you agreed Venture could honor its November reservations." Venture had a guest check in on November 29th and checking out on December 2nd so they considered that a November reservation.
After repeated inquires for owner's statements, the owner's representative finally sent me the link for those statements on November 18th, 2021, Upon reviewing those statements we noticed we were charged a $100 landscaping fee even though there is no yard whatsoever. Curiously on September 22nd we were charged $160 for a hot tub GFCI Breaker 50 amp and then on November 22nd were once again charged $160 for a hot tub GFCI Breaker 50 amp. Even more curiously, on November 22, three weeks after our written contract with Venture expired, we were charged $89 for an Ashley Furniture Household Table Lamp.
And the coup de grace, our friends arrived to the cabin on December 16th, to celebrate their 50th wedding anniversary and reported the pots and pans had been removed from the cabin.

Smokey’s Awesome View at Preserve Resort
We always enjoy staying at the Preserve Resort. Love the views. The cabin we stayed in was wonderful but when we arrived not enough towels were there for our 4 night stay. The fireplace did not work either. There was not a toaster in the cabin and not many pots/pans to cook with. But overall a great view.

We booked Enchanted Dream more than 6 months in advance. However, a week before our trip we were told the cabin had been sold and they were going to put us in a comparable cabin called Bighorn Hangout, or they could put us on a one bedroom condo. We booked a 4 bedroom, 4 bath cabin originally. The cabin they put us in was 4 bedroom, 3 bath. We were disappointed but ok. However the cabin had multiple issues from the beginning. The cabin only had parking for 2 vehicles so we had to park one of the vehicles at the main office for the duration of our trip. The internet password they provided did no work, we reported this the evening we arrived and they never sent anyone to repair it. The first morning we were here we realized the coffee pot leaked, there wasn’t enough forks. (The cabin sleeps 11; there were 2 forks). Two of the dining room chairs had been left out in the elements and were no longer usuable. When we spoke to the cabin representative that morning they apologized and offer to refund us $153. The next day we called them again to report that there was a leak in the kitchen ceiling, the blinds downstairs were broken and the main level tub only had one shower door and therefore got water onto the floor. After being on hold for over 30 minutes the call went to voice mail. They never called us back. This was the second morning of a 6 night stay. The following day we began to smell sewage downstairs and by the end of the week the smell was making us all sick. The jacuzzi in the upstairs master suite does no fill therefore it is unusable and the grill was fuzzy, there was something growing on the racks. We didn’t even look at the hot tub because to honest, we were afraid of what we would find.one of the two recliners in the living room is broken, the carpet downstairs and in the stairway is filthy, the downstairs return vent is filthy, the drop ceiling is broken and the lights downstairs do not work. The lamp between the two recliners does not have an outlet to plug it in, so we do not know of it works or not. The dishwasher works, but takes over two hours to complete the cycle. Oh and the glass in the glass top coffee table is loose. If a child were to lean on it they would go right through. This was the second year in a row that there have been issues with this company. We will not be back.

Cabin has serious fire hazards concerning the way appliances are being utilized. Numerous cords all plugged into one extension cord in bedroom on basement floor.
Cabin has three fire extinguishers all out of compliance on each floor. Extinguishers last reviewed on March 2019.
