Great service

Having read the reviews, I was really concerned about liaising with E&J estates as I was selling my house and needed a letter from them.
I rang and spoke to a gentleman called Craig, he was helpful and assured me that he would respond to my lawyer by close of business that day.

He was true to his word and my house is now sold.
Very happy with the prompt service I received

This company are a waste of time

This company are a waste of time. Nothing but money grabbing all the time. They have issued me an invoice for removal of rubbish from someone else’s garage. I pay a ground rent for my garage. I don’t pay for clearance of rubbish in someone else’s garage. Take me to Court I can’t wait. You bunch of low life scammers.

E & J Estates are immoral and deceitful - AVOID

E & J Estates are immoral and deceitful. Why have they not been investigated?
After the leaseholds of two of our properties were taken over by E & J Estates, we are selling, This seems the only way to escape from them.
Beware of any management company that has E & J as their Landlord. It will be continuous hassle and excuses from both E & J and the management companies as to the exorbitant service fees they charge.

Unscrupulous and unprofessional.

On behalf of the people it purports to protect, #thepropertyombudsman should take a good look at this company and consider really if they want this type of property administrator as a member. By ignoring this, The Property Ombudsman are essentially endorsing this behaviour among their membership.

If you are looking to purchase a property where E&J Estates is in ANYWAY involved, I would strongly advocate you put your money somewhere else. Open the window and throw it down the street would be a good start...

I have had the misfortune to own two properties where this company 'acts' somewhat ruthlessly as the property administrator and in each case they have through their behaviour proven to:

1. take pride in a culture of unscrupulous money grabbing;
2. have zero emotional intelligence, a fundamental ability to exercise logic or reason or a basic level of client service management skills; and
3. relish in a corporate strategy of confusion by bouncing you between their various operations departments in the hope they will grind you down.

I have had almost a three year exchange of emails disputing a late payment for ground rent. I have taken the time and care to establish the facts around their initial claim for late payment, understand their position from the outset and, in response have provided reasonable and empirical evidence to support the case the payment they claim was made late, was in fact made on time. Ignoring credible positioning, they still have the criminal temerity to simply ignore the facts and charge you continually, accumulated late payment interest.

On top of that, they had failed to inform me of their position for almost one year after the initial 'transgression'.

So if you want a company that will charge you an initial 18% penalty fee for late payment and then compound the interest, ignore your correspondence and any reasonable arguments, this bunch of crooks are right up your street.

If you prefer to deal with a company with a shred of integrity and professional competence, look somewhere else.

Outrageous service

This company should be call licensed to rob, they even had the balls to charge an "EXTRA PREMIUM" of £500 ON TOP OF THEIR OTHER OUTRAGEOUS CHARGES to adjust my faulty lease which in my opinion should not have been chargeable to sell my Bellway built flat and they could not even tell me what the "Premium" was for, it certainly wasn't for speed of service. BE WARNED god forbid if you ever need their services factor in plenty of time and then double it. This probably still won't be enough time the speed they work at.
IF YOU ARE THINKING ABOUT BUYING A PROPERTY AND E&J ARE THE LEASEHOLDERS DO YOURSELF A HUGE FAVOUR AND RUN

Awful money-grabbing landlords who…

Awful money-grabbing landlords who charge endless fees for everything, double the ground rent every X years and take their sweet time to respond to any communications.

Would give 0* star if I could

Appalling customer service, that fails to respond to emails. Very poor service!

Despite trying to resolve an issue with them for years now, they continue to add interest charges despite the resolution of the problem being continually delayed due to the incompetent and dreadful customer service.

For anyone purchasing a property under the leasehold agreement with E&J Estate. I advise you in advance that you will be dealing with a business that has dreadful customer service support.

A company that collect leaseholds from…

A company that collect leaseholds from builders - they are able to monetize this and take advantage of decent families who bought a new home in good faith, only to have the land that the builder used, hawked off to the highest bidder. They charge for permission for any alteration to the property, take ages to respond and charge exorbitant amounts for basically nothing at all. The poor householder can do nothing as the law is silly in this case. This needs to be stopped ... It is a shameful practice ...

Avoid if possible.

Avoid if you can! Awful at making it clear the due dates on key invoices and hit you with ridiculous late charges if payments are not made on time. Plus are awful at replying to emails and getting hold of. My last email which was extremely important took 12 days to answer!

Poorly run, Fail to post invoices

Poorly run, do not communicate key invoices then attempt to charge for late payments and also charge for their own solicitor fees despite dropping the case for which the solicitor was paid for, staff are of a poor standard. Attempts made to mislead with regards to invoices that need to be paid. One to avoid if possible

Charges for NO Communication

I have owned a property for 5 years now, I have the unfortunate circumstances of have EandJestates as the owners of my ground rent.

For 3 years there website did not work and it was impossible to contact them as the 1 letter a year they do send has no other forms of communication on it.

Even a lengthy internet search would only spew up companies with similar names. Now once a year I get a bill for my ground rent which has a LOT OF INTEREST added on it and says my payment is late, How can I possibly know this if they do not communicate on time. This is purely a scam to get more money out of your pockets and into there's.

The letter I received today had interest from 2012 and 2013 on it but none from 2014 even though I have paid the bills for those years in those years.

Clearly there gig is to charge you extra by hiding away.
