Elsa of Holland Properties manages my flat in Docklands. I would like to genuinely express my thanks for her professionalism, such a high level of client service, friendliness and commitment. It's been an absolute pleasure dealing with someone with so much dedication and that I can truly trust my property with. She really does go above and beyond which has been a refreshing change. I am currently renting from holland…

I am currently renting from holland properties and the two people that have helped make my move into my new home smooth are Vincenzo and Elsa. They have kept in touch and kept us updated about the whole process. They really want to make sure that we are comfortable and happy and they’ve been such a blessing.

The best around

I had such a great experience with Holland Proprieties, Vincenzo one of the agent there found me an amazing room, everything was smooth with the move in and all the rest, he’s always available, helpful and making sure you’re happy with your choice, you can truly see that he puts so much effort and dedication on his job.
I would definitely recommend them if you’re looking for a property in London.

Finchley, great choice

I bought my property from HP for investment when I was living in Hong Kong. It has worked very well for me to be honest. It has been rented out. My daughter's dance school is in Finchley and she is looking forward to move in one day. Its a lovely place Freddy.

Landlords beware!

We had our rental property managed by Holland Properties since we purchased it in 2008, and we received a good standard of service and communication. A complete senior management change was instigated in summer 2021 and almost all the original staff left the business within a couple of months. From this point the communication became sporadic and the management process began to fall apart and we ended up in effect self-managing our property due to the incompetence of Holland Properties.

Our property manager was very reactive with us and our tenant when dealing with problems, and addressing issues took months rather than days in a couple of instances. We had to source a new boiler, a new kitchen and liaise directly with the contractor as our property manager was distant when needing to do her job.

When tasked with new storage heaters being required in our property, we were sent a number of website addresses to look at; that is not property management! A reported bathroom water leak took HP two months to send a contractor to rectify the issue. At weekends there was no point of contact or emergency contact numbers for our tenant to access a staff member at HP, or an emergency contractor. When our property manager was away on leave or sick, there was no HP staff members able to deal with any issues either from the tenant or us.

We have now moved our property away from Holland Properties and so has a colleague who also had a property being managed by HP, with the same management issues and a distinct lack of their involvement in the management process.

Some contractors used have not been vetted or had due diligence checks made prior to being used.

Landlords beware, you won't receive the level of service you will expect or need.

Creating rapport from scratch can also be stressful. When they are good they are…

When they are good they are exceptionally good! But every other time? Can leave you left disappointed and frustrated. For the majority of the time I rented with Holland we had very little issues (touch wood) but when we did the communication from them was slow. It was usually left to me to chase up anything, but none the less the issues would be fixed (just maybe not as fast as us impatient human beings would like lol) would like to thank Nick for actually helping us find a place and also thank Daniel for helping us with the process of moving out.

Awful company to do any business with

Awful company to do any business with.

I lived in a property they managed for 8.5 years, never once late with rent and looked after the place well, which as a landlord myself I know how that's actually something of a rarity these days, this despite the fact that the landlord applied for (and was granted) a demolition order on my home 3 years ago so that they could redevelop the plot and build more houses without even notifying me - I found out when the order was posted to the lamppost outside the house that they were planning to knock down the house I had been living in for 5 years. Fortunately the down-turn in the London property market meant their greed didn't end up progressing into action as nobody wanted to pay the ridiculous value they placed on the plot.

Through that whole time both they and the landlord refused to do a single piece of maintenance unless something was actually broken (a washing machine and a few fence panels were the only things they finally after much complaining accepted were their responsibility). They didn't service or maintain any of the appliances even though the boiler was barely working for the last 5 years, never contributed to any redecorating or renovations, and then had the audacity to complain about the level of wear and tear when I moved out; they tried to make me pay for professionally cleaning of the (by now 9 year old) carpets because they had a little dog hair left after cleaning the place from top to bottom, even though at that age they would clearly need to be replaced before anyone else could rent the place.

They also tried to make me pay an extra 2 months rent because they had inserted a badly written clause in the contract at renewal which they claimed meant that a '6 month break clause' meant that I could only give (2-months) notice at 6 months, making it actually an 8-month break clause. I refused of course and under-paid the rent for the last 5 weeks of the tenancy (equal to the value of the deposit) because I had absolutely no trust that they would return it, and after the request to clean the carpets I believe I was right to do so - they are unscrupulous and would definitely have kept my deposit if I hadn't taken action to protect myself.

After paying in total over £200,000 in rent over the period I didn't even get a 'thank you', 'good luck with your new place' or 'sorry you're leaving' - as always they were sullen, unprofessional and argumentative. I finally had to just walk out after handing over the keys - they were unpleasant to the end.

I can't tell you how happy I was that lockdowns are finally over and I can finally move away and hopefully never hear from this dreadful company again. I can't stress enough how much I recommend you stay away from this bunch of cowboys. If anyone wants to hear the terrible details of how they treat tenants feel free to send me a message.

Hassle free move from Manchester to London

Great experience finding a place to live in London! My partner and I left things a bit last minute for our move, but Vincenzo was happy to help. We saw the flat via WhatsApp, quickly completed all the checks online through a platform called Vouch. In a day or two we had our new place! Very smooth transition, thanks Vincenzo/ Holland Properties :)
