New management recruited good new agents: Leo Poaty
I am a Holland Properties tenants for the last 7 years and I will be for at least one more year.
I am changing my review about the new management of HP to reflect satisfactory service received by Leo Poaty in particular.
Leo helped us secure a good deal for a new flat, he is polite and accommodating.
He is truly an asset to the team of the new management.
------review below reflects my experience under the new management in 2023, service received an agent who I believe they no longer work for HP.

NEVER rent from Holland property. They are very forward and nice until you have signed papers for an apartment, after this(when they don’t want anything for you) they will scam sososo much. The good reviews on here are reviews from themselves. My shower in my apartment were broken for months and months. I called and emailed every day and nothing happens for such long time.I have still not received my deposit back even though I moved out 7months ago. They gave us wrong keys to my apartment first time there, so when we came to the apartment (8pm) we had nowhere to go. They were 4hs late to my check in. And when moving out they will tell you every little mark in the apartment is your fault(even though you have pictures of it looking exactly the same as when moving in). TAKE A LOT OF PICTURES ON MOVE IN DAY if you are stupid enough to rent with this company. All they want is to scam you.

Depends who manages the task
I had two great encounters with Holland Properties, one with the original agent who facilitated the viewing and the agreement. I also really appreciated Kelly's support and assistance throughout my tenancy. She was always very approachable and fast in responding. A very helpful and pragmatic property manager who handled also the finances and other management task while stepping up to another role because someone left.
Have had bad experiences with the previous property manager who was not responsive at all, this person looked after the flat for the majority of my tenancy and especially in the beginning so I have to flag that this was not helpful at all, they were not reachable, they gave only half answers and were forgetting things that were flagged before. I also did not appreciate trying to make me pay for further cleaning at the end of the tenancy, although, with a well written response this went away - yet still important to flag that it felt like there was an intent to get some more money from the tenant. During the period of them looking for another tenant, the communication was not great either. The agent kept calling, sending whatsapp messages without my consent to switch to this channel. They were rather pushy and it felt like they were not respecting my requests to times and days. They were doing viewings on a one to one basis instead of a proper viewing day or something similar that other agencies would do to respect the current tenant.
Overall I guess it really depends who is managing the task at hand. There were some bad experiences with the agency throughout the tenancy but this should not take away from the excellent work that Kelly has provided, the only reason I give it 3 stars instead of 1.

As a landlord
As a landlord, my experience with Holland Properties has been nothing short of a nightmare. Their management team is utterly incompetent, failing to address tenant complaints in a timely manner and allowing property maintenance to deteriorate to unacceptable levels. Their lack of communication and transparency has resulted in constant turnover and vacancies, costing me both time and money. To add insult to injury, their fee structure is exorbitant for the poor service they provide. I would strongly advise fellow landlords to steer clear of Holland Properties unless they enjoy frustration and financial loss. In addition to their abysmal management practices, Holland Properties has demonstrated a blatant disregard for the financial well-being of landlords and contractors alike. I recently discovered that they charge inflated fees for services such as Electrical Installation Condition Reports (EICRs), demanding nearly double the market rate while pocketing the difference. As a landlord, it's infuriating to realise that I've been overcharged for essential maintenance tasks that could have been sourced independently for a fraction of the cost. This unethical behavior only adds insult to injury, further cementing my decision to sever ties with Holland Properties and warn others against falling victim to their predatory practices

I strongly recommend against renting…
I strongly recommend against renting from this company or letting them manage a property for you. A lot of these reviews don't look like tenants but people who personally know employees.
I have been in a rental with them for 7 months. I took us 4 weeks to get approved while waiting on a background check (with no history), and then they required for us to put down $9,435 to move in. I ended up getting them to agree on $7,862 which I still thought was absurd but we liked the house. Then the issues started.
They got angry at us for getting our own wifi and not using the owner's, which would be billed to us. Once they realized they forgot to put it in the lease or notify us, they apologized and we were okay but were required to figure out how to connect part of the property to our personal wifi.
Later the dishwasher had an issue which wasn't caused by us. They told us we'd need to pay for the technician and said it was non-negotiable and were aggressive with the demand. Once we clarified that there was a miscommunication going on, they apologized and we were okay. (again)
As a tenant you have to do a quarterly inspection where you upload 15-25 pictures for each area, of every part of every room and hallway. If you don't do it by the time limit they bill you an extra portion of your rent.
Their painting crew missed a giant square (about 4 foot x 2 foot) in the main room which is a different color and the first thing we see when we walk in the room. It's cosmetic so not being fixed. Part of our billing includes quarterly air filters which haven't been arriving.
Communication with them just seems threatening and weirdly aggressive. Then you have to back track to clarify the issue and they apologize and try to fix it later (sometimes).
Mili C has been especially aggressive which is who's in management. We recently asked to move out with a 60 day notice because of all of the issues and she responded in writing by saying "many of the above items aren't even an issue" and threatened that we would be charged $4,717.50 out of our deposit if we move out early.
Disappointment
I have been with HP since 2008 they were good until recent years. Late rent (it’s already 13th and I haven’t got the rent!) and no replying to your emails. I’m deeply disappointed with HP, thinking to leave. Sinem.
Amira was amazing
Been with Holland Properties for about 4 months now and there’s been multiple delays with fixing issues at our place but when I had issues with rent I spoke with Amira and she was DEEPLY understanding and it was refreshing speaking to her about my issues. Altogether my time with Holland Properties has been mixed, hopefully it gets better.

