The property's location receives a perfect rating, offering exceptional proximity to the beach and stunning views. While the rooms are adequately sized to accommodate two families with children, several areas require attention to enhance the overall guest experience:

1. The existing router lacks an active internet connection.
2. The installation of air conditioning is recommended, as the current fans are insufficient for comfortable nighttime temperatures.
3. The furniture's condition necessitates refurbishment due to age and odor.
4. Certain mattresses require replacement.
5. Elevated ant activity has been observed in multiple areas, including the garden, bathroom, and kitchen.
6. The grill is non-functional and requires a complete replacement, not a superficial repair.

Central location made it super easy to reach everything we wanted, close to shops, supermarkets, bakaries, restaurants, cabel cars and trainstation.
Cozy interior, we had everything we needed to feel comfy and cozy.
Great for families. We got a nice bottle of wine to welcome us. It was clean. We loved our stay.

Communication was good, no complaints whatsoever

We had a nice stay in Casa Francesca. The place is perfect for people who like to be in Riva all the time. Short way to the shops and restaurants and also only 10 minutes to the beach.
To find a parking place is a little difficult. But the team of happy.rentals gave us support in every way and we enjoyed our stay very much. It was a good choice

Casa Davide Camaiore nestled in the hills of Pietrasanta is an absolutely magical place! The views from any angel of the property are absolutely amazing. You get it all, sea view, mountain view and at night a wonderful view of the starlit sky. On the terrace you can enjoy nice meals in the shade but still with the panoramic view. If you move out to the open garden, you have a more unrestricted view of everything as well as the pool to cool off a little. The house itself has everything you need with two separate bedrooms, including their own bathroom each. We would come back here any time. The team from Happy Rentals was more than accomodating and very helpful as well, making the stay even more enjoyable.

Great apartment, so spacious and clean with everything you'd need already there. Really great location, the lake is two minutes away and there are loads of shops and restaurants right on the doorstep.

Villa Angelina, Manciano, Italy

Stayed for a week at the villa. Overall it was a good week, it’s a very rural location, and it has a fabulous swimming pool. The main floor of the house is nice and spacious. The kitchen is a little rough but not too bad. It does have air conditioning. But it wasn’t to American standards of air conditioning.

However, the house is not four bedrooms as advertised. Rather it is a two bedroom house with a separate building that has two more bedrooms and two more 3/4 bathrooms.

There is also an old couple who live on the far side of this annex. They claim this couple is a caretaker for the property, but we never saw them do any caretaking. We hardly saw them at all. But it was still weird that they were there.

As mentioned the location is rural, so perhaps it’s understandable, but we had a large problem with wasps around the annex and in the pool umbrellas. They tried to help us and brought wasp spray. But it was bad enough that our kids refused to sleep in the annex the last two nights we were there and slept on the living room sofas instead. There are also 5 outdoor cats roaming around and trying to get in the house.

If it was an option, I’d probably give 3.5 stars. Things were very disorganized, which was partly my fault, I don’t speak Italian and I’m sure that contributed, but it would have been nice to have an instruction manual or something with the house.

Extremely Disappointing Stay – Vacation Ruined

We had a deeply upsetting experience at Appartamento Gaya Stresa Center, booked via Happy.Rentals. Upon arrival, we discovered a decaying animal smell in the kitchen, which caused a horrible, unbearable smell throughout the apartment. The odor made it impossible to cook, eat, or even remain inside without feeling sick. All guests experienced headaches and nausea from the stench.

We immediately contacted the local agent, who acknowledged the issue, confirmed that the apartment was uninhabitable, and promised a full refund. We were told there were no other rental options and thatcwe should look for other accommodations. We were assured that the situation could not be fixed during our stay. However, after we left and the issue was “resolved,” the company reneged on that promise, offering only a partial refund of €150 on a €900 booking—which we find unacceptable.

Other serious problems included:
• No Wi-Fi (despite being listed)
• Extra beds were not made
• Broken toilet seat
• Filthy balcony with inadequate seating
• Excessive noise: motorcycles revving at night, glass containers emptied starting at 6 a.m., and nonstop leaf blowing on both weekend mornings.

