Asked to be a guarantor, and this site asks for more information than a background check for high-security jobs. And I have to simply trust them with my data. No details on what the landlord sees either. Meanwhile, the details for the landlord are hidden away and list almost nothing. Just their company name which is a shell company. They ask for your employer's details when they already have *full* access to your bank account, which they also ask for via OpenBanking. Details upon details upon details, without any information on their data retention and deletion policies. Dodgy, ignorant, and enabling greedy landlords who cannot fathom to, even while taking a deposit, lose out on a single pound. What value do landlords exactly add if they're not even willing to take on the tiniest amount of risk? Meanwhile, Canopy here just cruises along making things better for landlords not renters.
The process is easy all the time, guided by the Landlord in the process, and attending to my request when needed. Open to improving the flat to fit my family's needs fully

The only company that can't verify your income after sending them your most recent tax return, 3 months bank statements, a letter from your accountant, your formal financial statements and many more things. It just made me waste 6 days

A letting agent requested that I use Canopy to verify my documents before signing a tenancy agreement. Over two days and multiple hours of attempting to fill in the forms and phone calls, Canopy could not verify some basic things. I will list some things Canopy could not verify.
My passport - after Canopy could not verify my passport I had to download another third party app to try and verify it through Canopy (from a company called IDNow). After about 4 attempts of waving my passport in front of a camera, scanning the chip through nfc and it filming my face - it still could not verify me. After calling up Canopy they said my only choice was to keep going with the app or put that I have no ID. I put that I had no ID and stated in the additonal info box that I had already been into the letting agency and had my passport photocopied!
It could not verify my previous rental address. I am moving to work a graduate job and was previously a university student. I paid rent termly, did not pay council tax and, like a lot of uni rentals, bills were included in the cost of rent. Despite ringing my old student letting agent and them saying that they could provide a reference and that all I needed was to give their number, I could not put them down. Canopy only had tick box options of paying rent weekly, fortnightly or monthly - when mine was termly. I could not prove my address because I did not pay council tax and bills were included in the rent. Despite suppling the signed tenancy agreement, rent payment schedule and a phone number for the company, this was rejected by Canopy. Instead I had to say I had not rented in the past 12 months.
It also could not find my credit score, which is unusual as it is linked to Experian. I have had a credit score account with Experian for over five years.
One of these things going wrong would not be so bad, but all of these things add up. Getting emails constantly saing this could not be verified is stressful when looking at getting approved for a tenancy agreement.
Additionally I found the depth of infomation they require to be excessive. I had to provide my confirmed offer letter for my graduate job, which is understandable. But then I had to get someone from my future work's HR department to verify that I will be working there - this seemed excessive to me.
So overall Canopy is a very inflexible and a time-consuming process for renters. Having to share so much personal information to a third-party company is concerning. It also struggles to verify basic things like a passport.
I have had to use other third-party companies in the past for verifying rental and identification information. I have never had an issue before.
In the future I will ask letting agents if they used Canopy for verification and avoid them.
