Unfortunately no option to give zero stars. They demand £100 ground rent in advance. I moved out and rented my property out and therefore I was late paying by 3 months as I had forgotten to update my address with them.
They had somehow added £150 ON TOP of £100 ground rent charge. Not sure that's legal when the payment is in advance anyway.
£50 of the charge is for 'admin' fees due to the late payment. They had apparently sent 2 letters , so I'm not sure where they're buying their stamps. The worst part is , if you don't pay the additional fees they charge interest!!
Despite having all my contact details including my email, they did not make contact apart from the letters I assume they sent to the flat.
I had informed them I was moving out and letting out the property, which they cannot deny they were unaware of as they had already taken a payment for this! They also demand payment Everytime a new tenant moves in (for insurance purposes!?).
I'm shocked the government lets these companies continue to exist. I feel sorry for the people on the phone lines as they must hear the same stories, and it is not their fault. But those running these companies should be ashamed.

This company are absolute scammers. The fact they are still operating with only negative reviews is outstanding.
They manage the insurance for the building my flat is in, the insurance itself is approximately £130 E&J estates make direct and indirect earnings simply by choosing the insurer which subsequently raises the price to £400. This is absolutely criminal and unfair and I don't understand how it's allowed.

They will bill you and send you letters with 1 day left to pay before adding late payment, there is no number to call them and the only way to contact them in email which they will respond 7 days later. which means everytime you get a bill, if you have any question about it then you add a late payment to it. complete scam.

I don’t know how they sleep at night, they’re a nasty company with no heart.
If you’re buying a flat and this company is in anyway involved, walk away, they are ruthless in their love of getting their hands on your hard earned cash.

They manage the estate on which I own an apartment. They are incompetent, slow, expensive , negligent and just non professional. They do not provide the correct documents and they do not work in the interests of the flat owners. Hopefully we will be able to kick them out soon.

E & J Estates are charlatans.
They are without doubt the most unpleasant company who mange leaseholds that I have ever dealt with and I have dealt with a lot. You get automated emails saying they will get back to you - they don’t. They try every trick in the book to be able to slap on late payment charges and recourse to solicitor at the drop of a hat. I am selling up so I never have to deal with them again.
I suggest you all do a subject access request for all the information and communication you have had with them. They are legally obliged to give it and then hit back.

Avoid E&J Estates at all costs — exploitative, unaccountable, and aggressive.
I’ve been trapped in a lease with E&J Estates at Fieldview Close, and they’ve made every step a nightmare.
• They demand rent increases with no explanation, just vague claims about “market value,” while refusing to provide basic evidence or old rent records — citing the Limitation Act to hide their own history.
• Communication is appalling. You ask for info, and get generic, legalistic nonsense.
• When you question the charges, they suggest you pay to hire a surveyor at your own cost to “prove” they’re being fair — instead of just justifying their demands like a proper landlord.
• Their so-called “section 166 notices” are misleading, and they behave like you owe them something just for daring to question them.
• The moment you stand up for yourself, you get threats about legal costs or pressure to back down.
This is everything wrong with leasehold in the UK. Zero accountability, opaque processes, and profit-first behavior. They treat leaseholders like revenue streams, not people.
I’m now going to tribunal to challenge their rent review. If you’re thinking of buying a leasehold with E&J Estates involved — don’t. You’ll regret it.

Absolutely disgusting company, only late for a few weeks due to travelling. They passed the case to their disgusting solicitors and charge me more than double the amount i should pay, ridiculous, how come this company still running without been sued by its leaseholders? Really disgusting!

EandJ Estates are egregious gougers. Trying to charge huge late payment feeds when they failed to attempt to contact me. Then passing it over to their solicitors, JB Leitch, who contacted me, with ease, with threats and charged me even more money. Both firms are a disgrace.

How this scum bag company gets away with what it does is beyond me. A rude and unprofessional bunch with exorbitant fees for just about everything. Their responses times to emails are appalling and the responses aren't worth the wait anyway. If you are going to buy a property and this lot are managing it, think again. They are awful.

I hadn't missed a payment with these jokers in 9 years. 1 payment late by a week due to being out of the country and I get contacted by Ali Shean with a £60 late payment charge!!! Having paid the original invoice immediately, I emailed Ali twice explaining exactly what the situation was an to appeal to his/her better nature. Zero empathy whatsoever. Con artists. They clearly don't care either as numerous other terrible reviews and no response from management. ALI SHEAN - YOU SHOULD BE ASHAMED OF YOURSELF. AVOID AT ALL COSTS.