We spent our entire vacation dealing with emails and messages, trying to solve a situation that was clearly out of our control. Instead of enjoying our trip, we were managing a housing crisis. Even after returning home, we lost more time arguing over compensation and were left feeling sick, exhausted, and extremely disappointed.

We cannot recommend this property or the Happy.Rentals management team based on this experience. We urge future travelers to be cautious.

We were really looking forward to this holiday. As a single mother, it was our only vacation of the year, something we had saved up for over a long time. That made the disappointment on arrival all the greater.

The parking space was extremely narrow and dangerous, our car was damaged while trying to park. The house lacked basic cleaning supplies like sponges or dish towels. The garden was unkempt and full of building materials, completely unsuitable for children.

The worst part was the bed: a sagging mattress and an old, lumpy pillow made sleeping nearly impossible. Overall, the property was neither clean nor in a condition that matched its advertised promise.

We ended the stay early. To this day, there has been no gesture of goodwill from HappyRentals, no refund, no compensation for the damage caused.

Booked a holiday – lived a nightmare.

Wir hatten uns sehr auf diesen Urlaub gefreut, als alleinerziehende Mutter war es unser einziger gemeinsamer Urlaub im Jahr, für den wir lange gespart hatten. Umso größer war die Enttäuschung vor Ort.

Der Parkplatz war extrem schmal und gefährlich, unser Auto wurde beim Einparken beschädigt. Im Haus fehlten grundlegende Reinigungsmittel wie Schwämme oder Tücher. Der Garten war ungepflegt, mit Baumaterialien übersät, für Kinder absolut ungeeignet.

Besonders schlimm war das Bett: eine durchgelegene Matratze, ein altes klumpiges Kissen, an Schlaf war kaum zu denken. Die Unterkunft war insgesamt weder sauber noch in einem Zustand, der einem Ferienversprechen gerecht wird.

Wir haben den Aufenthalt vorzeitig abgebrochen. Bis heute gab es keinerlei Entgegenkommen von HappyRentals, weder eine Rückerstattung noch eine Lösung für den verursachten Schaden.

Urlaub gebucht – Albtraum erlebt.

Beautifully lake and area surrounding it. Nice appartement (T8). Huge plus that we could borrow bicycles for free. We took a nice ride to Piano lake 10 min from the residence. Also very friendly staff. And make sure to visit the cozy charming village just beside the residence.

I booked a house in Tessin. The day we should arrive the booking was cancelled. They gave us no reason, I tried different phone numbers that did not answer. The fourth person who answered could not help. He promised to phone back, but never did. I got my money back but only because I stood on my right. Do not use this company.

It's a fantastic apartment. Perfect location, well-designed, superbly equipped, and super clean. The service was also really great—very quick response times and extremely friendly.

Leo was a great host. He responded quickly to questions and made check-in and check-out simple. The space is very clean and has everything needed for a nice stay. The balcony is a particular highlight! There is no air-conditioning, but we managed with a couple of extra fans.

We were very satisfied with the accommodation. We were welcomed by a very kind gentleman. Although the apartment had older furniture, it had everything we needed. The only downside was the loud noise from the street that lasted all night.

The house is beautiful, super-equipped, everything is new, we had a great time. Excellent bathrooms. Highly recommended.

Good location
The residence is close to L Aiguille MIDI, and close to supermarket, cafe, souvenir store. There are a lot of restaurants near the residence, but the residence is located in the quiet residential area. The rooms are cozy, especially living and the balcony are great. The view from the balcony is wonderful.

Modern beautiful house, well equipped with everything you need for a relaxed vacation. Very clean house and nice outdoor area. The modern washing machine was also perfect for us. Our contact partner Nicola in Mail was very kind and helpful. The location of the house is great, with a little walk you are at the wonderful harbour and also at a swimming place. We loved Plaza Sv. Martin for a daily morning swim in the beautiful sea. Mali Losinji is a really really nice vacation spot.

We really enjoyed our stay at Tintoretto apartments. The apartment is spacious and well equipped as well as recently renovated. The information from Giancarlo was excellent before arrival and during our stay.

We appreciated the parking in garage and the flat was rather close to the beach with excellent services.
