Ka-ching .... just pay them the money!

very clever company who has developed procedures to take a small outstanding bill and escalate it into creating a significant revenue source for their business. Phone lines not answered, then when finally you get through you are bounced around different people with long holds .... all of which will come to nothing. Don't be away around billing time and miss any of their letters - it will cost you...Ka-ching .... just pay them the money!

The ugly face of corporate greed and indifference

It’s a pity that you cannot choose who your freeholder is when buying a house. I erroneously paid the wrong company and ended up missing the deadline for an annual ground rent fee. E&J automatically impose a late payment penalty and were totally unmoved by my explanation that it was an honest mistake. The tone of their communication was terse, rude, unfriendly and devoid of any human touch. It’s almost like they want to come across as faceless corporate capitalists and perhaps enjoy that reputation because they clearly don’t care what people think of them. Deeply unpleasant interaction and shocking to read so many far worse experiences here.

Disgraceful company

My apartment has been plagued by persistent mould issues, condensation problems, and property defects dating back to 2008. Despite investing over £12,000 in replacing damaged items, using anti-mould paint, changing carpets, blinds, and maintaining a dehumidifier at a significant cost, the problems persist in 2024. The issues extend beyond my unit, affecting other properties as well.
These persistent problems have taken a toll on my family's health, causing respiratory problems and sinus issues attributed to the mould. Despite reaching out to managing agents for help, I've been consistently met with excuses and no concrete solutions. Attempts to address the issues through hired builders have only worsened the situation.
Three structural engineer surveys have highlighted deficiencies in the building's construction, suggesting that it should not have been signed off at the point of completion. Water ingress adds to the complexity of the situation. Resorting to involving local MPs and governing bodies reflects the frustrating journey to seek resolution.
It's disheartening to realise that it may take extreme measures for any meaningful action, even though mould-related issues are well-documented in the news, leading to unfortunate fatalities. The company's indifference, despite owning over 40,000 leases, raises concerns about the viability of complaints. The current situation is nothing short of a disgrace, and it underscores the urgent need for intervention.

Word eel and snakes comes to mind but…

Word eel and snakes comes to mind but that would be an abuse of both of them. They surpass anything that would be considered fraud. Owning the freehold in almost 40k properties with loans from City of London banksters they created money out of thin air....
Had a break in a flat requiring a change of front door and window and they stung me for £1050 for paperwork removed granting the licence on a personal whim. Apparently didn't like my tone or their ears are too sensitive to noise.
Complained to company itself whitewashed the colleague in question and then had to start process to get my money back.
Then alleged I should complete a new owners form despite owning the flat for 3 decades, then alleged due to money laundering legislation they can't send my money back shifting the goalpost always to generate paperwork so they can pretend they are working.
Once windows are fitted they will then claim they aren't the proper ones to issue a fine. Ronnie Biggs ain't got nothing on them. They turned fraud into an art form.
I was also told the most amazing thing that E&J Estates aren't owned by the Owner they are a separate entity despite being mentioned in the media and why Leasehold Reform has been started by even more incompetent govts as the fraud is so glaring that it has probably clogged up the leasehold courts.
How can a clown own a Freehold which probably represents less than 3% of the overall value of a building dictate everything and generate an income? Leeches are usually burnt out of organisms let to fester they destroy the organism.

I would give no stars if that were possible.

Immoral and despicable landlords who will shirk their responsibilities at the first opportunity at the expense of their leaseholders.

I am a resident and leaseholder at Canon Court, Wallington whom E&J are the landlords.

They have refused to engage with any meaningful dialogue with us regarding the well known cladding scandal that has affected many thousands up and down the country and very much affects Canon Court. They only (barely) engaged very recently and that is only because of direct government intervention and effectively being forced to.

They would happily have had leaseholders pay tens of thousands of pounds each had the government not stepped in, ruining many.

I will never be a leaseholder again and will advise anyone, if they are aware that E&J are the landlord, to run a country mile.

The Trustpilot rating here should say it all.

Avoid.

Rude and unprofessional

I sold an apartment in Feb this year maintained by E&J estates. They were informed at the time of the sale (having charged significantly more than market rate for the information pack). I had repeated requests for payments of maintenance charges after selling; letting them know every time that I wasn't the owner. This was followed by almost rude emails from one of their employees, Craig Thorne, who refused to accept I was not the owner and demanded proof. I provided this and requested several times confirmation of acceptance of this. Still nothing. Rude, expensive and unprofessional is my conclusion. If you can avoid them, do!

E&J are responsible for my apartment that I am currently selling. I have had to call to follow up on various things over the last couple of years and Ali, Beth and Mandy (this morning) to name a few have all been super polite and helpful! Thank you 😊

Devastated

Missed 2 ground rent payments completely by accident as moved house and stupidly only set up mail redirect for a year. Now have to pay £3700. Devastated. Always paid ahead of time when I lived in property. Nothing I can do E&J Estates won’t even update my address on records now as it’s with their solicitors

Completely one eyed

Completely one eyed, totally biased in their favour and acted like judge jury & executioner involving ‘a late payment’ penalty. I emailed the MD Tim Wilson and didn’t even get the courtesy of a reply. Appalling service E&J. If there had been a 0 star, this would have been more appropriate.

I am selling my apartment because of the emotional turmoil this company causes .. but then turns out, it can get much worse when you have to deal with them selling a property .. we have had to pay them thousands to sell our property and for them to ‘ think about’ providing documents we need . £250 to write an email to us considering our request. Non refundable !

We bought our apartment in February and the September we got an invoice for ground rent which we paid … shortly after we received solicitors letters for the March service charge we never received . They allocated our payment to the latest charge and never included march outstanding on our September bill. Underhanded and sly . Our bills to sell the place have escalated to have 1 digit amended on a document that we have never seen or signed and as it is only just brought up … is actually not worth anything as they have still been billing us … £2500 later and we finally have a document with 1 digit changed. I cannot believe they are allowed to behave like this and there is no regulations for them ! If I go to buy another property and they are involved … I will walk away !

Absolute Clowns

Absolute Clowns. Not only do they fail to respond to any communication, they are remarkably incompetent. Do not trust that anything they do or anything they say accords with the law. Get it checked, because they have probably made an error. Avoid at all costs if you are a landlord looking for a managing agent.

Money grabbing bottom feeders.

I have the misfortune to have this shower as my fleeceholder, sorry, leaseholder.

I once asked them politely what they do for the money they extract from me and they blocked my email address.

Their records are appalling, their communication is equally bad and they charge extortionate fees for alleged "late payment". In my case, I couldn't effectively communicate with them as they blocked my email.

E&J Estates has a lot of mini companies, presumably all of which turnover less than the VAT threshold. Has HMRC taken the time to investigate this outfit I wonder?

Everyone else should avoid them like the plague.