I would even go with a 0 star if possible with the experience I had just for booking a viewing. Sent a message via rightmove to book a viewing... left my details multiple times over call but never had a call back... they now reduced £200 on same property I was asking to book a viewing 🤦🏻♂️. I don't understand how can they be so bad with simple things like booking a viewing.

Do not use this estate agent
I do not recommend using this estate agent either for rental or sale. When I initially put my house on the Isle of dogs on for rental with the agency they provided an excellent service. However, the company was taken over by new management and everything went downhill fast. I was unable to change agents because there was a contract with the existing tenants. The agent did not undertake checking the property and issues arose. HP did not reply to my emails or return my calls. When the tenant’s contract was nearing the end of the rental period I decided to sell the property however, there was no choice other than to put my property on the market with HP because the tenants were still living in the house and the timeframe of the sale was crucial to when there was vacant possession. The sale was very badly handled. For one I am truly allergic to manipulation and I lost 2 months rental income on the way. I would not want anyone else to go through the horrendous and stressful experience I had at the hands of these agents.

It was a great experience when renting with Holland properties. The process is transparent and quick. We are not bothered at all during the whole tenancy. My advisor Vincenzo is really great and efficient. Without him I may not be able to move in that quickly.
One thing could be improved is that the cleaning service recommended by this agency, 'Clean and Steam Service', ghosted me after I book the appointment. I would highly advise Holland Properties to recommend other reliable cleaning services to clients.
Dodgy Clause
Apart from other reservations, as a landlord I decided not to take things further with this company when I discovered that there was a clause in their terms and conditions which stated that:
“Upon termination of the Management services, the parties acknowledge and agree that the Premises shall immediately be subject to the Let Only services and the applicable Let Only fees shall become due and payable to us upon receipt of the first month’s rent following the termination of the Management services. For avoidance of doubt the appropriate let-only fee will be calculated on the premise of a new let-only service and recurring fees calculated under that same premise.”
These clauses are notorious. It makes no difference that the agent might have already had more than its pound of flesh for finding your tenant. If you find their service unsatisfactory, you are in danger of having to continue paying them long after you switch to another managing agent. Their let only fee is 10%.
There are plenty of letting agents out there who do not do this. I found one quite easily without paying a higher rate of commission for full management. Agreeing to terms like this is madness, in my opinion. Don’t do it.

It is unbelievable that in this day and age you’ll find agencies like this.
Mould everywhere causing health issues, hole in the microwave what can cause fire, unpaid bills for over £2000 resulting in energy cuts. You’ll be without light, water and internet for weeks!
They will be entering property illegally without a 24 h notice.
No cleaning service which you pay for.
You will never get service you’ll pay for or even basic standard of living.
When you’ll report your issues they will ignore you and wont answer your calls or emails.
Esspecially Jorge who we were dealing with. All the tenants are deeply disappointed and we will be reporting this trading standards to Property Ombudsman.

I would strongly avoid appointing Holland as your letting agents/property managers, unless you want to be scammed. I’ve read comments below from Gary (Gary Property Services) and Sal (Master Building Service/Master Locking Systems), both whom are contractors that work closely with Elsa Ramsamy and high praise they give her indeed. Answer? They seem to work together to provide inflated quotes, so that you only have two extremely high quotes to compare against. Their way of saying two contractors can’t be wrong basically. I mistakenly trusted Holland to source contractors for me as they manage my property, for boiler works and after 7 months and spending nearly £10,000 the tenants still do not have hot water or heating. Their intention is not to fix your problems, but to prolong the period by ‘misdiagnosing’ other ‘issues’ so that you spend money on fixing small parts on your boiler or cylinder, instead of actually getting a new boiler. I’ve still not got a new boiler. I’ve since done my own investigations with a trusted contractor and they have informed me that not only did they ‘misdiagnose’, I’m sure intentionally, but they inflated the quotations significantly which they were absolutely appalled and disgusted by and have now advised me to report them to trading standards. When asked for a breakdown of the costs, one contractor thought that charging me £250 an hour was fair as that’s what he charges. Think what you will if the average in London is £90! The cylinder installed a quick google check you can buy for £500 and they charged me £4400 including labour.
Landlords which are already stuck in contract with Holland, I do advise you find your own trusted contractor to assess the works required and provide yourself with your own quotes. I suspect they prey on overseas landlords who are not aware of the costs or landlords who take a really hands-off approach.
The high ratings are strange and I have suspicion to believe are only from friends, colleague, contractors or family as if you look closer all landlords have the issues with them.
From my horrendous experience I just wanted to make others aware so that they are not also scammed by these criminals.
Unprofessional
Unprofessional. I wanted to view a property advertised by this company. The telephone number given on the property website did not work. I then sent an email which came back with a message that the advertised email address was not in use anymore. By this time I assumed this was a scam. Then a second email arrived offering different contact details for sales/lettings etc. I then contacted the person responsible for sales who informed me that I could only see the property if I provided proof that I could afford to buy it. When I queried this, as this has not happened to me before, he explained that this was because they did not want me to waste their time. I refused to send financial information to someone I had not even met. So no viewing. Perhaps this explains why this property has been on the market so long.
